    I don't know how Catherine Belts works as a property manager. She told me that new owners can just…read moreedit leases? The tenants we inherited seemed to have landlord cover water and lawn care. Tenants sent me a message showing that water would be honored with a new lease. Yet, it was not added to the lease. We weren't told that water was paid by pm/landlord. Catherine accepted no responsibility for water/trash/lawn care and doesn't even seem to have keys to our property that we purchased. I'm speechless.

Instead of helping or addressing my concern, she thought I was being "suspicious" and decided to do a last minute inspection. I suppose these impromptu inspections are Catherine's "tool" to retaliate for renters' complaints. It is obvious no one wants an invasion of privacy and the inconvenience of such an inspection. Be aware, there is no one else, not even the broker, to address your concerns and she is very difficult to deal with. I tried contacting the broker William Collier. I don't know if my two messages were not passed along or he just decided to ignore me. In my case, the complaint was about three consecutive months of scheduling a termite inspection just to not show up at all. I work, and it is an inconvenience to ask my workplace for time off to schedule a no-show termite inspection 3 times! It's a valid complaint, and my trying to ensure it was not another "no show" appointment resulted in having an additional inspection, additional inconvenience and double the time wasted. Not to mention the unspoken threat of some actions taken because of her "suspicions"

Since we were remote, they also sent pictures of their progress. On the few opportunities we were able to check on progress while we were in town, everything was as described, everything looked correct, and the jobsite was always very clean. We have built several homes in the past and this was one of the best experiences. Kudos to the Rausch Coleman team.

We built this small home so that we could have the necessary funds to retire and now those funds are gone due to all the repairs we have had to make on this home. The workmanship. Inside and out has been horrible. Granite that chips, flooring had to be replaced, baseboards have all needed to be replaced. The grading in the yard outside was not keeping the water from going to the foundation. Thus we had mold issues that we had to fix. We've replaced plumbing in both bathrooms and fixtures. Problems with the windows not being installed correctly. Convenient that Rausch Coleman was bought out by Lennar but that certainly hasn't helped us. We have fixed everything so far that had to be fixed and our cash now has been depleted significantly negatively affecting our retirement to the point where I am back to work at 70 years old! Buyer beware! Don't buy a house from them unless you just don't have enough money to go anywhere else. Walnut Hill, Pea ridge, Arkansas.

    The present manager, whom I really like told me Elevation NEVER gives the deposit back! I have…read moreimproved my apartment and replaced broken window screens , nine in all, replaced a screen door that I was required to pay thru them. The hood vent didn't work so I put in a matching microwave. I paid the previous two maintenance men to clean the gutters because that's the only way I could get things done. It wasn't cleaned nor painted before my move. The bugs are a constant problem. I battle them every day. I paid to have my siding power washed front and back because they wouldn't do it. I went three weeks with no outlets working in the bathrooms. The algae was so bad on the pond that I couldn't breathe anything but a stink that kept me from opening my windows for fresh air. I asked Raven Muders to fix the fountain that broke a month or so after I moved in, but she said no. That's when the algae started growing and the blooms caused my COPD to get worse. The mosquito infestation was awful. The kitchen flooded twice and I slid in the water and the stinky glue seeped up between the floorboards. The wood has rotted under the dishwasher and refrigerator is rotted. The old glue smelled like vomit. They don't care about the tenants. I also purchased new 2" (8) blinds for every window Because the old blinds were bent and very dirty. I decided not to put them up after the way Raven demonstrated an uncaring attitude to me. The trim is full of holes and I asked the first manager to have them filled or replaced. No was my answer. There is so much more I could say, but I plan to leave the apartment in better condition than it was at move in. I have documentation for everything since my move in. Some windows have to be propped up as they fall down on occasion. I would like and deserve my deposit back, but the manager said they never give deposits back. Much of this review is my opinion but documented by pictures and printed copies. So... beware. Check with other folks who have commented on BBB, and Yelp.

    Elevation took over May 2024 management of Woodland Station Cardinal Manor apartments on Cabot Ar…read morethe woman that run the office dont feel ot think its there job to see to the pool unlocking and locking this summer its open 9am-5pm Monday-Friday no weekend but elevation mang.2 other apartment complexes in Springdale Ar there pool open 7 days 10am-10pm as is the 6 other apartment complexes in Cabot the office manager not her job residence work and can't enjoy the pool because the manager can't or wont find time to take a few minutes to unlock and lock the pool Memorial day to Labor day not that long many have called and emailed elevation no response ever!! As long as she collects the rent they dont care So if your looking for Apartment in Cabot Ar with a Pool this isn't the place for you the office makes up there own rules
