Do not rent from Ran LLC. I followed the lease buy-out terms exactly and received written confirmation of the amount owed (see screenshot). After that, the company attempted to collect additional rent not supported by the lease. When I disputed those charges using the documented email trail, my security deposit was withheld. They will not respect your lease terms. They will double-dip and request not only a buy-out amount of 2 rents but additional fees during that period (again, not on the lease). The experience was Violating and inconsistent with both the lease language and the company's own written confirmation. Proceed with extreme caution. I lived in a downtown rental for a couple years. There are parts of living in these old buildings that you can not avoid, and they shouldn't be compared to newer luxury buildings for many reasons. But at least you don't have to pay for amenities you'll never use or don't work. I enjoyed living in their properties and appreciated the small building feel it provided. The maintenance team, lead by Mark, was very responsive and always made sure any important requests were handled quickly and completely. If I am ever in the market for an affordable rental with a good maintenance team again, I will look for one of DTPhx rentals' properties! read more

I was looking for a last minute rental after relocating to Phx for work and Downtown Phoenix Rentals came through for me. They were able to get me into a unit within walking distance of my job. The rent and move in costs were cut and dry with no hidden fees. They were straightforward, honest and very communicative throughout the whole process. While living in one of Downtown Phoenix Rentals units, my AC went out twice, the first time I didn't get put up anywhere and had to make arrangements for a couple of days to stay somewhere during middle of summer 2019. Mark tells me they fixed it and then a few days later I get home from work around 3am to a house that is well over 90 degrees. Mark this time decided he should do the right thing and give me a place to stay while that was fixed. I received brand new of the following (due to them breaking) a new toilet of which I had to complain about four times overflowing into my house before anything was done, a broken stove for three weeks of April 2020, which mind you is when restaurants closed and Covid was newer to us all. During that same three weeks for some days I had no clothing washer and a broken kitchen sink. My oven was deemed UNSAFE by southwest gas and it still took 19 days to get one. My washer was fixed probably three times before they gutted it and took it leaving me w out one for a week. If anything is wrong it will take them forever to get to you. I waited six weeks for unemployment so my rent for May was more than late due to unemployments unorganization and inability to handle all of the new cases. I received an eviction notice for the month of mays rent which should have been prorated for April not having a stove and it was not. They took me to court and I had to pay $300 extra dollars for rent in May because I was waiting for the unemployment card. They did not prorate my rent for the previous month. They said on court statement they want me to pay and stay and that I'm a good tenant. Comes June and it's time for me to sign my third year lease, the owner will not let me. The owner Amir is a mansplaning piece of art work. He will not let me renew my lease for the third year, I asked him why I wasn't aloud to do so and he responded with he didn't have to tell me. He then gave me the following example "I had a girl with a pit bull and her dog kill someone else's dog and so no pit bull is my policy just like my policy is that I don't have to tell you why you can't renew" they also know I am a bartender and work is limited for me right now. I feel this is some sort of discrimination against the fact that I am on unemployment due to the pandemic. DO NOT rent from these people. They just want your money and they do not care about you. Not even during a pandemic can they set their big man agenda aside. I'll be posting this on every public forum because people need to know how terrible they are here. DO NOT rent from them. Not to mention, yesterday I was cleaning out my closet that has my nice gowns and coats, to my surprise I kept seeing yellow spots on the bottom of light colored clothing, pull all the clothes out and there is just rat shit galore. I could never see this because I can't see the bottom of the built in closet with all of my clothes in there. Ps- my new neighbors who moved in a month ago are already leaving due to sewers backing up INTO their bathtub- there has been a 4 foot deep and 12 foot long hole in the ground for the last three weeks. The day they started this the landlord emailed the tenants at 7am saying if cars are not moved this morning you won't be able to move them today. Maintenance guy told me that he told mark to send the email about the cars a day prior but Mark DOES NOT CARE about tenants. Mark also knows I do not wake up early because my schedule is that of a bar, I feel he sent that email like a haha now you're stuck! If this seems like an ideal living situation to you, I'd say go for it. Also my rent is $900- I live on 7th street and Roosevelt. DONT let these asshats take over the renters market downtown when they treat tenants like this. read more

Discriminatory practices. I showed up early for my 330pm appointment as did the person scheduled at 345pm, and I was deliberately ignored by Tyler who was only interested in the person who arrived for the later appt. My fiancé showed up shortly after I did, and Tyler barely took a moment to shake his hand and immediately turned his attention away. I had to prompt Tyler with several questions about the application process that resulted in him reluctantly sending me the application link. I had already expressed interest and at no point did he offer me an application, I had to ask. (he was freely giving this and additional information to the 345 appointment without them needing to ask). I felt stone walled and like I didn't have a fair chance at this property. The property manager, Mark, and apparently harbors some disdain for women; this is my only reasonable conclusion after asking him directly if there were some sort of personal problem leaving to him continually claiming that he did not receive my emails requesting maintenance, or responding to texts including screenshots of said emails. Inquiry whether I had done something requiring addressing it directly went unreturned. My favorite was when, unbeknownst to me, AC repair people showed up with the key to my front door unannounced with absolutely no notice as I was on my way out. Second favorite was when he was rude to my mother. All based on reasonable requests for service such as "there is water pouring through the electrical fixture on my ceiling," "The AC doesn't work and it's May in Phoenix," "could someone please caulk the bathroom sink again at your convenience?" Mark the property management guy.... well, I was tempted to put my editorialized opinion of him here, but no need for low blows. The rents are jacked up excessively after you sign your first lease, and reasonable requests for maintenance go unanswered, continually claiming that he did not receive said requests. Nothing personal, simply utterly ineffective performance as a property manager, and quite a bit of passive-aggressive BS, which, if you're anything like me, is a time and energy suck. Ability to communicate = nonexistent, responsiveness = mediocre. Attitude = [draw your own conclusions, not my place to bash someone personally on Yelp though I'd sure be glad to]. I'm going to attempt to be fair. When i was looking for a lease last summer, this company helped me out. Their policy re: not accepting multiple applications and holding the unit with a sizable deposit that is credited to your move-in really helped me. The only way you lose the property and/or money is if you decide not to move in. If they decide they dont want you because of something that turns up on a credit or background check, they will (supposedly) return the deposit. I dont know, as this was not my situation. The rent was higher than it should be for the quality of the property, again - i was desparate and I took the chance site-unseen. Im not a needy tenant. Im pretty handy and fix most things myself. But when i have needed things, responsiveness was pretty hit and miss. You may be told "they will be there between 1 and 5" multiple times. Nobody will show. Nobody will call. Nobody will apologize for your wasted time. You maybe told "they came out, but nobody was home" when you know there was and even if they did and you somehow were stuck on the toilet or fell asleep after days of waiting, there was no attempt to phone or follow-up. Nope, you might have to endure multiple attempts to get something fixed to the point you give up, which is likely what they are hoping for. However, when it is something critical - it may prompt you to write something like this. Because after 3wks of attempts, and multiple "they will be there between 1 to 5", I'm off to spend yet another Friday night at the late-nite laundromat wasting more of my time. They do have nice vending machines there, but still. Id rather be doing something else. Like shopping for a new place to live. read more

Horribly unresponsive. I have been working with them to resolve an issue with bees at one of their properties and have seen no action taken in over two months. I call every phone number they have, send emails and have left multiple messages on their emergency maintenance line and have yet to receive a call back. Good luck getting help from them once you are a renter. read more

Had absolutely no problems living in Space on 6th, a complex managed by this company. Mark and Susie always replied promptly to any requests, and the maintenance requests were filled within hours of calling. read more

I have lived here for just about two years and have really never had an incident. There are things that bother me about the property but I've held my tounge because I'm a big believer in picking my battles. There are things like the inconsiderate restaurant across the street that uses my front yard as a shortcut for their customers. (Really, who thinks it's ok to walk through the front yard of a private residence to get really crappy pizza?) There are the ancient windows that do nothing to keep out the heat. The floor boards that feel like they will fall through anytime are a constant source of worry but we deal with these things because on the whole, I'm satisfied with living here. Today changed that. Our A/C went out and the landlord refused to call anyone that has a 24 hour service to fix it. This is Phoenix. People cannot go without A/C even for one night. It's unbearable, dangerous to the heath and welfare of my family and not very fun to deal with. He said to call them and see if they would change their minds and send someone out at 6pm. It's not like I was asking for service at 2am. And even if I was, there are businesses out there who accomodate that schedule. So because he's not willing to retain a better service, I cannot sleep. If I chose to call someone who would come out at anytime, I would be stuck paying the bill. Not to mention that most places will not perform work until they have been directed to do so by management or the owner. When I called the owner to discuss this situation he stated that I should go to a hotel. I suggested that he maybe help pay for the hotel and he said this "Oh sure... why don't you order some room service while you're at it. What are you thinking!!!" I expect a bit of professionalism when dealing with people who own businesses. Eyal Ran was rude, confrontational, unprofessional and he hung up on me. I never raised my voice but I think that he could not come up with any more excuses after the logical arguments I raised. People should be able to work together to solve issues and this man sited a "family emergency" and hung up. Now whether he was having a family emergency or not, I don't know but it seemed he would say anything to get me off the phone without really addressing the issue. read more
