I've been very happy with my experience living here. After many years of homeownership, this was my first time renting, so my expectations were high--and they've been met. While there seem to be many reviews of unhappy people, here are the issues I experienced personally throughout my time at Dover Hills Apartments. What I noticed to be a pattern is that at first it was great! A beautiful place, kind workers and they seem to be genuinely concerned and that (as I've read in other reviews) turns out to be the complete opposite. In my personal experience as long as I was paying what I owed and keeping my head down everything was fine or that's how I felt. When it comes to taking responsibility for mistakes made, in my opinion, Dover Hills tends to push blame on other parties. I had just put together a hand me down table that was near and dear to me and I took a photograph and sent it to my brother. I came home from work later that day and there was a paint splatter on my table. My 9 year old wasn't even with me and I know I hadn't been there all day to spill paint on it and the only other parties able to enter my apartment were the maintenance members. So I had a photograph of the table without paint earlier that morning and a photograph of the table with paint later that day. I brought this to the management's attention and all I wanted was for someone to say something along the lines of "I'm sorry we spilled paint on your table." That's it. It's a sentimental thing since I ruined the table trying to get the paint off. It was an issue that was never resolved. There were exposed wires in the second bedroom. I notified the complex of my concern as I am not an electrician so I requested a few things be done before I move in. Instead of communicating with me and saying they were not dangerous, they just never answered my questions directly. That's another pattern I have noticed, in my opinions and personal views, once the email call or messages get left I'm not sure where they go from there because I have plenty of follow up emails requesting updates on a lot during my time there. I also noticed quite a few things wrong with my apartment upon move in. They did not finish my apartment before I moved in. There was a cut out in the wall in the second bedroom and not a panel that should have been there. There was a sprinkler head that was sticking out of the wall and easily moveable. I was told that's not supposed to be like that but that they couldn't do anything about it. The floor in the kitchen was not cut properly or laid on the floor well. It was sticking up off the floor. I was told later, by a maintenance member that my apartment was the last apartment they had done before that round of move ins and while I appreciate my apartment being newly taken care of I don't appreciate sloppy work in order to finish faster. Which, in my opinion, is what happened here. I can only speak for myself in this as I have been told this but I know of specific situations with other tenants that involved their sliding door not closing and later was told the seal was broken or damaged. They were then told it was a cosmetic issue and wasn't on their list of priorities. Speculation at its best! But I saw the correspondence, unfortunately again I can only speak for myself in the circumstances that I, personally would NEVER recommend this facility or any of its sister facilities to anyone. I was frequently told to call and leave messages or send emails but most of my emails and phone calls were left unanswered. The only way I found to hear back or find resolve for issues was to go in person which they do NOT appreciate on any level. Again my opinions stated! My personal experience (most recent activities of the last 42 days aside) is that Dover Hills does not really have help to offer unless it's them sending fault elsewhere. Even when I had issues with the laundry machines a woman over the phone said to me "I know it's on our property but we don't deal with that" so it was left in my hands to call and find a maintenance person to come out and fix the laundry machines in their buildings on their property. It doesn't feel like I should have to do so much leg work for the what's being paid per month. I feel I should have gotten a lot more. As a former resident I can now see such a difference between where I currently live and where I've lived in the past and by FAR my experience at Dover Hills was the worst. read more

So over 2 weeks ago I had water quite literally pouring from my ceiling. Someone came and dropped off a fan that night. Since then, nothing has been done to fix my ceiling. Because of this there is now black mold in my ceiling. The bathroom is connected to my bedroom and I work from home. So obviously this is hazardous to my health. I have not heard from anyone for a week despite sending multiple emails and visiting the leasing office. But hey it's not over. I'm still paying full rent for 2 bathrooms even though I haven't been able to use one of them for half a month. So no, I wouldn't recommend Dover Hills Apartments. read more

Dover Hills tries to squeeze the most money out of its tenants that they can. Examples are: PAY laundry, "free" water FEE ($10). They show you a shiny new apartment model in the lodge but the actual buildings and halls are shitty and run down inside. I live here since I came to U.S on January 2018 This place is wonderful. They have a beautiful lake sight, dogs park, volleyball area, study lounge, free paper print for residents, gym, swimming pool and sauna! They do small events every season and make sure to share small giveaway, candies and cute stuff on every occasion. It is a pet friendly place. Also, The staff are super friendly and nice . They are always up to help and answer our requests. I remember the day we arrived we had trouble on processing the 1st payment and a trouble on starting the electricity service. Cassie the Manger and Ashley stayed with us after thier business hours till 10 pm until they make sure that everything is ok for our 1st night. They helped us to carry our luggage and stuff. The apartment feels cozy and comfortable. There are varieties on sizes and bedrooms numbers. The prices are affordable and flexible. Furnitured and unfurnished, depending on coustmer preferences. Wi-Fi comes included with all types of apartments. What made us choose Dover Hills is how wonderful and caring the Dover Hills team are. We extend our lease many times because it is quite, comfortable and nice place to live. read more

Place is very below average quality and condition of actual apartments, building, staff, etc. DHA will try to sell you as if they offer "profound amenities" yet their gym sucks half of the equipment doesn't work or looks like was found in a dumpster, hot tub is frequently broke, laundry is "coinless" but expensive and then DHA will not allow you to do laundry past 9pm. Maintenance is very poor, only focused on temporarily fixing something than conducting any effective solutions. The property manager is trash and miserable with her own life and projects onto elsewhere. Go live in Across the street in Nottingham place apartments or elsewhere. read more

Kzoo is small city and no much choices but Diver Hills apt seems the best. Clean and secured complex. Staff r helpful and friendly. Apt excellent for families and students. Location is great. read more

When my Husband and I first moved to Dover Hills we weren't comfortable with some of the things in the apartment. So we sent the leasing office an email about it and they happily addressed all our problems. There are plenty of things which we like about Our 2 bed room 2 bathroom apartment and Dover Hills itself: 1- lots of storage areas around the apartment, which is a major plus for people who have many belongings. 2- free internet within the apartment ! 3- security guards walking around the buildings at night. Which is also another great factor about DH. 4- covered parking ! Honestly, there are plenty of things that are great about Dover Hills. The list above just states the things that appeal to us the most. Also, We would like to point out that all the staff are extraordinarily kind and efficient. They have contributed to making our stay a comfortable one, and they are always willing to help and find a solution. Thank you so much for making us happy! read more

Been living at Dover Hills for 3 months now and can definitely say it's pretty nice and worth the money. (I live in a single bedroom with a roommate.) The maintenance staff has been friendly and quick (within 2 days) to fix any issues we've had. The staff overall has been nice as well and make you feel welcome whenever you come into the leasing office. The complex as a whole is pretty quiet as many families live here, but our neighbors seem to be rather loud sometimes. The apartment itself has tons of space and storage The location keeps you close to the highway and WMU, and close to grocery stores and restaurants. The downside is that the apartment itself is a bit dated in style and any packages have to be picked up from the leasing office. (Also was a bit annoyed that I wasn't allowed to leave my bike in my carport even though it was entirely within our spot and in no way interfering with any others. The only explanation was that I simply wasn't allowed to. This was kind of annoying because there's no covered areas to keep a bike unless you want to carry it upstairs and put it on a porch, which I cannot do since I am on the first floor and don't want to keep it in the apartment.) read more

Cassie was so helpful, friendly and efficient. She made the process go smoothly and the apartment was clean and ready that day. My son has lived in three other apartments near there and the management was terrible. I'm so glad he chose to go back to Dover Hills. My last review was incomplete despite its length, because that's just how inefficient Dover Hills is, and so I'm adding an addendum to my original review by updating it. ​ ​Let me just for the record state that: ​ ​BY LAW IN THE STATE OF MICHIGAN, A SECURITY DEPOSIT IS DESIGNED TO BE REFUNDED. Aaron Piotrowski of Dover Hills Management wasn't doing me a favour by agreeing to return a security deposit for an apartment that I hadn't even signed a lease for yet (and they hadn't approved me for, yet). And honestly, I didn't like the fact that he wanted to sound like he was making an exception. Because, really, he wasn't. The following day, we stopped by DHA to pick up our money orders to get them refunded at USPS. DHA handed them over without issue, and we headed to USPS. However, upon presenting the cheques to USPS, we were informed by their manager that we could no longer cash our own money orders because DHA had stamped the backs of the cheques with explicit instructions that the amount should only be deposited into DHA's account. USPS then advised us to return to DHA and have them return the amount to us by either cash or cheque. We wrote to DHA about the issue, and Aaron responded with, "If USPS will not allow you to cancel or cash the money orders then we will have to deposit and submit to our corporate office. I can expedite a return check to you for the deposit amount, but I cannot guarantee a timeframe (I will let you know once I am informed). We do not deal with cash, especially in such a high amount, so I cannot compensate you on site that way nor do I have the capability of cutting a check. I understand this will not resolve everything today, but I am hopeful that we can get a check expedited to you quicker than the 30 days it usually takes for processing." 30 DAYS TO GET MY MONEY BACK?!?!?! Well, fine, not a big deal. Maybe DHA stamped the cheques accidentally. And maybe Lexi Johnson thought we'd accept mediocre furniture. And maybe 30 days was acceptable. Except, it wasn't an accident. DHA KNEW that we wanted furnishings like the one we'd seen in the model apartment, and they KNEW they wouldn't be able to provide us with them. They KNEW that stamping the back of the cheque would mean we couldn't get them refunded at USPS, and they KNEW that they HAD to return the security deposit. So, what did Dover Hills do? They deposited the money, and then sent a cheque in the mail (that was void after 90 days) to the wrong address. They literally made a "mash-up" of my previous New York address, and my original Kalamazoo address and sent the cheque to New York, despite the fact that: 1. I offered to come pick up the cheque AT THEIR OFFICE when it was ready 2. I sent them my new Kalamazoo address, so they could send the cheque there, directly Thankfully, for me, USPS mail forwarding is great and they caught the cheque at the New York post office (because it bases the forwarding on the street address and Family name, and not on the apartment number) and the cheque was forwarded to my current address less than 30 days after it was issued. And I know for a fact that had I not set up mail forwarding at my previous address, the USPS would have listed the address as invalid, sent the cheque back to DHA, and we'd be playing this game for months. Bottom line: Don't do business with Dover Hills. I can't rate them as a place to live, but if they make you jump through these many hoops to get a security deposit back before you even live there, it's definitely not worth it. read more

I signed up a one year lease with DHA on June 10, 2014 and moved in to the unit on June 10, 2014. I just wanted to inform property manager Ashley R. my move out date which is June 10, 2015. She told me I have to pay full rent for the month of June 2015 to satisfy my lease contract!!! She also told me living in the unit for a year, doesn't mean my one year ease contract is up. I thought one year is one year. I am more than willing to my prorated rent for June 2015. Sadly, DHA thinks 1 years is actually 13 months not 365 days :-( I am also scared of my security deposit after reading other comments. I sent few e-mails to corporate offices to solve the problem. Maintenance work is the best among the 4 apartment communities I lived since I came to the US 3 years ago. Management team is very friendly and caring for residents. My kids enjoyed the festival parties, snacks and funs. Community is nice and clean, snow shoveled quickly! Nothing to complain, will stay here long. read more

Nice facility, requests are completed in a reasonable timeframe, and the clubhouse has some very nice, useful amenities. My biggest complaint is that I sometimes see non-residents wandering outside my window. I do see security personnel if I'm coming in/going out at evening though, which is nice. read more

A horrible place to live! They do not respond to phone calls or emails. They like to Change the rules and not say anything. They also took most of our deposit and would not tell us why. They were very rude and told us to call the main office. Which they also never responded to us! Very annoying! Learned my lesson. They are just Monet hungry! read more

The staff at Dover Hills is awesome. From day one, they have always been so accommodating and helpful. Had to call for maintenance a few times and they've been quick to respond and fix the issues. The apartments are great and in a great location. read more

I have enjoyed living here over the past year and have few regrets. My only regret would be not searching for apartments earlier to find a cheaper place. When I moved, Dover Hills was the costliest, but also the only one I could move into right away. By the way, the cost includes a carport, but not cable. Also, I'll admit the community washer/dryer is convenient being on every floor, but also quite expensive over time. I've had no problems with management or maintenance. As for amenities, I've used the fitness room a lot and it works for me if I don't feel like driving to westerns gym. One thing I don't care about, but others might is the hot tub is pretty much always out of service. Lastly, this is not a "college complex" in terms of noise and parties, but the location is nice for getting to the engineering campus. This is a perk for me though being late in my bachelors and loving the quiet environment for my more intensive courseload as I finish up. read more

I have lived at Dover Hills on two separate occasions totaling 3.5 years. Currently living in a 2br 2ba which has large rooms with several large closets and tons of additional storage space. The apartments are very clean and any needed repairs are done quickly. There are several included amenities (pool, hot tub, internet, covered parking) that make living here wonderful. I live here now and hate it. They entered my apartment, for an inspection, without my knowledge or notifying me after. They had me kenneling my dog for days to do the inspection but had already, without my knowledge, completed the inspection. They told me there was one inspection a year and now there is another notice of an inspection and want me to kennel my dog and empty my closet. They also, on a flyer, stated if they have to move my things they are not responsible for damage. The hot tub has been broken for months and the men's sauna has been broken and a drunk man was in the women's sauna when I went to use it one day. The rent is ridiculous and the potential fees are enormous. For example, they DNA test your dog(s) and if they find poo they send it to a lab and charge $150.00 for picking it up. I took kids to the pool one day and a drunk couple was making out hard core in the pool. I applied for a specific type of apartment and they switched it on me 3 times and I landed with a much more expensive apartment one day before my old lease was up. People dump mass amounts of garbage and household items next to the dumpsters and there are no gatherings allowed in the clubhouse. Isn't that the point of a clubhouse? All the amenities are "free" but not guaranteed to work and more than not they are unable to be used. I hate this place and would love to leave but they have crazy lease breaking rules as well. I would never recommend anyone live here. Not even my worst enemy. Be smarter than I was and rent anywhere else! read more

Me and my wife were residents of DHA for 2 years from mid 2015 to mid 2017. First the positives: 1. We were in a 2 bed 2 bath layout. The apartment is very well laid out and spacious. Great storage space. 2. The management is prompt with repairs if you need them. The negatives: 1. We were blessed with Pot smoking neighbors. We were not bothered with what people do in their own house on their own time. However when the smell starts seeping into our apartment, that is a problem. The issue was ridiculously worse in the winter when you cant air the apartment on a regular basis.During winter, jackets stored in the closet, would start smelling like weed. It took a lot of effort on our part to bring this to management's notice. For close to 6 months no action was taken. Even later when the management got involved, the problem was not resolved. So on a positive note if you like weed, DHA management seems to be a 420 friendly. 2. The walls and flooring are ridiculously thin. Good luck if you have noisy neighbors. We had college kids living below us. They were LOUD !!! Another big reason why we left. 3. After we vacated, we were docked ~300$ from our deposit for carpet replacement. We are freakishly clean people and left the apartment in great condition. There was only normal wear and tear to the carpet. The carpet replacement fee was definitely unfair. So if you have a big deposit with them, make sure you are present with them in the apartment during inspection, so that you can argue your case. read more

Went back a few hours later and was informed the original apartment was no longer available, BUT there was one at a higher price available. Should have sent up warning signals, but as it was still in my price range, I let it go and signed a contract for the more expensive one. THE NEXT DAY, I received a call informing my the one I signed a contract for was unavailable, BUT an apartment that was more expensive had "just come up." Of course I didn't sign up and thankfully found another place. These people prey on college students and the fact they won't lawyer up when they go back on something. You have been warned. read more

Not a good place to live, as management only seems friendly. When it comes to tenant safety, or following Michigan law forget about it. They have little interest in complying with Michigan's law when it comes to finding a replacement when someone moves for employment. under Michigan law the complex has an obligation attempt to find a replacement. Not happening. I even found several replacements myself, but they will not let me be removed as my former roommate is withholding his signature. BTW under Michigan law my former roommate is also obligated to find a replacement, and it is not happening. read more

Ripped Off - I have lived in these apartments for two years now. My roommate and I moved in to get away from all of the college, party complexes. Initially their prices were too high so we moved on in the search for another complex, but eventually we got a call from them telling us they would lower their price. Excited, we signed on for a year. The first year was okay other than our refrigerator and dishwasher not working properly. The maintenance guys did stop bye a couple of times, but the dishwasher, after two years, still doesn't clean dishes. It's after the first year when they really start treating you well.......... My roommate after 9 months or so, headed to California for boot camp in the United States Marines. He left me enough money for rent while he was gone and we checked with the office to make sure we could re-sign the lease while he was back for a week between boot camp and training. Two weeks prior to him coming home for a week, I received our lease agreement for the re-signing. I was extremely surprised when I read our rent had been bumped up $150 a month. When I called about it they told me we had received a "first year special" and that our rent was being moved up to the "Market Price". I had no way of preparing my roommate before he got home and we had to make a decision when he got back. Neither of us could afford the "Market Price" and we made that very evident to them, but they "weren't willing to budge". We signed a 3 month lease because we had no place to go and some how scrounged up the money to make it through. During that three months I started looking for other places because there was NO way we could afford to keep living there. When I called to let them know we were going to move when our lease was up, they said they could cut a deal where we would pay "Summer Rates". These rates were substantially lower than any rate we had gotten and when the math came out, we were paying around the same price. We again signed another lease reluctant to have to move due to my roommate being in training. Two weeks ago we were offered a "Special Deal" if we resigned our lease before the first of this year. The funny thing was, the price was again $150 over the price we were initially paying. I put a call into their corporate manager who really could care less about the issue. Also if you do move into this complex, pay rent early!! They ask it by the first of every month. This year the new year fell on a Sunday and because of this their office was not open on the first or the second....(neither were the banks). I brought my rent check in on the third when the banks as well as Dover Hills Opened. Dover Hills was nice enough to charge me a 75 dollar late fee. These people are out for money and really do not care for their residents. My apartment constantly smells of marijuana after some recent residents moved in and nothing seems to work. If you are considering this place I implore you to look elsewhere. read more
