The weird bitterness smell filled the air conditioner when I moved in. Indoor heating also smells like garbage when turned on. I can't breathe well .The odors makes me feel sick all the time. And then the renting center do the vents cleaning for me .I can breathe much better,I am appreciate that!! But the second day,the bad smell still remains, So The leasing center decided to let me leave earlier without the Penalty！Very thankful to them.Thanks to Kelly! Overall, the place looks great. But the people who run it are rude and do not know how to be professional. They had workers in pj's working and no it was not a dress up day. I'm assuming the manager(?) has no clue what's going on with events residents have booked and if she does she doesn't seem to care. While I was viewing the place they were interrupting someone's party to take down Christmas decor. I thought it was pretty rude and that should be done before or after the private event. Also, the parking is HORRIBLE. If you invite guests over, have them park at the VTA lot down the street. Or risk getting yelled at by the office staff to move your car. Right away my car got broken into along with others, seems like cars getting broken into is a norm there. They have signs that say the area is subjected to video surveillance so there's actually no video surveillance. They say they have security but they really only show up at 10pm to do a quick walk through and that's it. They also say they have a Police Officer that supposedly shows up every once in a while. The construction workers leave their nails everywhere and I got a nail in my tire right away. Criminals who use the light rail or live in the homeless encampments nearby like coming into the "gated" complex to threaten people, do petty thefts, etc. in the stairwell I had to complain twice about getting it cleaned up because someone had used the stairs and peed while using it. Someone complained about someone using the restroom right behind their car and used napkins that were later put on the windshield of the vehicle. They advertise being a "gated community" when really, the gates are almost never working and left open for all to enter. They don't even give you all the keys to the gates forcing you to take the long way to get to your apartment. There's a silverfish problem and in the summer time the apartment has an ant problem. The apartment was poorly built. We had a 2 bedroom 2 bathroom. In the master bedroom the bathroom door and bedroom door would constantly clash because the doors were literally in the way of each other. I tried putting up corner shelves and none of the corners were square. There's also a pink mold problem. Almost everyday I'd have to clean up pink mold that gets all in the shower and toilet bowl. You'd think for the "luxury" apartment living and high cost of rent they'd put some kind of sound proofing on the walls and the floors/ceiling. You can hear neighbors screaming and yelling at each other. You can hear people just simply walking. Oh and don't count on getting your deposit back. It'll come out to exactly the amount you deposited. They "cleaned" and did stuff that didn't need work or cleaning but really it's not worth the time and effort to take them to small claims court and they know that. read more

My review of One Pearl Place (OPP) is LONG overdue. My wife and I moved into OPP back in 2014 and lived there for about 2.5 years. We moved out after my wife got a new job but really loved my stay there. The location of our apartment was perfectly situated where we were away from the streets and the VTA. I can see how certain parts of the apartment complex can get noisy but I suppose we just got extremely lucky. The apartment is also gated so theoretically, no one other than the residents should be able to gain access to the facility. We had one unsolicited visitor at our front doorsteps but outside of that, we never felt threatened at any point during our stay. The apartment complex is clean and well maintained. Kelley, the apartment manager, was just awesome. She made us feel so welcomed and greeted us by name every time she saw us. There were others atthe office who were just as nice and welcoming as Kelley but without naming any names, there was this one particular person who was always moody and often rude. Pro's of living at OPP: 1. You cannot find a better maintained apartment complex in San Jose 2. Gated Entry and Parking 3. Pool, Hot Tub, and Gym 4. Washer/Dryer in every unit 5. Access to communal kitchen, business center, and entertainment room 6. Next to Ohlone/Chynoweth VTA Station 7. Walls aren't thin like other apartment complexes 8. Balcony 9. Safer part of San Jose 10. Peaceful and Quiet 11. Prompt repairs after requesting maintenance service 12. Package deliveries to front office, available for pick up during business hours, with notification of package placed in mail box 13. Near shopping (i.e. Westfield Oakridge Mall, Costco, Trader Joe's, Whole Foods, Wal-Mart, Safeway, etc) 14. Holiday parties 15. Frequent Starbucks GC promotions for residents who promote OPP via social media 16. Rent payment available on-line 17. Very professional overall Con's of living at OPP: 1. Expensive 2. Rent is raised and often by a significant amount 3. You have to pay for ALL the utilities (electricity, gas, water, trash) I often find myself reminiscing about my days living in OPP. Everywhere else we've stayed after moving out, nothing came remotely close to our stay at OPP. I've lived at One Pearl Place for 6+ years and I've loved everything about it. It's located in a great neighborhood in south San Jose (very quiet and peaceful) and the apartments are very well maintained and economical (relatively speaking). The staff are extremely friendly, professional, dependable and understanding. The location is just perfect for me -- everything I need is within walking distance from my apartment: the mall (Oakridge), a multitude of grocery stores, parks, restaurants, a public library (Pearl Avenue Branch), a light rail station (Ohlone/Chynoweth) and even my dentist! I absolutely love the free Sunday brunches, the free carpet cleanings (once a year), the speedy completion of service requests, the fitness center and even the business center (which came in quite handy when I had problems with my computer). The management processes rent payments electronically which I find very convenient and they're very reasonable when it comes to rent increases. This year was especially fun. They hosted a Super Bowl party for us with a humongous (80") TV to watch the game, lots of yummy tailgate food and even a game of football squares. They also had a guess-the-number-of-mints-in-a-jar contest in which I won a $50 gift card to California Pizza Kitchen! All things considered I have to give One Pearl Place my highest possible recommendation. I think it's great place for anyone to choose to make their home. read more

I am also disgusted by everyone in the office especially kelly, they all don't care or help you for your needs and they are so unprofessional. With my experience talking to them they told me multiple times to "do it yourself" or "your supposed to do that", they bring up topics that aren't about the situation to insult you. Well if you want quiet, this is the place to be. I live in the 5210 side and its very very quiet, except for......................... the person upstairs. He is so loud walking every day from 5pm on. Dont know how much walking you can do in a apt, but he walks nonstop and loud heavy feet all night. Underground parking great but only for 1 car. 2nd door goes to the street and problem is other apts across the street always park on pearl place side. Our side is not numbered, I think the apts with street access should have a number to park there. Paint very cheap on walls, any little thing that touches them leaves marks. Hate the mini blinds on the back door, every time you open door they swing away, and ppl can look in. The apt is always hot hot hot, not sure if its in direct sunlight, but its so hot all the time. Staff is great, any fixing needed they come right away. MGMT been great too. Dont like the fact that after my 1 yr lease they are raising the rent 300$, so gave my 30 days. I would think after 1 yr they would Decrease the rent. I think the rents are way too high. Laundry is outside apt, good and bad. Good you dont hear it, but bad ppl can come and steal your clothes. I lived in One Pearl place for four months from May 2010 to September 2010. Base on my experience the problem is the rent price of the community. I compared my rent to other communities and it was more expensive. I see one pearl place as an ordinary place to live, it is not very luxury but the price it charges seems like a luxury apartment. Another problem was the fact that in the street there were lots pf taxi parking in Pearl av and around the community. I love my home! Monthly brunches, a gym I never use, clean, well groomed grounds, superb maintenance staff, and the coolest property manager ever (Kelley is the shit). Some of they layout is a little screwy though, there are a lot of hallways, and twists and turns. It's like a Labyrinth, and I always joke that David Bowie and some puppets are gonna jump out and steal my wallet and then sing about it, but no one ever laughs. I think it's funny... The rent is pricey, but it's like living in a luxury suite at The Hilton. You really do get what you pay for. The walls are not thin, but the floors are. Downstairs neighbors can be assholes sometimes, especially when they smoke, but I don't know of an apartment in America where that isn't a fact of life; like my next two tips: Don't vacuum at one in the morning it pisses people off (and that makes you and asshole- remember, floors are thin), and if you move out and you've bashed up the walls and had a cat that tore the place up, you're going to lose your deposit. That's just what happens, not just here, but anywhere. Real TIP: At around the holidays, the property owners will leave a couple bottles of Olive Oil from their orchard and a poinsettia. read more

Wow, it's too bad to hear about Ashley S's bad experience because my husband and I absolutely love it here! We've been here for 2 years and definitely don't plan on leaving. The management has always been extremely nice, accomodating and helpful. Once a month they even serve a free champagne brunch in the club house. The grounds are beautiful and the apartments are luxurious (high ceilings, crown moulding, granite counter tops, pergo flooring, rounded wall corners, warm paint color.) I'm not sure what else is expected of the management as far as car break ins (which I have never had a problem with.) They have TWO gates that can only be opened by residents before getting into the car garage, cameras all over the place in the garage, and they even hire a private security company to survey the area. What else are they supposed to do??? As I said, I love it here. I love the community feel and the nice people. I love the pool/spa/gym facilities and the way the management goes above and beyond. I've been leaving in One Pearl place for almost 3 years. It's one of the best apartment complexes I've had before. Superb location , super friendly management and overall great place. There is recreational room for parties and gatherings, with full kitchen. Gym and a pool. Apartments are spacious, with modern appliances and well planned. I never had any problems as a tenant, and if help was needed the maintenance team would be there to fix it, without a glitch. Highly recommend this place to my friends and co-workers. read more

Moving from the Central Valley to San Jose was a big change and looking at all the different types of apartments here was overwhelming. We moved in about a year ago and we're all glad we did. Although this is my first time living in an apartment, I feel like no other apartment will be able to compete. I love that the staff is so attentive and welcoming from the beginning throughout your stay here. They have community parties with caterers or bbq every few months. I love it! If your thinking about living here, do it. It may be a bit pricey, but I think it's worth it. However, I signed a year lease and was NEVER home and literally stayed with my mother a majority of the time as I was a single mother who needed help with a 3 year old. I got out of my lease later in the lease because of my situation and to my surprise, Pearl One place indicated I needed to pay multiple fees for an apartment that was literally better than what I had attained it in. Charging me multiple fees for clean up and items that I was flabbergasted by. I was disgusted by the notion that they expected exponential fees that WERE NOT WARRANTED and had the audacity to put on my credit. I was so disgusted i vowed to never rent an apartment again. Its been years since, meaning I only rent houses now, and now an owner, but I will never look back and you should be wise too. They are greedy and obtuse to single mothers and breaking a lease. First impressions matter, and we were blown away the moment we arrived. The secured grounds are gorgeous, lush, and verdant - its like living in some beautiful eco hotel. Spacious apartments with vaulted ceilings, crown moulding, and granite countertops. Thick walled construction, we never hear our neighbors, and the complex itself is calm and quiet. We lived there for almost 4 years! It was nice but some issues that were NEVER fixed and let's just say they will find a way to get your full deposit back! Pros- Management was friendly (until you want your full deposit back) and questioned them about fixing things from the outside of the apartment. Close to shopping mall was great. Easy access to freeways. Maintenance guys were very nice! Cons - Don't believe management when they say you get the entire visitor parking on Turner Way because you really don't and those sign that say they will tow cars they won't! They only put those to scare people from parking in the One Peal Parking spots. By law they cannot tow because it's a public street. (Of course management won't tell you that). The gate on Turner Way was never fixed in 4 years may not be working still. Our master bed room tub needed fixing which they did try to fix it once but it got worse over the months & they never fixed it. They will raise the rent like crazy but not willing to fix the important things! Garbage is always on the floor by the mail box. You get kids from the apartment complex around you that sneak in the pool but security is never around to escort them out. I have seen security only 3 times since living there. I asked for a full deposit back when we moved out that's when the manager went crazy saying UGLY mean things to me on how we were the worst tenants they ever had! She was yelling and crying about having to give me my full deposit back! Really come on lets be real here the money isn't coming from her pay check! The people in the leasing office are horrible and so unprofessional. there has been series of car break ins and they barely just started doing something about it. we had an issue and we needed to be fixed, when we try to contact multiple times and actually come in, they would be very rude and unprofessional. there have been multiple times where they did not want to help or fix the situation they would tell me that I needed to fix it myself when it was a problem on their end. even one time they ending up screaming in my face when I have stayed calm with the situation. they even started using profanities. I would never come back for the amount you pay for rent you expect these people to be more professional and more etiquette. Staff was great when Lisa was in charge. After she left for a promotion EVERYTHING went to CRAP! Dont plan on getting your deposit back. You will be lucky if you do not owe them money in the end We gave them 30 days notice of our departure and gave them the specific date that we would move out. On the day we moved out i told their part time sunday employee that we would leave the keys in the apartment. Their staff claims they were never told this and charged us for an additional 4 days rent because they didnt get the keys back on that day, which were in the apartment waiting for them. On top of that they said that they could have charged us more making it seem that we were lucky! pffff...you got to be kidding me. Multiple cars in the garge were broken into during our stay there including my roomates. Walls are super thin! Neighbor complain about any noise. We got called on for vacuming our carpet once. I know...ridiculous! I do not recommend this place for anyone. In my opinion they will try and milk your deposit for everything you got. I know it looks nice from the outside and the apartments are very nice, but trust me....it is not worth dealing with the One Pearl Place staff! I lived at One Pearl Place for about a year. Recently just moved out. Rent was too high for what you are getting in return. The dishwasher was used once and it flooded so I just assume it was just for looks. The dryer outside of the unit was week as I have to dry my clothes 3 times around to get it dried enough. The worst was that I cleaned up and down before moving out and out of 600.00 deposit I gave them, I got 55.00 back only. One word WOW!!! Never happened to me before. The lady who gave me my papers said to me "don't bitter fully cleaning it as you probably won't be getting your deposit back" thought she was joking. If I could give no stars I would. Living here was mediocre --until it was time to move. The process was so miserable. Also, this place is basically constructed from tissue paper, so the construction is constant and you have to sell your soul to get any type of accommodation during the construction OR you can just live through the glorious sounds of jackhammering/construction screaming/inaccessible elevators/dust galore. The office staff is useless and they will do anything to make your life miserable. When I moved out, they told me I was responsible for WEEDING the back patio--um, I'm a renter, I didn't own the space!! And before my move out, the gardener always did weeding and blew out/washed my patio. Suddenly it was my responsibility. My packages got stolen here too--so if you do decide to live here, send your packages elsewhere. In addition, the dishwasher sounds like a freight train, there's alarms in each unit that don't *actually* call the police so they are useless, and the "well gated community" weekly has the gates malfunction, so they are left open and don't actually work, which is fantastic when you're in not the most desirable neighborhood. No cell service either if you have AT&T--literally it's like you're living in an underground tunnel. Calls drop, etc. And I'm serious about the deposit--they will take it from you so don't bank on getting your money back--just leave the place however you normally keep it because they'll re-clean it anyway and charge you. Also, I had a cat & upon moving out had the carpets shampooed only for them to tell me they re-cleaned the carpets because they "smelled like pet." Um, duh. I had a pet. Common sense says just re-carpet the unit but there again, that costs money!! Aside from that, beautiful property, well maintained, and the construction staff that's there 24/7 re-building the place (because it's literally made like the 1st little pig's house) are delightful and kind. read more

I recently moved out of One Pearl Place after staying at my unit for about 3 years (maybe more). Our unit was on the 5210 side and was facing the Ohlone-Chynoweth Commons, so I'm sure that my experience at One Pearl was radically different than some who lived in the center or facing a better area. Here are the pros and cons: PROS: - The complex is gorgeous. The grounds are very well taken care of and the units themselves are very well designed. - The office manager, Kelley, is great! She is very friendly, thorough, and attentive. - Nice pool area. - Easy move-in and move-out experience (more on that later). - The maintenance crew is phenomenal! They are very attentive and will respond to any requests quickly and efficiently. CONS: - The complex is situated in a really bad area. I think most of this is due to the Ohlone-Chynoweth people. I have witnessed numerous fist fights, police arrests and vandalisms at this property and a lot of it would spill over to our side of the street. One car was broken into and sat outside of our apartment (on our side of the street) for 8 months until it was towed away. We have woken up to people sitting on our porch smoking out, and when we came outside to ask them to leave they would run off to the other side of the street. We've also found random people's clothing in our washers/dryers, which leads us to believe that people would use our stuff while we were gone. - Lack of security. While we never had issues with our mail, I have heard from other residents about their mail boxes being broken into. It came to the point that the complex had our larger packages delivered to the leasing office. I had a small package (less than $5) routed to the leasing office and lost. If you drive by the unit in the middle of the day, you can see people loitering on the premises looking into cars and units. - Absolutely no street parking after 9pm on most nights, which can be a hassle. - Besides Kelley, the office staff here can be extremely rude. I've come in multiple times and have had other staff (I believe her name was Donna?) roll their eyes or sigh if I asked a question or needed help with something. A lot of people here are complaining about the deposit and the move-out experience. We had no issues at all. I think what people fail to understand is that One Pearl needs to have the units cleaned and prepped for the next occupants and that this needs to be professionally done. We got a good portion of our deposit back and, trust me, our unit was pretty messy when we left. I can't stress it enough - I believe that my experiences here were unique due to my location in the complex. There are many other units that are located far away from the Ohlone-Chynoweth Commons and I think the living experiences there would be much more enjoyable. WOW!!!! to live in Luxury! I have lived here for about 4 years and have loved every minute! The grounds are well kept and lush, the pool is always ready for laying out alone and the perfect temp to swim with friends, and Kelley is the best! She is the complex manager, a neighbor and a friend. all questions are answered immediately. I started in a one spacious 1 bedroom and a separate garage (yes this is an option!) and about a year ago moved into the smaller of the 2 bedrooms and ditched the garage. there is so much storage i have empty cabinets still! I have street entrance and feel like i live in a small cottage, not like communal living, but with all the ammenties of Apartments. Great pool. Perfect size Gym. BBQ area, Rec room, Sunday bruches once a month!, my own parking spot underground, and much more. to top it all off the grounds keepers are so friendly and make you feel really comfortable. i know that my house is well taken care of and secure when i am not in it! not much is better than that! read more

I lived here for about 10 months. This was the first place I moved to in California and was a great experience. I had to move from out of state in about two weeks and was unable to come look at the place and had to do everything online. The staff was amazingly helpful in getting everything setup over the internet and getting my move in date ready. Once I got to the place I was surprised at how nice the apartments and complex were. The complex is great and the apartments are even nicer. The complex is really quiet and I did not have any complaints in the 10 months I lived here. The staff was extremely prompt and helpful with answering all my questions. The area is pretty nice. You are within walking distance to the mall and there is also a great bike / walking trail across the street from the complex. It is close to both highways as well as within walking distance of the light rail which makes this ideal for the daily commute. I commuted to Palo Alto by Caltrain and had no problems. I would highly recommend living here. My biggest issues were the location being too far from the more exciting places like Mountain View or Palo Alto. This is the biggest reason why I moved further up the peninsula. The cell reception is also extremely poor inside the apartment almost to the point of not being able to use my phone. read more

One pearl place is a beautiful and well run luxury apartment complex. The best part is the management. The staff is so kind and friendly they make you feel like you're part of a big family. They host a free Sunday brunch once a month for residents which is a great time to enjoy the company of your neighbors. The pool, gym, and clubhouse are all very clean and regularly upgraded. I've lived here for a good while now and feel that I can give an adequate review. This place has been wonderful for me. I enjoy living here for the quiet atmosphere, the coolest staff, and the amenities! Kelley was incredible to talk to. She made me feel like I was going to rent from a family member. Super sweet, and very honest about everything up front. The staff has been extremely helpful and friendly to me about any questions or problems I had. This leads me to the maintenance crew. These guys are friendly, helpful, and SUPER SUPER FAST!!! Holy Cow. When I have a problem, they're over just as soon as I talk about it. Very knowledgeable and respectful. I love this. We have a really awesome fitness center! Lots of machines, and not too crowded. It fits my needs perfectly. Also, The pool. THE SWIMMING POOL IS HEATED. I have been ABUSING this amenity. Night Time Swimming. It's incredible. I absolutely love it. I don't know of other places that keep the swimming pool open when it's cold out, but I'm so glad that they do here. The grounds are always well maintained. It's beautiful to just walk around here, or sit by the fountains and read. There are moments in the spring where walking around feels magical or just like paradise. So yeah, I'm in love with this place. It's even close to a bunch of shops, the Light Rail, and within walking distance to the mall. It's definitely a pearl amidst the barnacles of other places around. read more

We have been living here for the past 6 months, and it has been really great so far. The management is really good in keeping the complex neat and clean and personally attend to any requests that you might have. The Sunday brunches that they organize every 1-2 months are a treat and you get to meet and socialize with your fellow residents. Everyone is real friendly and helpful. The underground parking comes with lot of security. The whole complex is gated and secure. The garden and the landscaping is really beautiful with a lot of flowering trees and shrubs. Emergency maintenance requests are promptly attended to. They have a nice clubhouse with fireplace and giant TV, and the pool and gym are well maintained too. In short, this is a great place to stay and we have been loving it so far. read more

I've had quite an adventure living at One Pearl Place. In November, my car was broken into in the parking garage, I caught the thieves in the act and called the police. They fled the scene before the police arrived - turns out that their getaway vehicle was stolen. Our neighbor's car was stolen from the parking garage in February (around 2 weeks ago). Another neighbor's Camero was broken into via the back window around the same time in the outside parking lot. The apartments have silverfish - disgusting. It is a somewhat quiet complex. It has wonderful scenery and walkways, but I highly recommend looking elsewhere if you own a vehicle. read more
