Their prices are extremely competitive but not all employees are well-trained. Some staff members communicate very well and give accurate info, while others do not. The scheduling department's automated emails are also not always accurate. That being said, the price is right, and I would hire them again. I used this company for SB721 balcony inspection. Using this company was for me a waste of money and time. Due to their scheduling mix up, they didn't come on time, but showed up two hours later. The report they provided was based on unclear, fuzzy pictures. They failed the inspected balcony based on these pictures. The person who conducted the inspection was not an engineer or an architect, just a nice person with minimal training. This is the person who took many fuzzy pictures. The report is vague and recommends in several cases that I hire a professional to know what exactly needs to be repaired. I paid this company to be that proffessional. I will not, yet, call them a scam, but would definitely not recommend using their services. By the way, you have to pay half up front, and you cannot access the report until you pay in full. read more

I am the maintenance manager for a property management company. The start of this went very well; I thought I had found a good contractor for our 10 multi-unit properties subject to SB721. However, as the negotiations went forward, they became extremely unprofessional. They sent proposed contracts that literally had paragraphs that made no sense, and were resistant to changing them. They later responded that I had been sent an incomplete version. Part of the contract clause included that DrBalcony's liability was limited to any monies THEY paid to US. Of course this is an obvious mistake (since we are the purchaser), but it shows how little attention they paid to their contract. It took time just to get that resolved, and they never did resolve the nonsensical part (paragraphs that ran into one another and made no sense). My concerns were not addressed in a timely fashion (initially an alleged family emergency), and finally my representative said they had just moved into a new building, and the "higher-ups" were no longer responding to him regarding what were quite legitimate concerns and requests, so he understood me going to another company. The company completely wasted my time, they were not timely in their responses, and their contract was extremely unprofessional and I am somewhat stunned no other potential clients brought this to their attention. read more

Company needs improvement. First, the scheduling department needs to coordinate better. It was unorganized to say the least. Secondly, the field tech, mislabeled the areas that needed repair and the company refused to send him out to relabel the damaged areas without charging again. The field tech was courteous at least and said the foundation was solid and everything seemed fine from what he saw. Third, the engineers that reviewed the images failed that inspection despite the field tech saying otherwise. It seems they only come to a conclusion from the blurry images without actually visiting the property. I just spent several thousands of dollars in hiring contractors to pull permits and open up the walkway and stairway for the city inspection. Turns out the foundation is solid and the repairs were just cosmetic. I just spent several thousands of dollars for nothing! If you want to save money, go somewhere else. read more

Do yourselves a favor, save yourselves a headache and find a qualified contractor local to your property, to perform your inspection. These people have a satellite office only, located in Tustin, and hire local to your area, "photographers," who go out and take pictures of your property. You will get no answers at the time of the "inspection" from the "photographer." A report will be generated, based on the blurry pics provided to DrBalcony and if you disagree with their assessments and have questions, they WILL NOT allow you to speak to the "engineer" who generated the report. Even if you prove what they are reporting is incorrect, they WILL NOT correct it nor will they issue an addendum to the report reflecting the correct information. Forget trying to get them to actually go to your property and see their mistake. They will not leave their desks. Your only option is to pay for another inspection to have the same "photographer" come out and take new pics. In my honest opinion, their entire goal is to sell you a design plan for thousands of $$$, even if the work does NOT require a design plan, and will try hard to sell you repairs by contractors in their orbit of service providers. They claim to know building codes & procedures but could not answer one question concerning L. A. City building procedures. I only hired them because they gave a presentation to our local Apartment Association. I will NEVER use them again! It took many, many emails and phone calls and finally a call to the Apartment Association for them to respond to my concerns. Even then, they could not provide any useful information. I had a totally BAD experience. That are a SCAM! No one was available to go over my report with me except the VP Gregory Carlos. He could not tell exactly where my balcony had problems. He would not let me talk to the engineer involved because he was not "trained in customer service." The issue is they do not know. Hundreds of blurry pictures with and no one is technically overseeing your project. I'd give them less than one star if possible. read more

What a runaround. Wanted to have balconies inspected for SB 721. Sales guy (pleasant fellow who said he had been with company since 2021) had no answers to most of the basic questions I had and had to call me back each time I asked because he had to talk with someone else (he stated that no one had ever before asked him what I did. Really???) Each time I spoke with him about the work they were going to do, he seemed not to remember what we had previously spoken about (sometimes just 10 minutes before!) and I had to repeat myself multiple times. Finally agreed on price & terms and I had to write part of the contract myself because again what he originally gave me in his contract was vague and non-specific and wasn't what we verbally agreed on. He then said he would include what I had written to him clarifying the wording in the revised contract he would send to me (to include what we had already verbally agreed upon). I Just now received an email from someone else from the company saying "you want too much" and stating they would not work with me after all the nonsense they put me through. SMH. Can't recommend them based on my interaction(s) with the company. read more
