MICE at The Wel in Lindenhurst and resident complaints are not taken seriously. Major health hazard and response is severely lacking. Holes in sheetrock chewed by rodents get left open and resident is forced to live with MICE due to extermination only leaving traps that mice avoid. Requests for a written plan to remedy have not been answered and no options for lease have been offered. Major violation of NY State tenant laws and Fairfield does not care. read more

Terrible property management. paying 3,300 dollars a month for a roach infested apartment. This has happened twice now. I tried calling the property manager and leaving messages who never called me back , I emailed the property email, I called the offices in Melville to see if they could help me and a woman gave me his cell number which I then called and it was out of service. The next day I called the office again and the man who answered took down my information and said someone would contact me. That was a few days ago and I have heard nothing. I couldn't imagine how they deal with tenant in the building who have issues if this is how they deal with people trying to sign leases. When my daughter moved into the Fairfield Properties in East Islip, she was given two keys. One of them didn't work. She told the super, and he said she had to make a copy of the key that did work. So I did, at my expense. Now, 2 years later, she moved our and returned the original key that worked, and the copy. They withheld $72 from my security deposit because of the "missing key." WHAT NERVE! $72 for a KEY, and one I had to pay for because the one they supplied didn't work. I'd take them to small claims court, but I we don't live in the area. Probably what these thieves are counting on. Further....you can't' call a super; everything is done on a portal. They take forever to make repairs, and when they are finally made, the work is shoddy. We had three interviews lined up to see various apartments to rent across Stony Brook. For apartment 1, the Fairfield agent ghosted us and didn't meet us. We were left stranded to watch construction workers for an hour while we were led on that the agent was "on their way" but they never came. At one point we tried to see the hallway outside the apartment and it smelled awful. For apartment 2, close by, the agent who greeted us began to yell at us for complaining about her colleague who ghosted us. Once she simmered down she showed us a downstairs apartment which smelled and looked awful. The floor was peeling off and she announced it was just redone. When we asked where we could store bikes, she announced "outside but make sure to lock them" hitch I can only imagine was alluding to a lot of theft. She also showed us an apartment upstairs which had the same rotten odor and peeling floor. She gave us a tour of the balcony upstairs which she said "had a great view" of a huge pole and electrical wires. For apartment 3, we waited for 20 minutes as the new agent was again late. We honestly didn't even want to see it because the hill and outer area was covered in trash, but she unfortunately came peeling in at the last minute. This apartment was the best of the three, except we kept getting glared at by a neighbor chain smoking cigarettes by the dumpster and another man revving his motorcycle for what seemed to be an hour. read more

my upstairs neighbors fight like DV almost everyday. they stomp they throw stuff in the floor. they play catch and fetch with their dog at 3am. the tvs on so loud that even with my ac and tv i can hear them clear as day upstairs. Never rent from a Fairfield property! I lived at Creekside for 2 years... what an experience. The apartment was constantly filled with insects (spiders, crickets, flies, etc)... this all came from an area where the window was separating from the wall. This also caused the apartments temperature to be horribly regulated. Maintenance requests were received and never acted on. The buildings washer/dryers never functioned and the laundry area was always littered with cockroaches and cigarette butts. We had to take our laundry to a nearby laundromat because the conditions were horrible. Parking was abysmal and the property was frequently littered with trash and dog poop. Police and EMS were always there for fights and domestic issues -- my SO always expressed how unsafe she felt. Oh, and they just bumped rent up... again. Now a 1 bed/1 bath is over $2k/mo with nothing to show for it. Oh, and if you want your security deposit back, forget about it -- you have to fight tooth and nail to get it back. I have been a resident at Fairfield Properties in Bayport, NY for about 4 years, prior to them it was Home Properties, better Landlord, I should stress this fact, and I decided to move from a 1 bedroom apartment to a 2 bedroom one. Bad decision. The first and big issue I have with the management office, is that they allow 2 female residents at the third court to park illegally on the NO PARKING ZONE Area, which clearly impedes the flow of traffic for any resident or delivery vehicle to make a proper turn. After several pictures, e-mails, calls to the local authorities, it seems that my screams are going to deaf ears. Back in June, there was a fire on the same court, reading the messages from one resident, she clearly saw a vehicle, most likely from the same resident, that made it difficult for the emergency vehicles to make the same turn to reach the affected apartments. I suffer from a pre-existing medical condition, and I do not need for these two imbeciles to continue to park wherever they want in the event of a medical emergency. For the money I pay in rent, I should feel safe and secure, knowing that not only for myself or family but for the rest of the residents who are being clearly affected by this issue, not to be affected by this two idiots ! I regret moving in the first place, now I am married to this place for quite some time !!!!! If you are looking to rent, please go to another competitor. Update with photos. You don't get to see your apartment until move-in day when you get your keys, and they show you a beautiful renovated space on your tour which is horrifically misleading. See photos for examples of what Fairfield deems"luxury living". In addition, there was a literal explosion outside our building a week before we moved out. Monstrous boom, ground shaking, no power for almost 15 hours. Turns out the electrical grid exploded. Two months prior it went out (sans explosion) and a week after we moved it went out again. So don't expect to have power in any consistent fashion. It tends to do this most during heat or cold warnings. We've been gone for less than a week and already they took our deposit (no surprise, they never return deposits no matter what) AND charged us an extra month rent (that's over $3000 for those keeping score) even though we moved out at the expiration of our lease. They take advantage of people, especially low-income, minorities & disabled. When there was a fire, four families lost everything. Two relocated to the other side of the building & Fairfield raised their rent. In addition to being heartless, they don't enforce any rules concerning residents well-being- especially about noise. And you hear EVERYTHING. Music, TV, flushing the toilet, alarms going off, phone ringing, conversation, fights, people having sex, even cats walking across the floor. There's no privacy upstairs & no peace downstairs. Then, after you've been to hell & back a few times and get lucky enough to be released from this prison, they try to keep your deposit. ILLEGALLY. I do not recommend renting an apartment from Fairfield Station, especially at the Deer Park Fairfield Station location. For over two years they have had an issue with humid air blowing in the apartments. They said it's a boiler broken and being fixed. The hot air creating mold and mildew I'm the apartment where I have my kids. I've been trying to get them to come and fix it and each time you speak to them, they tell you they will come back in a few days. Again no one has come. My lawyer has come to take pictures and. I've told them I'm not paying them any additional rent until the entire house has been cleaned. I am preparing to file a lawsuit against them for negligence. Rent at your own risk. read more

The leasing agent tried to pull a bait and swtich where she shown me one apartment but on move in day the keys were to a totally different apartment than what we agreed upon. I cannot keep my mouth shut any longer. Was going to leave a review when my lease had finished because I feel I would be wrongly targeted. All these reviews are true. Fairfield customer/tenant relations, at the prices the everyday working class are paying, is horrid and downright disgusting. (I am disabled, and very fortunate to receive help.) When one has a problem or a concern it is very hard to get in hold of them. When you do, it is met with hostility. I tried calling my leasing office (Bay port location) for a simple decision for a request (Which needed to be made that was slightly above maintenance.) I tried emailing them twice, no response. I then tried calling them again, it took about two weeks to get a person. That person, a man, (Do not know his name) was passive aggressive. First words out of his mouth was a long winded sentence describing he was only a leasing agent, only to help people sign leases, and so forth. Then basically the whole conversation in context was treating me like I was dumb, just telling me to go away. I called corporate(which is where this review is placed), couldn't get a hold of them either for weeks until finally someone picked up. Met with eye rolls, and "Ok.. I will contact the manager." (Yes, finally!) Then my problem was considered. This is one example of many that I, and my neighbors went through with them. They don't appreciate us. In fact, I think they are very comfortable and don't care anymore since they own more than half of Long Island. It's no secret a very few people are benefiting off the rental market here. The price gouging and the over appraisal of property is the norm. People of every economic class are being greatly taken advantage of. Property taxes are just half of this mess. It's systematic greed and corruption. And yes, I am aware this is happening elsewhere too. (Example: San Francisco, LA, Seattle.) But all this is not an excuse to treat your tenants with disrespect. Being nice and helpful costs nothing to you and whatever investors you may have. In a business sense, it might help you in the long run. And oh, Here is the Bayport Laundry room. This is the worst company I have ever dealt with. I moved from Florida back to Long Island in June, and started looking at apartments in March. I reached out to Fairfield, since they pretty much own every apartment complex in Long Island (not a good thing). I met Celeste and she showed me a few places. I ended up signing a lease for an apartment in Massapequa for June1st, and thought it was a done deal. Apparently, signing a 30 page (and notorized) lease, and sending a check for $3500 to secure the apartment, doesn't mean squat to them. Got a text in April from Celeste, that simply stated, "Apt won't be ready by June !st so we'll change your move in date to July 1st. Wow! Really? So the lease doesn't mean jack. BTW, it gets worse! In May, I texted Celeste since I still hadn't received the updated lease with the new move in date of July 1st, she said I would get an email on Monday, great. Instead of that I got a text from Celeste saying "The apartment wouldn't be ready for July or anytime soon, and that I could just cancel or call someone else to find a different apartment, but they really have no vacancies so good luck, because I'm (Celeste) on vacation until the 26th of May." I asked if Fairfield intended to do anything to compensate me for this huge inconvenience, and she said "It's a big company, so No." I spent the next two weeks scrambling to find a new place to live and found out that as useless as Celeste is at Fairfield, she may also be the most competent. That's not saying a lot, trust me. Right now I am still waiting for my money back, and it's been a nightmare. I canceled my lease with them in May, and a month later I may finally have an answer, after dozens of calls and everyone claiming they will investigate this, and then never hear from them again. My mother in law lived in a Fairfield property for three years in Lynbrook which we visited often. I am posting this review mainly on behalf her but also because we had to help her so often because of their incompetent management. She spent three years freezing during the winters because of poor heat. Interaction with property management was terrible, she could barely get a hold of them and when we did (all of us because we all tried reaching out for her too) we were met with attitude. The icing on the cake was when she moved out, and they took about 4 months to send the deposit back to her. Which I am pretty sure is illegal. My mother in law needed the money for her new place - Fairfield kept dodging our calls and making excuses about the delay. I wonder if she would have even gotten it back if we hadn't called so many times. No expert here but it feels like they are having money trouble. Oh and they took a $100 "real estate tax" out of the deposit which we have never heard of and none of us have ever been charged before. It is impossible to speak to anyone with any authority and if/when they do respond weeks later, it is unhelpful at best. Laura Lavery is constantly "in the field", but never seems to be handling the issues at Suburbia Gardens in West Babylon. When I moved in, the lady across the hall from me basically used her apartment as a crack den and the people above me have been hoarding and letting their cats urinate and defecate everywhere. The smell from that place makes me want to sleep in an NYC subway station for fresh air. There have been dozens of maggot covered garbage bags removed and they have caused us to have fruit flies for 6 months. Renters beware, I currently reside at Fair Field Property at Brook Avenue in Bayshore. I just have to say they charge 3,000 a month for a two bedroom. which by the way anytime they fix something it looks like patch jobs. My bathroom tub keeps getting mold even though I vigorously clean every week. I'm not sure if it's the barely working vent or not. The tub water takes a while to go down and as you shower starts to build up.We were told coming in that the old tub and old tiles we would have to replace at our own expense. Which was fine until the mold showed up. The grounds have cigarette buds all over, the laundry you pay for with a card, which by the way opens and closes as the manager sees fit. we found out the hard way when he locked our laundry in overnight. The tenants are not the norm. The first month we stayed here our car was severely damaged, due to gang related retaliation, that according to long term tenants happened 3 times before. Fairfield refuses to do anything about and took no responsibility for it. Another issue is there are no surveillance on proper even though they state there is. This company is a scam. I was approved for an apartment and was emailed a 15 page lease, all of which was fine print. I reviewed it with my lawyer and he said more than half the sections were not legally enforceable and others were absolutely ridiculous to put in a residential lease. When I asked the leasing manager to remove the illegal sections, he told me take it or leave it. This company prays on people and assumes they don't understand their rights as a tenant. Also, they were found guilty by the NY attorney general last year for breaking tenant protection regulations. RUN! There are better options out there. read more

Every year, before lease renewal, they claim how the cost of living went up via letter, meanwhile, you can't get parking on site. People park on the lawn, fire zones, behind Best Market, and in PBMC parking lot. I work full time and from there I'm a student at SCCC and I get home late due to my evening courses, and I can't get a park. I have to park at the hospital and walk to my apartment in the dark at 930pm at night with my 5 year old son, because I can't get a park where I pay $1760/month. I lived in Fairfield at Bohemia for one year and it was by far my worst experience ever!! None of my maintenance issues were resolved. They ignored all my concerns regarding broken kitchen appliances, broken locks, holes all around the kitchen which allowed bugs to come in the apartment. I was fed up with having roaches, spiders, snails, and so forth in my apartment, so I left. Although I returned the apartment nice and clean, they sent me a letter 3 months later saying that my security deposit won't be refunded and I am to be charged an additional amount due to the alleged damage to the carpet!! When I moved in the apartment the carpet was in the same condition as when I returned it in compliance with the lease. Although I had been told when I signed the lease that I would have new carpeting, I was disappointed when I moved in to see that it was not new. Obviously, everything gets aged over time and usually carpets need to be changed every 3-5 years. I returned the carpet in the original condition, except for normal wear and tear. This company is illegitimacy charging me for damages caused by other people who lived there before me. There was no need to remove and replace the carpet, and in the worst case they could only charge me for steam cleaning (12 cents per square foot) as specified in the damage list attached to the lease agreement. More surprisingly, even though I had provided them with my new address to receive my security deposit, the statement letter was first sent to my previous address at Fairfield! This is just another example of their poor customer service and management that caused significant delay in the process. Do yourself a favor and avoid this company! read more

Fairfield Properties is by far the worst management company I have ever had the misfortune of encountering. They charged us for a year of a parking spot that we had surrendered via email, text, and phone messages with management, then it took almost another year to get them to remove these charges from our bills. I called the office and our property manager, David Ford, more than ten times attempting to resolve the issue without success. I left messages as instructed, sent emails as instructed, sent certified letters as instructed, all to no avail. Only when I mentioned that I had spoken with a lawyer and would be filing a civil case to resolve the issue did I make any progress. In midst of this, our electronic heating units were knocked out by a power surge and stopped working throughout the entire winter of 2020. Again, we called the property management nearly every week as our apartment was often forty degrees in the mornings. They never did anything to fix it. That we continued to pay rent for an apartment without heat in the winter was outrageous, but it was clear that Fairfield Properties is in the business of collecting rent, not managing properties. This is a malicious, predatory company. If you are considering moving into one of their building - DON'T. If you are unfortunate enough to live in a building they've bought (even if you love it, as we did) - move out ASAP. It's that simple. read more
