DO NOT RENT A PROPERTY FROM THIS MANAGEMENT COMPANY!!! Worst experience we have ever had!!! Horrific experience!!! First off, Our entire family got SCABIES when we stayed at one of their properties(2111 SEASIDE MEMORIES)!!! SCABIES, Y'all, SCABIES & we have proof that it was from this condo!!! Secondly, the cleaning company that they use is awful!!! The condo was disgusting. The bottoms of our feet were black from walking on the floors in the condo, it probably hadn't been mopped in months. There was hair all over the bathroom floors, so apparently they didn't sweep either. We went to get an extra pillow out of the closet & there was a blood stain on the pillow!! My sister text a picture of the bloody pillow to one of the girls in EBP office & never heard back. (Seriously, terrible service from the get go!!) I emailed EBP last week, never got a returned email or call. I left a message for them yesterday, never got a returned call. I mentioned in my email & in my VM last night that I wanted to talk to them directly b/c they needed to know of the awful issues we had(mainly the SCABIES issue) & I didn't want to have to put bad reviews out there for them.... However, I called them again this morning & some extremely rude guy answered the phone, i told him that I haven't heard back from anyone & felt like they should know of the Scabies issue & the lack of cleanliness. I asked to speak to his manager, he told me that she was in a meeting, I told him that i needed to hear back from his manager & then the jerk HUNG UP ON ME!! So, here I am now writing this review!!! I addition to all of this, we were promised that we would give us 2 free lounge chairs & an umbrella on the beach....that never happened. And we paid for 3 parking passes(i even have proof on our rental agreement) & they only gave us 2. I will be contacting the owner of the condo that we stayed at. I'm sure they are paying a lot to have EBP as their management company & the owners need to know of the rude & disgusting service that they offer. My sister just talked to Jessie at EBP, again, worst customer service we have ever experienced. Our family isn't looking for compensation(trust me, we would never want to stay at any of the properties they manage) but we felt that the owner should know what terrible property management company they have managing their condo, especially since it has to deal with people's health!!! read more

Happy explains our overall experience with Edgewater Tower 2-608 through Emerald Beach Properties! Happy with the condo, happy with the resort and definitely happy with the customer service. This is our second year in a row staying there and honestly there is no need to stay anywhere else. It's like home away from home for my family. The condo is spacious, comfy & CLEAN and includes anything we could imagine needing for our stay. The resort is beautiful, has the convenience of a yummy restaurant and stores on site. Above all, this rental agency has wonderful agents who keep in touch and walk you through every step of the way to make sure your dream vacation is stress free and enjoyable! Jessi has booked both of our trips to this property and is superb at what she does! Whether it's answering emails, texts and calls in a timely manner or even stopping by on her way home from work to check on an issue for us. More specifically, this past week we left behind a very special stuffed animal and some flip flops and she is working hard to help them find their way home to us. I cannot say enough positive things about Jessi and the Emerald Beach Property staff as well as our experience in PCB as a whole! You will not regret choosing this property for your family!! Just got back from the best vacation I have ever had. We rented a HUGE condo in Boardwalk Beach Resort from Emerald Beach Properties. There was room for my whole family. It was right on the beach and it had everything we needed. There were plenty of dishes and glasses in the kitchen so we didn't have to use paper plates. We had everything to cook for breakfast and lunch. We went out to dinner at several local restaurants that were very good. There was plenty of parking at this resort and the elevators were really fast compared to places we stayed before. All the beds had those really soft foam tops and the sheets were amazingly soft. it was not like staying in a hotel with scratchy sheet. The people at Emerald Beach Properties were very helpful every step of the way. We will definitely rent from them again when we go back in the Fall for our girls weekend away! read more

Renters Beware: Emerald Beach Properties rent condos using VRBO that are total dumps and for top dollar. Photos of units on internet must be decades old and do not resemble the unit in today's shape. The custom service is also rude and unacceptable. Our unit had a huge hole in the master bathroom most likely of a plumping leak in the middle of repairs. It's simple, Don't rent a unit being repaired. It's just simple customer service. The mattresses are old spring mattresses with big mattress toppers making them unsafe height for safely getting in and out of bed. The sliding doors are so corroded with dirt and grime it took me two hours to clean the tracks so we could use the patio. Sliding doors should not take two people to open them. read more

I never review most businesses but I felt the need to review this property management company. My parents are renting a condo at Edgewater. They had been primarily dealing with one individual that had been very caring and took care of there needs. Then they called with a question and spoke with a woman named Shauna. My mother put her on speaker phone so that we could all hear how rude she was. My mother asked simple questions and was basically treated like an idiot. My mother asked to speak with a supervisor and was told "I'm in charge". If this is the person in charge she shouldn't be. Rent from this company at your own risk. read more

We rented a great condo from them for our trip to Panama City Beach. Everything was perfect. They texted us before we left to drive down to make sure we had everything we needed. We went right into the place and entered our code and got in. The room was right on the ocean! It rained a couple of days but we just went to the movies. Our whole family had a very relaxing and fun vacay. I would recommend this company to everyone who is looking for a place to stay in PCB. They were excellent every step of the way. this is the first time we ever rented an individual condo and it was so much better than just getting a hotel room. read more

My husband and I made a last minute trip down. We visit PCB at least 3 times a year and I have to say this was the easiest check in we have ever had. Our parking pass was waiting at the gate for us, we got to park right out front of the condo, one small flight of stairs and your in the condo. No waiting on elevators or looking for a cart to tote all your luggage up. Condo was perfect and cozy. I felt like I was staying at my grandparents house. HCooper and Jessi are very sweet people. I personally have shared my horrible treatment and ugliness of your little boy Cooper as the rudest person I have met/ Sandi; IF YOU ARE the owner it is not of that condo but of the cleaning svc/Emerald Bay because others have complained of the filth in their rooms, elevators broken, bricks under couches, blood on linen////disgusting way to run a shody business woman. read more
