Hi All, I'm leaving another review for this company as it never seems to get better. As a community member of one of the HOA's that this company manages it's really discouraging and disappointing that I never get emails returned from Janet Wood. She purposely ignores any email community members bring up when other people in the community don't follow the HOA rules and CC&R's. Wood's tactic is to completely wash her hands of all emails that non board members bring up. This is super unprofessional and unacceptable behavior of an HOA management company. Save your money and go elsewhere, you will regret the month after they start managing your HOA. read more

At first I was very happy with this Company...however I was given a termination Notice during covid at that with NO reason given...I shared the lease with a room mate and I was never ONCE given a reason why I cam home after work one day to a 60 day notice on my door...what happened was very much illegal at the time...but I was ready to move on From that property anyhow so did not bother to drain my energy with legal action...however still would have loved an explanation...I was a great renter read more

Desk staff is always friendly, never an issue with them. However, Janet manages the HOA for the community that i live in & she is terrible at her job. The Board of the HOA i live in will make up new rules & regulations as they please & Janet will try to enforce them without any valid documentation that they are anywhere in the contract of Rules & Regulations for the HOA. She targets those who are not on the board & have complaints about board members. She threatened this morning in an email that she was going to send a crew out to fix an issue with my fence (that is perfectly fine) and said she would be billing it to our account! I called immediately as i had no clue what she was talking about & i sent her photographs of my fence of all angles & then of the fence in the common area that was knocked over. She then emailed back that it wasn't my fence after all & said over the phone that she hadn't even been out to see it in person yet. Why on earth would she send an email threatening to bill our account & that she was scheduling a repair immediately before even knowing what was actually going on? She didn't even apologize for the mixup. And this is just one example. One of our Board Members who lives across from me didnt like that I put up a security camera on my home, so Janet threatened to STEAL my camera in an email! Said if we didnt take it down, we would lose it. But when asked for the documentation where it clearly states that we are not allowed to have security cameras on OUR HOME THAT WE OWN, she sent a rule that said "No illegal, noxious, or offensive activities shall be carried out or conducted on any Lot or Common, nor shall anything be done within the Development that is or could become an unreasonable annoyance or nuisance to neighboring property owners" So because one board member found my home camera annoying, i was now required to remove it? BUT when i asked about another unit having TWO exterior cameras up for the last 2 years, they said those belonged to the HOA & were to watch the mailboxes, but one of them is actually pointed directly at a neighboring unit & not directed towards the mailboxes in any way. So why are we making up rules for only certain members of the community? Then i complain about that same member of the board allowing her dog off leash (which is prohibited and CLEARLY stated in our rule book) and the dog came into my yard & tried to enter my front door that was open. I had to physically take the dog to the owner bc she didn't even realize the dog was gone bc she was too busy talking and not watching her dog. When i sent proof from my security camera of the dog in my yard off leash, Janet told me it didn't violate the rules bc the dog was under control of the owner. HOW?! When it was almost in my home! The rule states "Dogs shall only be allowed in the common Area when they are leashed and otherwise under the supervision and restrain of their Owners." So i really don't appreciate that Janet will enforce rules only to those who aren't on the board, but board members have some sort of immunity to it. And I hate to bring race into it, but my husband is the only African American in the neighborhood & these issues started when he bought the home & moved in with me (i was previous owner). I can't help but feel like we are targets because of racism. Another neighbor of mine who is elderly & lived here for much longer than i have, said she went to a board meeting to express concerns once & Janet told her to learn english better bc nobody understands her. She is bilingual & has a thick accent, but she speaks english just fine & shouldn't be made to feel like her concerns are invalid bc somebody else doesn't have the capacity to try to listen to those who may speaks differently than she does. I was hesitant to post about this for a while because this HOA & Janet are known for retaliation & i didn't want my children to ever be a target in the neighborhood. Fortunately now my husband is part of law enforcement & we have a great lawyer. So i am happy to share our experiences now so that others can be wary of how this business management team operates! read more

I have rented from this company for 6 years. I have been in the health care field serving the Home Health populations and have a very busy schedule. I moved here in 2001 and Im very impressed with the integrity, honesty and straight forward attitude of this company. I started renting from B & W in 2015 and I would consider them for management of my home for rent based on how well they take care of the renters and explain all the details needed to represent the Owner of the property. The representative's of this company including office personal, handyman etc. follow all the covid rules and are very professional and highly recommended. Diana and Kristy and All of B&W prop mgt are professional and Friendly. We have rented 2 properties from them. They bent over backwards to help us when the owners sold the condo we were living in. We were lucky to end up in a wonderful home the 2 nd time. We have just recently had to move out due to unforseen circumstances and again B&W has been wonderful. I just would like to Thank them all. They forwarded are Refunded Deposit back in a professional timely matter. I hope someday to have the chance to move back to the area. I was so thrilled to move into a beautiful unit at a reasonable price. My excitement ended 4 days later when I was given a notice to vacate in 30 days. What had I done wrong? What part of my lease did I violate? Turns out, nothing! When I asked what I could do to stay, I was told I couldnt. And when I asked why I had to leave, I was given two bs reasons: 1)there were beer cans in the parking lot(which is used by many different tenants-and I do not drink-so how is that my issue, or in any way a violation of the lease?) and 2)they assumed the man helping me move in was moving in with me(which he is not-he has his own lease). So to avoid any "future issues" they were going to terminate my lease now, and if asked, they would just say it was an issue with the children. (I have 3 young ones) They were happy to take my $3600 to move in-but will they give me back my deposit? I asked about transferring my deposit to another of their properties, of which they only have 1 available before I have to move out. I was told they would have to schedule a viewing. 3 weeks later, no contact. Friendly desk staff. but be wary......What kind of business are these people running? read more

Truly evil people. Our five year old son kept getting a rash on his butt sitting on the carpet, so we asked B&W if they would replace the carpet. We had lived there a year and it was threadbare when we moved in. When the man came to put in the new carpet, he did not clean underneath the padding, just rolled it out onto a dirty floor. There was glass from a shattered window that they never cleaned up before we moved in, and the final kicker came when they evicted us while my wife was four months pregnant because we complained that the neighbors were smoking in the attached unit next to ours and it was coming through the vents. Same as all the above mentioned. The property owner, Ingmar Lauringson, is a complete slum lord. He just uses B&W to help lease his properties then does nothing. We had no power to 1/3 of our house for 18months. Then when the dishwasher broke instead of coming and fixing the issue...he gave us a 60-day notice (3 weeks before Christmas). What a joke! Never seen a more unprofessional property management company. The apartment was disgusting, animal feces and urine stained carpet. The owner of B&W is named Bob Wood, he showed me the apartment, he was very rude and told me that he would not replace the carpet, and any other damaged things. This company in my opinion is awful. Very non professional and unknowable in managing condo associations. I am an owner within one of there managed complexes. I have asked numerous times for accounting information and have yet to receive requested info. At our annual meeting, Janet was very condescending to some owners and not prepared with information that should have been available to new owners. We recently held an election for HOA officers, which was not done correctly or within the guidelines of law. Janet acts as if the condo owners work for her instead of the fact that she is employed by the owners. read more

Diana the girl at the front was nice at first but when I kept calling for follow ups she kept sighing and sounded like I inconvenienced her. I know for a fact she never put my application in for review because none of my references were called. She just took my money for free then she waited a week just to tell me we didn't get the house but she never even called our references and she couldn't even tell me why we didn't get but now I know why. read more

I was appalled at how Olga in the office treated potential renters. First of all, she won't answer emails, or for that matter, calls when you try and leave a message, and yet she is the only one who you can talk to about applications. She didn't answer any of my emails, so I thought I had the wrong email after a week of trying to reach her, so I had sent 1 email a day. I understand this could be annoying, but our family was trying to find a home in a hard situation, and I wanted to be sure she got my application!! She finally responded to me in ALL CAPS LIKE THIS, and said in essence that if I hadn't gotten an answer it wasn't happening. RUDE!!! That is how she spoke in person too. read more

We came here to fill out a renters application and we had brought our children with us of course. Not child friendly. I had to leave with our kids while my fiance filled out his portion. We had viewed the apartment and were uncomfortable, the tenant that was going to be moving were there, including there personal items in the apartment. So to really check n look for the stuff that's important like mold,water pressure, and closet space was not an option. The feeling was that we were moving into there home (there personal space) after we leave we turn our application in and pay the fee. No response in when they would give us a call back, or have a nice day thank you for your interest will get back to you soon! Nothing :-( so we call them after we had seen that our credit score goes down for the credit check, come to find out that apartment we were looking at was already rented, mind you this was 3 days with no call back and the credit check was done the next day after turning in the application. So we call tell them were interested in there other listings, told us they'd call us back to scedual the time to view the property.... Still no call back. So I decided to try another property management CPS property management and you can look that up in Pismo Ca and let me just say I was very pleased on how they treated me and my children! read more

Quick response to my issues with my rental, I'm glad they represent my landlord.

I live next to one of the homes that this property management rents out. When we moved into our house the fence between our homes was literally on the ground. The one spot it was standing it was leaning against my shed. At the time they had no tenants so I approached the property management company and asked if they would be willing to split the cost of the materials and I would do the labor for no cost. They eagerly agreed I feel like this was a fair agreement. I did not mind doing the work since I had two dogs and they had tenants with young kids moving in. Although they did not seem concerned with the issue at all. As I built the fence I noticed the backyard of there rental was completely littered with trash from past tenants. I did not mention anything I just raked up the trash and took it with me to the dump along with the old fence. Now when it came to paying me back for THERE half of the materials they would never respond to my phone calls or emails. I would go into there office with my receipts asking to be reimbursed and they would have one excuse after the other. Eventually I gave up, I was never reimbursed. These people proved to me they are not fair or honest. All these property management companies care about is collecting there overly high priced rent from there properties they never spend an ounce of time to clean up or update. While the renters on the central coast get the short end of the stick. read more
