I am a native Queens girl and I moved to The Bronx in 2004 when I moved in with my now wife, who was renting in Edgewater. Shortly thereafter, we bought a house here and have lived quite happily, ever since. I'm also a real estate appraiser and manage a Queens appraisal firm, so I'm familiar with the particulars of what other cooperatives charges/require. I saw that someone wrote a review saying you can't get past the board, they turn everyone down, they charge for all kinds of things and that the board is made up of "Natzi's"...but this is patently false. It is a larger cooperative, made of 675 homes, so I don't know everyone...but I know many folks here and one of our best friends has lived here longer and knows most of the folks here. Yes, houses are small here...most were built in the 30s and 40s and the coop now restricts how much you can build up (if you drive around C section...you'll know why...as they took advantage prior to the building rules and most owners in C section maxed their homes in size). Yes, we contend with critters that come with living in a waterside community but if you're diligent you can limit their interference in your home...having a cat helps too. Yes, most basements along the water will flood during exceptionally bad weather (Hurricane Sandy, for instance). Most homeowners along the water have made improvements to prevent flooding and new homes have requirements so their basement must be above ground. Most of the folks here are decent...I've yet to have any issues with anyone and my particular block is the greatest (IMHO), it's a fairly safe area and most coops want their closings to be at their offices and charge for the privilege. There are only two banks that handle Edgewater, since we are a unique cooperative of individual homes, similar only to Silver Beach and Breezy Point. They also suffer from a lack of lenders because the banks don't understand and are unfamiliar with our type of community. I guess as an outsider, folks don't understand that...but being familiar with the banks & mortgage lenders...I do. Personally, we have loved living in Edgewater and love the progress that has been made in the 18 years that we've been here. There is a playground, full time security and we have a senior support group that looks after the older folks in the community. Is it tight-knit? You can probably say that...but most of us are neighborly and help each other out. Unfortunately, not everyone has the credit to be accepted...and there are other reasons that people are turned down as well (if you're looking to buy and then rent the home, that's no longer allowed, etc.). We get to elect the board each year, so they are a reflection of the community and while some board members may be more conservative than others, everyone is generally nice and welcoming. read more

Anyone one looking to purchase a co-op in Edgewater Park BEWARE!!! The following information was given by the residents when asked about living in this community. First you have to get past the board. This is almost impossible. Many people have tried and failed even though they had good credit and references and a good job. They make you go through a background check which you have to pay $330.00 which is ridiculous when you can get ones for under 50.00. This is a cash for them. The more they turn down people the more money they make. They will turn down people for no legitimate reason. The hold the home owners hostage as they can't sell their own homes. Some owners had more than 6 people who qualified for a mortgage and the board rejected them. It is a cheap place to live but you get what you pay for. Most of the people who live here will tell you that most houses have many issues. Being so close to the water basements flood , insects like termites and carpenter bees. You have to purchase flood insurance it is required by the bank. This can be costly. There have been news articles that said there may have been money that was misused. Why they refuse good upstanding people and their own residents are shady at best . Not saying all residents but when you have many zombie homes boarded up , alcoholics, drug addicts, welfare recipients living there how can they refuse entry to anyone??? The residents say the board president is a Natzi. You have to get clearance for any work to your home. If they don't approve it you can't do it. Only if you are one of the board members friends or are a relative of a current owner are you able to get in. If you happen to miraculously get in they nickel and dime for everything. The closing of the home must be done at their office and they charge $400.00 to use their space. They also want 6 months of escrow in taxes to be paid at closing. Only 2 banks wlll deal with them. Emigrant and Citibank. The reason why none of the other banks will handle the mortgage on these properties is because people are turned down at a rate of more than 90% and since it is so high the mortgage employees don't want to handle it as it can take months only to be turned down and they off of commission so no pay for a lot of work. To sum it up just steer clear of this place it will be the best decision you will ever make!!! read more

Beautiful neighborhood on the water with generations of people in all age groups. Children all run around safely. New maintenance has made the park look beautiful with its flower arrangements and community garden. Everybody here knows each other and it's a world of its own away from the rush and panic of New York City. new people move in with the happy neighborhood welcome and being able to swim fish and hang out on the beach anytime you'd like is also a plus. I read the last review of this place and was so surprised by what they said. There is no inbred racism here in Edgewater. Edgewater is actually very diverse Italians Irish Hispanics African Americans and everything in between live in peace and friendship in this neighborhood. If you're looking to join a close knit community that likes to have a good time all summer long and has a huge Labor Day party and often block parties but also contains a quietness that you can't find anywhere in New York City. Since the community is a gated community with security at the only entrance kids roam the neighborhood in large groups on bikes or just running around playing basketball or hanging out at the park. Growing up in this neighborhood is not something I would change if I could some of the best memories I'll ever have were from growing up here. Neighbors help each other and talk to each other there is large groups of friends for every age range from primary school age all the way up to adults and with the neighborhood being a safe as it is, parents don't have to strain and worry about the safety of their children it is a small safe and yet beautiful neighborhood who welcomes new homeowners of any race, sexual identity, and religion. Taxes or some of the cheapest City here and maintenance fees for the cooperative are also cheap so to hear in the other review that it is so expensive blows my mind. There is nowhere in New York City that you can live that is as safe beautiful and accepting and on top of all cheap. The maintenance for the cooperative is usually teens and young adults from the neighborhood itself, an attempt to try to further and help the Young men and women in the neighborhood. Maintenance shovels and snow blows all winter and all summer they clean up litter and leaves and believe in helping other homeowners along the way. The New garden is always kept in Tip-Top shape and the whole seawall and beach is available to everyone. Our Waterfront stretches more than half of the neighborhood allowing for plenty of space and beautiful views. Even for people who live in the mid or far sections of the neighborhood are only a 3-minute walk from the water no matter where they are ist as if everyone lives on the waterfront. The neighborhood also includes a very family-friendly deli, access to the local bx8, and the nine express bus that goes directly to Midtown Manhattan for work. Both buses allow different routes to Manhattan. The 8 bus leads to the 6 train and the nine bus goes directly to Manhattan. this neighborhood is kind of like a bubble in the Bronx. Much safer than 90% of the Bronx with an essence of its own. This is not just a neighborhood this is a community. Between all the different community events, opportunities to join one of the last volunteer fire houses in New York City, and opportunities to join the Athletic association this neighborhood is a gem hidden on the east of the Bronx. Located less than a quarter mile from an entrance to i95 and a split to go to Manhattan or westchester. If you're looking for a community with some heart and enjoy living on the water please give this community a shot. Houses are cheaper than most places in NYC and taxes and maintenance fees are also very low compared to any other place in New York City. As I've said multiple times before being a waterfront community really adds to the picture on a nice summer day you might see all of your neighbors and Friends laid out in beach chairs and tents and coolers at certain spots along the Waterfront. Growing up here I have met many new people that have moved here and everybody has been accepted and welcomed with open arms friends are made easily and these friends will last a lifetime. I have yet to see another neighborhood like this in my life and I have spoken to many friends and talk them into moving here and they absolutely love it. Bad reviews written about this neighborhood are out of anger or spite either they stopped paying their taxes or bills or didn't agree with remodeling the landscape and Park due to a small bump in maintenance fees from an already ridiculously low number. Whatever the case may be people hold resentments but speaking as someone who has grown up here my whole life meeting new people constantly and expanding our friend groups through the ages I couldn't think of a better place to live in the five boroughs and raise children.
