I have been dealing with a no heat situation for a few months now. Notified them about it several times. Even got code enforcement involved , they still haven't fixed the issue. Vendor comes and does nothing but walk around acting like he is really doing something. If that was the case I would have had heat by now. Don't deal with this company . For your own good and sanity . Horrible experience , they don't value their customers at all. They don't respond to calls or txt or emails. Landlord is just as bad as the company. Can't forget this part they actually knew about the problem . Prior to me moving in. I didn't find out until after moving in. They called and asked me was I having problems with the heat. At the time it was just starting to get cold . So I wasn't aware at first . So they knew and didn't fix it before hand and still are dragging it out . These clowns called me from a rental in 2019. It's midway 2024. Claiming I have an over due balance. Astronomical fees for cleaning. I have the pictures of how I left the house. Yard work, they didn't check the house for weeks. Yea the grass is long but I was gone and done with the property by the time they checked. 48$ for blinds I put in! It's a good thing I still have all the pictures. Complete fabrications to try and rob people. Straight criminals. I just hope it goes to collections and effects my credit score so I can sue for damages. Got pics and witnesses still. I signed up for a lease back in 2021 the move in date kept changing due to idk what. when I was up there the said we couldn't get anyone to clean it due to water being off. ok whatever im 8 months pregnant and need a place. place was trash and cat piss inside. no fridge or stove for about a month. I got over it. they charged me to fix a water hose I never touched before I figured it was broken. the people who came out had to tell them I didn't do that. then the water had stopped working one time and I called them. they said I had to pay cause it was on me. ok cool so I call and talked to the people they charged me a different fee and I texted them never got a response. now I'm moving out and I had a bunch a fees I wish I could upload it. came to 3,000 sum odd dollars. I emailed them and told them I didn't do those things they agreed and sent me a new fees that I owed with the SAME price but took away the things and added a broke a lease fee. keep in mind they should have had that on the first payment worksheet. but I wasn't on a lease I signed in 2022 and never signed again I was just doing month to month and gave a 30 day notice before I left! also I'm military so it has to be taken off so I'm not worried. but for them to take away fees and add that to make it the same price screams money hungry and that I need a lawyer! How do you take away something I'm not responsible for and still make it the same price after. Do not rent from them !! Do not recommend. Customer service and timeliness is a 4 at best. Not sure if it's a lack of professionalism or care. Either way ..im glad I'm not the home owner of this house. I consider myself an excellent tenant ...especially becuase I am a homeowner myself....but when you have to stalk the phone line for 2 hours calling back to back it makes me wonder what the real issue is.... I will never never lease under them again and anyone coming to Fort Benning that i know ..I will recommend the same. Please read the non-recommended reviews for this business. They describe experiences as bad as mine I hounded this company for weeks while they waited to get keys from a owner for a rental; that's not a big deal. The problem is that they told me 3 times to come in because they had the keys only to have no keys when I got there. When I finally got to see a pair of properties, they were both disgusting. Bugs, stains, and disrepair where rampant. One property was literally full of trash. Shocked, I asked if it was possible to see the properties once they were cleaned. The property manager stated that all their properties were inspected prior to me seeing them. Even worse, she tried to pressure me into putting down a deposit that day by saying that the properties would be leased right away if I didn't. Buyer beware. read more

RENTERS BEWARE!! I saw all of the negative and one star reviews for this company and my wife and I gave Elite Ventures the benny of the d. Bad move. Since beginning our lease with Elite we have had nothing but issues. No answer and no response from the office. Work orders marked as completed when nobody had been out to perform the work. A broken HVAC system for 3.5 months before it was finally replaced by one of the owners cousins, uncle, brother who had no idea what he was doing. The move in inspection we did with Mr. Sam was extremely rushed and only took about 15 minutes. We were not allowed to see the move in inspection sheet nor were we allowed to fill it out with what we had found wrong with the property before moving in. Now we are moving out and the move out inspection was exactly the same. Mr. Sam rushed us and only he knows what was written on the move out inspection. After speaking with the actual owner of the house, we come to find out that the carpet and paint in the house are 15 years old and has never been replaced. However, we are still being charged through our security deposit to paint and clean carpets. The owner also notified us that in the 11 years he has used Elite Vevntures, he has never once received a security deposit for any of the repairs he ultimately has to pay for. YOU WILL NOT GET YOUR DEPOSIT BACK IF YOU RENT WITH ELITE. The entire company is run by a bunch of bafoons that unnecessarily keep peoples hard earned money. I have Moved out and they also have charged me with ridiculous prices and they have also stolen my security deposit as well and then charges me 550.00 anyone that knows me knows that I keep a clean house . Elite Ventures is a ripoff!! They make ridiculous charges when you move out. You annotate all the current problems with the rental and they do not fix but expect you to fix the problem. That is not my job to fix something that was already wrong with the house prior to me moving in. When I moved out they told me that the home could not be rented again because so much damage was done. 3 months later someone was at the house living and my neighbor said no one came to do all I was charged for when I vacated the property. So in a nut shell they stole my deposit and made me pay more money and did not even fix what I was charged for. No telling how many other customers had the same thing happen to them. I would give them a zero star if I can. The absolute worst decision I've ever made to my property at Ft Benning. The most incompetent company I've ever dealt with, it's extremely stressful dealing with them not answering emails, or calls while on deployment. The tenant moved out and I had to call them once a week for three months to do repairs on my house, supposedly $1250 deposit spend and my house was still in bad conditions. I had to call the company to ask about my rent. My tenants took out my security system and replaced it, but the property management company didn't tell me until AFTER my tenants moved out. They didn't do any inspections. I'm now replacing the security system with a new one because the tenants took theirs and didn't put the original back in. If you're military and don't/can't get the opportunity to check on your property a lot, don't use them. read more

This rental agency is a joke... They mislead customers by posting old pics of property (when probably new) then you drive out to the location and property is nothing like the visual you see online. Because they are so desperate to sucker tenants, they promise you things like - we'll get the paint done for you asap, we will ensure that the property is cleaned, then has the audacity to state - the previous tenant accepted the house as is: filthy, not painted, damaged, etc. - However, promises after promises are made to get the so called "repairs" completed in a timely manner. Absolutely the worst customer service my wife and I have ever had. Stay away from renting with this company!! #1) Their website says when you check out keys to look at the rental properties they must be returned by 4:30 p.m. (receptionist says she wanted them back by 3:30 p.m.) #2) You will hear a lot of "should be able to" ....."Can we have a garden?....Can we make improvements, etc?.... Is there a second garage door opener?" ...."Should be" was always the reply. (Be prepared to do your own research on THEIR properties.) We also ended up having to pay for the extra garage door opener. #3) Representatives knew very little about properties or surrounding areas/schools, etc. (and the girl that helped us.... LIVED there!!) Very basic questions could not be answered by anyone at the Company. #4) Jessica and the entire staff have an extremely poor attitude. You will get "talked over" when you are required to come up to the office and pay your rent because, "You don't know how to open up an email" Also: when THEY screw up your initial contract they will hound you with emails and phone calls saying YOU are required to bend over backwards and fix THEIR mistakes. Even if you pay on time they will threaten to "terminate your lease" if you don't come into the office when they make a mistake. #5) If you need something fixed you might as well pay someone to do it. It has been several weeks since we have turned in our maintenance request for our refrigerator. They did attempt to fix the water issue by asking questions over the phone....amazing. #6) IF you can get someone on the phone expect to get "talked over" or talked "down to". The Elite Ventures staff is very smug. They know little about their jobs or their properties. They are extremely rude, and insanely incompetent. EVLM is the ABSOLUTELY WORST property management company that I have ever dealt with in over 10 years in the military. I am not a homeowner, but if I was and this was my management company, I would be appalled at the lack of involvement that this company has in actually maintaining and managing their properties. I rented a property from them for over 18 months and they only came out one time to look at the property, instead of once every six months like they are supposed to. This company pays absolutely ZERO attention to service requests and in the event they actually do send someone to your home, it is a hack who has absolutely no idea what he is doing. Again, homeowners, this is where your hard earned money is going.........straight into EVLM's pockets and services are not being rendered and properties are not being managed. Renters, if you do decide to rent a property from EVLM, ensure that you read the Service-member's Civil Relief Act from 2003 cover to cover because EVLM has no clue what is covered in the Act. EVLM tried to tell me that they do not Pro-rate the final month's rent even though it specifically states in the SCRA that "any rent collected prior to the termination date of the lease shall be done so on a pro-rated basis." EVLM had me pay the rent for the entire month of June (which is fine) and then tried to sell me a bunch of hogwash on how their company is not set up to pro-rate rent for the final month of the lease even though they owed me a refund for 26-30 June because my lease terminated on 25 June. Their response to this was, "we have never run into this situation before" Are you kidding me???? And you call yourself a property management company in a huge military town?? They arbitrarily choose when they are or are not going to do something, which is illegal when it comes to collecting the final month's rent. I am still fighting with them to get the $225 that they owe me for the days in June that I was not residing in their property. In summation, EVLM is GREAT at taking your money (whether you're a homeowner or renter) and that is about it. For my fellow military brothers and sisters, DO NOT trust your property to this company if you are a homeowner and DO NOT rent one of their properties if you are not planning on purchasing a home. to sum up this company...very unprofessional, poor communication skills, terrible customer service, no integrity, and most importantly...claims to cater to the military but does absolutley nothing to accomondate military families. i know this first hand because i am military and this property management company did nothing but cause grief to me and my family. no repairs were never complete the 12 months i lived at one of their properties. the lease renewed for 24 months without proper notice and when i deployed, i tried to become terminated from the lease but could not terminate without paying 6 months even after showing proof of deployment. this company is a joke...i recommend no one to ever rent from this company. oh and by the way after speaking with 3 different property managers and supposively the "ceo" of the company my problems still remained. ---warning do not use this company. this company does not care about people. and are complete liars--- read more
