Whenever I was to asked for their help fixing issues they always leave a mess and also did a hack job. Called the maintenance team to fix a giant stain/mold in my closet and they just spray painted over it.... I later needed some help because half of my electrical outlet in the living room wasn't functional. Maintenance came over to fix it, left a huge mess after cutting into the dry wall. Never cleaned his mess and it took him almost two weeks to come back and patch the hole. Walking through the whole apartment, the carpet was cheap and poorly set. We had to call and ask for a steamer to steam it TWICE, it was so bad that I had to hire my own guy to steam the apartment correctly. I later found a huge hole in the "dining room" where roaches crawled out. Called the office for maintenance and after a month of nothing I decided to buy silicon caulk and covered up the hole myself. Upon doing so I saw tons of holes in the trim and baseboards, so I covered it all. Best $15 investment ever. It temporarily fixed my roach issue...then came the ants. So between the two infestation we called Pest Control. They said they came out three times, but I never saw them...EVER. The porch on the outside had a horde of roaches every night. Now on to the living situation. Across the hall we had seen multiple evictions first time, someone Airbnb'd the place, second time around, a prostitute brought home different guys every night.. then came the fugitive. Lol they claim that they have officers living on premise, not true...however with the amount of undercover agents and Marshal's that I've seen on a daily basis, I guess their statements true lol. Very thin walls, windows are old and leaks a ton of cold air in. The pool...I've never seen it been used... gym...there was a gym? Parking... is the absolute worse. First day there and someone damaged the whole side of my car... great. There was almost never any parking and cars would double park...but management doesn't care. There was a 6 shootings in a course of a month not even two mins from the complex, you hear ambos daily at least 4x a day. Fortunately I left for my duty station, gave them a month and a half of notice, paid for a month and with my deposit, it should have covered the half of the month, but no. They charged me another two months... yeah. Not saying that I would wish this on my worse enemies, but honestly...yeah.

The location is super convenient -- close to shopping, restaurants, and major roads, but still tucked away enough to feel peaceful. My apartment is spacious, comfortable, and feels like home. The neighbors are respectful, parking is easy, and the overall community atmosphere is welcoming. I've really enjoyed my time here and would definitely recommend East Ponce Village Apartments to anyone looking for a safe, comfortable, and well-managed place to live. Since moving…read moreinto East Ponce Village on December 31, I have dealt with ongoing maintenance and habitability issues that have caused constant stress for me and my child. There have been repeated problems with air conditioning, plumbing, electrical outlets going out, leaking ceilings, flooding, broken fixtures, and pest concerns. Most recently, I am now dealing with roof leaks and what appears to be mold/moisture damage in the bathroom area after already experiencing multiple unresolved problems throughout my lease. Both my 7-year-old son and I have asthma, so living in these conditions has been especially concerning for our health and safety. Maintenance requests have often taken far too long to address, and many issues reported since move-in have either gone unresolved or turned into additional problems later. The property has potential, but management seriously needs to improve response times, maintenance quality, and overall tenant care. No resident paying rent should feel ignored when dealing with serious health and safety concerns in their home. I strongly encourage anyone considering moving here to thoroughly inspect their unit and ask detailed questions before signing a lease. This version is strong but avoids sounding exaggerated, which helps it come across as more believable and harder for management to dismiss. It also avoids legal claims you can't prove while still making the seriousness very clear.

    Soooooo I just moved into this place a month ago. It's not as bad (to me) as the reviews lead you…read moreto believe, but I can't say there isn't some truth to what the reviews say. Let me start by saying I do agree: ventron management company is trash. Literally all their apartments are in the hood and I transferred to this property from Walden brooks on fairington. That apartment is 10x worse than this one, which is why I probably am satisfied with the lesser of two evils. I live in the front of the neighborhood, so I feel like most of the bad stuff happens in the back there are over 1000 apt in this complex so If at all possible stay in the ones closest to the clubhouse The gym is NEVER open by time I get from work. They only open it during office hours which is trash and one day some bald man was rudely rushing me out because they were closing. If this is supposed to be an amenity, then I need access to it after hours. When I put in a service request they came quick & replaced my garbage disposal. But they were supposed to replace a mirror when I moved in and still nothing. Here's my advice: 1. Make sure you do a walkthrough of the exact space you are renting before you sign that lease or pay anything and make sure they do all they're supposed to do before you move in. 2. Pick something by the clubhouse 3. Make sure you get the renovated ones. They are the nicer ones. 4. I put in a request for a pest control spray monthly even though I never see bugs. The last property had them and I'm just paranoid as far a ventron is concerned. 5. Lower your expectations. This ain't Hollywood or not even the luxury apts in the city. It's an old renovated building. It is what it is. IF YOU CAN FIND BETTER DO THAT! But this isn't the worse.

Shortly after…read moremoving in, I began experiencing issues with unruly neighbors, including individuals smoking drugs on the steps in front of the property. Valet trash service was unreliable, often leaving garbage accessible to animals. When animals entered the trash, I was charged a fee for improperly stored waste, and management directed me to the valet company instead of addressing the issue themselves. The situation escalated when an upstairs neighbor left her water running after moving out, which flooded my apartment. Maintenance arrived the following day but did not assist or offer solutions, instructing me simply to "continue doing what I'm doing to get the water up," leaving me responsible for my damaged items. Additionally, children frequently smoked near my building and left trash and candy wrappers near my apartment door. The most shocking incident involved a neighbor exiting his apartment and firing a gun into the sky, which was captured on my Ring camera. While hiding in a closet, I contacted the leasing office and was instructed to call DeKalb County Police. The police filed a report and advised me to contact management. Instead of addressing the situation appropriately or terminating the lease of the responsible party, the complex moved the roommate to another building, leaving me feeling extremely unsafe. Toward the end of my lease, I provided all required notice to vacate (either 60 or 90 days, as required) twice, even keeping copies for myself. Upon move-out, I discovered that Flex Rental incorrectly charged me the full month's rent instead of prorating. I was forced to pay both the Flex App charge and my prorated rent directly to the leasing office, which I was not informed about until days after the first of the month. When I brought this to the attention of management, the apartment manager yelled at me and stood over me, requiring intervention from a colleague. The only guidance I was given was to contact Flex Rental, who did not provide proper contact information despite the error being entirely the property's fault. I did not receive a normal level of professionalism until I contacted Ventron Management directly, who apologized and confirmed that the error was on the property's end. Overall, I would not recommend this complex. Between ongoing safety concerns, unresponsive and unprofessional management, and repeated stressful incidents, my experience was truly the worst I've ever had. I often felt unsafe and had to personally intervene with individuals loitering and using drugs in front of my home. The management's handling of issues was inadequate, rude, and unprofessional, and I only received proper support after escalating to corporate management.
