Don't trust these people with your hard earned money. My son is graduating from CalPoly on 6/13/20, and through Airbnb we booked a 3-night stay at a Rainbow Ventures managed home in Oceano. Knowing that all properties quickly sell-out during graduation weekend, we had this place reserved with deposit paid over one year in advance of our stay. Last month (January '20), I received an email from them stating that: "Rainbow Ventures will no longer be handling the Vacation Rental portion of our Business. The property owners will themselves find new management companies to handle their houses. We have given your booking information to the property's owner of 311 Sandpiper and they will pass your reservation on to the new Management Company who will then contact you. Hopefully, the transition will go smoothly". Needless to say, no one has contacted me from a "new management company". I have emailed, called all three numbers on their website multiple times, and yet no one calls me back. The only thing I received back from them is "call Airbnb". The problem is not on the Airbnb side, it is on the Rainbow side as they are the ones who have reneged on the contract. All I want is to have the contact information for the house owner/property manager so that I can confirm my reservation will be honored. Given this whole transaction doesn't pass the "stink test", there are surely other issues going on with Rainbow Ventures that are being left unsaid. Stay away from this business. Given this experience, I would never enter into any kind of transaction with these individuals. It shows on their website that both mother and daughter are brokers: I would NEVER trust them on a real estate purchase. In reading the Yelp reviews, notice the consistent threads: - Poor communication - Poor attitudes when communicating - Dirty homes - Always not their problem (missing keys, Airbnb's fault, etc) We have used Airbnb homes all over the world, and this is the only time we have had a major issue like this. A BBQ on a balcony in the main floor was perfectly located the roof top deck was a perfect set up to enjoy the sounds and views of the ocean. The had a details like a karaoke game and baby's crib/chair fire pit/charcoal BBQ extra towels beds sheets/ blankets spices for food , all kitchen equipment utensils nice fridge table sofas . I focus on details and they sure do a great job at accommodating that . I would highly recommend staying here and also working with the property management they answered my calls / emails in prompt timing . I don't recommend you book with these people. Their communication is HORRIBLE. First, we booked them on Airbnb and then they contacted us outside of Airbnb asking us for more money WTF?! Long story short, we gave them the money and it turns out that's against Airbnb policy! We cancelled our reservation because our vacation plans did not turn out as expected (mind you this was more than a month in advance from the date) and it was such a pain in the ass! We actually had to contact Airbnb to help us because the lady said she already gave us the refund WHEN SHE DIDN'T. We asked for a refund let's say week 1, and then we asked for a receipt of the refund and it said week 3 after we emailed and called all the time! Don't waste your time and energy with their non-responsiveness. They are friendly but the timeliness is just too big of a problem when it comes to this type of service when $1000+ is on the line. read more

If I could give them negative stars I would. I've never written a bad review, but dealing with rainbow was the absolute worst!! We also had/have issues even getting a hold of them most the time, communication is impossible! When we first moved in the lady I was corresponding with was so rude, it was stressful even trying to have a conversation with her. And the condition the rental house was in when we moved in, covered in greasy grimey dirt all over the floors and counter, none of the appliances worked we had to install our own, she said the house was "cleaned" but there was black hair and grass in the sink in showers. There was marijuana leaves and stems in the built in closet dresser that was there, the yard was so overgrown we had to spend days working on it. And all the faucets leaked. We were pretty much on our own because getting a hold of them was impossible. When we moved it the previous tenants left and HUGE broken tv in the garage that we had to pay to haul away ourselves because rainbow wouldn't. So when we moved, we left the appliances that were previously there that didn't work, and they charged US out of our deposit to dispose them. Btw, it took months to even get some of our deposit back.. So disappointing. If your thinking of dealing with rainbow.. Dont! Do yourself a favor and keep looking. Pics to follow. We have rented a vacation home in Pismo Beach from them twice, and each time the home was clean, the service exceptional, and the experience first rate. We always got our deposit back right away. The conversation Gail claims happened never happened if her housekeeping crew was missing a key and she called somebody it was absolutely not me. I did not find out why they even kept my hundred dollars until I called and called and called and called and eventually called Vrbo and got them to call me back. She is clearly mixing up her house and Files she never had a conversation with me where I told her I didn't have the key in fact I had no idea why they were keeping my money. Clearly somebody lost a key and I believe she called somebody and have that conversation but it was not me and to this day I do not believe it was my house because I left the key is exactly where I found them and in fact never a lot left the house while I stayed there to where they would've left the premises. I rented a house in pismo beach from rainbow ventures property's, for my sisters bachlorette party. The house I rented was great! Very clean well equipped with all kitchen stuff. Best part was the roof top deck looking onto the beach lots of seating for everyone. We had 11 girls and everyone had a place to sleep. They have two trundle beds down stairs you were only able to pull out one of the the trundles, we needed the mattress so we just took it out and they slept upstairs in the living room, no big deal, but that is my only complaint. The reservations were easy, Edie helped me with all the paper work she was very responsive and very helpful. I will for sure rent from them again if I'm ever vacationing in the pismo beach/ San Louis obispo area. read more

I had booked a beach house in Oceano off Strand and Dealing with Rainbow Ventures was an absolutely easy. Not sure about other reviews in regards to phone calls and emails not being able to be reached. I have to totally disagree, when I called and left a message, I received a call back, I honestly don't expect someone to be waiting by the phone 24/7 just waiting for it ring. As far as emails, all my emails were answered in a timely manner. Communication was great!! As for the house we rented, it was absolutely perfect!! The back yard was the beach and I really liked that it had a private sitting area on the sand, which was right behind the house. The AZ Sun Room was great for sitting in the mornings for drinking coffee and the evenings for just conversing, I just wish it had shades because the sun would peek in but I understand it will be hard to maintain shades being a vacation rental. It had ample of parking however I have a big truck and my truck wouldn't fit, but that's understandable, my truck doesn't fit anywhere haha. The maintenance guy was very kind enough to give us a spot where he was parked and of course my truck stayed there like a street light lol. Overall, after renting for the past few years though individuals and different companies, i definitely recommend Rainbow Ventures, Edie and of course the staff. read more

Just Awful! Everything was difficult with these people. I had to call and email repeatedly to get them to show me the place, sign the lease, even to have them send me a move-in inspection sheet, which they pre-filled as being all clear, even though the place had some significant issues. All of this even before I moved in! I honestly would not have signed the lease but the apartment was too good to pass up. After a few months some stairs in the staircase leading to the apartment were broken. It looked like rot. I emailed them repeatedly with photos but was ignored until I stated it a safety concern and they will be held liable if someone tripped. They finally sent someone to "fix" the stairs by nailing some ply board to the steps. It looked horrible. About a year into my lease the owners decided to sell the place. The new owners allowed me stay on account of how well kept the apartment was. Thankfully, they immediately got rid of Rainbow Ventures. I deal with the new owners directly now. Also, according to the new owners they never were able to get my original deposit back from the Rainbow Ventures. I guess they just ended up stealing my $1500 deposit. The new owners are great though. They said that I didn't need another deposit and when I moved out I would be reimbursed. read more

Our family visits Pismo two or three times a year and usually rents a house in Oceano. We had the unfortunate experience of renting through them once. First, if you call about a rental property, they wait several days before returning your call. Nobody EVER answers their phone. I left a message for each of the people listed on their recording, and not one called me back. If you email them, it can be 4-5 days. When I sit down to book a house, I want to take care of it right then and there or least within the hour or even the day. Gail is extremely rude, and I had a difficult time getting our $500 dollar deposit back from her. We are the type of renters who treat homes like our own, and go out of our way to leave it better than what is expected of us. After multiple calls, she tells me our deposit has been flagged by housekeeping. Seriously? Don't lie. If you made a mistake, own it. But to blame us for her own incompetence was insulting and frustrating. Eventually we did get our entire deposit back, but with hassle. We now rent from Coastal Vacation Rentals. They are professional, quick, and courteous. A friendly voice always answers the phone, and our deposit is always promptly returned. If I see a house on VRBO or Home Away that Rainbow manages, I skip it. If I was using a property management company to rent my home, Rainbow would be my last choice. If someone isn't answering the phone to take inquiries about your property or returning messages, you are losing bookings! When people call and get no response, your home is history and they move on to the next one. read more

THE WORST RENTAL EXPERIENCE EVER! Do not rent from these people, they are extremely rude and unresponsive. I stayed in one of their houses from 09/18-09/20. My family and I take vacations 2-3 times a year and this is by far the WORST rental house we have ever stayed in. To begin, on the very first day we arrived at the house after going grocery shopping and placed all of our groceries in the fridge and went out to the beach, only to find out that when we came back our groceries were warm and the refrigerator was not working. We panicked as we had purchased lots of perishable items and immediately called both Gail and Kelly- neither of them answered so I left each one a voicemail explaining our most immediate concern. The house had another refrigerator in the back room which was much smaller and in one of our guests bedrooms- but we placed a majority of the items in there and then went out to buy TWO coolers and ice for the additional items that did not fit in the smaller fridge and could not stay in the warm fridge. We went about our day and starting making dinner in the evening, only to be more disappointed at the state of this house. The Kitchen was FILTHY!!! All utensils, plates, pots and pans had some kind of left over food stuck on to it. We ran the dishwasher about 5 times that day just to be able to clean all the items we are going to use and hand washed all the dirty pans. We cleaned the kitchen and living room which both were very dusty and the BBQ outside which was also very disgusting. Please keep in mind that during our whole stay there, I did not receive a single phone call or text back from their Gail or Kelly to help with the refrigerator issue. And there were NO KNOBS in the refrigerator to regulate the temperature. We tried using the microwave- also broken did not heat up our food. (we ultimately took the microwave from the back kitchen and brought it up to the main kitchen). This house took work to get it somewhat cleaned in order for my family and I to be happy and feel comfortable about staying there even if it was only for 3 days. (yes, OVER an hour a big group) Upon check out we had to place all the sheets in a laundry basket and clean up all towels in the house and take down to the laundry. SO can someone tell me WHY did we have to pay a $250 cleaning fee if we did most the work. I can tell you this house was cleaner when we left then when we got here! Before leaving I sent a long email to Edie, the women who had made our reservation and explained to her all the issues we had with the house. No reply on Sunday or Monday morning. So I picked up my phone and called the office. I spoke to Gail about all the issues I had and at the end of the conversation her only helpful reply was "Well what do you want us to do for you?" I asked for the cleaning fee to be reimbursed back to us because I did not feel that it was fair to pay for something we pretty much did on our own. She said that this was not possible and that she was going to check out the house for herself, which would have been useless because we cleaned the house while we were there and there and she would not find the house in the same condition we did. (which is why I called but NO ONE answered their phone). Regarding the phone call issue, she claimed that both she and Kelly were out of town in LOS ANGELES (about 2-3 hours away) and "out of cell phone range." Which I do not understand, I am from northern California and phone works perfectly down in southern California and in many other states within the US. After our phone call I receive an email from her where she began ripping apart my email and wanted to know exactly how many coolers we had purchased because through email i said A cooler and over the phone I said coolerS. She said that if we took them home with us then we will have full use of those coolers. I DO NOT need more coolers at home- I have plenty! but we had to purchased one because the old refrigerator was not working! Additionally, why would I leave something I had purchased in that house? After all the trouble of email back and forth and having to deal with her snarky comments about how we should be thankful we had another fridge and how big and popular this house is.. bla bla bla. I do not care about the size of the house or how popular it is. We paid $1400 to stay here two nights and this house is not worth the money. She also claims she had no previous issues with any houses (which is obviously not true- according to some yelp reviews). At this time, she has refunded us 1/2 of the cleaning fee and said at the end of her email "Let's end this now and get on with our lives!" So Rude! Dealing with her lack of customer service skills was the worst! This was much more work than it should have been. Next time we are in Pismo we will look for a company with better customer service and that can answer our phone calls and concerns when we need them and not three days later when I call in the office! read more

Had a great experience with Gail and her rental property. Large home with an ocean view from several rooms that's literally steps from the beach. Great home for large groups because there's so many rooms and beds and lots of common rooms and dining nooks. Also had a great customer service experience with them. After our stay the tv in our room was found damaged. My wife and I stayed in the room with the damaged tv and were positive we didn't break it. Gail was a little unsure at first but to her credit she really heard me out and trusted my explanation for why I was pretty sure it wasn't our fault. She decided not to charge us and even when I offered to split the cost with her she said that would not be necessary because she didn't want us to pay for something that we didn't do. (as a side note, this angers me so much that someone else would knowingly break the tv and just think it's no problem to let the owners or the next tenants foot the bill for it...) Would definitely stay again and would feel very comfortable working with Gail who is kind, responsive and attentive. read more

Whenever we have had an issue it has been fixed within 48 hours. I moved up from the San Fernando Valley where the property managers are a joke. read more

The office staff has always been kind and very helpful in helping us chose the right house and they were easy to work with, when we made reservation to rent one of the beach houses. We have been happy very happy with all the houses we have stayed in..Our favorite house is on the corner of Strand it accommodates all our needs, I love the sun room and all the painted murals..We have found the houses very clean and nicely furnished with every thing you would need. We rented one of their properties,1432 Strand Way, Oceano, CA, via VRBO (Vacation Rentals By Owner). I am posting this review on Yelp because VRBO censures their reviews and it will most likely not make it on their site. One might also consider that VRBO is loyal only to the owners and not the consumers who buy their product. I see there are others (Crystal G.) who have had a similar experience with Rainbow Ventures properties. So here is my review: Disappointed This property is located on the beach down the street from the Oceano gate to Pismo Beach State Park where off-roaders from far and wide drive right on the beach pulling trailers and toy haulers in a steady stream the whole time we were there. This is a spacious and well worn property that we had to clean and sterilize before feeling comfortable enough to habitate. All the bed sheets, blankets and comforters were filthy and stained and had to be washed with bleach before anyone could sleep in them. So needless to say, we did not sleep much the first evening we were there. The bathrooms and kitchen had to be cleaned before feeling comfortable using them. The kitchen counters and appliances were greasy and grimey, filthy blender that did not work, utinsils and dining room table and chairs were disgustingly filthy and had to be sanatized before using. All the suspect areas where germs collect light switches, door knobs and jams, cabinet pulls, remote controls, bed spreads, comforters, pillows, etc. again, were disgustingly filthy and needed sanitizing. There is a $200 non-refundable cleaning fee that is to go towards the cleaning; however, the house rules dictate we must strip the beds and linens, put them in the laundry baskets and haul down to the basement in front of the washer/dryer machines, load the dishwasher, take out the trash, etc., etc. etc. We left this property much cleaner than we found it. The property manager was rude and not the least bit accomodating when we called with our complaints stating they have never had complaints on this property and then gave our number to their housekeeper who happened to be one of the owners. She called us back and argued with us about our complaints and no one from this property management company offered to come out to the property to inspect and/or make things right. The VRBO review that most likely will never be published has a section titled "I would recommend this property for:" and then several different scenarios. There was not a box below that said "worst enemy" because we would not recommend this property even to them. It is not worth the high price tag of $600 per night. We could have stayed in a 5 star resort for this price! We will not be back. I hope others will find this helpful before putting out several thousands of dollars for their properties. read more

AMAZING WEEKEND! We all had a wonderful time staying at The Birds of a Feather house. It was very clean and plenty of room for our party of 14! We were not crowded at all. The house was so close to the beach and had everything we needed and more! My experience working with the Rainbow Ventures team was great. They promised us a property in Pismo at one rate through multiple emails and a phone call and then she told us the owner of the property wanted 2x the amount she quoted us! It was clearly a bait and switch because then she offered another property at the rate we were willing to pay. This was all outside of VRBO which is how we were originally connected with them. She "promised" us a rate based on us trusting her word and then it ended up being twice as much. Our family made plans based on trusting the word of this company, our mistake, don't make it yours! So I just rented a place through Rainbow Ventures, and I honestly don't get all the negative reviews earlier. Luckily they didn't scare me off - Rainbow Ventures, and Kelly Rojas specifically, rocks. She got us a wonderful beach home for a great price. The place needed fixing up, but she pulled some strings and got the carpets and broken tile gutted and replaced. There were some problems with move-in that just randomly came up, but she worked with us in every one of them and got them all solved. Most property managers take forever to get something done, but Kelly just always helped as soon as she could, and she cared about our living conditions. As for the place, it had a lot to fix up, but that isn't the fault of the company - that's due to the last tenants and quick turn-over to rent a place. They need time to fix it up. We gave them time - they fixed it up, AND have a regular repair guy on call for us. Awesome set up. =) Would totally rent from her/the company again....although I really don't plan on leaving this place ever. ;) Thanks for getting us a fantastic home! read more

We rented Steps to the Beach in Oceano, CA for a mini family reunion. There were 10 of us that stayed over for the 2 night rental. With the 5 bedrooms and 3 baths we were all comfortable and each family had their space. Other family members joined us for dinner each night. Even though there were 17, it all worked out since there are several tables and chairs. Only issue was with the grill but we managed to get the meat cooked. After dinner a couple of guests brought out guitars and we had a delightful time singing the oldies. The house is very close to the beach and we enjoyed going over for family pictures. The only downside to the beach is that there is a lot of traffic since driving on the beach is allowed. It's still pretty and our teens enjoyed playing in the surf and finding sand dollars. I was concerned about parking but 3 cars fit side by side in the driveway. Gail and Edie were very good hosts and helped me navigate my first vacation rental. Everyone raved about what an enjoyable time they had in this home. read more

This was our family's first time with Rainbow Ventures and I personally had a great reservation experience. Our family enjoyed this beautiful home that slept 10 steps from the beach for four days. The vacation home was fully stocked with everything we needed to feel at home. On the first night I locked the keys inside the house while in the garage. I could see the upset in my husbands face and that this could definitely ruin our trip. Thankfully Deny was at Church in the area and he was kind enough to head over right after. I helped plan a trip for 15 people going to their property at 310 Sandpiper in Oceano. Even though I wasn't present on the trip, I am very pleased to say that Gail was always very prompt and fast to respond to emails and any questions I had. They were very organized with the documentation and very clear about house rules, and even sent us a package with information on all the outdoor activities people could do in the area, as a group. The group loved the house location, right at the beach, and had a great time! Gail was also very kind to the group, as it seemed that one of the TVs had been found damaged in the house, and was only discovered after the group had left the house. She was thorough following through to find out what happened and didn't charge us for the damaged TV since it didn't seem to have been damaged while the group was staying there, and she wanted to do what was fair. We rented 1432 Strand Way in Oceano in early December 2016. 1). The place appeared to be clean, but my 6 yr. old grandson while playing downstairs stepped on a shard of glass. My son went to inspect where he was playing and found several shards of glass on an area rug. He found the vacuum and cleaned it all up. 2). I found a smashed up, rusty soda can in the toy box on the downstairs patio which could have hurt another child if I hadn't disposed of it before any of the kids got a hold of it. 3). The contract I signed said the deposit of $500 would be returned 10 days after vacating the property. After a month I called Rainbow Ventures and Kelly said they couldn't return it until the cleaning crew checked the place and gave the ok that all was fine (so much for following their part of the contract). I complained about the glass shards and she said they had received many other complaints about housecleaning. Which begs the question; why haven't they done anything about it! It's a fortune to rent one of these places and their attitude seems so unprofessional and irresponsible. I finally got my refund back after I sent my sister, who lives in the area, to go and personally get it. I won't use Rainbow Ventures again. read more
