I have worked with Jensen Property Management for roughly a year and wanted to share an owner's…read moreperspective. When I came to Jensen, I had acquired several challenging rental properties with tenants paying well below market rents and a lot of deferred maintenance. The properties had been poorly managed, but the tenants seemed like people I was comfortable continuing to work with. I needed a management company that could correct the problems without disrupting good tenants, and Jensen has done a great job balancing both sides. I initially worked with Amber to get everything set up. She went above and beyond, showing patience and care with both me and each tenant's situation. She accompanied Brad and me on every initial property walkthrough, spoke with each tenant, answered questions, and reassured them during the transition. As each lease has come up for renewal, Amber has made thoughtful recommendations about appropriate rent increases. If someone is a good tenant, my goal is to keep them long term. Raising rent dramatically simply because the market allows it can be counterproductive when you have a responsible tenant caring for the property and paying consistently. Amber understands that balance. She cares about protecting my interests while making sure tenants receive quality service and are treated fairly. My goal is to minimize turnover and provide well-maintained homes at fair rents so good tenants want to stay. Amber understands exactly what I am trying to accomplish and made a complicated transition remarkably easy. Their management fee was very competitive and straightforward, and I have had no unexpected charges. Early on, one property had tenants who chose to move rather than sign a new management agreement. Jensen handled it extremely well. The property was brought up to the standards I requested, and in less than 30 days we had a two-year lease signed at a competitive but fair rent. Those tenants have proven to be excellent so far. Then there is Brad, who handles property inspections. Brad is AMAZING. Knowing he inspects my properties every six months gives me peace of mind. He notices everything, documents issues, recommends preventative maintenance, and helps me anticipate future expenses for things such as water heaters and A/C units nearing the end of their life expectancy. Brad is patient when explaining what he sees and why it matters. He does not simply inspect and leave; he educates tenants as he goes through the home. He has shown tenants where the main water shutoff is, explained why A/C filters need to be changed regularly, and why setting an A/C to 50 degrees will not cool the home faster but can strain the system and potentially cause a major problem in summer. He explains not only what tenants should or should not do, but why it matters. He is an incredible asset to Jensen. If Brad ever retires, his replacement will have very large shoes to fill. Until recently, Cindy handled the accounting and maintenance coordination. She has since retired, but she reflects the caliber of employees Jensen hires. There was never a question she could not answer, a maintenance issue left unaddressed, or a time I felt uninformed. I have been very satisfied with Jensen's vendors, pricing, and work. Maintenance requests are addressed promptly and, depending on tenant availability, are often completed within about 48 hours. Jensen also does not mark up vendor maintenance costs. Before Cindy retired, Jensen brought in Karina who was trained by Cindy to handle maintenance requests. I was initially nervous and doubted anyone could replace Cindy. I am pleased to report that Karina has been great. She is responsive to requests and emergencies, communicates well, friendly, and follows through. Amber took over the accounting portion and has done a fantastic job. She may genuinely be one of the hardest-working people I know. Caitlyn, who is newer at the front desk, has been pleasant, professional, and helpful whenever I call. I am a very involved owner and pay close attention to how my properties are managed. I can say with complete confidence that Jensen has been an incredible company to work with. I would recommend them to anyone looking for a management company, either a from owner or a tenant looking for a rental. One final point for prospective tenants: the quality of a rental depends heavily on the owner. A management company can receive maintenance requests and recommend repairs, but if an owner refuses to authorize work, the company is limited. If maintenance responsiveness matters to you, ask whether the property has a cooperative, responsive owner. A good owner and property manager working together make an enormous difference in the tenant experience. Jensen has earned my trust, and I am extremely pleased with how they have managed my properties.

She sent me an invoice, but it did not show the extra amount Kevin had verbally requested. We notified the company twice. Once, she replied and said she had not gotten our correspondence. the second time they sent us an invoice with the additional $195 additional charge. This is NOT a good way to do business!
