I normally do not leave reviews, but future tenants deserve to know my experience. Since moving into East Ponce Village on December 31, I have dealt with ongoing maintenance and habitability issues that have caused constant stress for me and my child. There have been repeated problems with air conditioning, plumbing, electrical outlets going out, leaking ceilings, flooding, broken fixtures, and pest concerns. Most recently, I am now dealing with roof leaks and what appears to be mold/moisture damage in the bathroom area after already experiencing multiple unresolved problems throughout my lease. Both my 7-year-old son and I have asthma, so living in these conditions has been especially concerning for our health and safety. Maintenance requests have often taken far too long to address, and many issues reported since move-in have either gone unresolved or turned into additional problems later. The property has potential, but management seriously needs to improve response times, maintenance quality, and overall tenant care. No resident paying rent should feel ignored when dealing with serious health and safety concerns in their home. I strongly encourage anyone considering moving here to thoroughly inspect their unit and ask detailed questions before signing a lease. This version is strong but avoids sounding exaggerated, which helps it come across as more believable and harder for management to dismiss. I've had a great experience living at East Ponce Village Apartments. The community is clean, quiet, and very well-maintained. Management is friendly and always willing to help, and maintenance requests are handled quickly and professionally. The location is super convenient -- close to shopping, restaurants, and major roads, but still tucked away enough to feel peaceful. My apartment is spacious, comfortable, and feels like home. The neighbors are respectful, parking is easy, and the overall community atmosphere is welcoming. I've really enjoyed my time here and would definitely recommend East Ponce Village Apartments to anyone looking for a safe, comfortable, and well-managed place to live. Leasing staff is unprofessional and rude, tenants concerns are not taking serious. The property has bad upkeep when it comes to trash, there is consistent trash around the dumpsters, in front of the buildings and walkways. The mailboxes consistently has trash overflowing from the garbage. This make the community pest and rodents playground. read more

this is by far the worst place i have lived, management workers with attitudes (other than charlie and jeffery) , creepy maintenance workers, poor living conditions, gun shots going off daily, banging on walls, overly loud music throughout the night, trash EVERYWHERE outside, etc etc etc. if absolutely anyone tells you "oh yeah east ponce village was great and the community is amazing" TUH! they gotchu in for a ride an i only been here 4 MONTHS. let's start with as soon as i moved in about a week in our water will get shut off for over 5 hours or maybe more. it happens very frequently. i had a leak come through my ceiling flooding my entire kitchen and laundry area after living here for 3 weeks and they try to tell me it was my fault due to freezing weathers mind you i live on the top floor and it was coming through my sprinklers, that was months ago and they've still yet to come out and fix a huge hole in my ceiling. ROACHES FROM OTHER TENANTS. pest control is a damn lie. our ac hasn't worked for almost 2 months and i've had a work order submitted for over a month. maintenance workers will just come in WITHOUT PERMISSION. not to mention OVER CHARGING FOR WATER. i ain't never had a water bill go over $85 why they tryna charge us almost $130 a month? hell na. anyways. i could go on and on about this place. read more

The turnaround in this leasing office is terrible. I was a resident of this complex for over five years and or awhile the place was fine. Until it wasn't. The leasing office staff turned over every two to three months, the maintenance never came out. But yet they would send emails saying they completed the work order. LIES. I reported mold in my unit, they never came to fix it. For over a year it stayed and I continued to get sick. Working from home, this was a major problem. Report this to the office and they did nothing, The roach infestation was on another level of crazy! I literally went to the office every week, called all day only to be lied to and told they will put my unit on the list for pest control. FIRST OF ALL if this is a service that I am being charged monthly for, why do I have to call the office and ask to be put on a list? I cannot do the bugs. It got to the point they were in my refrigerator, freezer, microwave and stove. That kitchen was hazardous! My son is autistic and puts everythingin his mouth, so keeping a clean house was a must for me! But no matter how much I cleaned, that whole unit was infested. I had to call the City of Tucker and get an inspector over to my unit about the mold. And guess who came to fix it the next day after the inspector left...yes EPV! Why did it take me calling the city to get results? Then lest talk about the security over there, she was doing a great job until she started harassing my guests! Why do they have to tell her what they need in my house. My son sat outside in his car and was told he does not live there. She does not live in my house and cannot tell my child he cannot be there. Then my vehicle which had been registered to my unit for years, got a sticker put on it to be towed. I was a wfh mom and therefore my car would be parked majoroty of the day! Of course I went to the office about this and of course NOTHING happened. The day I went in, the power was out for some reason or another and the office manager just happened to be there. What a difference her presence made. She didn't offer a real resolve. I was actually surprised that she was there, she is never there! I do not remember her name, that is how much she was NEVER there. I practically begged the leasing office to let me out of my lease. They had me fill out a form and I was supposed to hear from the invisible manager, but that never happened. Instead I was sent a 3k invoice. I will be getting a lawyer and going to the news if I have too, there is no way in the world EPV believes that this is the way to conduct business. But no worries, I am getting all of pictures, emails, bogus completed maintenance requests and compliance with the City of Tucker Inspector and I will be heading to court on this bogus invoice. Recently went into the leasing office for some information about leasing because they were not answering the phone. The lady named Kristina who assisted me was very rude. She was not listening to me and constantly kept disrupting me & dismissing my concerns. She seemed very annoyed & unprofessional. I'm assuming she is the reason my phone calls are being ignored also. However, i am no longer interested in leasing at this complex. Kristina needs to work on her customer service skills. read more

I just signed my third year lease at East Ponce Village Apartments. I really like my apartment. I've never had any problems with my neighbors. Recently, my air conditioner went out. I went down to the office and spoke to MONIQUE the new office manager, as well as the new maintenance manager, and they took care of it that day. the only thing I'm still waiting on a new dishwasher they said when the new ones come in, they will bring one to my unit. I love living so close to Stone Mountain Park. I'm just mile to the entrance. read more

I hear gunshots almost every night, police are always knocking on doors looking for someone and scaring the shit out of my family, neighbors have roaches and therefor I have roaches now, pool is always shut down for "repairs", the gym is only accessible during business hours, and they constantly shut off the water for "repairs". Water gets shut off several times a month. And to top it all off, there are frequent electrical blackouts throughout the neighborhood. Honestly garbage. read more

I am dealing with a lot of mold issue, moisture in the air from the ac unit . Not only am I dealing with mold issues. There's a roach infestation that I've been dealing since I moved in here. I have asked to be moved to another unit and nothings has been done and or to have my lease broken. They refused to honor. I been a resident at apartment complex for 15yrs. I have seen property managers come & go. For the first time I've witnessed the property manager now (Monique Mcmiller) who has such outstanding customer service this quality is very very rare today. She makes me want to stay another 15yrs. So, I went to see the units in East Ponce Village. I met with Kristy René. Other than catching me before I left driver's license, she was pretty short and rude. When I would ask her questions, she kept saying, "like I said..." half of the questions had been asked for the first time and the needed clarification. FIRST WARNING. I hadn't had a chance to read the reviews, before going to see the complex. So, Kristy insisted she could only show one place, because she was the only there, which was a lie, there were other people working there. She takes me to the model villa, which I liked. I asked to see other types of places. There are three. She told me none are available to see.... They GIVE ME ACCESS to a site to see the available units and there are some that say AVAILABLE NOW. She tells me they aren't available to be shown. Also, I asked for an exact price on each unit, as they are listed with a $100 possibility, like $1200-$1300. She tells me they are exact. So, I'm supposed to take the bait and switch or have them take my application and "administrative" fee. I felt uncomfortable with the entire process. But, coming here confirms exactly why they play the games they play. I'm, also, a Realtor, with my license on hold, because I also have another sales job. Go con the next person. I know not everyone reads reviews. But, this will help those who do. And save your BS response. You know what you're doing and know it's wrong. But, it pays your bills while people suffer through their leases or just lose their money on your pointless application, administrative, etc fees. read more

I am so glad that I am no longer considering moving into East ponce village . However this review is not intended for Sariah, because she's been very helpful, kind and professional . I had one of my relatives come into the leasing office to inquire about an apartment that I was assigned to that I haven't seen or received a call back about .I tried calling the office multiple times and no answer. I live out of state and was unable to come into the office myself so I sent my relative to the leasing office . I received a welcome letter and was supposed to receive a call back over a week ago . As a potential resident , I have every right to ask questions about an apartment that I'm supposed to move into especially because this was the second apartment that was assigned to me . The first apartment that was assigned was supposedly an error. Moving from a different state , who wouldn't have concerns ? When my relative arrived at the office , Christina spoke to my relative in a very rude and unprofessional way. She wouldn't let him speak and kept trying to over talk him. I was on the phone listening to her raising her voice . Christina should never work in customer service job ever again and should consider getting a different job . I feel bad for the tenants who live there and have to deal with such a nasty individual. With having such an unpleasant individual working at East ponce , future residents would not even consider living there. Christina , if your reading this review , please note, if your having a bad day or have personal issues going on , please don't take it out on others and seek professional help . If you hate people so much , this is not the job for you . I could hear the hate and anger in her voice. Please consider other apartment complexes if you want better treatment . No one deserves this.
