LMS has been a huge disappointment since moving into our townhouse complex in 2024. a simple request to have a garbage bin for renovations took weeks to resolve. other maintenance request can go unanswered and neglected to the point of personal property damage (which of course, they're no responsible for which is convenient). I also had the displeasure of serving on the Board of Directors under this company for about a year and I had to step down because we'd go months without any form of communication. Questions are answered sparingly, if at all, and often require further follow up to get more information. If you're looking for a property management company, go elsewhere. You'll avoid Major headaches that way. read more

My wife and bought a new condo at a condo in Kitchener. Nothing less then a horror story living here under the Management of Lee Management Solutions particulaly the manager Sean Wilde. The builder attempted to fix a high and unlevel floor in our kitchen twice. They caused major damage to the vinyl plank flooring. The concrete is a common element. This is a 2nd year Tarion warranty issue that was never reported to Tarion by the management. We sent the manafement all the information with pictures. We called Tarion and since they never filed it with Tarion we were told to take it to small claims court. Since then we have been harrassed and threatend by Sean and been issued thousands of dollars in unwarranted chargebacks. As long as the board has 3 of 5 votes they can do what they want. We are still waiting for our court date. When buying a condo check who the property management company is. Our next step is supior court. The energy here feels scattered, ungrounded, and careless. What was promised with flair and sparkle fell flat with disappointment. The intentions feel surface-level, the follow-through nonexistent. 0 stars for LMS. The most neglectful and greedy company. Condo fees rise every year while maintenance declines at the same pace. No land maintenance, 1 garbage pick up per month, no sprinkler maintenance - no grass or plants watered at all. Common areas lack maintenance. The reason is always that there is "no money in the reserve fund". I think no condo corp would be better than this one, considering the tenants have to compensate for lack of maintenance. Why pay almost $700/mo when we pick up the garbage and cut the grass and water our own property? I will gladly contribute my vote to remove LMS should anyone from the board ever reach out. read more

I moved out because of LMS. false info and they constantly lied about important issues. my bank made an error submitting mthly condo fees. They did everything to discredit me by holding on to a bank draft and submitting it late for the additional fees. They charged me a fibe for BnB which was at a different address. I asked For proof and they ghosted me I found an illegal Expedia . Com listing For my condo using the realestate listing. They kept charging illegal fines. I sold to get out of the nightmare. I suggest nobody invest in a condo. The managment companies are corrupt. I was one of the few Lucky People to sell! read more

Giving one star to these people was actually hard for me. I missed a condo fee payment (that provides absolutely nothing) while I was in the hospital. I continued to pay three more on time unknowing that I'd even missed one until I found out a Lien was put on my house for a $103 missed payment. They snuck a single email telling me I'd missed it which I didn't see (my fault) and ended up paying them about $2000 due to this one missed payment to remove the lien on my home. You'd think they'd maybe provide some sort of leniency after three more were paid on time. The lady who provides "customer service" was one of the most unprofessional people I've ever spoken to. It was like speaking to a teenager that belonged on Dr Phil. I am actually selling my house because of these scam artists. And good luck getting any sort of compensation for anything. Customer service lady will just hang up on you as soon as she hears something she doesn't want to, like a true professional. If you're looking at a house and these people are a part of the corporation I'd run. read more

I live at Charlie West a condominium in downtown Kitchener. The property management company is Lee Management Solutions Inc. I own a condominium in Toronto and have owned four other condominium properties and never had such poor service as with Lee Management Solutions Inc. Over the Christmas holidays I took pictures of the halls which were not vacuumed and the tiled floors not washed. I asked that his be looked into. The reply I got was we will replace the carpet. This is a simple vacuum job. This is just one example in a long list of inappropriate responses to service requests that are costing residents money they shouldn't paying for. During the pandemic I move in expecting my place to be "MOVE IN READY" like the massive banner stated on their building when I was looking to rent new places back in May 2020. When speaking to Condo Culture, they assured me that everything was in tip top shape. When I alerted them that I was uncomfortable with the idea of moving into a condo building that I cannot view (due to pandemic and being nervous that things that were promised to me would not be there) they assured me not to worry. The surprising reaction of mine when I walk in with the LMS manager and I find no Kitchen Island/No Dresser/No Blinds/No internet for over a week (During a pandemic where working from home was and is ESSENTIAL). LMS's manager simply said "uhhhh check with your condo culture rep because you may have not seen the right floor plan". That wasn't true as I had the right floor plan and details. Not only that, but I found out through multiple calls and emails from Condo Culture/HIIP Development that the kitchen islands were not installed WITHOUT the knowledge of HIIP Development. Meaning that Christie, the woman involved, had no idea why the kitchen Islands were not installed (they were not up to code apparently). So the only reason why the island issue was addressed was because I called them angrily explaining why I would be expected to pay full price, had I not mentioned it to them and the fact that the kitchen island was promised to me. They told me "Plans subject to change" and that I have no legal right to be furious. I replied saying "Well if plans are subject to change so should my rent price. Especially since you all expected me to shut up about this and not say anything while you take full rent out of my pocket". They explicitly said in an email "We will not be doing rent rebates or refunds at this time". To this day, I moved in June 30th 2020, and it is now January 15th 2021, LMS who is legally on my lease refuses to rebate or refund. At this point I have proof that they believe that I deserve 2 months of refund because LMS's manager wrote a detailed email to their CEO Sean, claiming how I deserve 2 months of rent refund back and if anything I should have moved in September, when the kitchen island/dresser or closets/internet issues were finally installed/addressed. I asked LMS's manager when we were technically allowed to move in, which was June 25th. Now the decision to not install a kitchen island would have been made at least 1-3weeks prior to that move in date in order for the painters to come in and paint the unit clean for the new tenant, I should know I asked the painters when I moved in. There was ample amount of time for the construction team/HIIP development team to communicate these issues with their tenants/owners but instead their lack of professionalism and communication rests solely on their tenants fighting for their money back. Turns out, all units ending with the same 2 digits as me didn't get their kitchen island that they were promised at move in (I checked in with all the tenants and they all either moved in after the kitchen islands were finally installed, or had to wait for the kitchen islands to be installed after living there for months.) I want to re-iterate that if it WASN'T FOR ME bringing this to LMS's attention/HIIP developments attention, me and several other tenants/owners would have NEVER gotten our islands and continue to pay full price without them saying anything. By the way, several people still never got their islands and LMS hasn't mentioned anything to these people in hopes of them not realizing. I know this for a fact because when I went door to door to all these tenants and informed them about our situation, they realized that "their open space to fill" was supposed to be a kitchen island, they felt mislead and played. With all this going on in my specific case (it turns out there are at least 2 other tenants that this EXACT same situation happened to) Sean (the CEO of LMS) promised to take this responsibility upon himself and remedy the situation. I own a town house and we pay 350$ a month on condo fees I have called few times to inquire about couple things and never got a call back finally on January 6th I spoke to someone and advised them that I called few times and she advised me she will call me back in the next 24hrs. I have yet to receive a callback and I am beyond disappointed what is the reason we pay a condo fees every month if our inquiries are not being answered in the summer time there was dog poop everywhere I had to call few time to get someone to come clean this since we had guess visiting and they stepped on poo In the parking lot .. nothing gets done by this management services read more
