I moved in to my apartment in Nov. One bedroom, renovated very beautiful space. I must say the staff at this location is super helpful. Building manager Sherine has been super helpful especially when I was moving in. They made sure that I was happy with my experience and apartment. I had a little incident at my apartment and the super Antoine and Eric both were extremely helpful and comforting. They made sure I was safe and I got all the help I needed. I love my apartment and all my neighbors as well. I definitely recommend this place. It's super close to the 3 train and very convenient. Can't thank them enough. read more

DO NOT MOVE HERE. Our apartment NEVER got hot water in the 3 years we were there. The renovations are so poorly done. Management and maintenance is so awful it's indescribable. We were also told upon moving out that we were getting 100% of our security deposit back but they ended up stealing some and I now have to take them to court. SAVE YOURSELF. read more

My roommate and I made the mistake of living here. We decided to only stay a year but it had to be the longest year of my life. We were on the 6th floor... the apartment was a nice size from all of the other places we had seen in the area. The kitchen was an odd shape and clearly the person that was in charge of remodeling that space never cooks or has the need to wash dishes. You have no room to dry any plates so you end up using the one counter for prep and dishes on the other side of the kitchen. Only 2 outlets for the kitchen so forget about having a toaster and coffee maker at the same time. The bedrooms were an okay size but the closet space was extremely small. I still don't know how we managed to fit everything in. Bathroom seemed "new" I had to replace a bunch of toilet parts myself since the building management never responded to my request and said they tried to send the landlord to come and fix it but we never saw that person. Didn't really hear much from our neighbors only would smell really cheap pot right outside my door when the parents were at work and the kids were home alone. Hot water seemed to be an issue in this building. I had to call and email the building management several times about this and would get the run around on when it would come back. Sometimes the water would just go away randomly at 6pm then come back at 8pm. Apt Temperature- The steam was always on high which would make our apt an oven all year. We moved to this apt in April and it was hot, summer time was hot and winter time was so hot I kept all of our windows open all year. We would have this loud sound when the heat was on. (So pretty much all the time) Laundry Room- AWFUL! Don't go alone.... EVER... DAY OR NIGHT! My roommate and I have had multiple issues. I had been followed and disturbed while doing laundry. I still don't know if these people even are tenants at Dunbar or just random people. I was also followed many times after finishing my laundry to my building. I had one kid take pictures of me while I did laundry the last time and when I told the "security guard" he told me he knew the kid and that it was okay. My roommate was attacked for using a machine and left her with a broken jacket. The machines smell really bad and the heaters would run way too hot so anything you added to the dryer would have holes in it by the time the cycle was finished. Majority of the machines were out of order and I would see some people just pop the breaker and reset the machines all at the same time which isn't good for the machines. Security Guards- I really hope a portion of our rent was not for these people. They would all hangout, smoke and watch videos on each others cell phones. Reporting anything to them was like talking to a wall. Also caught a group of them going to the roof to smoke pot. Our Buzzer- It took us 4 months to have the management groups program our buzzer. Finally! But then had random people asking to be buzzed in. We were not told how to buzz people in until the last few months of our lease. Would have been nice to know that instead of us coming down to open the door. We missed so many packages since the delivery guys wouldn't wait for us to run down from the 6th floor. Hallways- Very dirty. Used tampons, dead bugs, old garbage, grease on stairs which made me fall during the holidays. All the fun images you want to see when your rent is $2050 a month. I finally decided to move out in Feb 2017 even if the lease was up in April 2017. We did pay for the remainder of our lease. It took us a few attempts to schedule an inspection with the management company. All paperwork was done by March 25th. We were told we would receive our deposit in 60 days. We are now in June (past the 60days) I have made many attempts to reach out to the management company and the phone has been disconnected. I tried to reach out to the other office number and that person said they only cut the checks they have nothing to do with the deposits. I have emailed several times and have not received any emails or calls from anyone in the Dunbar Management office. I have tried reaching out to the real estate company we used last year but was told nothing can be done. So overall our experience with The Dunbar Buildings, Apartment, Security staff, laundry room and management has been horrible. Not to mention nothing to do in that area so it is a waste of money if you plan on moving to the Dunbar buildings. They are awful and unprofessional. My girlfriend and I lived here for 6.5 months. We broke the lease early because the conditions were so abhorrent. We were initially swayed by the renovations, ease of public transportation, and reasonable price tag on these walk-up rentals. Unfortunately, we learned pretty soon after moving in that we had made a big mistake. Firstly, management was beyond ineffective. Work orders would often not show up, and had to be rescheduled, sometimes multiple times until someone arrived. I had my cell phone number changed, and asked them every week for 2 months to update it on the security intercom. They never did. For our last two months there, I couldn't let in deliveries, accept packages, let my guests in, etc. Secondly, we had a difficult time enjoying the comfort of our apartment because we had incredibly disrespectful, obnoxiously loud neighbors who would crank their volume up and blast bass through the floors and walls at any and all hours they so pleased. We couldn't sleep, enjoy our music or movies, or even have a conversation without being bothered by what our teenage neighbor wanted to listen to at a volume that was beyond necessary. Being polite didn't help, and management refused to get involved. Thirdly, the laundry room is disgusting and the dryers don't work. If a machine breaks, management will tell YOU to call the number on the machine and order a repair. Fourthly, the stairwells and corridors were also filthy; I've seen drug bags, spliff roaches, ketchup packets, to-go containers, candy wrappers and used condoms lay in the wake of our inconsiderate neighbors left untouched for weeks. Fifthly, there really are not a lot of great options for grocery, food, and drink around here. If you like to go out, this area is not for you. With all that being said, we did have a large apartment. read more

I agree with you 100 percent. My mother has been a tenant for 40 years and has gone through what you are currently going through and some. By far, nothing has changed! Different management companies have taken over the place but it just seems to get worse. You have many elderly people living in the majority of the units and they are afraid to come out of their apartments. Some live on higher floors. I inquired about my mother moving to a lower floor and they want to triple her rent! The security guards are a joke and are hardly seen. read more

Please read this, if you're considering renting an apartment in the landmark Dunbar. I know, it's a long review, but it's worth the read and you'll be saving yourself a huge headache. And just to clarify, the address on this site says 226 W. 150th St. That's actually the location of the management / rental office. The apartment complex itself takes up a full square block between W. 149th and W. 150th St. between Adam Clayton Powell Jr. Blvd. and Frederick Douglas Blvd. To begin with, this once-beautiful, historic garden apartment complex is no longer fit for habitation. The landlord is seeking only monetary gain and couldn't give two hoots about the residents who live here. Porter service is minimal at best because the landlord is too cheap to hire a full staff. The hallway floors get swept and washed about once every few months. On the weekends, there is little to no porter service so it becomes a breeding ground for rodents and other creatures. As if this wasn't bad enough, the place reeks of open garbage, and there's trash everywhere! And as the previous poster said, it's located in the hood and there are many less-than-satisfactory situations what you'll be dealing with. Noisy tenants, tenants smoking marijuana day and night, drug dealers, safety concerns, an unkept environment, young people loitering, loud music playing and disturbing street noise coming from large gatherings of boisterous men and sometimes women (on W. 149th St. betw/ 7th and 8th in particular) -- especially during the night -- when decent, working people are trying to sleep. Galil Management could do better, screen people more thoroughly prior to moving them in and take appropriate action to rid the complex of undesirables. But, tragically, they will not. Both the landlord and managing agent need to be exposed for what they are. My honest advice to: Keep searching for a suitable place to live. I know it's difficult in New York with the high cost of real estate. But if quality of life matters to you (even remotely), don't move in the Dunbar. There are much better uses of your money here in the city or anywhere else. read more

I lived here for seven years. Don't be fooled by the nice landscaping. This is no place to live. Hot water is inconsistent year-round. You can count on having no hot water at least a couple times a week. And then once a month they put up a sign saying not to turn on your water because they're "fixing the boiler." And yet the hot water problems persist...interesting. I think they're just trying to save on water - no water being used by residents for one day per month, plus no hot water several days per month, I'm sure it adds up for the management company (Galil Management, currently). And the heat is inconsistent in the winter. The stairwells and hallways are dirty. There is a porter who is supposed to clean them daily but he just hangs out with one of the residents all day. The stairwell and hallways in my building would have the same garbage in them for a week or more at a time. That's another thing - inconsiderate, noisy, disgusting, neighbors. Don't get me wrong, there are some nice, good people here. But the bad ones really ruin it for the rest of us. They piss in the stairwells, litter the hallways and stairwells, leave their garbage bags throughout the walkways in the complex rather than walking just 50 more feet to the garbage area, leave dimebags and other drug paraphernalia on the stoops, blast music, party outside (drink and do drugs while blasting music, talking loudly, hooting and hollering, etc - and the noise carries extremely well, so all these sounds are amplified on the side streets and in the complex courtyard). There are always people loitering in the entryways and on stoops. These people are usually either men drinking or doing drugs and sexually harassing women, or troupes of children without adult supervision (groups of children run wild throughout this complex - they fight with each other, curse at each other, and abuse the public space, like taking up all the space in entryways, dirtying up the laundry room, peeing in the laundry room, and breaking things in the laundry room). A few months ago they put up scaffolding (with no explanation to the tenants of why) all around the complex, around the entire block - so the loitering is even worse now because people have covered places to loiter, and bars to sit on, plus the kids use the scaffolding like monkey bars and the men use it like a gym. The "security" is just people in security uniforms who sit or stand in the entryways, playing with their phones and smoking cigarettes - basically, loiterers in uniform. One of them even harassed me himself! This is a tough area to live in if you're a woman because there's men loitering on every corner and on many stoops, and they sexually harass every woman who walks by. read more

Really? "Renovated laundry room"? You closed it for the better part of 2 months for "renovations", reopened it with the same 9 washers (only 5 of which actually work) and cut it down to a mere 4 dryers. read more
