Let me start by saying this building -- and especially the staff -- have been great. HOWEVER, a new building, "The Needle" is going up next door and it's made being here a nightmare. I work from home and there is constant banging from, I believe, a hydrolic drill from 7/7:30 a.m. until 5 p.m. I cannot understate how loud it is and how much it's interfering with my ability to work. I've been told there's only going to be three more weeks of this, several cycles of three weeks ago, and it hasn't stopped. To add to this, they just raised the rent by 8%. So now, I have to pay more to live with the constant banging. Plus each person in your apartment has to pay for their own $75 gym membership? It's an apartment gym with limited equipment. If I'm going to pay commercial gym prices I'll just go to a commercial gym. read more

I loved living here while I had my Covid deal. I lived in the south building facing south towards Tudor City and the Ford Foundation building. Since I lived on the 15th floor, I cleared the buildings below and had a great view. #1 highlight for sure. My windows are probably 100 years old and they said they would replace them when I moved in. It required some finagling to get them to open, and they can't do bug/safety screens etc so my cat always wanted to climb out. I'd expect once I moved out, they replaced them. They kept saying due to Covid shipments were delayed but I saw new windows sitting in the laundry area so a little skeptical about that. Management is responsive with maintenance issues. I've never had any conflict with the doormen, they are always friendly and helpful especially when I needed to dispose of an old couch. It's very nice having someone receive packages while you're away and sending up food deliveries. As a girl living alone, that definitely makes me feel safer. There is laundry on the first floor and generally the machines worked and there's a good amount of them. The only reason I would not give five stars is that if I had to pay the market price of 2300 for my unit, I don't know if it would be worth it. I guess you're paying for the amenities but not having the windows replaced meant that I never really had good circulation or installed an AC unit and the sun was so direct. In retrospect, I could have done something different, but I'm new to not having central AC and was being cheap. I also had roaches pretty bad in the summer. I definitely got over my fear of creepy crawlers. I think that's more common in this area and in buildings as old as these. So strange that they could nest all the way in the 15th floor. read more

Terrible management. They'll raise the rent over a 50% increase, and say it's negotiable but only offer 50$ less. What a joke! The apartment wasn't even renovated when I moved in and it comes with a mini fridge, but yet they want to raise the rent on me 1000$ more. I tried to negotiate at a more than reasonable price and wanted to renew the lease for another year or two. I've turned this place into a nice home despite it being broken and old when I moved in, and even invested in an extra fridge and now I have to move because of 1000$ increase, which is really disappointing. read more

I have been a resident at the Beaux Art apartment for a little over two years. As much as the lobbies look OK and the doorman is friendly and all, the apartment is very old and there are many issues to be aware of before moving in. (1) Pest - there are huge cockroach problems in the apartment, and they would often be seen here and there (I have seen it several times, and the exterminator wouldn't be able to do anything to help you resolve it) (2) Noise Issues - the apartment has been using single-pane windows for a long time and not only they are the best for dust generation but are also the worst for insulation and blocking outside noises (avoid living in the apartment at all cost if you are allergic to dust and especially avoid the back of the buildings given they are also subject to the boisterous ventilation system from the office building across the alley - see decibel example attached, and I had to move to a different unit just to avoid the noise problem) (3) Odor Issues - the apartment I am currently living in has been having a huge odor issue coming from one of the cabinets facing the outside wall. Due to the apartment being old and shabby and ill-maintained above the lobby, I had problems with rain seeping into my apartment, drenching my belongings in one of the cabinets and causing a moldy/damp odor which has been ongoing for more than a year. If you are considering moving in, I would highly advise you to think twice before making such decisions. read more

I would select zero stars if I could. I have a lived here for one year and this place is a disgusting. I will start by saying when I moved in I was told the apartment would be "clean." What a joke. My mom and I scrubbed on our hands and knees the first day because of how disgusting the living conditions were. The bathroom had mold from probably 1940. What had originally seemed like the worst was just the beginning, I am barely at my apartment due to the demands of my profession, and recently I am out of state Monday through Friday. I have an exterminator come EVERY Tuesday despite the fact that I am rarely home, and there are still COCKROACHES every week. Whenever I call Brodksy about the COCKROACHES, they never answer the phone or reply to my voice messages. The doormen will tell you to "just wait until Tuesday" (the day the "exterminators" come). I have left messages crying since last December to Brodksy and there are yet to call me back. Every time I go to throw garbage out on my floor or whenever I walk to the elevator there is at least one cockroach in the hallway. If I don't see one, it is a lucky day. In addition to the disgusting living conditions, the elevators are a nightmare. There are 18 floors and 2 working elevators, which haven't been renovated since they were built. I regularly wait 10-15 minutes to get to the ground floor. As much as I try to avoid the disgusting staircase, when I am too frustrated with the elevator I will take the stairs. This happens almost everyday. The staircases all have cockroach traps which I guess is semi-comforting except for the fact that they ALWAYS have cockroaches in them. This place is a waste of your time and money. If the thought of cockroaches disgust you, DO NOT MOVE HERE. I have not had a good night sleep all year. read more

I have been a resident along with my husband at Beaux Arts for over 2 years, and our experience has been wonderful. The management and the staff are responsive, professional and friendly. We could not ask for more. A very well managed building. read more

I came to see some studios and Nick Diresta the leasing agent showed me studios. They are all very spacious studios but i was looking for studio with amazing view and he contacted me right away a week later when studio with view became available and i took it right away. he is great agent and found me exact what i was looking for in view and space. i highly recommend this agent and this building as staff and building is very welcoming and very warm. read more

I am living in 307 East 44th street, AKA the Beaux Arts Building, Brodsky Organization Owned and Urban Associates Managed for over 10 years now... and if I can afford to live somewhere else I WOULD MOVE IN A NEW YORK MINUTE! For those who are thinking about moving here- PLEASE RECONSIDER and find another place to live! The building has a sister building 310 East 44th street and I hear from the tenants there they too think the place is a DUMP! The buildings have a huge bed bug and mouse infestation problem. My girlfriends apartment was infested with mice, they made her apartment their home. It was horrifying and she thinks they can still be in her apartment. I was told by the doormen that the basement is covered with mice every where. Then a neighbor on another floor said he has bed bugs!!! Another major issue with these buildings are the management- they rent short term leases to people and the building becomes a rotating door. Many tenants here wonder if it's even legal, but the management here seem to be able to rent furnished apartments on an ongoing basis. I was told that there are 3 separate compamies that rent and lease these apartments. No wonder we have bed bugs! I highly advise those looking to rent here to think again! The Beaux Arts is an incredibly well run building. The doormen are very friendly and always happy to help coordinate maintenance requests, package pickups, etc. Maintenance requests are done efficiently and to a high degree of quality. My only negative would be that the Brodsky office (who handle questions about renewals or even the availability of other apartments in the building) is not very responsive at all. read more

The building is well run, any maintenance issues are addressed immediately. I'm glad they added Verizon FIOS to give residents more internet options. Also, the doormen are excellent! Very nice and helpful ! read more

I lived in the Beaux Arts for nearly 10 years. If you want a midtown location and can deal with no-frills living AND you can get one of their increasingly rare rent-stabilized units, go for it. At market rents, I believe there are many better deals to be had. Major issues (heat, leaks, etc.) get taken care of promptly, but anything non-critical is pretty much ignored, or repaired in a slipshod manner. The lobbies look OK, but the public areas on the higher floor are shabby and ill-maintained. In my apartment, the bathroom tile was poorly installed, and in any areas where the plaster had been repaired, the area was simply painted over with no sanding or attempts at all to smooth the repair out, leaving dozens of lumpy areas. The windows are 80 years old and leak and rattle. And while this is not the fault of the Beaux Arts' management, any apartments in the back of the building are subject to the extremely noisy ventilation system from the office building across the alley. This is noisy enough that I was unable to have a telephone conversation with my windows open when the system was running. read more
