I have been in customer service for over 30 years, and Forrest and his team have been nothing short of superheroes. Moving into the home, Including the application process was extremely seamless. Not only that, they have an app with online options to pay as you get paid, or all at once. Not to mention the response time to emergency situations is nothing short of impressive. Being an older home, we had a few very small issues, and within the hour they were remedied. I highly suggest if you're looking for a home in any part of the state or nation where Dwell Property Management has offices, you won't find better property management than this. On a scale of one to 10, this team is a 17!

This was our first rental property and Dwell Prop. Mgmnt. handled everything - cleaning, staging, advertising, background checks, leasing agreements, and landing the right tenants for our property. Over the last couple of years, his communication with us has been outstanding and whether it's a text or a call, always got back to us asap on any issue or question we had. When we decided to list the house, Forrest went out of his way to ensure we had the right contractors for repairs, cleaning, landscaping etc. I highly recommend Dwell Prop. Mgmnt. to manage your home if/when the time comes. Their fees are reasonable but more importantly, you will have the peace of mind, knowing your home is in great hands, which is invaluable.

    Yup - Matt and Jennifer are the best to work with!…read more I found them here, in Yelp, due to the great reviews, as I was looking to buy a basic home for my kid to use while at college. I called the O'Shea team shortly after the campus visit and promptly rec'd a call inviting me to meet and discuss my objectives. As an out-of-town buyer, I had to rely heavily on Matt to be my eyes and ears for reviewing properties, advise me on all aspects of the city and even to conduct video conference calls to show me the homes he and my son would visit before deciding to making an offer. Matt also did great job helping me connect with a superb banker for a great loan (shout out to Shawn at Security Federal), a knowledgeable inspector and even service companies to help with repair estimates after the inspection. His connections in the community with reputable and reliable professionals saved me hours of time. This is the team to lean on for help and advice. Matt made the process so much easier. She also recommended vendors to help me with minor repairs to be completed after inspection and managed the vendors for me to ensure that they performed the needed work as promised. I would recommend Amie and The O'Shea Team to anyone looking for personalized attention in buying or selling a home or property.

    I am happy to re-address this review with the owner, Mark, once he releases our final payment that…read morewe've been awaiting for about 45 days now. Right now I would recommend any property owner to search high and low for an alternative management company. We began a relationship with this company in 2013. It was relatively low maintenance initially and the contract was the norm you'd expect with a property manager. The positives we had with this company initially included decent communication and handling of the rental agreements as you'd expect from a decent PM. Our first issue was 2015 when we had a gap in tenants; no lawnmowing/yard care was set up and it took several weeks to get some thing moving - we eventually hired an outside group to mow as the HOA hit us with multiple letters/complaints. In 2017, a new contract was set up to move our monthly payment (distribution) to an earlier date to set us on the same accounting system with the goal that our money would consistently arrive around the 5th-9th depending on weekends. While this payment schedule worked for the first few months, but the time 2020-22 rolled around, we were getting payments consistently around the 18th and often had a software glitch requiring monthly calls/emails to Mark for resolve. Some months we were lucky to see the money by the 25th. Every month Mark recognized the issue and pledged to resolve it. As Spring 2022 neared, we decided to sell the home and asked if the renters could find another place to live and would cancel out the last few months of the contract if they could move earlier. They did. We came to the house under auspices that it had been inspected regularly and was in good shape. It was not, but in Mark's words, "he seen worse and it could have been worse." Add to this that Mark then slid in the "Well, also they didn't pay the last month's rent and we likely won't get it from them. But they have the security deposit." So cat piss all over the rugs, walls with multiple candle wax splashes, a stove uncleaned for 3 years as they, a fist-sized hole in a kitchen cabinet from 1995 (try matching that somewhere), a bathroom door with holes/scrapes from locking dogs inside, and a yard that literally looked like it had been mowed and nothing more for the past several years (trees sprouting sapplings, looked like a dump). But this is what the inspections seemed to "miss." After cleaning it up for 10 days, we sold the house. We then inquired about the last month's rent to get crickets and then a "we'll send you the security deposit." We asked for another check on getting the rent, how would the tenants be held accountable? Crickets...finally about 45 days ago we said just release the deposit. Here we sit now at the end of August with no payment and crickets from Mark after inquiring on the 7th and last week. At this point, I'd recommend you simply avoid this PM company at all costs and find an alternative, even if you have to go to Indy for options.

    ABSOLUTE GARBAGE…read more They falsely accused my family of having a dog but couldn't provide any proof of the accusation when I asked for it! The woman at the counter took no responsibility for the accusation, and actually told me to "Hit the door" because my attitude was unpleasant. I didn't once cuss at her but was still treated with disrespect although we are good tenants. We have only ever been honest and on time with the rent and were still treated like garbage. I demanded an apology and was told" You won't get one from me because I didn't do anything." They first said they had a picture of a dog, which turned into an email which still wasn't shown to me as proof. They are liars. They do whatever they can to get a penny out of you because obviously they are bad at conducting business and are scraping to get by. The picture of the actual dog got turned into a picture of a cage..Mind you I have a cat on the lease with these people that I pay an extra $25 a month for. So they go on to accuse me of keeping my cat in a cage!? I SAID YOURE NOT LISTENING. I DONT HAVE A FUCKING CAGE. Still no pictures or emails were presented. The take away is.. Stay far far away from these idiots. You are better off living in a garbage can. It's just a clean and at least you'll get more respect that way.
