We gave them a check, and filled out the rental application. We didn't hear anything from anyone. In the interim, we found another property through a different property management company and we were accepted. We went back to Pope to cancel our application and get our check back 7 DAYS after we had left it with them. We showed up in the office and there were several applications lying on the desk, and ours was still in the mix, not even processed. Again, this was one week later after submitting it, and no one had contacted us, and the app had not been processed. We're actually glad they didn't process the app or cash the check, so that our credit was not affected by the inquiry. Our disappointment was due to their lack of communication and not processing our information in a timely manner. Every property we looked at in the Five Cities area we found ourselves going up against a number of other prospective tenants. We have been up against the clock because the house we had been renting was put up for sale almost two months prior. There didn't seem to be a sense of urgency with this company and a couple of others. One might think that these property management companies are running a business to collect exaggerated processing fees. It seemed funny to me that the company we finally went through charged us less than any other company in the area. Me having a real estate license in California - I understand what customer service is about...most of my experiences with property management companies and real estate agents in this area leaves me scratching my head. FYI, I am a recipient of the Centurion Award through Century 21, which is reserved for the top 2% of Century 21 agents worldwide. I only mention this because I have a thorough understanding of real estate, customer service, and the urgency in which to process a transaction. I am very shocked at the lack of professionalism on the part of this company and others in the area. I was tempted to give them 3 stars only because we were able to get our check back and save our credit from another inquiry, but the fact that they gave us little to no attention is very disturbing.

As a community member of one of the HOA's that this company manages it's really discouraging and disappointing that I never get emails returned from Janet Wood. She purposely ignores any email community members bring up when other people in the community don't follow the HOA rules and CC&R's. Wood's tactic is to completely wash her hands of all emails that non board members bring up. This is super unprofessional and unacceptable behavior of an HOA management company. Save your money and go elsewhere, you will regret the month after they start managing your HOA.

Knowing that all properties quickly sell-out during graduation weekend, we had this place reserved with deposit paid over one year in advance of our stay. Last month (January '20), I received an email from them stating that: "Rainbow Ventures will no longer be handling the Vacation Rental portion of our Business. The property owners will themselves find new management companies to handle their houses. We have given your booking information to the property's owner of 311 Sandpiper and they will pass your reservation on to the new Management Company who will then contact you. Hopefully, the transition will go smoothly". Needless to say, no one has contacted me from a "new management company". I have emailed, called all three numbers on their website multiple times, and yet no one calls me back. The only thing I received back from them is "call Airbnb". The problem is not on the Airbnb side, it is on the Rainbow side as they are the ones who have reneged on the contract. All I want is to have the contact information for the house owner/property manager so that I can confirm my reservation will be honored. Given this whole transaction doesn't pass the "stink test", there are surely other issues going on with Rainbow Ventures that are being left unsaid. Stay away from this business. Given this experience, I would never enter into any kind of transaction with these individuals. It shows on their website that both mother and daughter are brokers: I would NEVER trust them on a real estate purchase. In reading the Yelp reviews, notice the consistent threads: - Poor communication - Poor attitudes when communicating - Dirty homes - Always not their problem (missing keys, Airbnb's fault, etc) We have used Airbnb homes all over the world, and this is the only time we have had a major issue like this. We had visited other property management companies in Arroyo Grande, and let me tell you...those are some of the most unprofessional people in the real estate industry. One company held our application fee/check for a week and never processed our app or contacted us (thank God). Another was supposed to hold an open house within a half-hour window, and never showed up, while us and 10 to 15 other people were outside the house waiting. Yet another company told us on one day that a property was still available and they were taking applications and to come in the next day, and when we came in the next day we were told that the property was already rented. I and my family are very impressed and happy with the professionalism, courtesy, and urgency in which Wanda, Jeff, and Claudia treated us! I honestly would not recommend anyone to any other property management company than Del Mar who might be interested in renting in this area. Wanda and Jeff were sincerely happy for us when we were accepted. My wife actually cried when I told her that we got the house she wanted. This was the most beautiful house we had viewed during the last two months of our search.
