Let me begin by saying that Elisabeth was not my attorney. There was a piece of property left to my Aunt, and to my Father (whose portion I became the beneficiary of when he passed). Simple as the above may sound, this was a fairly complex and unusual case. The property was my grandmother's, left to my Father and Aunt. He passed 10 years after my grandmother and during those 10 years never forced the sale of the house, nor explicitly left me his portion of it. It's worth noting as well that I live in Maui which complicated matters further, and all of the aforementioned was taken care of in California without me being present for ANY of it.
