Not only are there travel restrictions but the beach is closed along with every attraction in the area. We requested a refund...Denied. We filed a claim with travel insurance (CSA/Generali) purchased when we booked...Denied. VRBO is even asking their property owners to give at least a 50% refund if they do not want to reschedule...that didn't happen. It's a shame that Kimberly Lang Vacation Rentals would act this way during a Global Pandemic. We will never rent from this company and will spend our money elsewhere. There are plenty of compassionate property owners out there.

They have poolside activities like poolside movies. There is a small tiki bar with a small menu on site as well. They also offer umbrella/chair rentals on the beach in front of the resort. I can imagine without the construction project you have a better chance of walking to the nearby restaurants/attractions, but we opted to drive. The parking is gated as well as the pool areas.

We have reached out to Southern Vacation and informed them of the violation. Their listing, "Dog Friendly + Easy Access to the Sand & Pool!" has been temporarily suspended. If Southern Vacation wishes to have their listing reinstated and remain on the Airbnb platform, they are now required to reaffirm their commitment to our Nondiscrimination Policy." We had a very disappointing experience with the management of this property due to multiple issues…read morethroughout our stay. Upon arrival, our original unit had no running water, which significantly disrupted the start of our trip. We were moved to a substitute unit, but that unit had several additional problems, including a smoke detector without batteries that continuously beeped (a safety concern), a large stain on the bed, and clothing left behind hanging on the bathroom door. After the water issue was resolved, we returned to the original unit only to discover that the oven was not working. There was also no toaster available until we specifically requested one. During a later conversation with management, we were also frustrated by the suggestion that our report about the non-functioning oven "didn't line up" because we had not used the emergency line after hours. From our perspective, we had already dealt with multiple unresolved issues throughout the stay and reported problems through the normal communication channels available to us. Since the oven ultimately required a replacement part, the issue was clearly legitimate. The response felt more focused on questioning our account than addressing the repeated problems we encountered. In addition, active construction was taking place during our stay, and we were never properly informed in advance. Although we were told an attempt had been made to contact us, we received no call or voicemail. While a partial refund was eventually offered, it did not amount to even one night's stay and did not adequately reflect the extent of the inconvenience and issues encountered. We were also told that the expense of repairing the water heater factored into the compensation decision, which we found inappropriate, as maintaining functional utilities and appliances is the responsibility of the property owner and management. Overall, the combination of utility outages, safety concerns, cleanliness issues, non-functioning amenities, ongoing construction, and poor communication made this a frustrating experience. We would strongly encourage future guests to confirm the condition of the unit and ask about any ongoing work before booking.

I rented Bella Riva 108 last week for my families Christmas present and Brooks and Shorey are doing…read morea poor job of keeping the unit clean. We checked into black filthy floors including crumbs and a past guests press on nails under the bunks. The counter tops were gritty with sand and the beds were stained including bugs, hair and crumbs/sand in them. After driving from Michigan it's not what I expected such a nice property to look like. We were exhausted and had to try and clean the unit the best we could as it was late. I did call their after hours emergency. They sent an inspector who agreed the unit should not have looked that way all the while complaining of her own medical issues. She brought all clean bedding but we still had to vacuum all the mattresses and change all 7 beds ourselves. Brooks and Shorey promised to send a cleaning crew first thing Sunday morning. I had to call multiple times before they showed up. I felt we deserved better and at least one nights fee comped. Of course they wouldn't do that. Would not recommend booking through Brooks and Shorey.
