BEWARE!- Terrible place to live! Constant noise from the freeway and at times city/or CalTrans workers work from 9pm--1am using power drills! Ridiculous. - The building is poorly built so there are no carpets between floors (except in the bedroom) and I am on the top (4th floor) and can hear EVERYTHING the people below me do! - Beware of the outrageous and ridiculous hidden fees when moving out: - They charged me $220 for cleaning fees! I have 2 professional cleaners clean the unit every 3 weeks and they charged me $120! - They charged me $110 for "damages to the carpet"--I am borderline OCD so I kept the carpet and unit very clean! If you complain and they say it's for carpet cleaning--dispute it as it's the responsibility and decision of the company to clean the carpet for the next tenant...NOT YOU! - The arbitrary and confusing utilities fees...water/trash, etc. It increases each month! There was one month I was away on vacation for 3 weeks so the utilities bill was $3-5 less than the previous months! - They charged me $32.79 for "prorated paint charge." Again, there's nothing wrong with be paint...may be lighter due to normal wear and tear and they are the ones who decided to repaint for the next tenant so why am I financially responsible? They will try to milk every dollar out of your deposit amount! Such a scam! read more

Do not even think of living here. You can hear every neighbor at all times of day, my bike was stolen in the stupid bike room, my mail and packages have been stolen 7 times since October, parking sucks and you don't even get 1 free garage spot, the leasing office is lazy and never does anything, apparently none of the cameras work here, I haven't gotten any money back for my $1,000+ of lost and stolen items, faulty wiring causes circuit breaks and power outages weekly, floorboards are lifted, circuits are mislabeled, light switches are in random hard to reach spots, pool is never clean, one bath sink at the pet spa has been out of order for a year now, ceiling fans are scary loose, smells like weed and cigarettes, no one picks up after their dogs, the tiny 10 foot dog park never gets cleaned, Rebellos towing circles every night around 2am, and it's over $3,200 for a 1 bdrm 1 bath at this shit hole. Update: these unprofessional idiots responded only to try to deny everything because they know they are at fault and there are 3 other recent reviews that literally bring up almost all of the exact same concerns that I did lol. And yes, more than half have been brought up. The bottom line is, duo never takes responsibility for anything and leaves you in the dust and does not care about their customers in anyway whatsoever, do not go here, you're welcome. read more

update : as you can see below, I attach pictures of what they will increase your rent too and also what they told you they were gonna charge you for utilities for example trash was supposed to be charged $35 but we actually were charged 54 very inconsistent. you can also see screenshots of me talking to other residents that live here leasing will call residence during the day to write good Google review reviews so the reviews on Google are not very genuine that's super disappointing. I am extremely disappointed in these apartments. My guest's car was towed from the parking garage due to a mistake on the parking pass caused by the leasing office and corporate is refusing to take accountability and provide a credit for the $510 towing fee. The car would've never been towed if the office would've done their job in their first place. That on top of all the countless fire alarms because of their sensitive smoke sensors that go off at all hours of the day and night have led me to never recommend this place to anyone. read more

I love this community! It is in a great location, set back from busy shopping centers so it is very calm and doesn't have a lot of traffic. There are parks all around that my kids can play at and I feel safe with them being outside. The parking is so convenient. You can park in the garage and walk into the resident hallway without having to leave the building. I have lived all over California and this is my favorite place so far. I live in the 3 bedroom and its a great layout with full size washer and dryer. I definitely recommend this community to anyone looking for a peaceful environment. read more

This place is not worth it. Don't be fooled by the "million dollar renovations". Cars get broken into constantly. Apparently there is security but all they do is tow cars instead of making safety a priority. Even units are not safe. Throughout my time there I had a neighbor ask me for footage from my patio because they had thieves break in from their balcony on the second floor using a ladder! Packages are always being stolen from the mail room. Managers don't last here, there's new ones coming in like every other year and they all want to come up with "better systems" resulting in more fees. The construction is terrible. My fiancé and I moved in here about a year ago and we went from so happy and welcomed to stressed and disappointed. We moved in when Fairfield Residential was still in charge and we loved them. When we found out Two Coast Living was taking over, we were a little anxious but I gave them the benefit of the doubt that they weren't gonna change much and we'd be okay. Boy was I wrong. Since the management change, they closed down the clubhouse for a while and then changed the hours so that it's only open during their office hours instead of until 10pm like it previously was. You have to rent out a key just to use it and if you use it past business hours, they'll charge you a $300 deposit AND $100 per hour. That's an insane considering I already pay rent to live here and the clubhouse is one of the amenities I was promised. I was having some friends over and I thought using the clubhouse would be best so I don't disturb my neighbors. But when my fiancé went to the office to rent out the key they gave him such a hard time about renting out the clubhouse after hours so we ended up just hosting in our tiny one bedroom apartment. The golf room also has been closed for weeks, which my fiancé and I used to love using. It feels like the amenities are being stripped away and no compensation has been made. In addition, there have been so many incidences with the fire alarms going off for no reason, water pipes being under maintenance, and so many more inconveniences. With Fairfield, anytime there was maintenance on these things we'd get notice a few days in advance. Now it's just apologies without explanation. The resident portal site that TCL had us switch over to is also useless. So many bugs, and it shows utilities charge late. The only positive thing about living here is the location. I love this neighborhood and how safe it is. It's quiet, lots of friendly families, plenty of parks. But if I could move out to somewhere better without having to pay for moving fees and stuff, I would. read more

Fire alarms go off pretty often here. Last night (early this morning around 2AM) up until the afternoon, the alarm has gone off 5 times!! You'd think the amount of times it has went off, fire trucks or something would show up but nope. Maybe there's just something wrong with the fire alarm itself.. This place is not what it used to be, I used to like the place until new owners came, new charges have been introduced for parking, amenities are not well maintained. 1. I recently moved out and was quite disheartened by the move-out experience. Despite not causing any damage to the carpet, I was charged a hefty $546 for carpet replacement. Upon moving in, the carpet was already in poor condition with a lot of pet hair, Given this, it's frustrating to be billed for something that was not in a pristine state to begin with.The charge for carpet replacement feels unjustified, especially considering that no damage was inflicted on the carpet during my tenancy. 2. Even though there is a club house its practically unusable now due to new rules, you have to collect keys from leasing office every time, which is a headache, and it would mean you can only access it during working-hours when leasing office is open in weekdays. 3. If you want to change apartment within the community then also there is unnecessary charge of 1500 on top of all other process including move out fees/application fees and everything. Considering all of this I would advise everyone to stay away from this place. read more

I was a resident at Duo since it first opened. Initially, it was a pleasant complex situated in a relatively safe neighborhood, with nice units. Overall, my experience was positive, especially after Blanca and her team took over. Maintenance has always been excellent, consistently receiving a 10/10 rating from us. However, things took a downturn when Two Coast Living acquired the property and replaced the leasing staff. The new team is among the most incompetent and egotistical individuals I've encountered managing an apartment complex. I'm unsure if this is their first experience managing an apartment complex or managing anything at all, but the property manager and leasing staff exhibit a very limited knowledge base, lack basic managerial skills, and demonstrate a significant lack of maturity. They often dismiss concerns or pass you off to someone else, suggesting an inability to effectively handle conflict or challenging situations. They only respond to easy emails that require minimal effort on their part. Getting someone to answer the phone is a rare occurrence, and leaving a message rarely results in a callback. If you have a complaint or need lease-related information, good luck getting a response. To make matters worse, they increase rent without notice, which violates the lease policies they have tenants sign. Attempts to reach them to address these issues are futile. My recommendation is to always keep a copy of your lease, document all communications...or lack there of, and be prepared to take legal action if necessary. Unfortunately, it seems to be the only way to get their attention. Other cons: Fire drills happen frequently, often late at night. The elevators are constantly down. The clubhouse is open only during regular business hours. The staff's documented leasing schedule rarely aligns with their actual availability or when someone is in the office. When renting a unit, thoroughly document any inaccuracies, damage, or broken items you notice to avoid being charged later. TAKE A PICTURE OF THE DOCUMENT to avoid it from going "missing" at checkout. This will help if you need to file a complaint with the BBB or take legal matters into your own hands. While most communities and complexes have their share of unhappy tenants and issues, this is the first experience that has compelled me to write a cautionary review. I strongly recommend exploring other options, as this place is unfortunately declining quickly. It's unfortunate that the positive reviews lack substance and seem designed to counter the negative ones. This makes me question their authenticity and there have been incentives in the past to get folks to write reviews at the start of the lease terms when they have yet to have any experiences. This place has a ridiculous assortment of added-on fees that should be included in rent or not included in the renters' costs at all, such as a "community area maintenance" fee that totals above $100.00 a month extra. Add this to the wrongly advertised rent prices per unit, and this apartment complex turns from a seemingly nice place to a place that costs almost $500-600 a month extra just to live here with pets and two parking spots, which is just not right and not fair to potential renters viewing the website and seeing a base price that a) is already expensive and b) is not accurate to the prices given when you actually go to tour the units. It makes apartment searching more stressful to have these unadvertised fees attached to your units. It felt like a waste of our time and the very friendly but obviously overburdened workers who met us in the leasing office. read more

The amenities are beautiful, & I love my unit. The only thing that makes me wanna move is my neighbor above me. Practically every night btwn 1am-4am he is blasting music, stomping, banging things, dropping things, yelling. I have talked to him & asked if it's during the week if he could help me out with minimizing the noise bcuz I have to wake up at 5am to go into work. His response was "well when can I make noise, your lucky you don't have people below you" I told home weekends I don't care I'm off, but weekdays midnight to 5am I just want to sleep for work. But that didn't matter he proceeded every day since then, I've called the office twice. And I don't blame them because their is only so much they can do with some who just doesn't care. But at this point I keep going into work tired & falling asleep in meetings, I've been called out about it by my management team. I just moved to California in July & I can't afford to make alot of mistakes at work because I can't get any sleep at home. Although the DUO is an amazing community the ceilings are way to thin & this guy genuinely doesn't care. Like right now writing this it's 3am and it literally sounds like he is jumping upstairs & laughing he is so loud. I would cut on my music to try & drown him out. But my neighbors across and on the sides of me are so nice & sweet they don't deserve to be disturbed. If your a renter & live above someone. Try to be pleasant to those under you! As much as I wish I had listened to the negative reviews about this place before moving in, we had the pleasure of learning the hard way. I'll start with the good (though it is very little). - The units are nice. The neighborhood is decent. - The amenities are nice outside of the dog area which is never cleaned or kept up on by dog owners. That's about it for the good. All the negative comes from the front office. I have never met a more incompetent group of individuals. It SHOCKS me that these people are responsible for the roof over their resident's heads. If you have a question, you might as well answer it yourself as we have never been given a straight answer about fees, payments, or any simple correspondence whatsoever. You'd figure a simple "I'm not sure on that, let me get back to you" would be enough, but instead the girls at the front desk decide its easier to pull a silly little answer out of a magic hat that doesn't exist. Lying through their teeth is an understatement. Don't bother sending them emails, if you're lucky they might get back to you in 2 weeks, but if it is any experience like we've had, they may just lose your email all together. OOPSIES! Stay away. STAY FAR AWAY. Every resident will tell you this place was much better before new management took over. I'm just sad we never got to see the old DUO. There are plenty of places in San Jose for this price, and NOTHING could justify the constant headaches that we've had since moving in. Just moved into Duo Apartments and the staff has been informative, available and patient with me through the entire process. I worked closely with Claudia and Em during my lease planning and agreements. They both promptly answered any questions or concerns and made me feel welcome in my new home environment. The property is clean and all the neighbors I have encountered are friendly. I got lucky with a loft apartment and love it! I do face the freeway and the double pane windows seal out any traffic noise during rush hour traffic. I have never once heard neighbors through the walls and parking is a breeze which was one of my original concerns with community living. I've already used the business center for an impromptu business meeting while working from home. The gym is almost always empty and my kids enjoyed the pool this past weekend. Martha (if that's her real name) at the leasing office is a racist. My husband and I were there on 2/17/24 with an appointment to look at some apartments and while there, we had such a bad experience I can't imagine what I would have been treated like if we lived there and needed anything. We were a few minutes early for our appointment and she was helping another person, which was fine because we were early. We waited for 10-15 minutes and when she was finally available, a few others had shown up for tours as well. Everyone was either Latin American or White except us and we're Muslim so I was wearing a Hijab. She said she was the only one working that day and that she wouldn't be able to help all of us at the same time so would make some keys for everyone to go look at the units themselves while taking one group with her. Okay, fine, EXCEPT out of all the groups, we were the ONLY ones to get the keys to be sent off. During this entire interaction, she was very short and dismissive with us. I asked if the key would work on the amenities so we could see them and she said no and then nothing else. I had to ask her if she was going to show them to us after we got back and she said was VISBILY reluctant to say she could show them to us afterwards. I was a little annoyed at that point but was fine. On our way out, she told us she had to lock the doors once everyone was out because she couldn't just leave the leasing office open, which I thought was weird (why didn't she just give everyone keys and then take us as a group to view the amenities so no one got locked out with their ID's in the office?). So my husband and I walked across the street in the rain (luckily it was only sprinkling) to view the unit we were interested in. When we got back, we were locked out of the leasing office, with my ID still in there for 25 MINUTES! And not only that, while we sat in our car because of the cold, I saw her taking the WHOLE GROUP to the very building AND UNITS that we just came from!!!! So not only had we been the only couple separated, she had sent us out alone to a place she was going to show someone else anyway. We were both so upset at this point, that I decided to just stay in the car while my husband went in to get the ID, and after the group had gone back in the door was still locked and had to be opened for him! She then had the audacity to ask if we liked it. No, I did not like it. read more

Duo looks nice from the outside and the common areas, but living here is not recommended. (Especially for the price!) We live on the third floor. The neighbor above us starts like rolling something around the floor and stomping around practically every morning between 5-6 AM. We have complained to the front desk twice, with no results. You can pay extra for valet trash, but people tend to just leave trash in the hallways on days when there is no scheduled valet service (like smelling trash in the hallway all weekend.) We also complained about this, with no results. Residents tend to not pick up after their dogs in the 'bark park' so we stopped using it because it is routinely full of poop. (Some poor guy from Duo maintenance has to pick it up once a day) (It smells awful from the urine if you happen to live near it.) You can pay extra for garage parking, but some residents park in the garage 'guest' parking all the time - for free - and nothing is done about it. So, it's not that Duo is bad, but the residents can tend to be thoughtless and trashy. We can't wait until our lease is up and we can get out of this place! read more
