They will tow your car even if you are in a visitor spot and have a parking pass. It's $400 plus dollars to get your car back.

Typical scumbag management company. You should expect 90% of your security deposit to be withheld due to arbitrary reasons.

We were hopeful it would be a good fit and after almost a month, Westmont surprised us by exceeding our expectations. The health and resident providers are caring and incredible. Concerns are addressed immediately. Donelle the executive director, and the entire Westmont team- especially Stephanie -have provided the highest level of customer service to both the resident and their families. So far, Mom says the dining room produces tasty and nutritious meals. The dining staff tries hard to please. The common areas are lovely and always clean. The hallways smell great and fresh on our regular visits. However, the best part for our mom is the combination and superior quality of the resident activities. This combined with the Westmont community have made a tremendous difference in keeping Mom engaged and busy. We didn't realize how much mom needed this aspect. Living here seems to have cured her loneliness that had crept in the past year and that she tried to hide from us. She continues to be very involved with her family, but now she has the much needed social connections without the increasingly strenuous effort it took on her part when she lived alone. Live music, field trips, holiday celebrations, current events -wow! Lots going on...Every. Single. Day. Fellow residents have welcomed her and the staff encourages interactions. When she tires, mom retreats to her very well-appointed apartment. It's remarkable to us how quickly Mom began thriving here. The impressive Westmont team have been the answer to our prayers after a very trying time spent in the hospital and skilled nursing. Our family is extremely grateful.

I moved out of a second-floor studio at Solana Mar Apartments…read more What I Liked - Beautiful Grounds: The landscaping is lush and well-maintained, perfect for evening strolls or a quick outdoor break. - Well-Equipped Gym: The workout room is bright, spacious, and equipped with all the essential machines and free weights. - Modern Apartment Layout: The units themselves have a clean, contemporary design with ample natural light. - Great location: The beach is a 15-20 minute walk or short drive away. Additionally, numerous lovely shops (Sprouts, Starbucks, Marshalls, etc.) and the famous Cedros District are a 5-minute drive or a pleasant stroll away. What Needs Improvement - Thin Floors & Walls: Noise carries easily between units. Even normal footfalls or a dog's soft bark seem amplified in neighboring apartments. - Neighbor Harassment: My downstairs neighbor repeatedly filed complaints about "excessive noise" despite my walking normally (I can't float). I was issued written warnings without the opportunity to explain, which ultimately forced me to relocate. - Unreliable Pool Heat: The pool's heat pump was broken for nearly a year, so unless you enjoy "cold plunges," skip the pool. - Management and Billing Issues: The front office misquoted my move-out date, resulting in an extra $500 charge. Responses were slow, and I felt my concerns weren't taken seriously. Bottom Line Solana Mar shines in aesthetics and amenities, but the thin construction and inconsistent management practices make living here more stressful than enjoyable. If you're seeking a quiet, hassle-free home, you may want to look elsewhere, especially if you have a pet or value clear communication from the leasing staff.

I would advise not to apply here…read more The leasing office reached out to me about an upcoming unit, but after I paid the $60 application fee and submitted my materials, there was no urgency or timely follow-up on their end. I had to chase down info needed to move my application forward. * The online portal is outdated and lacks user transparency. * Deposits are via check only. If you are not local to drop off a check, the 'bill pay' check takes 5-7 days but leasing only gives you 72 hrs for deposit refund. * No initial disclosure of the third-party screening company used during the application process, making it difficult to follow up directly. * Most professional complexes automatically send screening report details via the portal or email. Here, I had to ask separately for the screening company name and report---3 times before I actually got it. * Poor follow-up to my unanswered calls with unclear application timeline made it difficult to know what was happening, creating unnecessary delays and uncertainty. * At one point, I called the office and got no answer -- but then received a vague reply to my email shortly after, which felt inconsistent. I was able to get clarified: * Utility charges (water, sewer, trash) are split among residents, and there is no clear breakdown of usage--meaning residents could be overpaying regardless of personal usage. Red flags all around.

Unfortunately, our move-in experience has been extremely disappointing and stressful…read more When we picked up the keys to our apartment, the unit was not move-in ready or fully habitable. Within days, we encountered multiple serious issues, including leaks, non-functional appliances, and missing essential services. We had no hot water or gas for several days after move-in, a broken stove for nearly a week, a broken microwave, a broken window, a non-functional washer and dryer, and an unresolved bedroom leak. Heat was also an issue early on. Many of these problems should have been identified and resolved before the lease was executed and keys were handed over. While some items were eventually repaired, the process required repeated follow-ups and multiple emails just to get basic responses. Repairs were staggered, delayed, and often incomplete, extending well beyond move-in. We were only partially credited for a portion of the time the unit was impacted, despite ongoing issues. At one point, we were offered access to laundry in another unit as a workaround, even though we signed a lease for an apartment with in-unit laundry. Communication has been especially frustrating. Escalation to a supervisor was promised but delayed, and it was unclear whether a proper pre-move-in inspection was ever completed. The overall impression is a lack of accountability and insufficient quality control before residents are asked to move in. We hoped this would be a positive start in a new home, but instead it has required significant time, effort, and stress to address problems that should never have existed at move-in. Prospective renters should ask very specific questions about inspections, maintenance standards, and how issues are handled before signing a lease.

Tenants can always count on a pleasant smile and time to answer any questions or concerns with no attitude; no matter how busy she is. Now as for the community it's literally located a short walk down to the beach and the views are simply amazing. The apartment units themselves are modern with what I would call upgraded appliances but perhaps that's because I have viewed and resided in some not so great communities after selling my condominium. Going back to renting was a hard pill to swallow. So, the bottom line is that this is a five star property under new management. If I'm giving a property 5 stars trust that it is incredible. I can tell you from experience management can make all of the difference. So, if you are looking for an apartment with beautiful views, a short walk down to the beach and top notch management look no further. Call and make Triton Encinitas your home.

The building is almost…read morenew, the pool and clubhouse are nice, the sky deck has great ocean views, and the property is well maintained. However, for anyone who lives there now or is considering moving there, BEWARE OF THE MOVE-OUT PROCESS. I spent hours thoroughly cleaning my apartment before moving out (see pictures), expecting to receive my full security deposit back. Despite that, I was charged $140 for cleaning. They also charged me $135 for painting, apparently for approximately six small nail holes from hanging pictures. I believe charging for this type of "normal wear and tear" is not permitted under California law. I disputed the charges, and they eventually agreed to reduce the painting charge. Even more frustrating was getting the security deposit refund itself. It took more than two months to receive my deposit, even though California law requires landlords to return security deposits within 21 days. After a few weeks had passed, I contacted the Triton manager, Brooke, but getting a response was difficult. It would often take several days and multiple emails, before I heard back. It wasn't until I threatened legal action that the manager became somewhat more responsive. Even then, there were still weeks of frustration, inaction, and delays. I was referred to their third-party company that was supposedly handling the refund. However, every time I contacted that company (multiple times), they told me they had no record of my deposit. After another 3-4 weeks without resolution, I was ultimately forced to file a small claims lawsuit to get their attention. They finally sent my security deposit more than two months after I moved out. Obviously, somebody dropped the ball with my deposit. What was most frustrating was that no one seemed willing to take responsibility or make the situation right, especially over something that should have been so simple to resolve. When a tenant is late paying rent, the tenant is charged a late fee immediately. But when the landlord owes the tenant money and fails to return it on time, the tenant apparently has little recourse other than legal action. It's unfortunate because Triton is otherwise a very nice place to live. I enjoyed my year there, but the move-out experience was frustrating and stressful enough to leave me with a negative impression of the entire organization.

The patio is quaint, but wonderful for its purpose, with a small table, a long bench with cushions and both covered and uncovered portions. When we went back in, armed with Lofty's cold brew, we were led to our board room, which was straight across the space, when coming in from the front door. It was, again, light and updated with comfortable and functional furniture, with a cute lil' plant sat right in the middle of the table (he was my buddy). We had a tv screen to play any presentations we wanted to, a whiteboard and an assortment of coloured markers and, most importantly, had adequate outlets for everything we needed. Awesome room!! The seller of the house we wanted was back and forth on us for months so I didn't even know if we would get the house. This is when I looked for month-to-month renting options nearby. I wanted a place near where we're planning to move so that I won't have to move my kids from their schools again. It was already stressful enough they had to transfer into a new school a month after it started, so I found this place. Jennifer, the Community Manager here, got back to me immediately, sent me an email and gave me the options they had available. She was responsive, sweet, and accurate with all the details I needed. I reached out to a few other places where the community managers either took weeks to get back to me or didn't seem too thrilled when I asked for a tour of the apartment. Jennifer offered the tour for me and got right to it when I arrived to look at the place. We moved from a 6-bedroom house into a 2-bedroom condo here, but we only needed it for 17 days, so I couldn't complain. I didn't even bother unpacking a lot of my stuff. The place is clean, updated, washer and dryer in the unit, plenty of storage space in the corner unit, and the place was very well maintained. Everyone we met here were really nice, offered help and one lady even came by and gave us a bottle of water while we were moving to welcome us to the neighborhood. I wished we got to stay longer and really enjoy this place, but now I'm just a few blocks away anyway. We ended up getting the house that the lady was back and forth on for 3 months, we got to take our time to move out since we had the place for a month, and even then, Jennifer remained kind and helpful through it all. You don't have to rent this place month to month like I did, but if you ever need an apartment in La Costa, I would definitely recommend this place. Thanks again for helping us with our transition into Carlsbad, a great one.
