He has helped finance my wife and I's first home, helped us do a streamline refinance, and helped us refi into a conventional loan early to drop the mortgage insurance from our FHA loan. Beware! Good rates, but it will end up costing you more in the end. Will give them a 2 star to be nice because they did eventually close the loan. The issue I have with Elite one and there Broker Joshua Gilliam is their inability to close the loan within the 30 day lock period. I had to pay almost $6000 more to extend the loan lock period 15 more days to not lose the rate. This is after Joshua lost locked rate with another lender because he could not close in time. Elite One was handed a complete loan package from the first loan on day one, but dragged their feet at every phase. Everything took twice as long as it should of and there was no way to directly communicate with Orion. It is possible this is a game they play to milk more fees out of the applicant, and increase their profit. Beware, you are at their mercy unless you don't care about losing the rate you locked as well as any prepaid fees. I have refinanced with other lenders at least 10 times in my life and have never had this sort of issue closing a loan. Will never use them or Joshua again nor recommend anyone does. read more
