They took my deposit after I moved out, that was fine. Now they are saying I owe them $2,000 in damages?!?! What? They say they reached out to me multiple times, but I have never received so much as a phone call. They are hitting my roommate for the same amount... again, 4 years later. Words cannot describe the disgust I have in my stomach as I write this. Water damage, Black mold, negligence. I have complained that about the Black mold growing in my entire house for over 3 months. Hired professionals to test the Mold and even upon giving them a level 3 (the worst) rating and a recommended professional remediation due to the health hazards in my apartment, they respond by telling me it's because iam dirty. They won't even allow me to pay out of pocket for a professional to inspect and fix this despite my declining health. Center Court apartments in Spokane is 45% covered in toxic Black mold. They do not care about their residents, they always think of ways of how they can charge their residents for no reason, or try to evict them for no reason. I have lived with them over 2 years. The Gonzaga apartments is a very sketchy neighborhood, very loud college students, homeless & creepy people around here. It's not safe for someone like me who's single. I recommend looking else where. The apartments are old, nothing works anymore, the carpets are worn out, the outlets are broken as well. Also they have bed bug infestations at these apartments so be careful when choosing to rent from them. I recommend not renting from these rude landlords. I have nothing but worse things to say about them. I will never be renting from them again. This is by far the worst apartment I have ever lived in my life. My husband and I rented from Douglass Properties at their Stonehorse at Wandermere location. We signed a 2 year *binding lease*. About a year and a half in, we found the perfect house for us for sale by accident. We weren't looking to purchase a home, but it was in an amazing location, newly renovated, and had old time charm. We carefully reviewed our lease, which stated verbatim that in order to terminate the lease, we would have to give notice at least 20 days prior to the 1st of the month. Along with this, we would have to provide $3,388 to break the lease. A dream home was worth the cancellation fee. This was in December, which has 31 days. We dotted every i, and crossed every t and brought the entire fee in good faith before going in to the office to give our 20 day notice. It was December 12th. Go ahead. I'll let you count. Spoiler alert, it's 20 days. However after giving them our notice, the manager informed us that, per legal custom in WA State, the last day is not counted. That's great for customs! That's also great for WA State! But our lease and the language therein is BINDING. It does not include this legal custom in the language; therefore, we appeased the terms of the lease. We made double sure of this and consulted a lawyer who specifically said this as well. Unfortunately, the manager at Stonehorse is a rotten human being who manipulated us. Her heart is made of cash and a bottom line, and her eyes; dollar signs. She illegally refused our notice stating we were literally "1 day too late" because she couldn't possibly be a decent human being and actually go by what our lease said and count the last day of December. We gave our 20 day notice in person at the office, which they printed out for us to sign. Unbeknownst to us, they changed the notice to January 31st, and we didn't catch it after we signed, so they had the audacity to charge us an additional month's rent. Money is absolutely not an issue for us. My husband and I are blessed financially. We could have easily payed this and been done with it, but the manipulation, and deliberately going against lease terms just to make an extra buck, is why I write this as a warning to steer clear of any Douglass Properties. My advice is to not rent from Douglas Properties. We rented an apartment at their Rail Road Apartment Complex for our daughter who is a Gonzaga Student. These people collect a $500 non refundable move in fee which I thought was odd. We had a nine month lease and chose to extend it by 13 days. We applied for that with the correct amount of notice and so unlike others we were fine there. When I went to pay the rent for these 13 days there was a $150 month to month fee. Unfortunately I paid this and even though I was told by the apartment manager I would get it back it sounds like I will not. The business office is telling me that we will be charged for 14 additional days and that it will take 2-3 months to process the move out. She was very rude on the phone and not at all nice to deal with. We did not attend the final walk through and so I may be adding to this review if they try to charge us for anything. We left the apartment spotless so lets hope not. I will never rent from Douglas Properties again and I would advise you not to as well. I see others have had similar problems and I wish I had read these reviews prior to renting this apartment. On top of all of this the apartment was broken into so this is not a safe apartment complex for students. Being in the military and moving 4 times I have to say that this place has to be the easiest move in and out I have ever had. When you go to move in they are very upfront about the contract and what the security deposit covers. It covers a lot more then I thought. I stayed at the stonehorse properties in the mead area. It was a really good location and the common area had a lot to offer in the property management building. Stayed for one year and 9 months at this place and now am on my way to my new duty station. The move out was amazing, I've been with many properties where they try to use your deposit to cover the most petty things ever. We did a walk though and they told me all the things I might be charged for and what to fix on my own. Got my letter today and I don't owe them anything! I lived in The Reserve apartments for a year, a complex run by Douglass Properties. I had a great experience living there and it as a beautiful property. However, when I signed the lease the deal was that I would pay a $700 non-refundable administrative fee and cleaning deposit. The apartment managers said this meant that I would not have to do any cleaning when I left the facility. I would just need to remove my belongings and leave it reasonably clean. Which I did. When it came time for me to move, the apartment manager came by a couple weeks before I left for a initial walk through so they could let me know if there was anything I needed to clean. I was told that I just needed to replace the drip pans. The manager then let me know that I could turn my keys in when I was ready to leave and that Douglass properties would then come in and do the final walk through without me. I did not like the idea of not being present for the final walk through but I had a lot going on with moving and I figured that I had already paid $700 and I had left the apartment in great shape. Two months later I got a letter from Douglass Properties saying that I owed them an additional $200 for carpet cleaning. When I called and asked why the deposit did not already cover this, the person I spoke to said that there was a large bleach stain in front of the bathroom and that the carpet had a lot of wear and tear so an additional fee was needed. I lived alone in this apartment and I took great care of it. I will swear on my life that there was no bleach stain when I left and that the carpet was well taken care of. But there is no way to dispute these claims since I was not present for the walk through. I feel very taken advantage of. If you rent from a property owned by Douglass Properties make sure that you insist on being there for the final walk through. read more

Said she was on her way and took 15 more mins for her to arrive ! Toured the apartment, nothing wrong with the apartment its self but the woman showing me the unit couldn't even tell me how much the apartment was , or any basic things about it. I recently received Army orders to be in Alabama in less than 6 days which is on the fast side, even for the military. On top of everything else I have to deal with with this move, I'm being told by the incredibly unprofessional, rude, arrogant, conniving Douglass Properties billing representative, Cathy, that I will have to pay for the entire month of June even though I gave them notice and their employee said we only have to pay the prorate for June 1, which we did. And we signed documents saying that we're squared away (I stupidly didn't get copies thinking that they wouldn't possibly try to screw over a young military family). I have to leave tomorrow and I will have a lot to go through at training all the while worrying about my pregnant wife and 1 year old having to deal with this nonsense. Not to mention, not knowing if I'll return from training with a hit to my credit because of this despicable company sending us to collections for bills we never had to pay in the first place. They are completely unprofessional and change the rules as they go to try and squeeze as much money from you as they can. I can't believe that people would stoop so low as to try to pull this. Oh, and not to mention, we only lived in the house for two weeks. These orders came very very quickly and needless to say, we didn't have enough time in the house to even worry about it being damaged. They are currently threatening legal action and saying that we have to pay the full month of June's rent even though we were out of there at 2PM on June 1 and already paid the prorate for that day. They change the rules as they go and will flat out lie to you about it or just not tell you and try to charge you. Very unprofessional, very despicable. I am going to be at training for the next several months and I won't be able to deal with this as I'll be out of communication. Now I have to worry about what they'll try to do to us and worry about my pregnant wife having to deal with this. I'm just scared they'll charge us for stuff that we don't owe and then not tell us about it and send us to collections or something. This is not right. Our lease was up and know it's up to 835, have to pay for water & sewer and you have to have $300,000 in liability for renters insurance and have them on your policy! My husband and I, on a tight timeline, relocated to Spokane and submitted an application at Stonehorse at Wandermere. The vendor they use for their background check yielded inaccurate content that initially caused them to deny my application. I filed a dispute with the vendor, and the vendor was able to determine that they had, in fact, made an error. The vendor notified Stonehorse, and the young sales rep (Josh/Jordan?) called me much later in the day to advise that he had heard from the vendor who acknowledged the error and that he would be moving forward with my application. I asked when he would advise on this, and he said he could not give an estimate. This is now a week later. Great. I am more than qualified, and now there is additional delay to confirm on their part, after an error on their end. This should have resulted in an urgency to complete the transaction and not additional delay without a timeline. I will move forward with another complex today, as I need to get resolution before my temporary relocation housing is complete. I gave two stars, rather than one, because the complex is attractive, as are the units, but the customer relations are painfully subpar. read more

This company is full of liars and thieves. I rented an apartment from them in what was promised a "Smoke Free and Pet Free" building in Spokane Valley. I thought what could be nicer than to be the first resident in the apartment and have a nice place. The nightmare started.. The Minotaur that lived above me with her Neanderthal son stomped so hard on the floor pictures fell off my walls. Then the dog they had that she claimed was a companion animal barked nonstop and ran throughout the apartments like it was on crack. The music that blared and then to top it off she smokes like a chimney. I made several complaints to no avail and then when I moved out due to all the issues they claimed I skipped out on my rent and are now trying to bill be $3000. Jackie in the billing department thinks that she is better than you and has no idea how to listen. In my case I have had to retain an attorney, contact the BBB and take to media. Allowing people and businesses like this to operate and deceive people is why and how people fail daily. Lock you into a lease and then change the "unwritten" rules is how they get you. read more

Don't rent through Douglass Properties! They have some of the worst customer service I've experienced. They are quick to schedule tours and answer questions before you sign the lease, but after don't take care of their residents. Our resident manager, Heather, will lie about "not remembering" conversations and consistently make excuses for why maintenance requests have not been addressed. For example, our complex's washer was broken for 3+ week with no updates. I've encouraged my friends considering an apartment to look elsewhere despite Douglass Properties' multiple convenient locations near Gonzaga's campus and would advise you too as well. I have had such a horrible experience with this company. They were dishonest and cared more about making a dime than their tenants. This is a multi million dollar company that is praying off of our hard earned dollar. I have spoken with numerous people that have fallen victim to their horrible customer service. We were told that the apartment we were moving into had very few complaints of noise and a night time security guard to keep malicious mischief to a minimum. Not true. Constant parties, constant bass blaring, constant domestic partners fighting, and lots of noise all throughout the night. On numerous occasions I had people trying to enter my apartment in the middle of the night, my vehicle was damaged in the parking lot, twice I found vomit in front of my doorway, and my final straw was when there was an explosion and the apartment building caught fire due to someone making illegal substances. To top it off when we moved in, there was previous damage done. Unfortunately, I didn't notice this damage during the walk through and the following day (before anyone moved anything in and no one had been in the apartment since the manager and myself the day before) I called to let the manager know about the damage. She said she would add it to the damage report and did not. I had my father and his friend next to me the entire time I was on the phone with the manager when she said she would add it. My mistake was trusting that she would do what she said she was going to do and not getting a written statement from her that she truly did add this damage to the report. A ridiculous amount was charged for the cheap closet door they said they had to install. I was charged this even after paying a non refundable 300.00 fee upon moving in. A few months later I eventually got a bill in the mail (at the address I gave them when I moved out) for 220.00 with charges for a skip trace fee. When I called to discuss this bill they said mail was originally returned so they charged me another fee to do a trace to locate an address (the same address again that I had given them when I moved out). Why wouldn't they just call me? Maybe that was too easy of a solution. Apparently they would prefer to charge me instead and rack up more of a bill. They seem to punish their tenants for deciding to move some place else. After explaining the entire situation to the girl in the billing dept. at Douglas Properties her only response was, "well, you signed the report so that's what we go off of." I even asked her if it was possible for the carpet cleaning company to have done the damage, because there was absolutely no way I did the damage and have two reliable witnesses. She said, "Yes, I suppose it is possible, but again, you signed the report and it wasn't added to it." For how much money this company makes it is in extremely poor taste to treat tenants like this. I work in customer service and at our company we would never treat customers that fueled our business like this. Especially over a cheap closet door. I am thirty years old and never in my life have been treated like I was a liar, but this is exactly what it seems they are implying when they refuse to correct an issue that was made on their end. I would recommend finding another place to live, but if you have to move into one of their apartments then proceed with extreme caution and make sure you triple check absolutely every piece of paper, every inch of the apartment, and do your research on the individual complex before hand. read more

Instead if fighting it, I paid the collections company for the supposed damage. Today I got a call from collections again saying it was never paid. What ever you do don't rent apartments from this company they will lie to you about everything they say when you sign the lease, then when you move out and they tell you don't have to clean your apartment that is a lie also. I just got a huge bill for cleaning. They sent the bill to two wrong addresses then I get a collections bill 3 months after moving out finally to the address that was originally on the lease. They will also charge you if you ask to look at the pictures when the cleaning was done. Also you better lock all your belongings up well and not in your garage because they have people stealing belongings out of the garages. The locks can be popped open very easily. Then when you go to the police to make a statement they will do nothing for you. You better have all your receipts for all your items because your renters insurance will not pay if you can't prove when you bought the items and they will not replace the stolen items without proof of receipt. In the long run it will cost you more then what it is worth renting from this company. read more

This was and is an ongoing nightmare. After paying my rent, on time and being a good tenant for over five years this company tried to serve me a $1000 bill stating that I did not inform them in time, damages already documented on the condition report, and additional cleaning bills (on top of the $400 they Nonrefundable cleaning fee), even $7 for photographs they never produced to me. I was able to produce the needed proof to reduce the bill, but they sent me to collections anyway over the $7 photograph fee and a hole behind the water heater for the piping that they installed. They will try to get everything they can and it cost them nothing to turn you into collections I tried to work with them and they ignored me and sent me to collections. Now I am working with collections in Sunnyside WA, not Spokane where I rented, but Sunnyside, because it will be inconvenient for me. This is how the company works because if you dispute the charges, they write it off as a loss and turn you into collections. They can not loose.
