Please do not use this company. They refused to inspect the foundation and crawl space because there was 2 inches of water in some spots and they were afraid to be "electrocuted". Their inspection report was very anemic consisting of only about 20 to 25 pages. They spent 80% of the time just showing me the electrical outlets and that was the least of my concern. Most everything they found was visible to the naked eye. I had to pay for an additional inspection for the foundation and crawlspace. And they refused to credit me or refund me a portion of the $600 fee. If you want a thorough inspection, please avoid this company. They missed several key problems. read more

I believe this may be the first online review I've written in my life, but my experience with Legacy Inspection was so profoundly negative and costly (in my opinion), that I feel an obligation to others who might be in my former position to detail my experience. It is with the strongest possible conviction that I would urge you to consider any of the other (presumably great) inspectors available in the greater Chicagoland area. In fact, I recently turned down a significant cash offer from Legacy because they insisted that I sign a release that would require that I "specifically agree that [I] will not post any information pertaining to the Released Parties on any print or electronic media, including, but not limited to, social media, consumer review sites, blogs, or customer review spaces...[and] agree to immediately remove any such posts prior to executing this Agreement." I feel a personal duty to save others from having to go through the same experience (and wonder if there are other similar experiences that have been silenced by such a confidentiality agreement). You can decide whether you think this is a firm worth entrusting. Full experience details below (details presented below should be considered approximate and everything below is my opinion): ---- We went under contract on a home in Old Town in late August 2023, scheduling Legacy Inspection to come inspect the house. Legacy was referred to us by our real estate agent (who, FWIW, ultimately upon seeing this situation play out, agreed to give us $5k back to us as an apology for recommending Legacy, which I would observe seems like a pretty damning indictment of Legacy). Legacy sent three inspectors on August 30, 2023 for a total cost of $1,520. Together, the team spent approximately 3-4 hours at the house. My impression in the moment was that they seemed to be doing a satisfactory job (OK, but nothing outstanding). As an aside, I found their report to be considerably shorter and less detailed than a report on the same property from a year earlier (given to us by the prior homeowner by an inspector called Home Advantage Inspections; not an endorsement, just a comparison). The inspection report outlined only a small list of issues, which was not surprising given that there has been a lot of work and money invested into the home during the prior year. Approximately 40 days later, after closing, we had our GC go to the roof to examine the gutters. Upon returning, he exclaimed "why didn't you have a home inspection?" -- noting that there was significant water damage on the roof, with gallons of water clearly sitting under the roof membrane. We stated that we clearly had an inspection and that Legacy's determination was that (per their report) it was in "Satisfactory" condition, noting that the only issue they found was a "loose cap" on one of the chimneys. Our GC replied that it was unequivocally not even close to "satisfactory" condition -- bringing me up to the roof to show the obvious condition that the roof was in. As a novice, I would describe the roof as a bit like walking on a water bed; with water spewing out of corners when stepped on. Such a level of damage, especially evident even to an untrained eye, suggested to me a major oversight in the earlier inspection, considering the minimal precipitation in the intervening period (specifically, only three instances of precipitation measuring over 0.1 inches during this 40-day period, per the National Weather Service). Upon discovery, I immediately emailed Legacy about the issue. Dave Catanese called me back within the hour and asked if they could send their lead inspector (Bob) the next day. Four of us went to the roof together and inspected the issue. There did not seem to be much debate that there was an issue. Legacy's mood was somber and earnest. After review, Bob noted that he needed to bring his findings back to the owners of Legacy. To be honest, I was hopeful that this small business would do the right thing and honor the implicit promise made to their customers. Dave followed up two days later to say "there now does appear to be an issue with the roofing. I would like to err in your favor and return your home inspection fee." Suffice to say, an $850 refund in the face of $35,000+ worth of damages was not acceptable in my opinion. After stating that to Dave, he noted that they would be filing an insurance claim with their insurer. Without boring anyone still reading this, I will summarize the last 4.5 months of dialogue between myself, Dave, and ICM (insurer) as follows: Despite every opportunity given to Legacy to be fair and pragmatic, they have chosen to hide behind their waiver. Ultimately, in March 2024, Legacy did present an offer above the Inspection Fee, but insisted that I sign a release form that would have bound my confidentiality. I am dissatisfied with my services. I moved in my house not even 4 months ago with an expectation from legacy. Who told me that my roof which was built-in 2017? What's OK no problems at all now? Here it is March when I bought the house and November. And now I have water damage. Tell the roof and 2 spots on one side and 4 on the other. How did they not see this so? Therefore I am screwed out of a lot of money as well as the money. I pay them and for what to be screwed at the end. Do not waste your time or money. read more

I'm writing this review to warn anyone considering using Legacy inspection. Their extreme oversight and failure put my family and young children in danger. Shortly after moving into our home, we discovered rodents living in the walls. But that is not what we are taking issue with here. Pest control came and found our garage attic had Racoons previously living in it. While the Racoons were taken care of well before we moved in, what was left behind was destroyed insulation (photos attached) and Racoon fecies - fecies that is extremely dangerous and potentially lethal when inhaled. Legacy's inspection report notes the insulation was "satisfactory" and made no comment of the destruction/fecies. When I confronted Legacy about the failure to note these issues in the report, their response was "they can't make comment on anything "pest related" and the insulation looked totally normal". Any human can clearly see the problems that are present. To not make any mention of the insulation or droppings that put my family at risk is irresponsible. Now we are stuck with a $4,000 bill and Legacy has made zero attempt to make things right - instead they have made excuses. If you want to avoid discovering issues upon moving into your home, and more importantly, want to keep your family safe, avoid Legacy at all costs. I purchased a condo in Chicago and hired Legacy to perform the inspection before closing. They charged my $600 for the inspection and reported that there were no major issues with the property. After closing on the unit, my brother went to the property and noticed a large bubble in the floor in the living room next to the kitchen island. The water damaged floor was entirely visible and the extent of the damage went halfway into the living room. I requested that they pay for to have the floor repaired. Their initial response was tough luck, not our fault. Upon pressure from my agent who referred the job to them, they offered to refund $250 of the $600. I told them I wasn't looking to shake them down for $250, I just wanted the floor repair. They didn't respond. The estimates I received to repair the floor they should have reported as damaged and then which I could have received credit from the seller is $6500. That doesnt count the $1000 I need to reimburse the tenants for taking them out of their home for 4 days while the repair is being done, nor the hours upon hours of my time spent trying to resolve this problem. Since Legacy refused to pay for their negligence, I am taking them to small claims court. They may be great when nothing is wrong, but when they screw up, they dont own it.......and that's when you need them the most. Buyers beware!!! We recently had Legacy come out to do an inspection on our new purchase. They FAILED to let us know that there was a gas leak both inside of the house and outside. Even after we told them there was a small smell of gas coming from the basement. They also FAILED to let us know the water softener was not working, this is our first home with well water and when we moved in we noticed the softener was disconnected and once it was connected nothing but brown water started coming out. Not sure how they missed this completely during their inspection. The inspection was costly, and having other people come look into the missed items has added to this cost. We have never had so many items creep up after a purchase because they were missed by inspectors who do this for a living. Frustrated is an understatement on how we feel with having to pay this company come do an inspection just to find out there was a lot more wrong with the house than they told us, again even after pointing out the items to them. Missed significant issues. There was snow on the roof so they said they couldn't go up there. They still said to have a professional check it. Beside that, it looked like it was in an acceptable condition. First rain after we moved into the house, the roof is leaking. $500 to fix and now $26,000 to change the roof. Two things : - if you can't go on the roof to check it, don't charge us for it. - The poor condition of the roof was noticeable from the attic but it hasn't been done. There was an important gas leak in the fire place and behind the dryer. Haven't been noticed but let say that this is minor. read more

To whom it may concern, I paid $500 to have this company inspect a house I purchased. They missed the fact that the bathroom fan vent does not go through the roof. Instead it just dead ends into the plywood roof. Now I have to pay a roofer to make this repair. I caution other first time home buyers To avoid this company. The repair will cost me $700 And they offered me $50. I work for a plumbing company and when we make a mistake, we make it right and take the hit. $50 is not going to fix this costly mistake. We used Legacy Inspection group as a recommendation from our realtor. We had our inspection done and were told only a few minor things needed to be fixed. However this was not true. There have been several things that have come up in the month we have lived in our new home that should have been caught in the inspection. I tried filing a complaint with them and was just brushed off and now they are ignoring me. We had two sinks that had pipes that were being held together by electrical tape. No one pointed this out during the inspection. Our dishwasher wasn't installed correctly and we were told that all the appliances were working. If the inspectors would have run the dishwasher (which they didn't because there was Styrofoam and tape still inside) they would have found that it wasn't working. Our kitchen sink had issues draining and would overflow into the next sink anytime we would try to run the garbage disposal, and we had to have a plumber come out 3 times to fix it. When I said something to Legacy regarding this all they said was "it didn't have issues when we ran it" which is hard to believe because as soon as I tried doing a couple of dishes my sink was so full of water from not being able to drain. We had a chimney company come out to do an inspection and cleaning and they found multiple things wrong. The chimney company said it should have been caught during the home inspection and were surprised we hadn't already heard there was a very obvious issue with the chimney. There is also no cover on the furnace vent and Legacy failed to mention this to us. It's hard to believe that these issues were not found during the actual inspection. read more

If you read their contract, it says they only look for property issues that are in excess of $500 in value and then they limit their liability to the amount of the fee.....$500. So basically, if their negligence costs you $20,000 to repair because they missed a clearly visible issue you can only get $500 from them. What is the point in hiring this company then? Go find someone who will do a good job and if they don't, they take responsibility for it. DO NOT HIRE LEGACY INSPECTION! They screwed me over and they will screw you over too. read more

And Dave I. performed my inspection and were very thorough with their findings. My report for 2103 joppa ave. was 19pages not too cluttered like I've seen before, it was just house info, detailed descriptions of repairs the house needed, good pictures, and even had educational diagrams of how the different systems function which I loved because I want to know how everything works. For anyone considering using this company, take a moment to read the bad reviews, of which there are many. 0/10. Abysmal. I will never use this company again, and I will inform everyone in my capacity of my experience so that they don't have the same experience. They missed several significant issues that anyone competent would have caught. I have had multiple contractors and people in the trades identify glaring issues that anyone who was remotely competent at home inspections would have caught. They missed a leaking dishwasher that was directly leaking onto a junction box causing a significant fire hazard and water damage. I was told the dishwasher was working well after running and inspecting it. This issue was present at the time of the inspection and would have been identified by anyone competent. They said the garage door was in good condition. The garage door was on the verge of breaking due to the cheapest, most shoddy installation and work, using incorrect parts and materials in a "frankenstein manner." Several of the coils broke off and flew out at such a velocity that I could have been seriously injured or my vehicle. Multiple experts pointed out this would have been identified by anyone remotely competent. The inspection overall seemed rushed, cursory, and with minimal attention to detail, as if they were just going through the motions. I would never use them again, and I will inform everyone in my capacity never to use this company with incompetent employees. They also charge over market. read more

Hired legacy for a quick inspection on my townhome, they were available on a short notice and were recommended from my realtor. They come out in a pair of twos, one person will show you some items they inspected, while the other will inspect items making the whole process very fast. They brought a printer with them and printed out the inspection summary right in the home, super convenient. The crew I had was very polite and even answered some questions a week after the inspection about an issue I had. Overall a good experience. My only complaint would be that they seemed very rushed at times and they missed a few items I noticed and asked them to add. But as with any home purchase it's good if you are present so you can verify the inspectors are doing what you want them to do. The report was not as detailed as previous inspections in another state, but detailed enough on the problem areas. read more

There were several errors on their report. They recommended several items of remedial work that had actually been done just weeks before, as verified by receipts from the trade professionals who actually did the work. I should have known there was something wrong when they said they couldn't figure out how to access the attic of a single story ranch home. My impression is that these guys pretend to be far more expert on a variety of home technologies than they really are. A nervous buyer with scant knowledge of home mechanics can easily be swayed by what appears to be an experienced crew of inspectors. There is no opportunity to check their work, unless you suffer the consequences well down the road, so you are forced to take their word for whatever they tell you. After spending $950 dollars for a home inspection, the report had to be resent for more detail as to understand what exactly was checked. A different inspection group and realtor told me Legacy should be able to check a heat exchange in a furnace. After reading in the report that a professional HVAC person needs to inspect, I inquired as to whether this was industry standard. After being told I am being lied to by the other company and going back and forth on whether the exchanges were checked and the semantics of it all... I conceded to being overcharged for what I believed to be a less than exhaustive home inspection. I recommend you shop around for a company that stands by their customer satisfaction and does not bully you into paying $950 for a less than detailed report for your big purchase. read more

What's the difference between having a blind person inspect your home and legacy, not much. Actually, I think a blind person would have done a significantly better job. Each will stumble upon the obvious and nothing else. We hired their team of blind men to inspect a home. They got all the obvious items that a blind man would catch but anything else they missed it all. Not sure where to start, the furnace was failing, inducer fan and heat exchanger and they didn't catch it, the piping for that furnace was incorrectly plumbed also. The dryer vent was completely clogged which they missed, the vent that was installed is not approved for dryer applications. Water damage to the ceilings in 3 different areas where missed and I had to point them out at the end of the inspection. Very obvious locations, especially the 2 right above where they were standing. One of the humidifiers had a bad leak and was also incorrectly plumbed. A copper pipe in the utility room that was in plain sight was heavily corroded and leaking. The master bath body spray didn't' work and was missing caulk all around it. For the furnace, they suggested annual maintenance since it was dirty but not once did they mention that it was failing and would need to be replaced soon. Of course, everyone suggests having annual maintenance on the HVAC system. All in all a complete waste of money, the owner Sal was apathetic and would only focus on the standard language of having the annual HVAC service. When pressed to address all the other missed items he refused. Spend your hard-earned money elsewhere and with a company and owner who values you as a customer. Read the recent reviews carefully, you will find that they are great at finding the easy items but look elsewhere if you are hoping for a thorough inspection that will catch items that need attention soon. read more

This group of inspectors were thorough and very cordial. There was one area of a spare bedroom with a bit of AC condensation leakage that was almost to impossible to notice without daylight/sunshine. This cannot be held against the inspection group. My recommendation would be to schedule the inspection in the middle of the day, preferably a day with at least partial sunshine. read more

Awful! Very expensive and they miss a lot! I bought my house 9 months ago. Had my home inspection with a Legacy. While walking through with their inspectors I pointed out a water stain on the ceiling. They did t even notice it. They brought the ladder back in and just stuck their head in the attic and said it didn't look like anything. After the first snowfall now I have a much bigger water mark. Way too fast to catch anything but the obvious. 3 inspectors went thru a 5500 sq ft house plus 1500 sq ft basement in less than 2 hours including report. The inspection cost more than the repair items they found. After moving in, we found larger ticket items such as broken window seals, leaks, broken refrigerator, etc. Even a few items they pointed out as possible issues were not noted in inspection report.
