Absolutely Disgusting and Dangerous Living Conditions - Avoid at All Costs If I could give zero stars, I would. Living here has been an absolute nightmare -- from dangerous health conditions to a complete lack of professionalism from management. Here's the reality: Safety concerns Mold and Unsafe Living Conditions We discovered mold in the unit, which is a serious health hazard, especially when ignored by management. Despite timely report, we've been met with blaming being put on us and stating that we caused it even though we just moved in and it was found due to a leaking AC. That yet again we were attempt to be blamed for. No apologies for the health issues it caused or even attempt to make situation right. Trash Everywhere / Parking Lot is a Dump The parking lot is disgusting. Overflowing trash bins, garbage littered across the grounds, and no enforcement of parking policies. Residents park wherever they want -- sidewalks, red zones, blocking garages -- and management does nothing. Meanwhile, we follow every rule and still can't get basic courtesy in return. Unresponsive and Incompetent Management We've called, emailed, texted, and even visited the office in person -- only to be ignored for days or even weeks. Voicemails go unanswered, and no one is ever around during posted office hours. When you do get a response, it's a copy-paste excuse, with no actual resolution or accountability. We were told an inspection was happening so we had to be home, instead they turned the water off and forgot to update us. Pest Infestations Ignored We reported a nest above our front door -- nothing was done. Just like everything else here, they blame "Wi-Fi issues" or "construction," but the truth is: they don't care. Selective Enforcement & Favoritism Certain tenants get special treatment (e.g., more parking passes than the limit), while the rest of us are put on waitlists or forced to pay extra for parking spot. This favoritism is clear and completely unfair. Noise Complaints = Useless We've submitted seven noise complaints about the neighbors next door -- nothing was done. They party constantly. Bass so loud it makes our walls shake and paintings move. We showed video proof, and management still dismissed us. We're business owners working from home, and this has disrupted client calls and our daily work. Instead of helping, they made it worse by telling those tenants exactly who reported them -- resulting in us being stared down and harassed in our own home. This has now become a personal safety concern, especially for my partner, who no longer feels safe in the parking lot. Lies and Broken Promises from Day One On move-in day, we were promised repairs that never happened. They even asked us to write a positive review on the spot -- that should have been the first red flag. Since then, we've been treated like we're the problem, when all we've asked for is basic communication and safety. Bottom line: This place is gross, mismanaged, and downright dangerous. If you value your health, safety, and sanity -- look elsewhere. Do not let their "tour day charm" fool you. What you'll get is silence, trash, mold, and a management team that gaslights you for complaining. read more

!!!FRAUD & ILLEGAL CHARGES !!! **PLEASE BE BEWEAR OF ILLEGAL charges and falsified documents *** sent via postal mail by property management. (This is my personal experience & all claims are alleged) This is all ***ALLEGED*** I have not begun the process of taking this through the legal system, but if you take the time to look at yelp reviews, you can see I'm not the only one claiming the same thing. We had a mold infestation in our first unit and instead of moving us out for free they made us pay to move into a new unit. We had only been in this unit for a few months, and the mold infestation was behind the wall meaning we could not have been the cause of it. They admitted that this was not our fault and that this was in fact a leak that had been happening prior to our move-in. When we moved units, they charged us a cleaning fee of "$150" from our deposit although it was just normal wear and tear. If you look up California law, this is illegal!! When we moved out of the second unit a few months ago, we showed proof that they were illegally taking the cleaning fee, so therefore they did not take the cleaning fee out of this deposit. However, it is in my belief they allegedly knowingly falsified fake documents to make it look like we were two months behind on sewer and electricity for the same amount of the prior "cleaning fee". If you take the time to look through these reviews, we are not the only ones who went through the same thing. read more

EDIT: The Wastelands Condominiums The purpose of this is to inform potential renters of our experiences here and to help other honest renters who pay their rent on time from wasting time and money. The only time management (Sin) seemed to care about us was the day we signed our lease. Prepare to never have your emails replied to. Sin only "passively" responded to us or called us back when we told her it was very urgent or another time we were about to call 911. Note: They don't even reply to their negative reviews on yelp. They simply don't care and just want money. As you may notice "renovations" are currently underway at the complex. The construction work started on 5/11 at 8:00am. Residents were given 72 hours notice (5/07 at 4:30pm) to remove ALL property from balconies and patios. They offered to help if we asked (we asked for help within one hour of notice) I had to work during this said 72 hour period, as I am an essential worker, and my wife is injured and can not lift the heavy patio furniture and planters. Management only replied while laughing that "she had no clue what was going on and no one tells her anything". We never received ANY help or follow up beyond that. Our plants are covering in white paint and are now dead. They destroyed my glass hummingbird feeder and did not clean up glass or sticky sugar water, let alone inform me of the accident. Parking is a nightmare. Neighbors are rude and everyone seems miserable here. Dogs bark constantly and are not trained. My wife and dog have been chased twice by angry dogs off-leash. POOP EVERYWHERE! NOTE: they claim to be "pet friendly" but they just took away all the nice grass to replace with "new" drought-tolerant landscaping...aka no bathrooms for dogs. Positive Note: As you will read on other reviews. Jhon and the maintenance team are very kind and the landscaping has always been top-notch. They are all super friendly and respectful. He deserves a raise or should be promoted to manager, and current management should be fired! Since new management has come in, they have been very disrespectful of the residents' concerns, and the place is going downhill. There is no guest parking (used to be), and they have arranged 2 parking lots for residents to pay extra for those parking spaces. Those are half-empty, meanwhile, there is not enough parking spaces for those of us who do not want to pay extra. We have 2 cars, and we do use our garage for 1 of them. Now they have started construction work (very noisy while people are trying to work from home) and they have blocked off several of the "free" parking spaces, making it even more difficult to find a spot, especially after 7pm. I guess they don't care about those of us "essential" healthcare workers who arrive home after 7 on a regular basis and have to drive around looking for a spot, and having to park on the street a mile away. I brought these issues up several times and have been very rudely silenced every time. They will probably try to remove this review. They tried to tell me I'm the ONLY one who's complained about parking, yet at night I hear people getting frustrated about it all the time. Also just prior to quarantine, I went down to the pool and found it full of green scum. The hot tub had hair clumps floating in it, as the filter clearly was not working. They have since closed the pool area due to covid19 (no break in the cost of our rent, even though we can't use the amenities) and they have not addressed the hygiene issues in the hot tub or pool as far as I can tell. I'll give them 1 star. Would be 0, but Jhon the maintenance guy is nice, so he alone bumps the score up a little. read more

So far an amazing experience, comforting and welcoming. Sin as well as Jenesis have been very positive and supportive throughout the entire process and I wouldn't want it any other way! The parking for the permit is not the best sometimes unless you have a garage (my fiancé uses ours) but I don't mind since I am not necessarily older or in need of any help. The pool is absolutely stunning and the Hot tub/Jacuzzi is very comfortable. Overall an amazing place and I can't wait to make more positive memories! read more

Moved out not long ago. Leasing office had some turnovers. Some staffs are nice some are not! The previous leasing office guy Ray is nice I like him, but he left earlier this year, if you ask him question he would call you and advise. Office is always closed on the weekend which is not convenient. Maintenance is quick and good. I like them, they always onsite. Gym is like a joke, only four equipments, and the room smells. Washer and dryer in unit is great but rent is higher than other places. When your lease ends they increase your rent by $50 per month at least. And when you want to break the lease, they are very strict, be ready to lose your money. Two months rent. In general is quiet place. And close to grocery store and highway. read more

Don't lease here. The leasing office is honestly a joke. Nobody is EVER there, and nobody EVER answers the phone. Every single time I've made an effort to call them or pop up during the supposed "hours" they are open. there is nobody present. And don't even bother leaving a voicemail, they will never get back to you. I've left countless voicemails and have NEVER gotten a call back. You can call them a million times and leave a million messages, they still wouldn't respond. When my lease is up I'm definitely leasing elsewhere. This is honestly so terrible. I moved into the Highlands in 2009. Since that time they have shuffled hired and fired 5 property managers, each more inept from the last. The last ones could not wait to leave. First red flag, is that ALL units share water bill, to include water used for lawn, pool, etc. and will be required to pay an exorbitant monthly fee via NWP. Considering, some residents have multiple family members staying with them, using the facility, this raises everyone's bill. I never paid less than $100 a month for water, and this is for ONE person. Management will tell you that it is based on the size of the unit which is propaganda, as I lived in both a one bedroom and moved to a 3 bedroom during my 8 year residency. Price of water, even in the drought conditions, never went down. Next, would be the price of the units. When I moved out, they were charging $2350 for a 3 bedroom - apartment. The use of the word 'condo' is a joke. By law, they get to use the term due to the washer and dryers in each unit. For the price of these units, rent a house. Before I left, I complained of AC units not working due to rodent infestation and a nasty smell in the walls. As of today, I am still waiting on my deposit return, past the required 21 days by California Law. At the time I moved out, 10 others were moving out, too. I have since spoken to management, only to learn that after I used their professional carpet cleaner ($100) who came highly recommended, and hired a licensed housekeeping service ($200) upon move out, they still kept my deposit and charged me for removing the carpeting in my unit, which was all done without my acknowledgement or approval, after my pre-move out inspection, which was done two weeks before I departed. During that inspection, the manager stated they were only going to charge me $100 to touch up paint my impeccably clean unit. BE AWARE this company is owned and run by people who will find bogus reasons to keep your money. Prior to 2014, this was a friendly, safe place to live. It has steadily gone bad. During the past year, I had to call the Sheriff several times due to resident issues. (Theft, domestic violence, etc.) I would not recommend renting or living at The Highlands. read more

To start, I used live in the Mission Park Condos for 2 years in San Marcos where Grazietta was my landlord. The only reason I moved into the Highlands is because Grazietta is also the property manager there and she always made me feel so comfortable and truly cared for. I knew that if I moved into the HIghlands that I would have a landlord who cared about the property I was renting, I would be given a unit that was clean and well managed, as well as a landlord who I could talk to and could address any concerns I may have. I have been living at the Highlands since august of 2015 and I couldn't be happier. I had to move in on the weekend and a member of the staff met me at 7am to view the unit and make sure that all my needs were met. All my maintenance concerns are addressed immediately and the staff always go above and beyond what is required. The property has a beautiful pool with a large BBQ and bathroom (cleanest pool bathroom I have ever seen) on the pool deck, a media room, gym and golf putting green available to renters. The complex as a whole is quiet and filled mostly with professionals and families which I appreciate since I am a graduate student and I really don't have the time or patience for loud neighbors or young college students partying until the early hours of the morning. read more

The apartment itself was ok, but they make you pay for everyone else's water and the water they use to water the grass five times a day. Also don't plan on getting your deposit back. I was told that I would get most of the deposit during the walk through but when I got the final check they charged for EVERYTHING. They even charged us for the utility bill that we paid. They fed us some b.s. That they had to repaint the whole apt. Parking is also a pain, I get home at midnight because of my job and had to park a good 10 minute walk to my apt. read more

Over all a nice neighborhood. The office staff are fairly new so they still have growing pains. John the maintenance manager is amazing. I wish I could have taken him with me to my new apartment. Anything you need fixed will be fixed that day or worse case scenario the next. The only reason they don't get 5 stars is because parking is awful. Less than 50% of people use their garage to park in. Most garages are full of trash or used as storage. And the way they assign garages is awful. I lived here for a few years, in both the 3 bedroom and the 1 bedroom apartments. I *LOVED* living here!! The apartments are spacious, the balconies/patios are nice and big (we've fit up to 8 people on the patio, seated, with a bbq going!). The management is wonderful, the grounds are taken such well care of and are beautiful, the pool area with bbqs is clean and gorgeous, and it's conveniently located within walking distance to both a yummy sushi place, cvs, and an albertsons. I have been living in apartments my entire adult life. This is the best I've ever lived in. Where we are, the view is wonderful. The layout of the apartment is rather spacious and efficient. Lots of storage. They spared to expense with the countertops, appliances, etc. granite, stainless steel, crown moulding (looks so fancy). The windows do a good job keeping sound out, though it's really pretty quiet here. The patio is so big! John, the maintenance guy, is superman. One day, my car wouldn't start, and he just dropped what he was doing and helped me. He got my car to start! He then went right inside and fixed my cabinet! And then fixed my dishwasher. And then saved a baby from a burning building. There's always going to be neighbors who are irresponsible with their pet's poop, and litter, and are loud and obnoxious, but not mine! There are people who walk their dogs and leave their poop everywhere, but that's kind of part of having an apartment that allows dogs. Those are jerks that the apartment people can't control. These problems can only be escaped by moving into a house. Even then, the jerks will give you poop. My dog loves it here, especially when bunnies come out and she chases them. I'm soooo happy here, after being in so many horrible places, this is like heaven. read more

We really love our apartment so far. The move in process was really smooth and Ray was so helpful in answering all our questions. I filed a maintenance request one evening and the guys were there the next morning to fix it! The grounds are well kept and lush. The apartment itself is really nice with plenty of cabinet space as closet space. Location is good, generally low traffic in the close vicinity too. I lived here for 9 months and really have nothing bad to say. The apartments are nice and spacious and come with a detached garage which is nice. Ray the manager is a trooper and always helped out with my requests or inquiries, I appreciate that. The maintenance is top notch, very cool people and on top of the neighborhood. We moved here from out of state, and Grazietta (the property manager) was tremendously helpful and caring throughout the process! We were actually not able to see our unit before renting it (due to being in another state) but Grazietta worked with our friends who were local to give them a tour. They loved the place and gave it great reviews as well, noting the tasteful remodel even including Crown Molding throughout the unit! They were able to send us plenty of pictures and we felt very confident that The Highlands was the right place to relocate to. Grazietta helped us to lease the proper unit for our needs and we were pleased that even the 1 bedroom here is a generous 715 Sq feet (larger than a 2 bedroom I found at another complex). When we moved in we also met Jhon who is on the maintenance staff. He is a great! Very friendly and helped make sure our unit was perfect and there were no issues for us. I also wanted to note that we had looked at several other apartments in the Carlsbad/San Marcos/Vista area before finding the Highlands. In my opinion, the Highlands is really one of the best deals around as far as Amenities (Washer/Dryer in Unit, A/C, deck, garage), Location (easy walk to Albertsons, and close to restaurants, as well as central for access to the I-5, I-15, CA78, Palomar Airport Rd/W.San Marcos Blvd, 15 mins from the beach, etc.), and quality of management staff. It is clean, quite, safe, and has plenty of parking as well, so that is a big plus! Highly recommended! read more

I have lived here for two years. I moved in when Mary was the manager and loved her. One day I was in to see Mary in the morning and that afternoon she was gone and a new manager was there. I can't remember that managers name but she seemed well versed and easy going. Now we have Grazietta who at one time was the landscaper and her son. Neither is very friendly and you can call and leave message after message with no response. I have had a cockroach problem that they do nothing about. I am a clean freak so it is somewhere else in my building. Also I have complained about the dog stench from no one picking up dog poop which gets worse as the weather gets hotter. Also the pool decking here is awful. Supposedly we are able to rent the club house but every other Saturday a driving school is held there with a bunch of low life's standing around outside of the building smoking. Also some taro card reader also is in the club house every other Saturday running some kind of business. I wouldn't recommend this property as long as Grazietta and her son is running the property. I have put in my 30 day notice. read more
