The seller of the house we wanted was back and forth on us for months so I didn't even know if we would get the house. This is when I looked for month-to-month renting options nearby. I wanted a place near where we're planning to move so that I won't have to move my kids from their schools again. It was already stressful enough they had to transfer into a new school a month after it started, so I found this place. Jennifer, the Community Manager here, got back to me immediately, sent me an email and gave me the options they had available. She was responsive, sweet, and accurate with all the details I needed. I reached out to a few other places where the community managers either took weeks to get back to me or didn't seem too thrilled when I asked for a tour of the apartment. Jennifer offered the tour for me and got right to it when I arrived to look at the place. We moved from a 6-bedroom house into a 2-bedroom condo here, but we only needed it for 17 days, so I couldn't complain. I didn't even bother unpacking a lot of my stuff. The place is clean, updated, washer and dryer in the unit, plenty of storage space in the corner unit, and the place was very well maintained. Everyone we met here were really nice, offered help and one lady even came by and gave us a bottle of water while we were moving to welcome us to the neighborhood. I wished we got to stay longer and really enjoy this place, but now I'm just a few blocks away anyway. We ended up getting the house that the lady was back and forth on for 3 months, we got to take our time to move out since we had the place for a month, and even then, Jennifer remained kind and helpful through it all. You don't have to rent this place month to month like I did, but if you ever need an apartment in La Costa, I would definitely recommend this place. There are social events designed to foster neighborly relationships and build a sense of belonging amongst a community of people who often feel isolated and lonely in their older age. Going back to renting was a hard pill to swallow. So, the bottom line is that this is a five star property under new management. If I'm giving a property 5 stars trust that it is incredible. I can tell you from experience management can make all of the difference. I lived at Triton for a year, and overall, it was a great place to live. The building is almost…read morenew, the pool and clubhouse are nice, the sky deck has great ocean views, and the property is well maintained. However, for anyone who lives there now or is considering moving there, BEWARE OF THE MOVE-OUT PROCESS. I spent hours thoroughly cleaning my apartment before moving out (see pictures), expecting to receive my full security deposit back. Despite that, I was charged $140 for cleaning. They also charged me $135 for painting, apparently for approximately six small nail holes from hanging pictures. I believe charging for this type of "normal wear and tear" is not permitted under California law. I disputed the charges, and they eventually agreed to reduce the painting charge. Even more frustrating was getting the security deposit refund itself. It took more than two months to receive my deposit, even though California law requires landlords to return security deposits within 21 days. After a few weeks had passed, I contacted the Triton manager, Brooke, but getting a response was difficult. It would often take several days and multiple emails, before I heard back. It wasn't until I threatened legal action that the manager became somewhat more responsive. Even then, there were still weeks of frustration, inaction, and delays. I was referred to their third-party company that was supposedly handling the refund. However, every time I contacted that company (multiple times), they told me they had no record of my deposit. After another 3-4 weeks without resolution, I was ultimately forced to file a small claims lawsuit to get their attention. They finally sent my security deposit more than two months after I moved out. Obviously, somebody dropped the ball with my deposit. What was most frustrating was that no one seemed willing to take responsibility or make the situation right, especially over something that should have been so simple to resolve. When a tenant is late paying rent, the tenant is charged a late fee immediately. But when the landlord owes the tenant money and fails to return it on time, the tenant apparently has little recourse other than legal action. It's unfortunate because Triton is otherwise a very nice place to live. I enjoyed my year there, but the move-out experience was frustrating and stressful enough to leave me with a negative impression of the entire organization.

Con Am is the worst property management company ever! We have been emailing this property…read moremanagement since June about mold growing in our master bedroom and both bathrooms and have had no replies or remediations other than it being cleaned by the old maintenance staff on the window once in June. I called the properly manager 3 times since this Wednesday after we stopped paying rent this month and filed a notice with a lawyer on Monday and he initially said that they will talk to the risk department first on Wednesday and then that changed to Thursday with the updates from the vendors that came on Thursday. Multiple vendor came by to look where the mold is growing but didn't really test anything. They said they were going to use the moisture reading from 5 months ago when they replaced the master bathroom and other bathroom flooring as soon as we moved into the apartment that was warping and coming off from the existing moisture issue that no one informed us about when we moved in. When we did not hear back after the supposed Con Am management call, I called David again around then to get an update only to find out the risk department was not able to join on any of the calls and when asked for their contact, David the manager refused to give their contact details out to us to reach out and resolve any lease contract issues which is now null and void due to Con Am breaking the California habitability law. My attorney has requested Con Am's attorney's information at least twice, once on Wednesday and another on Thursday, but for some reason my attorney has not been given Con Am's attorney's information. We have been trying to resolve this mold issue for months, and even after we were served with a 3-day notice, Con Am has still not engaged with us or my attorney to resolve this issue or the 3-day notice. When on the call with David, he asked once if we were willing to move to another unit in the building when he mentioned all the possible work that is going to be done with the hvac leaks, walls, flooring and pest control/ termite treatments and I pointed out that they may need to do a lot of renovations in here to make this apartment habitable as I cannot live here during that time since Con Am has failed to resolve the mold issue, so I may be forced to move out due to how sick myself and my dogs feel while living here since we moved. I said we are willing to take a look but the way that this whole situation is being handled is really not making us trust that the other units may be any better than here. We have had to live here with mold and these issues which we made the management and leasing office aware of as soon as we saw them without any proper long term solution for these ongoing issues from basically the time we moved here. We are not paying rent to live here in this unit like this and they need to offer a long term solution of me moving out one way or another. My dogs have had multiple vet visits into thousands of dollars at this point just for horrible allergies which the vet just confirmed may be caused from mold. I'm having multiple doctors visits for confirmed mold symptoms myself. I am concerned for the health of my husband, dogs, and myself. Con Am's failure to address this issue is causing us financial hardship and health issues. Property manager David said that his management refuses to let him to give us the risk dept/ lawyers contact information so I did mention we're being forced to consider other means of legal action if we do not hear back on anything today. The 3 day notice to pay rent to David served for September rent is illegal and void at this point as the lease was violated by their management and the contract has become void due to management's lack of response to resolve the mold and water damage and rotting wood issue for months.
