Shay Heard who is in charge of the property runs a tight, friendly ship. She balances strong and firm management skills with compassion and understanding for the residents. Her staff, and I wish I had the space to name all of them from maintenance, Dwight to Renee, janitorial engineering are approachable and efficient. The front desk staff are always eager to assistant you with serious or even barely consequential matters. The neighborhood is warm and friendly and there are supermarkets in walking distance. Every month they create news ways to generate revenue from residents. Note, absolutely nothing has been updated, yet they create news ways to charge us for the same amenities. There was a 15% rental rate hike, then administrative fees added monthly, new insurance requirements (with a strongly recommended insurance partner) new utilities fees, etc., all in the past 6 months. Today, we all received an email that we would be required to pay $25 a month per vehicle for PARKING. The same parking deck we have all used for years. It's a pure money grab. The gate to this garage is ALWAYS out of order by the way.

I moved from Chicago to Atlanta for one year to do a research fellowship at the CDC, and I have nothing but positive things to say about the Villas. Staff: Chris, our property manager, really reinforced the positive stereotype of southern hospitality for a northerner like me. He took care of all issues within 24 hours. We wanted to save some money by having a programmable central air system, and he even updated it right away for us. Lam, our maintainance guy, was also very helpful. Within the first week, he found us a washer/dryer, and used his truck to help us move it in. Awesome people! Location: Perfect for me - It was only a 10 minute drive down to the Roybal CDC campus. Within 5 minutes of driving, I had Kroger, 10-15 really good restaurants, Sam's Club, Target, and 4-5 coffee shops. Although I didn't bike much, my roommate (who also worked at CDC) got away with living in Atlanta without a car, while staying at the Villas. Apartment interior: Very spacious and well kept. HUGE closets! Screened deck was a big plus- kept the bugs out, and we could really enjoy the cool nights. Amenities: The swimming pool and fitness center were very nice. Wish I would have used them more. Neighbors: I almost forgot to talk about this part, but I think one of the huge assets that the Villas has is the people that live here. We had warm, welcoming friendly neighbors. When we first moved in, our neighbor Scott greeted us and even hooked us up with his WI-FI password until Comcast came a week later. As someone who has always lived in big cities, I have always really liked the concept of knowing your neighbors. I'm happy to say that the people at the Villas were really worth knowing. I'm writing this review from my new apartment in the South Loop in Chicago, and I have to say that I will really miss the Villas on Briarcliff!

There is nothing they can say that justifies their inaction at this point, because it's been years. The company either: 1) doesn't care, 2) is not capable/competent enough to fix the issue, or 3) is unwilling to spend the money to properly fix it. Look elsewhere, because anyone paying a premium rent should expect premium treatment, and the constant worry of the deafening alarm going off at any hour is not premium treatment. My wife and I are not renewing, literally just because of this recurring problem, and it's sad. Years people...years and they are incapable of fixing it. Everything else is fine, the employees are great, but again, they expect a premium every month but do not give you what they promise in return. We've experienced multiple unauthorized entries into our apartment without proper notice, which…read moreviolates both our lease agreement and Georgia landlord-tenant law. Just today, maintenance entered while we were at work -- without any specific notice that our unit would be entered. This follows a similar illegal entry on July 23. Our lease (Section 16) clearly states that entry requires reasonable advance notice, and Georgia law supports this standard -- usually meaning at least 24 hours. Blanket emails saying "your building is scheduled this week" don't count. They are using vague notifications as an excuse to enter units at will, which is completely unacceptable and unlawful. In addition to the illegal entries, here's what else we've dealt with: * Leaking trash bags in breezeways from valet service regularly skipping pickups * Severe parking shortages, forcing us to park in the fire lane * Broken EV chargers, unsecured front gate, and vandalized amenities * Clubhouse always locked, pool bathrooms vandalized, and dogs in pool area despite rules * Our car was vandalized with zero response from management * The leasing office ignores calls and staff are rude and dismissive when concerns are raised All of these problems started after we renewed our lease under new management. We've tried to raise these issues multiple times -- but when the staff doesn't answer or respond, nothing gets resolved. Now we're being forced to seek early termination because of repeated legal and contractual violations. Management may smile on the tour, but once you're in, they don't care about your rights, your privacy, or your safety. Don't be fooled.
