He stepped in and took over my loan and from that point on, things felt much more manageable. He was always clear, easy to talk to, and kept me in the loop. He also made sure the original terms I was quoted were honored, which I really appreciated given how much rates were changing at the time. We closed on time and everything went smoothly in the end. I'd definitely recommend working with him. I'm really grateful for his help and would absolutely recommend him.

Caution: Non-Standard "Teaser" Rates & Bait-and-Switch Tactics…read moreI had a very concerning experience with Optimum First Mortgage. I was initially quoted a highly specific interest rate of 5.123% (a non-standard figure in this industry). Based on this quote, I submitted my sensitive financial documents and authorized a hard credit pull. Once they had my data, the rate was significantly increased. When I questioned this, the Sales Manager (James) admitted in writing that the original quote was based on "incorrect input assumptions" and was a "human error." This feels like a classic bait-and-switch: lure the borrower in with an unrealistic rate to harvest their data and credit authorization, then claim "clerical error" to move the price. I have officially withdrawn my application and filed formal complaints with the CFPB and the California DFPI regarding these deceptive practices. If you are shopping here, be extremely wary of any quote that seems too good to be true--it likely is. UPDATE TO RESPONSE: Nice try shifting the blame. The data I provided didn't change, but your numbers did. You provided a correct quote, then dangled a fake 5.123% rate to get me to apply, then 'switched' back to the higher rate after harvesting my data. Your Sales Manager already admitted the error was on YOUR end, yet here you are publicly blaming me. This is exactly why I've filed formal complaints with federal and state regulators (CFPB and DFPI). Prospective borrowers: if they quote you a weird number like 5.123%, run. They are just 'capturing the lead' with a rate that doesn't exist.

He worked late hours around my schedule and made the entire process seamless. The loan was underwriting approved within 24 hours, which was impressive. He explored all options and delivered even better results than originally quoted, which exceeded my expectations. Having purchased multiple homes, this was the best experience I had. I highly recommend Devon Doan and Advanced Horizon Lending to anyone looking for a top-tier lending experience.

A friend connected me to a real estate agent who connected me to Travis, and he was kind enough to get on the phone with me at 8pm on a Sunday to talk us through all the steps we'd need for pre-approval and the mortgage lending process. Within a few hours we had a pre-approval letter - it was SO FAST and seamless. When our offer was being reviewed, Travis went the extra mile to connect with the seller's agent and put in a good word for us, and he worked around our crazy vacation schedule (and 9 hour time difference) to get us a good loan while we were in escrow. I couldn't recommend him enough, he's so kind, patient, thorough, and organized. He was very communicative and much faster than working with a standard bank.

I can publish the lender's name but I would prefer not to. You need to hold your loan officers to higher ethical standards. 3.7%?? Horrible Don't do a refi here. A few months ago, the lender (I won't shame him by using his name - he knows who he is) told me I "barely qualified for an FHA refi" and my rate would have to be 3.7 percent and I would have to hand over my next month's mortgage payment plus my American Express payment and they would pay it and then my loan would close. Really? So I have to hand over 3000 dollars to you and what if there is an issue with the loan? What if it doesn't close? You then have my money. I walked away but not without being threatened with "You won't be able to refi for 6 months." Do you think I'm stupid? Of course I can refi- just not with you. About a week before this played out the lender had called and said to me "Your loan is solid." I just had a weird feeling because he sounded like a used car salesman and a few days later he was like "I don't know if we can do this, we have to raise the rate." I went to my current mortgage company who offerred me 3% and dealt with me professionally. The loan officer never promised anything he just said we will go through the process and it recently closed. Any delay was due to COVID and a backlog of refis. No high pressure tactics, no trying to cheat me by saying I had to take 3.7%. Just a solid loan. Oh and the AMEX payment? My current lender, Michael, just said you can pay it now directly to AMEX or pay it at closing. That's ethical. That's professional. Really calm cool and collected and PROFESSIONAL lender. Stay away from Cal Path. Sunwest, you have a client for life. This is the second refi I have done with Sunwest and both times it went smoothly. Shouldn't have paid attention to the glossy color flyer from Cal Path in my teacher box.
