Lived in one of Dubricks properties for 14 months until I discovered multiple homeless people and drugs being used/smoked/dealt in the unit below. I don't even know where to begin or which parts to describe because the whole ordeal was extremely stressful, time consuming, and bad for my health (breathing in meth residues) all while paying $1000/month HA! Random people coming in and out of the building zonked out on drugs banging on the window below mind screaming for this guy, strong smells coming from the unit, domestic incidents/police called weekly....this went on for over 6 months....no eviction, no apologies, sympathy or ANYTHING from management. They just didn't care they had homeless people doing drugs in one of their units. The daily screaming/shrieking/violence wreaked havoc on my recovery through PTSD Had a leak in the bathroom ceiling one time, two weeks after calling for repairs the leak was patched with plumbers tape, and our ceiling had a hole in it for a good 3+ months before someone came and installed what looked like a randomly found piece of plastic over the hole, just screwed this oddly shaped board over the hole and it never was fully repaired. Thank goodness we never had any other repairs needed. Frankly, the dodgy craftsmanship didn't even phase me when there were people not paying rent coming and going dealing and using drugs, while I was working hard to pay rent... If I could give 0 stars I would. I am a current renter in one of their units. It's an older unit which is fine, things are gonna need repair. Every time I called with a problem my property manager Pam would act like I was wasting her time or inventing things. Here's the list of what I had to deal with. They also do not offer direct deposits like all the other landlords I have dealt with the last ten years. I find dealing with checks to be inconvenient, I normally pay my rent a week early, as soon as I have my check. Repairs 1. My front steps had a big chip that slanted downwards, no railing, my side steps where three cement blocks completely unsecured, wobbly and dangerous. They told me upon moving in it would be fixed that month. 4 months later when I almost fell for the fourth time they finally fixed it. I had to get upset with them as winter was coming and I did not want to get hurt. 2. No alarms or Carbon monoxicide detectors for 7 months. 3. No working front porch or basement lights for 9 months. I had to use my Christmas lights to see on my front stairs at night and could only do laundry during the day as doing laundry with a flashlight did not work out too good. 4. Cupboard is falling off in the kitchen, they have not fixed that since I moved in. Told them several times. They just told me to take off the door. Nice eh? 5. Hood above my stove almost caught fire, took 2 weeks to fix. That one I am ok with 6. My front door knob fell off :/ the repair was done the next day, but get this. They could said they could not fix it. There is a door knob there that does not work. When they installed a deadbolt they installed it 2 feet from the top of the door. I am 5 foot 2, it was above my head and clearly unsecure. If someone kicked the bottom of the door it would open. When I called and let them to let them know this does not suit, Pam again tried to turn it around on me just complaining about nothing. They fixed it the next day. Not pretty, but matches the rest of the half ass repairs they do here. My door can only shut now with a deadbolt. 7. There was a live wire in our basement wall just hanging there, they had to rip out half the wall to make it safe. One of the reasons I liked the unit was the finished room in the basement. They would not repair the wall or reimburse us to repair it as Pam put, it's just the basement. I was hoping to make it into an art studio. Made me sad as they do not care about their units so why should we. 8. The new neighbours. This I cannot really out on them, but my walls are thin. We can hear everything. This family that moved in is loud. Not music or parties or anything like that. They yell at each other constantly. They also drop the f bomb several times a day. I have an autistic son, I do not like them hearing that. I let Pam know. She had me write an email to complain. But that's where it ended. It's difficult living with all the negativity I hear through my walls. I am a positive and easy going person, I try to ignore it. The only thing I can really do is call the cops. Which I have done 3 times now when they get out of hand. 9. Back fence is falling apart rotting wires, the trees in the back need trimming to. There currently is a branch hanging on the phone wires. This will snap eventually. It's been like that since we moved in. 10. The bathroom ceiling is yellow and gross! They painted when we first moved in. It's bled through, quite unsightly. The bathroom cabinet under the sink is rotting as well. We can't close the door either. Tub is also rusted. Nothing serious just not pleasant to look at and I make my bathroom my oasis. I love baths but I won't bathe in that rusty old tub. I am on a waiting list to move to an apartment with mangement who take their tenants seriously and also take pride in their units. These ppl are slum lords and will do anything to avoid fixing things in the units. Pam is difficult to deal with, she acts like you are beneath her, everything you say is wrong and makes you feel bad in general. The stress of having to deal with her makes living in these units unpleasent in general. DO NOT RENT FROM THESE PPL!!!! read more

All i can say about this business is that i just spoke to them once and that experience alone was bad enough not to go with them. First of all the main manager didn't even have his facts correct and was quoting me an incorrect amt for NR4 filings for US residents. Secondly they got pissed off because i didnt get back to them right away to ask for their services LOL! are you kidding me. If you are at all concerned about your safety or being heard as a tenant when an issue arises, do not even consider renting with Dubrick. I don't think I have ever posted a negative review of anything online and somehow this company has inspired me to do so. In short, my safety was threatened in one of Dubrick's buildings after another tenant tried to kick in my door (I have no relationship with this person, in fact I barely know him so there is zero backstory about a conflict between he and I that could have led to this incident); I documented incidents with one of the other tenants for almost a year and relayed this information to the company. I do not mind noisy neighbours or basically anything until my safety becomes a concern. Dubrick did nothing; not even so much as someone reaching out to apologize for what I was going through. I rented from Dubrick for about 8 years (in less than beautiful conditions but it was what I could afford) but I always paid my rent on time and caused no problems for my landlord during that time. I ultimately had to move because I don't deserve to be treated like garbage and no one was doing anything at all to help. I returned today to ask for my final receipt for my rent payments so I could claim it on my taxes and was told I would be charged $20 for the work required to provide me with a receipt. What nonsense. That sent me over the edge; which frankly, speaks to my immense patience up until this point. Until now I thought "Just walk away and let it be" but people should be warned. If you would like to know more, please see below for a note I sent along to Dubrick's office. They shouldn't be getting away with this and yet they are. DO NOT DEAL WITH THIS COMPANY: I am writing to express my complete disbelief with how badly Dubrick has treated my boyfriend and I. I have been renting from Dubrick for almost 9 years. I would never have rented from you for so long had it not been for one great landlord you have working for you named ___ who manages several of your buildings. The conditions were never great, but I have never needed something spectacular and ___ was always supportive if there was a problem. My safety was threatened by a tenant in one of your buildings. This tenant attempted to enter my apartment by trying to kick in the door. I filed a report with the police and wrote in to one of your representatives documenting dates and times of 'incidents' occurring over the past year. I had not lodged a complaint against ANY tenant in the entire 9 years I lived in your building until this instance when I began to fear for my SAFETY. This tenant also carved racial slurs all over the railings outside of his unit. As a result of these incidents, I moved (and I have actually heard this building has slowly but surely been losing many of it's long time tenants which is just such a shame). I am SO happy I did because the way your properties are managed are appalling at best. My boyfriend then tried to request a receipt for our rent the past year to file our taxes and was told he would be charged $20. Seriously? You did nothing while one of your tenants threatened my safety and that of others in the building including children, you ignored problem after problem and were willing to lose multiple credible and kind tenants due to sheer laziness and inattention. And after all of that, you are going to try and CHARGE us to write out a receipt confirming that we paid our rent for the last year? There just aren't even words for this deplorable service. I am so outraged by this treatment because I led a quiet life in your buildings for 9 years, paying my rent on time and causing ZERO disturbance or inconvenience to you as a company and the ONE time I required attention you refused until I felt forced to uproot my life and move. I am sure you here these kind of things regularly since I imagine you treat all your tenants like garbage, but I know so many people who rent in KW and I am now going to take every opportunity I can to review your building online and tell my story to everyone I know who will listen. I will also ask that my friends and family please spread the word to ANYONE they know looking to rent in KW so that they do not end up stuck renting from Dubrick. I hope you do not underestimate the power of word of mouth and the way that your actions (or in my case inaction) can fuel people to fight against this kind of poor treatment. I sincerely hope this company takes a good hard look at how it is representing itself to people. Most building management companies want to ATTRACT tenants like myself who never cause anyone any strife. I also understand that it can sometimes be difficult to manage these buildings with so many people, but there is just no excuse whatsoever for the way we were treated and I assure you I will not stop sharing this experience because this reputation was built and created by you and you should have to face the consequences of that. read more

I am thinking of taking them to court. Just getting all my legal advice together . They have been reported to - Canadian BBB - Better Business Bureau. They tell you you have an apartment take your money and keep it and give the place to someone else ! ( of course forgetting to let you know !) No one seems to know what is going on .
