It also boasts the # spot to view a sunset with Disney fireworks in the background to follow, or the many fireworks displays at Lake Eola park just a few blocks away.

In September 2024, I signed a lease for a studio at Villa del Mar mainly because of the price and location. From the start, the office staff didn't seem very friendly, but I brushed it off and appreciated how quick and easy the leasing process was. Move-in day came a month later, and things went downhill immediately. They never show you the actual unit you'll be renting--just a "model"--which looked clean and fresh. But the unit I moved into smelled musty and mildewy. I also found several dead German cockroaches, and a large hole in the A/C handler area that I ended up sealing myself just to keep more pests out. The wallpaper looked like it had been painted over, with bubbles everywhere. I'm not usually a complainer, so I fixed what I could and tried to move on. Then came the first electric bill--outrageously high. The A/C units are extremely old, and clearly inefficient, but I knew mentioning it wouldn't lead to any improvements. The valet trash service, which you're required to pay for, is terrible. Residents leave trash out all night, attracting animals. Management sends reminders but never enforces anything. One night someone moved my trash bag next to an abandoned car in front of my apartment, and I was the one who got threatened for it. Speaking of that abandoned car: it sat right in front of my door for months with a flat tire, and despite my repeated complaints, management did absolutely nothing. Move-out day couldn't come fast enough. While packing, I found signs of more German cockroaches inside my electronics--disgusting. The building clearly has a serious pest issue. After inspection, I thankfully got my full deposit back... but actually receiving the check was another nightmare. They claimed it got "lost in the mail" twice. It took 75 days and me filing a small-claims notice before they finally sent my money. Overall, I would not recommend this place to anyone. Stay away. The complex has potential, and I will say they offer community activities and communicate regularly with residents. But the owners seem to do the bare minimum to keep units rented. They need to repave the parking areas, update the HVAC systems, address the pest problems, and get the musty smell under control. I hope this review helps anyone considering moving here. Writing this was worth it if it saves someone else the frustration.

I do not feel like management really cares about the residents here. We are supposed to have amenities that include 3 pools, a gym, a car wash station, and a tennis court. At any given time, if I go to a pool, it could be locked off with no warning. Same with the gym. I'm trying to work out every day and when I went to the gym today, it was locked up. On a Saturday. No signs. No messages to the community letting us know it would be locked. The gym is also rarely cleaned and I'm not sure how sanitary it is. I'm pretty tired of having to go with the flow of not being able to use amenities I pay for. The car wash station has been out of service for months now. The pools also only have 1 door open at a time for each pool so if you don't choose the right side, you'll have to keep walking around the entire gate, guessing which one is open. Aniyah (in the office) is really nice. So is Zelma and some of the maintenance people. I just feel like another number here and that even if I complain, things aren't kept up. If I call and ask about something nicely, I generally get a response that reminds me that they do not care to help. Aniyah is the exception. She's very nice but that doesn't mean things get done with maintenance.

Sandlewood Villas is definitely in that middle ground. It's not a bad complex at all. It does have a pool, so if you kids that's nice. Though that's pretty much the only amenity. There's no clubhouse or rec room or anything. I believe every apartment in the complex is the same 1-bedroom model like I have. Mine is fully carpeted, which is nice (I know a lot of Floridians prefer bare floors). I will say when i first moved in there were a lot of bugs in here. The exterminator had to come out a few times, but I haven't had any problems since (that was six months ago). The bedroom itself is really big, and the closet is HUGE. That being said, the bathroom is pretty tiny and there's no vent fan for exhausting out the steam when you take a shower (or a wicked dookie). Same thing with the kitchen. Whenever you cook anything here the smell will linger for days. It'd be nice if there were more than just two windows in the living room and two in the bedroom. I don't know what they were thinking when they designed this place. Also, the buildings were clearly made from concrete, so sound reverberates pretty badly. I live on the second floor and I can hear my downstair neighbor when he's talking on his phone. Or whenever he plays his stereo or watches TV I can hear the bass gently thumping in the background. Grrrr. As for outdoor ambiance, it's rather quiet for the most part. Very rare you'll hear music blasting out of someone's apartment. One thing I do like is that the speedbumps are rather small, so it's not a major PITA getting in and out of the complex. Two entrances and no gate is nice as well. Place there are a few dumpsters in the parking lot so you don't have to worry about trash day. Though one thing I notice is that people are constantly leaving furniture and electronics next to the dumpster as if the garbage company is going to haul them away (they won't). Each apartment gets their own assigned parking spot, which is nice. Plus there's tons of visitor spots. Though for some reason they have a rule that you can't back into the parking spaces (why? it's actually safer that way!). The mailboxes are centrally located down the center driveway, but there's no light for those of us that get home after dark. I've never had to interact with the HOA, so I who knows how good they are. Each apartment is individually owned, so there's no one central authority. This can be a pain when you have a rude ass neighbor, because there's nobody to complain to. So this complex is nice, but it's not great. For the rent I'm paying I'd expect just a little more. You could definitely do a lot worse in Sanford. If you're willing to pay over a grand a month in rent, you might want to check out some of the newer places.

Neighbors are allowed to be as loud as they want with zero repercussions from management company. I have lived in apartments in New York City that are less noisy than this complex. If you are someone who hates a good night of sleep and enjoys the constant sound of hammers, leaf blowers and party music, this is the place for you!

I know that one thing I was worried about was noise (really loud neighbors in previous rentals), but I haven't had any issues. I am so glad I made the decision to move to Village at Baldwin Park. The shared areas feel clean and seem meticulously maintained: for example the exterior is being pressure cleaned for several months now so they seem to take their time to do things the right way. Although, I don't live here I get the impression that this place is a well oiled machine. The units are all new so understandably everything is updated. Floor to ceiling windows offer a picturesque view of the city and beyond. The Vue is on the outer border of the Central Business District, giving you the best of both worlds. You can walk home after a night on the town, followed by a scenic walk around Lake Eola in the morning for brunch in Thornton Park. Cons: The higher rents are to be expected at this level of quality, however, if you want to purchase a unit the prices are through the roof (surprisingly the HOA fees aren't bad compared to similar condos in the area). It's location can also be considered a con because the intersection needs a more pedestrian feel. For example, the Waverly & Paramount are ideal in terms of pedestrian friendliness at street level. However, as downtown Orlando continues to grow, I'm sure this will be improved over time.

The biggest downside for me has been the HOA fees. Since I purchased my unit in 2018, the HOA fees have nearly doubled, and I've faced 3-4 special assessments, which were quite an unpleasant surprise. However, I understand that the building was mismanaged for a few years in the past. If these increases are necessary to maintain the quality of the facility, I'm willing to accept them, as long as it is well-managed moving forward.
