My honest review of the Klamath View Estates. The positive side of this mobile home park is if…read moreyou're lucky enough to get a unit on the water, you have an incredible view. Another positive point of this mobile home park for me is having had good neighbors who helped me out on multiple occasions when it came to my getting sick and needing help. Those two points get five stars. This is where the positivity ends. On the minus side, there are too many trailers in this park to be deemed safe. They are so crammed together; you could step out your front door and shake hands with your neighbor almost without leaving your porch. The trailers are less than 20 feet apart and everyone in the park has more than one car for the most part but the car ports only allow one car safely. There is no other parking. There is one place by the mailboxes for guest parking but it only holds four cars and the tenants have to park there when they have more than one vehicle. There is also only TWO exits and those exits on either side is blocked by a cement wall on either side so if there were a fire that broke out in the park and people had to rush out, we'd be trapped, plus the fire would spread quickly due to the close proximity of the trailers to each other. The park also only has Two fire hydrants far as I know and there are more than 50 trailers in the park and there is several areas of the park that the fire hoses wouldn't reach because they're too far away. The car ports are small and some are falling apart. With more than 50 trailers, some of the tenants don't even have a yard and some have no place to park even one car in a car port. They have to leave their car out in the weather. One trailer across from me has no driveway. Now we have the Owners of the park, particularly one. A lot of people have moved out because of her. She's rude, mean, harasses people constantly. She forced me to have her hire someone to mow the lawn, water the lawn and supposed to shovel snow and stuff since I'm unable to but in the year that she's hired him, I've seen him a total of five times. The first 9 months, I didn't see him at all. She forced me to do this and increased my rent by $50 for it. The rent has gone up more than $100 since I moved here nearly 8 years ago and most of that went up within the past 2 years. She's been investigated by the city of Klamath Falls for the way she charges people for water. She harassed my neighbor so much; they took legal action against her and she over charges for water and sewer. She pays a flat rate for water and charges tenants whatever she's in the mood for, not because it's an accurate charge. She's not only rude, mean, harasses people but she has literally threatened visitors with the towing of their cars for the back end of their car daring to stick out in the street less than three inches. Plus, if the tenants have visitors, she will literally knock on their doors and tell them their cars will be towed. Excuse me, she has her equally rude and mean employee who is in charge of getting the rent to do her dirty work but he emails her photos of people's cars and he goes to that house to tell them to leave or move their car for being IN the tenants driveway. She yells at the tenants literally for stupid stuff that has no merit and although she has a rule no parking in the street, she parks in the street herself whenever she's here. To me, if she has that rule, she should be following it herself. She charges fees for not watering your lawn at the drop of a hat. She will pile them on every month until your lawn is green and stays green. Now for me, I've told her I'm physically unable to water the lawn due to my health and disabilities but she continues to charge me anyway and now that she's hired someone who rarely IF ever shows up, she charges an extra $50 a month for a maintenance that never happens. She also holds your checks and will claim she never got it. PLUS, she is supposed to give you a monthly statement of what rent is and water and sewer and a LOT of times, she will not include the bill for water and charge you double the next month for that month and month before even though she's supposed to do it every month. She is the nastiest, meanest and rudest person I've ever met in my entire life and I've met some really mean people. So if you value your mental health and your physical health and also your sanity, you will run, not walk far away from this place and leave a review of your experience so that others may be aware.

Our most recent state was 19 months in one of the spaces, next to the, woods. Lots of deer and other wildlife. Our issues from the beginning were one neighbor was 5 feet into our space. No visible water hook up so we,had to run our hose into next spot over. Sewer hook up not at the back of our rv. Management did not address any of these issues. After 19 months they decided to do something. Their solution for part of the issues, was to make us move our rv over a few feet. Anyone knows who has moved one knows it takes the same prep work to move 5 feet as it does 500 miles. We moved completely out. We got tired of the not getting things done, telling us our on l y concern would be to move our water hose. (Not sure, where to though.) The bathrooms and laundry room are not kept clean. It is very popular because it is inexpensive but the only thing they provide is water and sewer. You pay for your own garbage service. Also there is no more overnight stays.

It's difficult for me to rate Plaza Gardens as I think that it has great potential to be a really…read morenice park. I think the managers do as good of a job as they can given the problems in the park people-wise My situation is that I am a disabled senior living without support from family etc and unfortunately have been an easy target for people who live here that don't respect my space. I had to put up 6' high welded wire fencing around my entire space and still my place has been vandalized. This morning I discovered that one support to my greenhouse had been bent out of place about 40 degrees. This type of thing has been with me here for four years about. One time (logic points to this being neighbors) they had gotten into my trailer and poured scoopable cat litter down my kitchen sink and I couldn't use my kitchen for a month and 1/2. They stand on their porch hidden from view every time I go out. One time I actually saw them pointing at my place and laughing. This is an issue of allowing people who live here to disregard the rights of others and neither Sheriff not Senior and Disability will do anything about the problems. I have narcolepsy and seizures. I also have severe scoliosis so all of these incidents, ongoing, had hurt my health. I have always tried to be a decent neighbor but some people don't respond in kind. I would move but I have a number of rescue cats that have been with me for years. They mostly stay inside but there's always a concern that they will be hurt if I let them out for a while. One cat died and I believe it was poisoned. To sum up, this could be a nice park but tenants that harass and vandalize ruin it for others. They should not be allowed to live here hurting others with no apparent reason. I would not think that there is a valid reason anyway. My cats limit where I can live. Most mobile home parks only allow 1 or 2 pets even if they are kept indoors. I'm looking at my options but no one should be forced to move because the vandalism is not being addressed appropriately.
