    STAY AWAY -- Worst Management Experience I've Ever Had…read more I rented at the 7th Street Villas for a short time, and the management team was by far the worst I've ever dealt with. They changed property management so frequently that it was nearly impossible to keep track of who was even responsible for the property. I was told my townhouse would be move-in ready, and it absolutely was not. I asked them to fill a large hole in the backyard--a real safety hazard with a toddler who couldn't even play outside--and they flat-out refused to fix it. The property managers were essentially nonexistent. No one ever came to check on the property, so residents did whatever they wanted, whenever they wanted. The only communication I received was a series of empty threat letters. The community was consistently dirty because there was no real management presence to maintain it. The move-out charges were outrageous. They billed me $1,634 for a paint job--for comparison, when I lived in San Diego, I was charged $200 for paint. They also charged me for a broken lock that was already broken when I moved in and that they never bothered to fix. It got so bad that I nearly had to sue them for breach of contract. Please, by any means necessary, stay away from this company and their properties. Save yourself the stress, the wasted money, and the headache.

Anytime I've needed something, management Guy Kevin has been responsive and communication has been pretty straightforward, which I appreciate. They've also been helpful when I needed to handle things in the city no issues there. I'm still currently renting with them and haven't had any major problems. Compared to other experiences, this one has been smooth.

However we just got out renewal and the rent is being increased by 17% even though the rent in my area has decreased by 2-4% on average. When asked why. The repossession read a script, that ended with a harsh warning that if I choose to move my rent will still go up. Not customer focused, not resident focused.

They refuse to update & maintain anything until it completely breaks. Maintenance is limited, low skilled & told not to spend money. Absolutely never checks on anything such as Hvac, water heater,leaks, house conditions, etc. If its not on the work order, then its not there issue. They would rather do a band-aid repair then contract a company. Local management in AZ is non-existent, impossible to communicate with & doesn't care you exist! I'm sure Ai can do a better job. They raise your rent yearly but do NOTHING to improve the place your paying for. Of course, the call center is in India. The word "EMERGENCY" is a JOKE! They email you a survey for everything but never improve & claim they read them. Another Joke! The landscaping is your problem, not there's & it will only matter when you've moved out. If you dare to rent from them, read the entire contract before signing it! They will hound the hell out of you to not leave, but won't lower the rent or do anything to convince you to stay. Definitely higher a cleaning company to come after moving out then repair above and beyond so they don't write up BS fees! They are owned by Cerberus Capital Management investment firm with approximately $65 to $70 billion in assets. You would think they would improve, upgrade & maintain the houses they rent out with all the money they make but of course, they're cheap & careless about you! Just another corporate company taking your money so some executives can get their bonus & take luxurious trips. Definitely read all the negative reviews & believe me THEY'RE TRUE!!!

I recently faced a frustrating parking situation, and first thing that morning, Robert personally stepped in and resolved it--despite pushback from the garage. His dedication and swift action speak volumes about the level of care the management team provides. PB Bell took over…read moremanagement and really cleaned up the place, got the riff raff out & it has improved for the better. Pros: 1. Ultra quiet. Since this is a high rise, there are 8" concrete slabs between each floor that really helps dampen any noise. I never hear my neighbors and this is my #1 Pro for an apartment. So quiet, it feels like a little home. 2. Security is huge for me. You need a code to get into the building, up the elevators, etc. There is security here walking the grounds after hours with after hours phone number for them as well. 3. Proximity to nightlife, restaurants, concerts, games etc 4. Maintenance is the quickest turnaround I've experienced in any apartment living. Now, a few cons: 1. Parking... way too much for monthly parking ($130-150), and when large events come downtown, public parking share our garage and people will steal your reserved parking space. You can take it up to valet, and they will park your car for you, but it's a hassle and I generally just find an unmarked space nearby. It has gotten better lately, I will say. I think (and I hope) they've cracked down on towing cars that park in reserved spaces. There is guest parking which is really nice for visitors, but I don't like that when big events are happening, they get greedy and open guest parking to the public and charge hefty prices, which has been an issue when I'm out of town and my friend needs to stop by for 30 minutes to feed my cat and never know if she'll have to pay a ridiculous amount to park in the advertised "free parking". I hate greed... 2. Fire alarms - these have been going off somewhat frequently (probably 4-5x in the past 6 months) to the point where they're all false alarms and I pray to God there will never be a day when there is actually a real fire - because none of us will evacuate or take it seriously. People need to stop smoking weed in their apartments! 3. No windows to open and balconies only on certain floor plans ($$$) I miss the fresh air in the cool months and I wish I could have a breeze without forking over tons of money for a balcony floor plan. Overall, the pros outweigh the cons for me after relentlessly touring other apartments and reading reviews and I am happy to live here.
