Invited to an opening art showing of two artists by my friend - who happened to be DJing the art showing, I was able to geek out on some dope art by a couple of local Orlando artists as well as admire the unique interior design. As noted, this gallery, was part of the overall apartment complex located in the heart of the Mills 50 district. The complex is located just next door a plaza that is home to numerous eateries, The Fresh Market grocery store and various other businesses. The actual art gallery is small and focused primarly down a corridor that opens up into a lovely event space that allows for the showcasing of art pieces of varying sizes. The event space and gallery as a whole, blends modern, barn-style, and industrial architectural themes making for an interesting juxtaposition of textures, materials, and decor. The only thing, as an architect, I would have changed out were the lighting fixtures. They were a bit underwhelming but nonetheless, the space itself was pretty nice. There's an ample amount of seating and the lighting in the space is quite adequate - especially for the showcasing of art. The expansive window storefronts also adds to the overall feel of the space. While I am not a resident of the apartments themselves, I am not privy to how renting that space for events would be, but I am sure they have some sort of straightforward process to do so. Nonetheless, as noted, I was there for an art showing and the art showing went off without a hitch. I'd definitely go back for any future shows and even recommend to any of my artist friends as a potential venue to showcase their art within.

The units themselves are acceptable overall, but it's clear they're constructed with cost-cutting in mind. Details like misaligned or missing trim, low-quality fixtures, and awkward placements reflect the lower-end finishes. My primary concern, however, lies with the management practices, particularly regarding fees and transparency. The rent payment portal is not user-friendly, and there's minimal visibility into charges. Most notably, the so-called "security deposit" functions more as a non-refundable fee. Over the past decade, we've moved eight times and have received our deposit back in all but two instances--both of which were in this building. After less than a year, we moved from one unit to another within the same complex and were charged $600 for alleged carpet damage that was not visible. I had requested a move-out walkthrough at the time, but no one was available. On our final move, I again requested a walkthrough and was told the same--no availability. I took a detailed video myself, but was still charged $100 for three small white command strips left on a white wall behind a door--something that could have been removed in under two minutes during a walkthrough. Ultimately, while we enjoyed living in this location, I'd caution prospective tenants to manage their expectations around the return of their security deposit. From what I've seen and heard, our experience is far from uncommon. Update: There were some hanging hooks in the closet when we moved in. They are saying it's My responsibility to document any issues with the apt on move in.... Why would I document a hook in the closet I assumed was suppose to be there. These people should be embarrassed. If someone starts a class action lawsuit about their post move out billing or withholding of security deposits please sign me up.

I can tell they truly care about their community and that is rare to find! In addition to keeping us well informed about the occurrences across the buildings, they also organized many events that made living there very fun. The common areas are kept spotless; it felt like we lived in a resort. There's plenty of room to lounge, work, or simply enjoy a cup of their (free) Starbucks coffee. The pool area has a shaded zone which really helps you cool down from the Florida heat. The gym is well equipped and it even has a CrossFit room!! It saved me from paying a gym membership. Our corner unit was beautiful! It was spacious, modern, and QUIET. The appliances were top of the line. We did not have any maintenance issues (rare, again!). We can't thank the staff at The Parker enough for making our stay a pleasant and memorable experience. I would recommend to anyone looking for an apartment to live here!

After an extended period without WiFi service -- which directly impacts my ability to work from home -- I was met with zero accountability from management. Spectrum pointed to management, management pointed to Spectrum, and I was left in the middle with no service and no resolution. When I escalated my complaint, rather than receiving an apology or a solution, I received a response implying that if I pursued my complaint further, they could retroactively bill me for services. I have saved that correspondence and am pursuing it through the appropriate consumer protection channels. If you work from home, rely on included services, or expect basic accountability from management -- look elsewhere. This experience has been deeply disappointing and I would not recommend this community to anyone.

This is my experience: NO COMMUNICATION: Never received a single email about this alleged debt No phone calls to my number on file No letters sent to my address First notification was seeing it on my credit report - which damaged my score FACTS: I paid all rent payments in full through the property's online portal Visited Jefferson Lake Howell office in person - staff confirmed my balance was ZERO Have documented proof of no email communication from RentDebt Now fighting to remove this invalid debt from my credit report IMPACT: Credit score damaged without warning No validation provided before reporting Currently filing complaints with BBB, CFPB, and Florida Attorney General If you're a former tenant anywhere, check your credit report. This company appears to report debts to credit bureaus without proper validation or communication. I'm having to spend hours disputing a debt that the original property confirmed doesn't exist. Jessica C. was my tour guide, and she did an amazing job. She knew everyone's name that lived in the complex and everyone knew her name. That means a lot to me that the staff is liked by the tenants. The complex is very clean. No dog poop anywhere. It is a smoke free complex, and you can tell. There are 2 pools, playground, a huge gym clubhouse, etc. Great amenities. The apartments are very spacious and designed perfect. Jessica was amazing and I cannot wait to move into this complex in Jan 2026. Thank you all for making this searching experience so easy. I am very happy.

I took the time to read, and a red flag was raised regarding mold and mildew - there was a clause that "tenant will cooperate with Landlord if Mold or Mildew was found". However there was no language of how long will tenant be obligated to cooperate? will the landlord relocate tenant? will landlord allow early termination if mold and mildew is not fixed with in certain amount of time? This was very concerning to me, since I have a 5 year old daugther. I asked the office to add some language to clarify these questions and they refuse. So please read your leases carefully.

Thank you Hannah!! 2025 Update: I have been living here for a little over a year, and we got some new faces in maintenance and the office. Can I say, what a breath of fresh air! Kenny, the assistant manager is fantastic at communication. Nicole made sure that my situation with my ac was handled in no time. Oswald, the maintenance technician, was amazing. He was kind, attentive, and able to fix the problem with my ac in no time. It took him a little under an hour to get it back up and running. What a great team we have here! 2026 Update: I truly have never wanted to move out of a place more. My packages are constantly stolen, the package room door is BROKEN so random strangers are always coming in. THERE IS A HOMELESS MAN IN THE DUMPSTER EVERY NIGHT looking for food. Management will gaslight you and say they are taking care of it. None of the amenities work, the gym burned down and has been closed since September 2025. The grills have a "do not use" sign on them. The pool is closed. I have been here almost 2 years and I have never used it because it is closed. The fire pits don't work, we don't even have gas.... The hallways are disgusting, constantly dirty and one of the neighbors left their cats litter box remains in the hallway. EXTREMELY noisy neighbors who pound on the walls and bang on the floors. People are constantly smoking weed on balcony's, blasting music from their cars, the gates are broken, always open, and major lack of security!! I have sent several noise complaints and nothing has been done. There is dog poop everywhere and the only place to walk your dog at night, "safely", is in the parking lot. Not to mention they put "curb your dog" signs everywhere, so my dog apparently has to learn how to use the toilet in my bathroom. I still stand by Kenny being a good assistant manager. He is doing the best he can with a bad situation. He's the best thing that's happened to this community.
