Dunsing really has its act together as a company. I was able to set up an inspection during the weekend for a Monday, 9am, inspection! (I only got the okay to set up an inspection on Saturday.) I'd expected only to be able to leave a message and not set up anything until they opened for regular business hours on Monday. Being able to do it over the weekend enabled the inspection to be done at the very beginning of the 5-day period specified in the contract with the seller. As for the report, you couldn't ask for it to be any more complete or any more promptly delivered. The report is long but presented in a way that makes it very easy to go through and understand. The email by which the report was sent had a short video link about tips for maximizing the benefits of the report. Even that had worthwhile info. As for the inspector, Paul LeBeau, what a knowledgeable, experienced, competent and conscientious guy. Over the years I've learned to do a fair number of fix-it things around the house (a little electrical, plumbing, carpentry, etc.), so I have some basis for saying what I did about him. You can hide behind the fact that the house was occupied 8 months later by the real owners as a lazy way to excuse your poor service, but the first thing the technician said is "this water heater was never installed properly and here is the filter to show it". Your lazy employees simply ran a machine to confirm hot water was being made but never output by the machine. Your team checking to see if hot water was made inside of the machine but actually never checking a physical faucet is dumbfounding. You should take some responsibility. It's a good thing your company doesn't inspect cars otherwise every one of your employees would say "well we ran the engine and it looked hot" but none of the cars would actually function. And you can also hide the fact that you said, "well someone else should come and look at the roof because we aren't qualified" when it was visible on the cedar posts that it was cracking and you did not need to remove one single board on the deck to see that the flashing on the legs was done very incorrectly. Also forgot to address the fact that I had to pay an electrician to fix the three outlets in my garage because they were broken and have a clear RED light to indicate they don't work, but I am sure you will simply hide behind some lazy excuse. As long as you put in your worthless reports that someone else should actually check makes it alright. It must be so easy to run a cash business where you simply rob people of their money. I stand by the fact that your company performed an inept, lazy inspection and doesn't do anything outside of tell potential homeowners to hire an actual professional to do a real inspection. I couldn't think of a bigger waste of money in my life than this company. read more

Disappointed--Major Issues Missed by Dunsing Inspection My husband and I used Dunsing in late 2024, based on our realtor's recommendation. Unfortunately, within weeks of moving in, we discovered several serious issues their inspection either missed or downplayed: - A gas leak just days after move-in, caused by outdated pipe joints. - A broken pipe and damaged sewer line, despite paying for a plumbing inspection. - Significant, long-term roof damage in the garage--two roofers confirmed it should have been obvious. - A leak in the front attic, which we now suspect may not have been properly inspected. We received no photos, and the inspector arrived before the scheduled time, possibly rushing or skipping that area. The report was filled with vague, liability-shielding language that made it easy to miss red flags. When I raised concerns, the owner offered a partial refund--but only if we signed a waiver giving up our right to share a review like this. Bottom line: Some inspectors appear more focused on maintaining realtor referrals than serving buyers. Before house hunting, find independent contractors who work solely for you--and who will give you a clear, honest assessment, even if it means walking away from a home. read more

I can't recommend Dunsing highly enough. We've utilized them for three inspections in 2021: one for a condo purchase we walked away from after our inspector found major waterproofing and moisture retention issues the sellers tried to sweep under the rug; and an initial inspection and follow-up walkthrough inspection for the purchase of a new construction home. Amazing work once again from Dunsing! Carlos and Josh go over absolutely everything in a house. They do it all from walking the entire roof to going 10 feet down a man hole cover with a ladder during our inspection yesterday. When you want to know exactly what is going on in a house use Dunsing. We know from using them in the past that we can 100% rely upon their inspections. It is not only for the major components like electricity/wiring, furnaces, to sewer issues but they also spot small issues too like basement water issues that only show from a small stain on a door frame. They are very reliable (show up on time), professional (they bring their own ladders, poles to use cameras for roof, etc...), but they also are extremely nice and will accommodate requests to take a look at certain areas of the home.
