Initial Appointment - Chas showed up next day as promised and gave me a quote that evening. The quote was extensive with several options for deck cleaning, simple window washing, and a high-end window cleaning that included screens and detailing frames and sills. He was quite talkative and a bit outspoken. I like dealing with an owner/operator as opposed to a sales professional. Chas is a little rough around the edges, but I could tell he would take a professional approach based on our conversation and decided to give him a try. I went with his "Dutch Experience" but excluded the deck cleaning. Work Quality - As a commercial cleaning contractor I appreciate the professional job he and his helper did. The process used was technically correct, and the results were excellent. Again, Chas was a little outspoken during his conversation with my wife, but she has tough skin and is not easily offended. Price - I've had other window washing contractors, and Chas is certainly on the high end of the pricing spectrum. Current labor costs, workers comp, and liability insurance are much higher now than in the past, so I understand the pressure to adjust pricing accordingly. I will summarize the important points here so you can understand the issue in 60 seconds or less. I gave Chas a scope of work I wanted done and he emailed me a quote of $4323.50. I thanked him by email and said "At these prices I think I owe it to myself to get a competitive quote or two." I thought that would take me about one week to do. This was his email response: "People living in multi-million dollar homes and lowball those who don't even own a house, it tells me you have no compassion or loyalty to help people become successful." Remember I am born/raised Dutch, and we don't mess around." Wow once again! If his responses appeal to you and trigger a desire to work with him, then Chas is the only man for you. It will be hard to find anyone who will insult you better than Chas Smit, the Dutch window washer who doesn't mess around. Update: On 5/26/2026 I received a competitive quote for the same scope of work I requested of Chas Smit. It was for $2400 from ClearviewSanLuisObispo.com. Not only did it save me almost $2000 from the Durtchman's quote, but it was delivered with great communication and excellent customer service. I called to request someone come out and look over our roof for cleaning. My conversation with the owner was so ... difficult ,that I decided not to follow up. Although he did a fine job of cleaning the windows, Chas pressure-washed the house and deck with bleach - a lot of it. We didn't know in advance that he would be using bleach. Even with all my windows closed during the cleaning, the bleach smell was super intense in the house. After he left, I rinsed down the deck myself, trying to reduce the bleach smell. My neighbor said their eyes were stinging for two days afterward, from the bleach. The bleach killed some plants. It's especially shocking because his website says he uses eco-friendly methods. Chas also freely remarked on the appearance of two women who were around at the time - super uncomfortable!! basically harassment. I found it very inappropriate and creepy. We asked before outside house wash if it would hurt our plants, We where told that its was completely safe and they would rinse plants. The blooms on most of the plants dropped off and it looks like we will loose several other plants. If he would have told the truth we would have moved all of the hanging plants. Chas washed the outside of our windows on what turned out to be the hottest day of the year. He persevered through the heat and I couldn't believe how sparkling clear our windows were. No more do-it-yourself for us! Even after a little rain spit on the windows recently they still are clean and clear. We called to have our gutters cleaned and Chas showed up gave us an estimate on that plus multiple other things on our house. We decided to have him "remove debris from roof and rain gutters, flush downspouts". I was home when he did the work and watched for most of the time, we even had a political talk which I found interesting, he is a likable guy. Our downspouts run through the ground into the street, as he was putting away his ladder, asked about them. He said did you want me to flush the downspouts and I said yes. When the bill came he charged us 50$ over the estimate. His justification was that when he was done I insisted he do the downspouts AGAIN and explained the price increase. We didn't have a conversation about any price increase. In a conversation on the phone I disputed the fact that he ever flushed the downspouts. He replied "so do you want a discount" and "what are you calling me a liar". I said I didn't want a "discount" and was only expecting to pay the estimate. Two facts here 1. When I asked about the downspouts they were dry/clogged at the street. It was obvious no water was run thru them. 2. Then he put a hose in from the roof and water ran thru to the street. After going back and forth on the phone (in a little bit of disbelief) I told him I would pay his invoice but never use his service again to which he said "ok". This is at the bottom of the invoice, "We have a 100% customer satisfaction guarantee. If anything just call and we'll fix it!" - this didn't happen, we won't use him again. read more

The owner came over to my house to provide me with a quote on cleaning my roof in preparation of installing solar panels. I mentioned to him that I was getting a couple quotes and he literally turned around and said if you are I leaving now and I was shocked. I asked why and he said he cant compete with the guys and he knows them all in the area. I asked him why cant I make that decision between the quotes and he explained the difference in how he cleans the roof and the way others in the area clean the room. Still think it should have been my decision to make knowing the difference in the process of cleaning. He just left but he did wish me luck. I thought he could have handled the situation better. We live in Trilogy/Monarch Dunes. Our home has surface mold (or mildew) on it due to the fact that the builder used an inferior (Frazee) grade of paint. When you are two miles from the beach you don't use a flat paint without antimicrobials in it. That being said, we had Chas come out. He was prompt and on time at 8AM this morning and spend approximately 2.5 hours cleaning the facia boards and all wood trim (including removing the screens from the windows and cleaning the windows). When he was done, I could not find any signs of mold. We are having the exterior repainted with Sherman-Williams Eggshell Paint which has the proper and appropriate antimicrobials contained in the paint. Update: 9/11: iMessages Chas as there was a three foot section of fascia board that was either missed or needed another application. Chas was in the neighborhood and either did not get my message or did not respond. Regardless, the painters are prepping and it is too late. read more

This really is the best window cleaner in San Luis county. They are a family owned and run business. They were on time, efficient, polite, knowledgeable, and professional. They did more than the windows too. they removed all the cobwebs around the house, they blew out the leaves off the porch and patio, they power washed the front door and porches, they power washed a retaining wall, they removed all my screens and cleaned them too, they cleaned all the window tracks of all the dust grime and leaves, and they cleaned all the window frames and window sills inside and out.
