Roaches the size of your thumb, lazy property manager, noisy and rude tenants who blast televisions and let their dogs crap everywhere, abysmal parking conditions, maintenance crew with zero sense of urgency, and all the office and crew do is make things up as they go along. Oh, the roaches are water bugs, and the noise is normal and we'll send an email about dog crap despite people telling the office WHO it is, etc. etc. Good for jacking up your rent every year and being dismissive. That they have down COLD. There's that sense of urgency! Good for you! Go anywhere else. You'd be better off and have a quieter environment living a block away from a train station. I signed a lease for a unit in Springfield, VA in June 2025. A few weeks later, Eagle Rock revoked that lease, saying the current tenant decided not to move out. They offered me a second unit with a new move-in date of August 12. I signed that lease, booked movers, shipped my car across the country, set up utilities, and enrolled my children in school. One week before the move, I was informed -- not by Eagle Rock, but by Verizon -- that this second unit was also still occupied and the tenant had "revoked their notice." Eagle Rock never notified me, never offered a written solution, and left me in limbo just days before uprooting my entire life. This is gross mismanagement at best, and potentially discriminatory behavior in violation of Virginia's Fair Housing laws. We were living in the Mount Laurel location. My fiance and I wrote every issue we encountered upon moving in (dented fridge, dented closet, water damage in corner of ceiling, etc.). We found a home and left 1.5 months early (last day was July 15th). They said if they fill the apartment early, they would send us the difference (very nice of them, right?). Well that didn't happen, we paid up until the last day. Fine. A few days ago, we get our security deposit back and they took over $1200 out of it, saying it was for repairs and more; minimum $100 carpet cleaning, $45 cleaning deduction...and that was it. This quite literally did not add up. I spoke with a lady who I will not name because she was new and doing her best, but SHE told me "yeah this doesn't make sense. I don't know." I ask her to just tell me what she's looking at in front of her. She refuses. I ask her if she is illegally withholding information from me. She says no and that someone will call me back to explain everything and quickly hangs up the phone. Unreal. That was about 10 days ago days now. The best part is they say they don't deal with security deposit issues over the phone, solely email (so convenient). I have searched online for this email, to no avail, and have called eagle rock properties twice, once a machine led me to nowhere with an endless ring, and the second a lady said she would transfer me to "the exact person [I'm] looking for." She led me to a voicemail. This is how they treat the tenants who filled in all nail holes with spackle, dusted, vacuumed and cleaned before leaving, and saved our building from an actual fire in the middle of the night. You read that correctly, we woke up at 2:45am to our neighbor's AC unit on fire, no one else was around. I called the fire department. I called the police. The fire department came and put it out before anyone was harmed. Our downstairs neighbors were sleeping while their apartment was being filled with smoke. We couldn't have been better tenants, and this is how they treat us. Best of luck with finding a place elsewhere. read more

Lived at Presidential Place. This management company never responds to any request to fix anything reported to them. We had a broken bathroom towel holder when we moved in and within the year after repeated requests it was never tended to in that time. This was also the case with the continuously running water of the guests bathroom toilet as well as long blind slats that kept breaking/falling off of the blind on The sliding glass door. Also a tread on the main complex stair way was loose for months and a tripping hazard. It finally came off totally and wasn't affixed properly in a timely manner. It was months sitting like that. Aside from this, the apartment was horribly noisy all the time due to being next to the very busy highway ( day and night all the time). The truck noise was horrible! We were one of the apartments closer to that road so it was particularly bad. In addition, the place often didn't tend to cleaning up any any trash that blew into the area. With this in mind, because they allow dogs there was issues with some tenets not cleaning up after their pets and one neighbors dog barking constantly, day and night (they never addressed these issues to help the good tenets). Another issue that constantly was troubling was that mold often was growing around sink drains and toilets. To top it all off, this management company sent us a bill after we moved out , charging us some administrative" fees. No list of what this was for and why, and we were never informed about these charges upon renting there or when giving them notice of our moving out! Not only did they pull this swindling process on us but they also immediately turned these charges over to a bill collector, even though we had already and immediately paid these erroneous charges without question! Please note that we never even made a big issue about any of these situations. We were always polite and would ask and request without making a stink about any of it. We took it all in with a grain of salt. However, now with them charging us for unwarranted items as well as turning us over to a bill collector, it's time to speak up. I would never recommend this place! It looks nice on the surface when visiting but it has many issues ( very poorly built, drafty, thin walls, holes up in our roof eaves where I watched birds flying in and out all summer as I sat by the pool, etc ). In addition to all this, they allow bad tenants to use the hall ways as living space ( there were constantly kids toys, strollers , shopping carts, boxes , furniture in our hall way that we had to maneuver around or listen to barking dogs and screening kids in the halls). Down in the shared garage space was the same issue with piles of personal belongs piling up ( bikes , toys, furniture, etc. At times we found children playing there too ( parents allowing them to ride their mini toy cars there! Very dangerous!). The only nice part of this complex was the pool ( only open for 8 weeks however!). But often people had their very impolite, out right nasty grandchildren screaming and being directly rude to us ( one kid after we asked him not to keep coming down our end of the pool , as he was very hyper and rude, purposely ran at us jumping in to slash us and ended up jumping ON my guest jarring him! Oh and there were the couple times that some tenets visiting guests would get very drunk at the pool and act up, play loud rap music with lots of cursing. For the high monthly rental fee here, we never expected such a poor quality of housing and the over all horrible behavior. The fancy granite counters, nice appliances and big windows can't cover up this trashy living. Beware and caution. read more

I am a current resident of West River Apartments. My experience with the office and maintenance staff has been great. However, Eagle Rock Management desperately needs to modernize the property incorporating technology that I thought was standard for most apartment complexes. In my time here I have continually run into issues that could have been easily avoided. The resident portal is continually experiencing issues that will not allow you to log in and the office hours online are not kept up to date. The mail room needs to have electronic codes like an Amazon locker or keyed boxes so tenants can easily access their packages. It can only be unlocked by the office staff which means that you will have to get in line and hope that a future resident is not currently getting a tour or the office staff is not at lunch. There is no electronic lease option. This means every tenant has to physically make it into the office to sign a paper lease every year which can be a hassle for residents who work odd hours. The paper lease is incredibly long which is a sad waste of resources printing out a copy for every resident. I'm disappointed that Eagle Rock Management is not more environmentally friendly when it comes to cutting paper waste and their recycling on the premises is a joke. There are 4 small recycling bins that are meant to serve the entire complex. They are always overflowing and get blown over by the wind. This complex sits at the top of a hill. At the base of the hill is a tributary that flows into the Schuylkill River. Part of Philadelphia's drinking water comes from the Schuylkill River. The Schuylkill flows to the Delaware River then to the Atlantic Ocean so every time the small recycling bins get knocked over some bottles and trash blow across the street and into the stream. This is contributing to the degradation of Philly's drinking water and adding to the total amount of plastics in the ocean. Eagle Rock Management needs to take responsibility for protecting the environment around their property. Larger recycling bins need to be put in. It seems like Eagle Rock Management does not value the time of their tenants or staff. Many of these issues can easily be resolved but they have not been. The staff is continually running around to perform these errands that technology can assist them with. The office staff seems overworked and run thin performing this busy work. It also seems like the staff has to work a lot of the holidays that I have off, which makes it seem like they are not appreciated. It is awkward having the office staff on site on a holiday knowing they are not with their family, instead they are spending the holiday waiting to unlock a mail room for me as a tenant. I see how hard this office staff works every day and they should have every holiday off. I hope that Eagle Rock Management learns to value their staff and invests in their future by resolving some of these issues. read more

I was in need of a small electrical repair. My online service request was answered promptly. When Anthony, the maintenance supervisor arrived, he took his work boots off in the entry so as not to risk getting my carpet dirty (he was working in the boiler room) Such amazing respect! Not only was my electrical issue completely resolved - better than I expected - but Anthony made sure I had absolutely no clean up. He is a delight to work with, always explains the why behind the what, so I feel like an informed consumer, not a mere tenant. I have lived at the Bellmore property for 23 years, before the complex was even owed by Eagle Rock and have seen my share of maintenance crews. Under Anthony's supervision, this is by far and away the best crew for getting the job done right the first time, and leaving my home spotless. read more

My mother died and they told me I needed to give 60 days notice. Even after I gave them her death certificate they could care less. I got an email 8 days after my mother died asking when I was going to clean out the apartment. I was harassed to move her stuff out during the corona virus. I knew I should've walked away. This isn't an apartment complex, this is a dump. I've been here 1.5 years, and once this lease is up, we're out. Our patience has been whittled away to nothing. We were told by family friends that this was a decent place to rent. Big mistake. It would be OK if the apartments were constructed right, but no, it's not. The walls and ceiling are so thin that you can hear EVERYTHING! You can hear neighbors talking to each other and on their phones well into the night. They'll noisily rustle around at 7-8 am on Saturday and Sunday. You could hear them watching TV, walking around, in the shower, hell, I can even hear the 2nd floor people snoring sometimes! Some neighbors don't care about etiquette or being nice either. Most won't bother you, but you'll quickly see which families absolutely don't care. They'll let their 5-6 year old kids run around, screaming, yelling, and crying, outside, inside, in the hallway, the lawn, and even in the parking lot - even at one point throwing rocks at my wife's car! All while the parents just talk to each other on the sidewalk! That's not even considering the bugs that come out crawling every night. Due to the reviews, I knew the management wasn't really doing anything about it, so I ended up having several mouse/bug traps around the apartment. By the end of every month, the most of the traps would have several spiders, roaches, gnats, fruit flies, and centipedes in them! I also finally found a mouse in one this morning! If you're thinking about this place, don't do it. Go somewhere else. Hell, I'll recommend sleeping on your friends couch, your parents place, or even your car over coming here. read more

Lived at Cortland Gardens I'm going to be honest, my tenancy with Eagle Rock has been strained at times - Due to circumstances beyond my control I was late with my rent for some time and I had some issues getting someone to deal with - but after a while they did get it sorted and once communication was properly addressed things got a lot better. They were patient with me when I was very frustrated but talked me through options and allowed me to spell out a plan to resolve things in a way I could afford which got me back on track Maintenance issues have always been resolved quickly and efficiently. Because of things going on in the world, I've had to move on and during the process they have been great . They have been very understanding, courteous and professional and assisted with all sorts of questions along the way. Maria has been very available and flexible to help me transition out with the least amount of hassle. It's been bumpy at times, and they still can improve a little but the progress I have seen and the understanding shown to me during all I went through means I leave them with a positive impression and wouldn't hesitate to recommend them. read more

They had us pay $75 each and then the apartment we selected on the website was unavailable. As a matter of fact, there were zero apartments available until October. Now imagine my dissatisfaction that they haven't credited me back the money I paid. We even considered another company that ran under the same corporation and they said we'd pay another background check fee! Can you believe it? The people above me moved in and they have a child, this kid runs around at all hours of the day jumping and screaming as if no one lives below them. Without a doubt the WORST apartment I ever lived in (Bay Shore, LI). The Management at Eagle Rock is equally incompetent and does not care about the horrific conditions of the unit. Also, the A/R department is the worst. I paid ever month rent and utility bills on time and yet they STILL withheld my security. I provided proof of all payments, confirmed I left unit with NO damage, but here I am suing them in Small Claims court to get my security deposit back. BE WARNED!!! I lived in the Eagle Rock Apartment complex in Woodbury off of Jericho Turnpike. It is a gated community and it looks very upscale from the outside looking in. It even looks like solid construction but that is why I am taking the time to write this review. I pay $2,000 a month for a one bedroom and you hear EVERYTHING that your neighbor does. There is absolutely nothing between the ceiling/floor to reduce noise and the floors are very old and cheap so I hear every step that my two neighbors make upstairs, it is not just the footsteps that I hear but the creaking of an old floor. I hear them sneeze, conversations, bed creaking, TV, in shower, when cooking, when they walk up the stairs since I am in the down stairs unit. I do know they hear me as well. It is not their fault but rather the building was not made with quality construction. Even if you live upstairs, you will still hear your downstairs neighbors snore, shower, cook, TV, conversations, etc... In addition, why would I want my neighbor to hear me and especially in the bedroom !! Upstairs/downstairs NO PRIVACY and you hear EVERYTHING !! Alot of people move in and out of this place since they also offer short term rentals so if you need a place to stay for 3 or 6 months, this will be OK but no way can you call this home. NO PRIVACY !! Then you have to deal with walking from your car to your front door and the neighbors and kids are always out and you have to walk through an army just to get to your door and all I wanted to do was go home in peace and not have to engage in any conversation after a very long work day !! Beyond frustrated and cannot believe how much I am paying to hear everything that my neighbors do. Also, they have roaches and centipedes. I had to kill about 5 roaches which were about 2 inches in length and 1 1/2 inch in width in the past 11 months. I had to kill at least 10 centipedes in the past 11 months. This is NOT my first time living in an apartment so I took for granted that the construction between the floors/ceiling/walls would be up to standard/code in such an upscale gated community. Always make sure you live in a concrete apartment complex - highrise/midrise. I did not take this under consideration since it looked like everything was made solid and I was going to live in Woodbury in a gated community so I just assumed there would be the normal level of disturbances from apartment style living but this was the WORST experience. I even asked my neighbors why they live here if they can hear everything and there answer was mostly that they were too lazy to move. That is a shame. Step outside your comfort zone and you will be rewarded. Always ask what type of construction is between the ceiling/floor/walls and make sure there is noise reduction material included. Most concrete buildings will have noise reduction material or have another layer of concrete between the floor and ceiling to also to avoid a fire from spreading quickly and can contain a fire within one unit as much as possible. Having both these construction materials between floor/ceiling/walls will greatly reduce all noise. read more

It doesn't lock correctly anyone can just walk into our building. The Door doesn't even fit the frame. I've lived in Audubon Manor Apartment complex in Ossining, NY since year 2011. The first owners were great, kept up the premises and were very fair in rent. Then the property/complex was sold to The Solomon Org., they were terrible owners, greedy and unlawful. The Solomon Org. sold to Eagle Rock Management who are worst than the last owners. They promised to issue parking tags for each tenants vehicle to be put on the rear view mirrors, this was about 9 months ago and we still haven't received our parking tags, thus causing chaos among the tenants because tenants and visitors are parking wherever they please. This past summer Eagle Rock did not give me my lease on-time which should have been in June, 2017. I had to keep after them. Once I got it, in July, 2 days prior to leaving for a vacation, the print was so small, I couldn't read it and it was lengthly. They give no consideration to "seniors" here and I had to tell them as a "senior" even with a magnifying glass I could not read the new lease. Recently, my favorite elderly neighbor who is 87, who was the longest tenant in the complex, lived in Ossining all her life had to move suddenly after they raised her rent $300.00 more per month because she was only paying $1,300.00 for her 1 bedroom apartment that wasn't even updated with the new kitchen cabinets they are installing when a tenant moves out; she had old kitchen cabinets and old closets. Eagle Rock Management are greedy. All they care about is getting as much money as they can. They are NOT concerned about the 'ole time tenants' who are good people and cause no trouble; they are more concerned about getting the older tenants out so they can raise the rents higher. Getting back to my lease that wasn't given to me on-time, then they had the audacity to question me with a "Transactions" paper given to me in July of 2017, accusing me of not paying some of my months rent in year 2016. OMG, what a project this was, hours of my time and trips to the bank to get last years bank statements and make copies of my register proving I paid every months rent in year 2016 and 2017. Now, I got an Escrow Account from TD Bank, N.A. located in Mt. Laurel, NJ showng me what my security balance is as of 01/01/2017, exactly the amount of my security deposit since year 2013 with a column showing amounts i.e. .42 followed by "DR" but there is no explanation of what "DR" stands for. Then .42 appears on the next line with a "CR" meaning "credit" put back on the account which brings my security deposit back wehre it started but these "DR's" and "CR's" go for 22 lines with the end showing my security deposit the same amount as it began in 01/01/2017. Essentially, my security deposit has NOT earned any interest since year 2013. The statement says if you have any questions to call the TD Bank, not to call EagleRock Management who deposited my security deposit. I called TD Bank to find out what "DR" stands for and Debbie Kyle tells me that stands for "Debit," that Eagle Rock Management is taking money out of my security deposit with no explanation why they are doing this and then putting it back in, but the bottom line is my security deposit is NOT earning any interest. After receiving this notice from TD Bank, I wrote and email to the Property Manager, David Price informing him that back in year 2014 I had to hire my own attorney because the former owners worded the lease incorrectly and I wanted the wording changed. When My attorney delved into the matter and read the former's owners lease, he found out they had my security deposit in a bank in antoher state which is illegal if the apartment complex is in the State of New York. Eagle Rock Management has now doen the same thing. They violated New York State law by placing the tenants security deposit in a TD bank that is in New Jersey. I wrote an email to the property manager about this asking him to provide Eagle Rock Management's email or fax number as this is not on the Escrow Account from TD Bank. The only information they supplied is this: Ossining Audubon LLC ESC ACCT, 1679 Old Country Road, Suite 227, Plainview, NY 11803-5033. I think I need to rehire my attorney. This is crazy. In July of 2017 they question me for not paying several months rent in year 2016 and now I find they are "debiting" my Security Deposit and then putting the money back and they have my security deposit in another state which is totally illegal. Long time tenants of Audubon Manor are moving out like flies. It's such a shame, some of my best friends have moved out of this apartment complex because Eagle Rock Management is so dysfunctional and all they care about is getting as much money as they can with total disregard that they are forcing "seniors" out because we can't afford to live here anymore. We have been in the Mineola location since May 2015. the units are old and have loose floor boards/ joists. If you don't know what that is - it's the beams which hold the flooring and cover the ceiling. when they come loose it creates a squeaking noise when you walk. A squeaky hardwood floor is usually caused by floorboards becoming loose. The loose floorboards will either rub together and make the squeaking noise or rub against the subfloor. We have had nothing but issues with our tenant upstairs whom keeps late hours and walks and cleans at midnight through 2:30 in the morning. Creating a squeaking noise when we are trying to sleep. Management has been contacted several times on the issue. They came once and put nails into the floor upstairs however - I could have told them that wouldn't work. I have sent several emails requesting another plan of action with no resolution in site. Our office manager is great and has been the only person whom has responded to our emails. However, we are constantly told maintenance has been notified. It is now the end of August and still no resolution or mention of our request. This company sweeps things under the rug that could be costly to fix in hopes you will not complain and the issue will resolve itself. i live in the freeport building for Eagle Rock & its terrible the heat and hot water is always broken . There's no notice so when i'm rdy to shower is when i find out there's no hot water . When i 1st moves in the apartment was dirty i took pictures and send it to the people in plainview and they did nothing. And lately there's been a homeless man sleeping in our hallways , which is very unsafe . There's mice and roaches , i put my name on the list for extermination for a yr and he never came read more

After I moved into this complex last week with the help of my mom, I immediately fell in love with this place. Unlike my old apartment complex, my new apartment has wood floors which keeps my place at a decent temperature and control my own thermostat, the maintenance gets things done right away and I have a little cul-de-sac where I can walk around and get some exercise. One of my favorite features about this complex are having a little garden in the front of my apartment and I finally have my own little backyard where I could have a barbecue during the summer!!! When I compare to living at my old place under a landlord ownership to a complex under a corporate ownership, I would rather move to a place that's under corporate ownership because they are most likely kept in good shape. I would totally recommend this place to families or college students who are willing to find a place to live at a cheaper price. I really hope you guys expand to more states in the future. read more

property manager in Woodbury is a disaster! The floors in ALL the second floor apartment shake LOUDLY. First floor tenants cannot stand it. (Go to the laundry rooms. All that the tenants talk about is the bad blood between neighbors caused by the shaking floors) Rather than addressing a tenant's concerns, the property manager blames the upstairs tenants for the noise, claiming there are no problems with the floors. The property manager should be fired. Playing tenant's off one another is bad news and creates far more problems than it solves. read more
