    First There was a small leak. They turned into a huge one. And now this is the beginning of what can a disaster.

    I am dissatisfied with my services. I moved in my house not even 4 months ago with an expectation from legacy. Who told me that my roof which was built-in 2017? What's OK no problems at all now? Here it is March when I bought the house and November. And now I have water damage. Tell the roof and 2 spots on one side and 4 on the other. How did they not see this so? Therefore I am screwed out of a lot of money as well as the money. I pay them and for what to be screwed at the end. Do not waste your time or money.

    Destroyed attic & insulation

    I'm writing this review to warn anyone considering using Legacy inspection. Their extreme oversight and failure put my family and young children in danger. Shortly after moving into our home, we discovered rodents living in the walls. But that is not what we are taking issue with here. Pest control came and found our garage attic had Racoons previously living in it. While the Racoons were taken care of well before we moved in, what was left behind was destroyed insulation (photos attached) and Racoon fecies - fecies that is extremely dangerous and potentially lethal when inhaled. Legacy's inspection report notes the insulation was "satisfactory" and made no comment of the destruction/fecies. When I confronted Legacy about the failure to note these issues in the report, their response was "they can't make comment on anything "pest related" and the insulation looked totally normal". Any human can clearly see the problems that are present. To not make any mention of the insulation or droppings that put my family at risk is irresponsible. Now we are stuck with a $4,000 bill and Legacy has made zero attempt to make things right - instead they have made excuses. If you want to avoid discovering issues upon moving into your home, and more importantly, want to keep your family safe, avoid Legacy at all costs. They have shown zero regard for our family and our home.

    Leaks

    Missed significant issues. There was snow on the roof so they said they couldn't go up there. They still said to have a professional check it. Beside that, it looked like it was in an acceptable condition. First rain after we moved into the house, the roof is leaking. $500 to fix and now $26,000 to change the roof. Two things : - if you can't go on the roof to check it, don't charge us for it. - The poor condition of the roof was noticeable from the attic but it hasn't been done. There was an important gas leak in the fire place and behind the dryer. Haven't been noticed but let say that this is minor.

His report included both major and minor issues with a comprehensive list of what repair was needed for each issue and by whom. The inspection took around 3 hours and cost was very reasonable for what this was. What I really liked was how the owner, Charlie, talked with us afterwards about each aspect of the report and told us exactly what he would do to fix each issue. He listened patiently to our many questions so we never felt rushed. As a first time home buyer who has had negative experiences with home inspectors in the past, his explanations put me at ease. If I were a contractor, I would look to get an endorsement from this company. Frank Dattalo was great on-site. The follow-up call with Charles Bellefontaine was very insightful. The combination of the two... 1) saved us additional time and money, 2) gave us confidence to not second guess walking away (we thought we had found a home that we would live in for decades), and 3) was a learning opportunity as we continue house hunting. I would highly recommend Chicagoland Home Inspectors, especially if you are purchasing a home that is 100+ years old. Even more so if the home is for sale by owner. They provide the information that you need to hear before making such a substantial commitment. You may be disappointed but purchasing a 100 year old home without this type of thorough inspection is akin to closing your eyes and taking a leap of faith that the seller wants what's best for you and your family. For context, the home was built in the early 1900s, three-stories, brick, original hardwood floors. The seller presented the home as being fully renovated with a new roof, electric wiring, plumbing, HVAC retrofit, etc. Frank called days a head of the inspection to ask some questions and discuss what services were needed. He removed one of the services, and the extra cost, because it wasn't needed. Frank arrived early and was already scanning the roof (via drone) when I arrived. He was more than happy to answer any questions that I had and he made a point to show me areas of major concern in-person. When I pointed things out Frank was more than happy to take a look and answer my questions. On the follow-up call, Charles took the time to further explain the findings, provide input on priorities and talked us through estimating tools. He also provided a different perspective and opinions. Talking with both Frank and Charles was incredibly valuable. Charles was surprised that our realtor recommended Chicagoland Home Inspectors and was quick to tell us that's a great sign that our realtor has our best interests in mind. If your realtor tries to steer you clear of this firm, definitely inquire why. You have to live with the consequences, not your realtor. Some Inspection Findings: - Licensed contractors didn't perform work properly - Major systems (which are new) were functioning but had potential issues that could shorten lifespan/void warranties - Source of moisture intrusion hadn't been identified/repaired - Attempts to clean up mold - Potential safety hazards Other Details: Inspectors are only required to check one electric outlet per room, this firm checks all of the outlets. They found the one that was incorrectly wired and posed a safety risk. When they tested the water pressure they made sure to turn on multiple faucets not just one at a time, identified a pressure issue. One thing to note, make sure the seller or broker has everything prepared. Any water valves that are shutoff equate to a sink that cannot be inspected. All appliances and systems need to be fully operational to be inspected.

    I recently purchased I recently purchased a home and this inspection company was recommended by my…read morerealtor. The inspection that they performed appeared superficial. They were there for about 3 or 4 hours and charged I believe $800. They missed many things in the home. Although they may have tested the oven to see if it works they did not notice that the handle to lock the oven during self cleaning was broken and that we would be unable to self clean the oven. There were many little things like that. However the major complaint was the roof inspection. We have a cedar shake roof, which I have never owned before. This is an excerpt from their report: Roof Age: 15 + years Visibility: Partial Limited by: Accessibility Roof Type: Gable Layers: 1 Viewed from: The Ground Roof Material: Wood Visible Shingle Condition Visible Shingle Condition: Satisfactory Cupped/curled: No Split: No Moss: No Sagging: No (Roofs may contain hidden defects that will not be seen today. If this is a concern, consult a professional. ) Due to the visual condition of the roof or the fact that it could not be fully viewed, I recommend it be professtionally evaluated prior to the closing. We were verbally told by the inspector that the roof was in "great condition"and had no problems. On the day of move-in, our homeowners insurance company Allstate inspected the house for our homeowners insurance coverage. The Allstate inspector reported "The roof of your dwelling or garage has moss build up." and threatened to cancel my homeowners policy if the moss was not removed within 30 days. It was clearly apparent from the inspector's photos that moss was present. Never having a cedar roof before, when the inspector told me the roof looked great, I assumed this was normal. After receiving many quotes in which ranged from $825 to more than $3000, we finally settled on a bid close to $2500 that did both moss removal and resealing. In this resolve the problem and Allstate was satisfied. Correspondence with the inspectors in an attempt to get some remediation failed. They fell back on their way out regarding their recommendation for a professional evaluation prior to closing and that the day they did the inspection it was raining and they felt that they could not make a proper evaluation. The problem with this latter excuse is that the Allstate inspection happened on a rainy day as well and if they could not make adequate evaluation why did they write no Moss in their report? I cannot recommend them for future home inspections.

    Dunsing really has its act together as a company. I was able to set up an inspection during the…read moreweekend for a Monday, 9am, inspection! (I only got the okay to set up an inspection on Saturday.) I'd expected only to be able to leave a message and not set up anything until they opened for regular business hours on Monday. Being able to do it over the weekend enabled the inspection to be done at the very beginning of the 5-day period specified in the contract with the seller. As for the report, you couldn't ask for it to be any more complete or any more promptly delivered. The report is long but presented in a way that makes it very easy to go through and understand. The email by which the report was sent had a short video link about tips for maximizing the benefits of the report. Even that had worthwhile info. As for the inspector, Paul LeBeau, what a knowledgeable, experienced, competent and conscientious guy. Over the years I've learned to do a fair number of fix-it things around the house (a little electrical, plumbing, carpentry, etc.), so I have some basis for saying what I did about him. I think I've raved long enough, but I meant everything I said.
