Unsafe, Uninhabitable Apartment - False Claims and No Accountability…read moreMy daughter rented from Point Guard Management, and this has been an extremely frustrating and distressing experience. Her apartment flooded, and maintenance cut several large holes in the ceiling trying to find the source of the leak -- exposing dripping HVAC pipes and clear evidence of old water damage that had been patched before. We had to come in to help her because no maintenance staff were on-site, and as a graduate student working full-time, she simply doesn't have the time or capacity to manage this kind of serious problem on her own. The unit is uninhabitable, with wet walls, open ceilings, and visible water damage, yet Point Guard Management has not provided any temporary housing or assistance. Instead of addressing the issue, they fabricated information in writing, claiming that "the leak was resolved" -- even though no repairs have been made and the apartment remains unsafe. We are now in the process of terminating the lease because it is clear the property does not meet basic habitability or safety standards. Not being on-site to manage a serious flood is one thing, but making up information and pretending the issue is fixed is completely unacceptable and unethical. This company has shown no urgency, accountability, or transparency throughout this process. If you are considering renting from them, please document everything, take photos, and read all reviews carefully -- the lack of honesty and responsibility here is alarming.

But it is for maintenance to dump all the furniture and trash from cleaning out and renovating other units. and THIS IS HOW THEY LEAVE IT. this is the state my front yard area has been in for 2 and a half years. countless complains have been made but maintenance continues to dump nightly. There has been several other issues like my dog chain being ran over and broken by maintenance, being locked out of our storage area, no access to our breaker and nobody answering to come flip it which left us with no power for 2 days In the dead of winter, my car being towed while in a designated parking lot, maintenance cancelling work orders after waiting all day for them to show up, continuous mold that has yet to be taken care of. HPM collects the rent, takes care of maintenance issues quickly and always with the tenant in mind, as well as our bottom line. They provide screening for new applicants and basically take care of everything. We no longer live in Kansas, so it's great to have a property management service that we can trust absolutely. We get photos and a video walkthrough when tenants move out and before they move in, in case we'd like to review the property condition. HPM does repair and service for a very reasonable cost and the work is always top notch. With multiple properties occasionally we run across a tenant who may be out of balance and expect HPM to come change a lightbulb or something ridiculous like that, but HPM always handles these situations with compassion and grace but firmness when needed. Alyce, Matt and the team are wonderful to both tenants and owners. I have recommended HPM to my friends that are property owners and doing their own "landlording" and I recommend them to you. The best real estate decision I ever made was buying investment properties. The second best was getting myself out of the landlord business and hiring Harmon Property Management to do it for me.

I've lived in a home with poor water drainage around the foundation, mold, and tree roots through the main drainage, poor insulation from damaged windows for 5 years, for 5....... years, if wasn't the bare minimum to keep the place habitable they would push it off for months, and I'm still not sure the place I'm living shouldn't be condemned, admin is worse they refuse to speak to you in person and everything is now done online. Moving out has been the very last straw for me. If they want this review taken down they can start by answering their phone.
