My experience at AvalonBay Communities - specifically at Avalon Melville - was nothing short of a nightmare. I lived at Avalon Melville for 8 years. During that time, I was forced to move three separate times within the community due to aggressive rent increases of $300-$400 per month at renewal. Avalon makes it very easy and "affordable" to move in -- but once renewal comes, the bait-and-switch begins. If you are living on a budget, be prepared: loyalty means nothing. There is nothing "luxury" about Avalon except the price tag. The most serious issue, however, was the rodent infestation that persisted in my unit for 23 months. Management and staff were aware that there was an ongoing rodent problem in my apartment prior to my move-in. Despite this, they refused to release me from my lease or allow me to transfer units. There were multiple visible points of entry throughout the apartment -- gaps in sheetrock under cabinets and around the perimeter walls -- that were never properly sealed. I reported the issue just three months after moving in. Over the course of nearly two years, I caught over 50 mice. I lost count after that. I spent thousands of dollars out of pocket on traps, cleaning supplies, and replacing contaminated property. I had to throw away personal belongings, including a brand-new couch that cost over $1,000. When I moved out and cut the couch open, it was filled with rodent feces. The photos speak for themselves. When I reported sightings, management would send an "exterminator" who did little to resolve the issue. Instead of addressing structural entry points, the focus seemed to be on finding ways to shift blame onto me. At one point, the exterminator was sent to photograph items in my apartment in an apparent attempt to make me responsible for the infestation. I was told an opened bag of dog food caused the problem -- as if that explains structural gaps in sheetrock. The deflection and lack of accountability were outrageous. Interestingly, the property manager in place during much of this ordeal was eventually terminated -- as was the exterminator contract. That alone should tell you something. After enduring nearly two years of living in a rodent-infested apartment, Avalon had the audacity to send me a $3,600 bill after I moved out. I sent multiple detailed emails to Avalon corporate disputing the charges and documenting everything that occurred. To this day, I maintain that they owe me for the property I lost and the conditions I was forced to live in. I've noticed many positive Google reviews highlighting the maintenance staff. What I find more interesting is this: why are there so many maintenance requests in the first place? These buildings are constructed like a house of cards. The walls are paper-thin -- you can hear everything. The property presents well on the surface, but underneath, it's a different story. The pool may look nice in photos, but it is overcrowded, poorly managed, and unenforceable rules seem to apply selectively. The community emails long lists of rules, yet they are not consistently upheld. Shortly before I moved out, I saw another review mentioning rodents -- which means even after everything I went through and reported, the issue still was not properly remedied. That is unacceptable. If you are paying luxury-level rent, you should receive luxury-level service and safe living conditions. At Avalon Melville, you do not. The culture feels like "the customer is always wrong." I vacated my apartment after a severe and ongoing rodent infestation that was reported repeatedly and not resolved. Over 30 mice were trapped using traps I personally purchased, and rodents continued to enter the apartment. I communicated with on-site management and maintenance numerous times. Maintenance stated they were too busy to address the issue, and no effective remediation was completed. Rather than resolving the infestation, no effective action was taken, and the issue remained unaddressed. After contacting the Department of Health, minimal measures were taken approximately a week later; however, rodents continued to enter the unit, which I personally observed. These conditions raised serious habitability and health concerns for myself, my child, and my dogs. I also spoke with other tenants at the property who reported rodent issues in their units, indicating the problem was not isolated to my apartment. When vacating, I disposed of contaminated items (including bins and a box of tape soiled by rodents) in a broken dumpster area. While on site, I overheard staff discussing the items, including a statement asking whether the tape should be taken. The items were removed by staff shortly thereafter, despite prior statements that maintenance was too busy to address the ongoing rodent issue inside the unit. After vacating due to these conditions, I was informed that I allegedly owed money. This was despite the fact that I incurred significant out-of-pocket costs, including over $6,000 in moving expenses, veterinary bills, health-related expenses, traps and supplies, and the loss of personal belongings that had to be discarded due to contamination. I also lost time from work time due to the ongoing infestation and safety concerns while the issue remained unresolved. I am currently awaiting proper resolution of my security deposit. Prospective tenants should document all communications carefully and understand how habitability issues are handled. read more

The gym here is disgusting. I used to see housekeeping come through and clean just to see the same dirt, dust, and grime that was there in the first place. I don't live here anymore but I do workout here with my brother in their gym and you might as well go to LA Fitness on 110. They're just as dirty. My husband and I extremely happy living here. The grounds very well kept. The new gym is state of the art, love the pool, it is all around a very pleasant place to live. The maintenance staff is great! Shout out to Rico who does a great job and always with a smile. Communication is very good with administration, Clare, Dana, Mary Ellen and Midge, are all very receptive to any issues that arise. This was a terrible living experience! It is absolutely NOT luxury living, just luxury pricing. The apartments are very old, they've never been power washed and have green mold everywhere. They are in complete disrepair outside and the grounds are a mess. There are broken signs, broken pool furniture, overflowing garbage, dog feces, residents that smoke cigarettes & marijuana in their apartments (even though it's supposed to be smoke-free). The residents are INCREDIBLY loud all day & night, there's no sound proofing in these units & other residents don't care about "quiet hours" and management does nothing to enforce it. Fights happen in the parking lots, police regularly make appearances. Children run around unsupervised. Many units have bug infestations. The units aren't cleaned well before someone moves in - mine had urine in the toilet still and hair painted into the walls, doors & baseboards. Maintenance takes forever and does not care what's going on - a squirrel fell into my wall through a hole in the roof and they refused to come cut a hole in the wall to get it out. It died there and they wouldn't do anything until I complained about the smell. It took over a month to repair my broken dryer, almost a month to repair my broken dishwasher, 9 months to repair a leak in my kitchen ceiling because they didn't believe I had a leak (despite video & photo evidence) because I lived on the top floor. The leak eventually caused the plaster to fall and you could clearly see the leaking pipe. But the maintenance staff will regularly pressure you to leave 5 star reviews when they complete a task. Someone cut the internet/cable cords 3 times at the box and they wouldn't do anything about it - Verizon had to come out & secure the box. The office staff won't take calls and they don't accept walk-ins without an appointment, so there's no communication. The property is on the edge of an industrial area so there's loud traffic all the time from the trucks, and it's next to an airport so planes are constant flying overhead. The a/c vents are old, loud and rattling (I work from home and executives that I take calls with commented regularly about the noise). The gym is disgusting - the equipment is always breaking and hasn't been cleaned. They never sweep, the mirrors are always dirty. Now they're trying to charge me to replace carpets that were stained prior to my move-in that I shouldn't be responsible for. Overall it is absolutely not worth the $4300 I was paying every month. Do yourself a favor and look elsewhere. read more

When you have an issue, you have to use the app. No one answers the requests on the app so nothing gets done. you end up fixing things yourself even though you pay such a high price to live here. They put a dumpster outside. My front door and nails and screws are in the front of my driveway. I already got one flat tire. They refused to compensate me for fixing the tire, this is a horrible place to live. They don't care about you. I just care about getting their high-priced Jane't. It is disgusting here like I said before, horrible, nobody picks up their dogs. When it rains, you can't walk on the pathway because it floods. They said they were gonna fix that that was four years ago if you come here look in department and I see you. I will absolutely tell you not to rent here. read more

Beware! Things aren't always as they may seem. Everything starts out nice, until you've signed the lease. Then, you're less than nothing to them. They'll yes you to death in the office, but never follow up on anything (go in person, because if you call, they won't answer. They will get back to you in a few days). They make changes that suits them financially, and implement them whether you like it or not. A couple of examples: Cable hook-ups - They made a deal with Optimum, so whether you like and use Optimum or not (maybe you prefer Verizon or nothing at all), the charge per apartment is added to your monthly statement and you have no choice but to pay it, even it you won't use it. If you prefer Verizon, for example, you can still use them, but you'll have to pay for both services. Another is the Latch Security System they recently installed on all of the apartments. They have keys to the doors, but refuse to let you have a key to your own apartment. You have to download an app on your smart phone (if you don't have one, you'll have to buy one if you want to access your home). Management and the Latch company will have a record of all your comings and goings, knowing exactly when you go to work and return every day. It's a computer/app based company and reportedly easy for hackers to hack. In fact, they can hack entire communities in one shot, leaving every apartment in the community unsafe and at risk. Google it to understand how unsafe this system is. Other communities have had problems and have sued and won against the company and community. Maintenance, although generally pretty good, does not follow-up on anything, so if they start something in your apartment and need to finish it another time, there's a good chance you'll have to call in or go on their app to book another appointment for them to come back and finish what they've started. To the office staff, which will usually smile and make you believe that they actually care about you and your happiness here, couldn't care less about you. You're nothing more than a number to them, and if you're not happy, well, you can move out (after your lease is over), because accommodating your needs isn't important to them. Living here is expensive! If you're OK with their prices, understand they will go up when you're ready to renew your lease, and it may be a significant increase, making it cost prohibitive. read more

Management in the leasing office is beyond shady, a different resident/ family is evicted here literally every month, rent increases for current residents are predatory, and there is dog poop EVERYWHERE. 1) The leasing office unprofessional. I called in weeks ago to talk about my lease renewal offer. I have been living here for three years, and have been raised $900 dollars in that span. My current lease renewal offer would have me paying more for my 1 bedroom than any of the MANY vacant 1 bedroom apartments currently available along with most of the 2 bedroom apartments that are currently sitting vacant and listed on the website. After calling in and being promised a conversation with management, no one ever called me back. When I called in days after they promised to call back, I was told that the manager that was supposed to call was sick and that the other managers were all traveling. Fast forward a week later, I called in again only to be told the same story and they would call me the next day i.e. the last day I had to make a decision on my renewal... of course, no one called me back. I had to call customer care to beg them to get a manager from the renewal team to speak with me, which they finally did at 6 PM that night. I was told but the manager, named Sydney, that it would be ILLEGAL for them to adjust my rent to something more akin to the prices they have listed for the vacant 1 bedroom apartments because they rely on an algorithm/ formula to spit out prices. I reminded this manager that there are currently 23 vacant apartments, ALL 1 bedroom and many two bedroom options listed on the website are less expensive than what they are quoting me, and that there has been an eviction each of the last few months. Again, nothing they can do. Moreover, starting with this new lease cycle, they are throwing in additional hidden fees such as a technology package that includes cable and a new television... I told Sydney I already use another cable provider and have a TV and asked if she could remove this additional monthly expense from my rent. Unsurprisingly, she refused to remove this baked in nonsense charge from my rent, even though i would not be using the service. To recap, the leasing office had hiked my rent $900 in three years, is charging me more money to renew than it would cost to rent any of the vacant 1 bedroom apartments and half of the vacant 2 bedroom apartments, dodged my calls and hoped I would cave without a conversation before I had to make a decision on my lease renewal offer, and is now tacking on additional expenses for services I don't need/ already have. Sydney, the manager, while polite, was particularly unhelpful and frankly incompetent. 2) If you move here, expect to see rain drenched mattresses, furniture and assorted belongings laid out all across the street and sidewalk in front of the development for weeks at a time. Why? Because this place evicts tenants left and right... all while half the apartments in the development sit vacant and they refuse to make remotely fair renewal offers to current residents. 3) If you are a long term renter, DO NOT MOVE HERE. New residents are quoted at reasonable prices when they move in, while current residents are hiked beyond brief from cycle to cycle. Like I said, I've been raised $900 a month in three years, or roughly $11,000 a year from when I first moved in. 4) The grounds are in awful shape. There is dog poop EVERYWHERE. No one picks up after their dog and management does nothing. There is poop on the walking path, so over the grass, along all the fences and all over the tiny dog run. The development also FLOODS FOR DAYS any time there is a heavy rain. Do yourself a favor, and move somewhere else. read more

The gym definitely could have better equipment bc if you are a beginner to a gym then you may not know exactly what to do. We live in a renovated unit. It's very nice and well done. The apartment is solid. Meaning you can't hear your neighbors. I think for the money people that live here want the world, the employees don't set the rules and I'm sure they're held to certain standards to follow them. I enjoy living year. Have been here for three weeks and I love it. Yes, the rent is high but you get what you pay for- the townhome was immaculate, it is a safe area and perfect location. We were looking forward all week to the Sunday am appointment, we are 2 professionals in executive positions with no understanding how this miscommunication can go unannounced! The front office is lacking standards of the community paying prime means adhering to the bare minimum. 1 hour prior to arrival we were informed there is no viewing availability that meets our needs and that we need to call back in 1 months time to. confirm availability, The whole point of the visit is to view an apartment that meets our needs! Upon moving out, they tried to tell me that my apartment was not clean and that I owed them money. Meanwhile my apartment looked just like it did once i moved in - SPOTLESS. So I then contacted upper management & they decided that i was correct and then told me I didn't owe them anything. So now we have to put up a fight in order to avoid getting ripped off? Insane! Beware! I lived in Avalon Melville for 8 months, it was fine. The manager , Chris and I did a walkthrough, everything was immaculate, he mentioned I would get my entire security deposit back. I called 2 weeks later to find out not only was I not getting my security deposit back but I was being charged another $750.00 for the garage door. The door worked perfectly 100% of the time, completely outrageous. I called the office and they said they were "investigating " but didn't get back to me...there was no issue with the garage door while I lived there, how do I know this didn't happen after I left. The maintenance crew and office staff are really nice and always try to help. Community features are nice and my 1 bedroom has a decent floor plan and a private garage which is really convenient. One thing to be aware of is that this community is very large with about 500 units and close to about 1000 people or more. The amenities such as the pool can accommodate at most 50. You'll be fine during the week but unless you get there really early you won't get a spot at the pool on the weekend. The apartments can really use a renovation. They're very dated and stale looking (cheap grade carpets, linoleum counter-tops and floors, white appliances, white cabinets, etc.) . The newer Avalon communities have nicer features and Melville really can't pass as luxury living anymore. I was blind-sided by a 10% rent increase after being there 1 year and they want to hit me for another 7% increase this year. And that increase is for a yearly renewal. The month to month option almost doubles the monthly rent. It's just hard to sustain those kind of increases so it's time to move. Avalon's rebuttal to this is to say they take into account local market factors and adjust the rents accordingly but that's just corporate spin that doesn't make it right. There's also a lot of section 8 families in here. By law Avalon has to allot a certain percentage of their units to section 8 living. The rent increases most likely take that into account also. I don't feel Avalon is a place to make any long term plans for unless you can budget for these types of increases. Keep in mind that if you choose to rent here. read more

To continue the saga of my avalon melville apartment, After months of issues with my air conditioning, heating and hot water, I have now found BLACK MOLD near the air conditioning filtration MOLD in a number of spots on the wall and on the carpet, curtains and furniture all near the unit. When we put in an emergency work order someone came replaced the filter and wiped the inside of unit. We asked if he would please clean the mold and his reply was SOME ONE WILL COME ON MONDAY AND PAINT OVER IT. To say i am shocked is putting it mildly this is now a real health issue and needs to be addressed (FIXED) by a professional AS SOON AS POSSIBLE!!! i PUT IN A WORK ORDER AND SPOKE TO SOMEONE IN THE ON SITE OFFICE, BUT AS OF YET HAVE NOT HEARD BACK. This is just unbelievable and am worried for our health and well being and would think the staff would treat this as the serious matter that it is. HELP! Marie V read more

I lived here for two years. We had a nice first floor two bedroom unit on the first floor near the main clubhouse. The plusses were that our unit was maintained nicely. At one point we called up and said that we needed a new paint job. This was accomodated and it looked spotless. Another time we called and said we needed new carpet. This was true since we inherited carpet that was already worn out. This request was not accomodated. I think carpet in the dining room is stupid. It makes stains impossible. They need to be more accomodating to changing the carpet. We loved the pool. However right when we were leaving they changed things. Instead of a paid lifeguard, we were on our own. The pool atmosphere changed and it was not family friendly. People would be drinking by the pool. It was never overwhelming but it defintely changed the feel for us. we like the family resort atmosphere. A lot of people at this Avalon complex are going through some kind of life change. A lot of people were there because they went through a divorce and needed to stay in the Half Hollow Hills School District. This can be a plus and a minus. Most people there were not there to stay as their forever home. Again, in some ways this is an opportunity to make people who have a similar situation. The rent increases were ridiculous and extreme. We just could not take it anymore. We got no where with negotiation. You have to accept that when they say the market value has gone up, that means your rent will go up. End of story. That was hard. We eventually moved out and went to another rental. We do miss that the maintenance guys would come and change lightbults. In some ways that could not be beat. But the rent was just too high and the units were just too small. read more

I'm giving this rating not because this place is perfect because it's not (no place is) but because of office staff, specifically Karena. We have had continual issues with neighbors adhering to rules regulations which had an impact on our daily living and environment. Karena listened to my concerns and instead of just saying "yes" or getting defensive she took action immediately and came up with steps/ways to help resolve the problems. She followed through as promised, keeping me posted on steps taken and results. If it weren't for Karena's response to problems we definitely would have packed our bags and moved!! I've been living in Avalon Court North for over 4 yrs & am very happy with my choice. I have found that both the Managing Office & the Maintenance Dept are both very accommodating. Between Phil's professionalism & Candidos expertise, I know I'm in good hands. Phil makes himself available to all & at all times. He's never too busy to listen to a resident & will take measures to satisfy them Into his own hands (if need be.) Candido's work ethics, respect & pride are outstanding & he never lets an issue go unresolved. He's polite, mindful, neat & conscientious & I've always been satisfied with whatever he's set out to do. DO NOT RENT HERE!!!!! Not even worth 1 star. What a horrible bunch of people I don't know what this world is coming to . Where to start they constantly annoy you with fire alarms, needing to get into your apartment, among several other annoying things. I am chronically ill person a bed ridden most of my time lliving there that's for sure. Anyways it comes time to move out everybody screwed us we hired movers didn't show up had friends come help they didn't show up I was really sick and sore getting really run down with this move and everything falling apart one thing after another . Christine the landlord lady coming up every half hour hour saying "you can be out of here, you gonna be here in time . I'm stressed right out and it's not making things any nettter for me. Anyways the cleaning comes I had my bedroom my bathroom the kitchen the other bathroom all the walls were washed cupboards were done the whole entire kitchen was complete the bedroom is complete bathrooms aee complete. I say I need to get somebody in here to wash the rest the walls for me she says I'll get my staff to do it for you. she charged me two girls for 12 hours $300 cash I gave her. I couldn't believe it but I was in a bind and you know what can I do my husband patched and fixed every wall every little nail he put it he if he fixed they kept her $1500 damage deposit said it was to fix all walls anyways we end up getting $160 back . This move cost us so much money to pay people to help I should've just left and not cleaned at all. I was so run down and exhausted I stayed in bed for eight days after that move and finally went into the hospital where I had three blood transfusions and was very weak. Her knowing the whole time that they're going to keep your damage and everything anyways, what a scam. What's this world coming to when you have company's like this lying and scamming you out of your DD. What a joke, not impressed at all!!!! PS WISH I COULD GIVE IT -5 I read a Lotta good reviews before I moved in here and I did see a few negative ones.trust me people when I tell you do not rent here and read the - reviews. Been here about 4 months now. Very nice and safe community, dog friendly. People of all ages and some diversity. There are some kids of all ages here not a lot but they seem to make friends and have a good time. .The sales staff and maintenance are always helpful and friendly. The pool is very nice and very comfortable on the weekdays. The gym is clean with new adequate equipment and TVs with adjoining indoor basketball half court and racquetball and yoga room. The grounds are clean and cared for but not as green as they should be. There is plenty of parking on the property and the garages are spacious. The apartments themselves, roomy enough, are very clean and the carpets are adequate. Hot water and air conditioning good. The drawbacks are the appliances and kitchen and bathroom fixtures are very dated. And there's no microwave. I think this place is 20 years old and it shows there. They should update but not happening for now. But worst of all is that the rents are so high and I hear they keep increasing. Seems to be a lot of turnover for one reason or another so apartments are always becoming available. I guess they know there's a scarcity of nice rentals on Long Island so they match what the market can bring. Other than that I still recommend. Minus one star for the high rents and another for the dated kitchen and bathrooms otherwise could get 5 stars. Even better now that it is a completely no smoking development, hooray. Update: Ok so after one year we've moved out - the turnover is heavy here - yes the people are nice, the maintenance and office are still as nice as can be. This industrial neighborhood is awful with lots of traffic and few facilities. Although demand is still high for rentals this place is old and dated and the rent and extra fees are outrageous - also beware they expect you to pay to clean your apartment when you leave and will take money from your security even though they have to to clean the place for the next tenant. Somehow they get you to pay for water too. You're dealing with a huge public corporation. There are newer nicer places for this high a rent. read more

My wife and I moved to Avalon Apts in Melville, NY around March of 2013. At first, we felt that it was important to live in a good community even if it meant paying higher than we would have paid in other places. The children seemed to enjoy the community. However, AvalonBay Communities Management personnel lacks sensitivity for their residents. We have been at the Avalon for 3 years. We paid between $3100 to $3400/month for three years. The last time we were late, we almost got evicted resulting in a $750 eviction/legal fee. Even when we were paying after the 5th, we always paid the late fee of $75, but it didn't matter to them. We changed apt from 527 Avalon Court Dr, Melville, NY to 416 Avalon Court Drive in an attempt to reduce our rent leaving the apt spotless, still our security deposit was retained. We still managed to stay another year until we recently moved out on 3/24/17. We cleaned out the apt, washed the tubs, cleaned the kitchen, and still the management office has requested $1897.52 in fees claiming the entire apartment had to be repainted and carpet replaced, which was untrue. The year prior, we were told to repaint the apartment to its original plain white color because we had painted some accent walls. We had no problem doing that because we did in fact paint accent walls at 527 Avalon Court. However, we did not paint any accent walls at 416 Avalon Court Drive because we did not want to have to repaint the walls. We left the walls as is when we moved in. Therefore, we felt no need or under no obligation to repaint the apartment. On March 5, 2017, we paid Avalon Apartment the prorated rent billed for March 1 through March 24, 2017. Later, We were surprised to get an invoice requesting payment for carpet replacement, painting and a blind replacement . The year before we had a company clean the carpet, our security of $700 deposit was still retained. This year, we cleaned and vacuumed because Avalon is supposed to prepare the apt for the next tenants. It is not our job to make the apt like new again. This is normal wear and tear and Avalon needs to keep that in mind. This place is far from a luxurious apartment. It is clean and the maintenance staff is nice. AvalonBay Management team has a long way to go especially with the hidden and illegal fees as well as their lack of good customer service. I knew we would be paying a lot of money when we first moved in back in 2013. However I didn't expect the office would try to steal more from me. Avalon has a lot of work to do. They clearly forget what real customer service is all about. No, I will not refer anyone to the Avalon Apts, and do not recommend this place to anyone. On May 9, 2017, I received a phone call from Michael of the Avalon office in Melville, claiming that the charges for carpet replacement were justifiable. He added that pictures showed there were numerous stains on the carpet. He shared that the fee for repainting the apt ($350 supposedly?) was credited to the account. The issue remains unresolved nonetheless. They still want to charge me over $1500 for the carpet and cleaning services. Are you kidding me? We cleaned the apartment before leaving. We have photos to prove it. I will not recommend Avalon to anyone, not even my worst enemy. I think their move to charge us those extra fees was out of desperation fearing not being able to lease the apartment ina timely manner. I truly believe that Avalon would not have charged me all these fees if I had decided to switch apartment. read more

The maintence is very swift. The gym is very good. The grounds are kept well. The sales team is professional and helpful. My apartment has been maintained beautifully. read more
