We've lived at Encasa Apartments for 7 years, and Debbie is by far the best property manager we've had! Since becoming our manager, she has made such a positive difference in our community. Debbie genuinely cares about the property and the residents. She takes the time to listen whenever we have concerns and actually follows through to make sure things are taken care of. This place is a joke. Our car was broken into and management didn't care AT ALL. They let random people wander into the complex, so it never felt safe. Water and gas were constantly shut off for "emergencies," which was just code for poor maintenance. The property manager was useless and basically impossible to reach unless they wanted money. They overcharged our rent multiple times, and then stole from our security deposit. It took over TWO MONTHS to get it back, and they deducted ridiculous amounts even though we left the apartment exactly how we found it. (Leaving us with only $83 out our $750 security deposit) The worst part of living here is the property management -- unprofessional, irresponsible, and shady. DO NOT MOVE HERE!!! I have been having issues with this place since November. There was a small tree fire caused by their landscapers. At some point my second bedroom window was broken, a wet spot formed in the ceiling and obviously glass and water was all over the floor. I was never notified about the fire or window, I was shocked when I got home. When I sent an email to Larry, the representative in the office, he had a horrible attitude and eventually stopped answering my emails all together. Fast forward to late December/January of the next year and the "repaired" wet spot has only gotten worse. The maintenance supervisor is trying his best but second bedroom is currently almost flooded because of the rain and now my kitchen light in leaking water. Maintenance is doing the best he can, but my apartment is inhabitable and no one has tried to do anything about it. I tried calling the office during business hors but the line goes straight to voicemail. DO NOT MOVE HERE!! They have horrible communication and they do not accommodate their renters when they are in the wrong. The only positive is the maintenance supervisor keeping me updated throughout this mess and trying his best to get it handled. read more

The lady Janine that moved us in has done an amazing job of being welcoming and considerate of me and my family needs in the process of moving in the apartment. She made sure we got everything done an she was very very patient with us. She welcomes everybody with open arms and an great snacks for the kids lol. Ok so I have a problem with Villa Del Sol and their request. First we request a while back to have a crack fixed in our bathtub, it's took a long time to get that request approved because the crack has gotten bigger and bigger, The maintenance guy told me they approved the request to get our bathtub fixed but never came to fix it had to sacrifice my time away from work to wait for him to fix up the bathtub, change my work schedule around and being late to work. Never came to fix it. We get word from the maintenance guy that they aren't going to fix the bathtub because we are moving in a couple weeks. Ok but we request a while so I don't understand how it wasn't fix in the first place. Cmon what the fuck, when us tenant who pays rent here, who request service to get done you get it done. But blow us off and say "We are not going to fix it because we are moving out in a couple weeks!" Is this how Villa Del Sol treats people when they are moving because people want new beginnings and a new life. Well I guess they do treat people like that. Here is a crack in the bathtub that was never fixed and it's gotten worst and worst and been waiting for awhile for it to get serviced and never came to fix it. Bad for business, due to the lack of the service that was provided to us now look we have a fucking leak and our floor is all soaking wet, we had to put all of our fresh clean towels to soak up the water that's leaking because of the crack. All because they the maintenance man and other people refuse to fix it due to us moving. Wow. Great Service guys. My family and I are very very upset about this. This is bullshit. read more

Management people will be nice and welcoming to you and the common areas are well kept but before moving in please ask yourself if you can handle living with cockroaches and bed bugs. I know many people here that are not bothered by them, so if that's your case this will be a great place for you to live. And don't bother asking them about these reviews because they'll lie or blame the problem on the residents and omit the fact that the whole complex has an infestation that their cheap "Bugman" service cannot handle. I am very pleased with the professionalism and integrity that i experienced when my daughter and I applied for an apartment here. We got a called back from Jeannie The Leasing Consultant within 3 days! She was very welcoming and we ( my daughter and I ) discussed how nice and pleasant she was over the phone. We felt this was going to be a good experience and a new start for us in our moving endeavors. She was with us And through the whole process of our moving into Villa Del Sol apartment. Once's we moved in we were very Happy and satisfied with the condition and upgrades to the apartment. There were a few minor maintenance concerns. They were reported to the Maintenance Supervisor Tony and he came out and fixed all that needed to be done. I also was able to meet Alyssa The Property Manager when I had some questions about my parking space assigned to me. She immediately resolved the issue and it was taken care of. Is this a scam? The staff was super friendly upon arrival. Reina helped me, gave me a tour of the place. I told her about my credit and financial situation and she was super positive I would have no problem qualifying. I applied online and she was prompt to help me through the application process. Several calls later and a $500 deposit required while applying, which I thought was odd. I received a call saying I was denied, and a refund of my $500 deposit would be issued. This was over a week ago and no refund has been issued. Ive spoken to my bank and no action has been taken by aimco. I've called every day, several times a day. Left numerous call back messages and all of a sudden the prompt responses are gone. I was told several times Reina is giving tours all day and is away from her desk. Im trying to rent elsewhere and need my funds as part of my deposit. I am being robbed by this company. DO NOT APPLY HERE!!! read more

My review is strictly for anyone wanting the truth about what it's like to live at Villa del Sol. They are nice apartments, the closets are decent and so is the storage cabinets in the hallway. I liked the pantry in the kitchen too. The good ends there. The reality of living here and mind you the things I'm going to mention is the reasons I moved out. I lasted almost 4 years here because I was too busy to look for a place working long hours. First of all the cockaroach problem is insane!!!! Omg I don't know how many times I complained about this and they did "fumigate" but the problem never stopped NEVER! Then there was the constant notices on the doors for water shut offs from 8am to 3pm. This was about 3 times a month. Third, they raise your rent after you are told after certain time it will lower and signing a lease of 15 months will save you money is a HUGE LIE.. Not true, they raise the rent. Forth, they charge you water, trash, gas all together as "utility bill" at a percentage rate of your apartment use which is another complete utter lie because for a while 3 weeks out of a month I left on vacation to Canada and was not home and guess what, bill was the same price. It's almost at a fixed rate so doesn't matter if you're rarely home you are stuck paying for a $120+ dollar bill no matter what. You're paying other people's usage. That's what it comes down too. There was far more reasons why I left, some fixed but so inconvenient that even cost me at a higher price. Just know it was a NIGHTMARE for me and my reason for the review is for new tenants looking for the truth. Noise level is okay if you're not by the pool or by the driveway where cars come in and out. read more

Hi, the rent at this location is a bit pricey. The rent does not include your carport which is an additional fee. I would add an additional $100 to $200 on top of the rent due to itemization of fees that will not be included in the rent that you're expected to pay for the duration of your lease. As a previous resident my major issues were the laundry facility, dogs consistently barking, some neighbors not picking up after their dogs, and a carport fee. read more

I would like to start off by saying I truly believe that the leasing agent Reyna is racist. From the moment we walked in until the end of the showing of the apartment. As we enter the office a big smile turned into a forced smile. My husband and I didn't think anything of it we sat down and we started our appointment. As we were having a discussion regarding the requirements and qualifications for the apartment I shared that we have Sec8 vouchers. Immediately after I said that Reyna got up quickly to go close her office door. When she came back she set up straight and she let us know that we have to make three times the rent which would be $9000. (Which is normal )She informed us that it's not three times what section 8 says we have to pay is three times the whole rent. Prior to this appointment my husband and I already was informed that we will have to pay three times the portion that Sec8 require us to pay not the other way around. Reyna also went on to let us know that our credit score had to be in the 700s which was totally fine. At this point it was no longer conversation it was more of her explaining it and we felt that she might have thought we was very illiterate and didn't understand what she was saying. We felt very belittled. My husband and I were awkwardly treated like preschoolers, being explained numerous time on how much we needed to make in order to qualify. I honestly would not advise anyone to be undermined like we were. I would never recommend this place to anyone. Just awful and disappointed. Terrible professionalism. read more

I've been living here for almost a year! Very quiet and apartments have lots of space. The interiors are very nice. The decoration on the kitchen is beautiful.There's a pool that is not always crowded. The gym is very well kept and the mail system is really advance. Office crew is very helpful with anything you need. Payment's cant be made online with a simple click. Neighbors don't bother nobody and the one thing that i like is that is pet friendly. My dog has a lot of space in the apartments and the outdoor is really clean. Definitely recommend it read more

DO NOT MOVE HERE! This place is a JOKE! They will be super friendly at first, and trick you into signing a 15 month lease by making it WAY cheaper. DO NOT be Fooled! The place is completely infested with roaches, we have had them spray and set traps numerous times and they are back in full force the same day! They blame it on a "dirty house or water" even when our house is spotless and no excess water anywhere! The roaches are EVERYWHERE and many times I have found bites on myself and my son and husband! They act like it's just a normal thing! We have lived here for a year and they have shut off water for at least 15 hours a month with all their "repairs" and they do not tell you ahead of time, they leave a note on your door AFTER they are closed for the day that they will shut off the water at 7am (not even 24 hours, and sometimes not even 12!) one day it was literally off for 14 hours! We have NEVER had a hot shower in this place, most of the time the water is cold, and we make it as quick as possible. They also don't charge you for water by your usage, it's by the community and divided up, so you end up paying way more than you should! They nickel and dime you for everything, a car port, a parking space, but they NEVER check parking and we are never able to park in the lot because people without permits get away with parking there. There is no street parking since it's always full and Friday you better not park within 15 blocks cause you will get a ticket ALL DAY Street Sweeping 7am-4pm. Numerous times we have tried to voice our concerns to upper management and we hear NOTHING. Absolutely disgusted at this place and we are counting down the days until we can get out! I moved in about a month ago, and the attention and care I have received from both Reyna the manager, and Joe the handy man is outstanding. I'm very picky on cleanliness and attentiveness but so far, I rate this place a 10/10. I cannot stress how important it is to have communication with the apartment manager, and she always goes out of her way.. even on days she's off, to accommodate for me. Stay away from this place! At first everything seems cool until you stay for a while. When I lived here the staff were some straight gypsy's. Maintenance repairs were only half ass fixed. I had a slab leak in my unit, they left the carpet wet for about a week in the process of "fixing it" which caused water damage to the carpet. Upon moving out I discovered mold in my closet on the walls, damaged clothes, and belongings caused by said leak. Now here's the killer, they still made me pay for the carpet replacement when I moved out. Another thing they have ridiculous roaches, fleas, and mice. I was bit extremely bad all over my body from the flea infestation. FYI I don't own pets. Hmm let's see...the parking situation was awful even tho you have to pay for parking it still isn't guaranteed. Oh and let's not forget you probably shouldn't expect to get your deposit back in full because they will think of any reason to take it. Like to replace carpet that they technically damaged. I only received about $200 back from the $700 deposit i left and my unit was not a mess or damaged when i moved. Live here at your own risk read more

I must say since I have moved to California from Mississippi I have had the best experience at my apartment complex. I was very nervous not knowing anyone but the office management team made me feel at home since day one. there's never been a question gone unanswered or a concern never met. If you need somewhere that is located centrally, next to a college various types of shopping amenities, walking distance to recreational facilities and gyms and just a place that feels safe. I recently moved here 3 months ago and I have to say this is one of the nicest places I've lived in. I haven't had any problems, the management team is always available and responsive even after hours. This is California so I expect rent to be high I feel better about the price when I feel like I'm getting what I paid for I'm (which means feeling safe walking in late at night by myself access to laundry facilities, and a quiet environment) I look forward to being able to use The new fitness center and package lockers that are currently being installed. It common courtesy to call you potential tenants and let them know of a delay. It take two seconds to pause what you are doing and give someone a call. It's called good costumer service. Windows leaked after rain, bug infestation that we had to clear everything out of our kitchen multiple times for them to come spray chemicals, water wasn't hot until we complained several times and about a year later it was somewhat resolved (water got hotter but not hot), we have to pay for parking and yet they cannot provide sufficient parking spots for everyone, they let our dog out and she ran away when they came to fix an issue in our apartment unit...and the list could go on. Just yesterday I discover BEDBUGS in my room that surely came from the DISGUSTING neighbors next door!! The management acts as if the problem is solved by bringing around an inexperienced pest control company once a week to treat ONE apartment when the ENTIRE COMPLEX is infested!!! MYSELF AND MY GIRLFRIEND ARE COVERED IN BEDBUG BITES!!! We are now being asked to pay for all the "prep" for the bedbug exterminator, SOMEWHERE IN THE NEIGHBORHOOD OF $200. Taking into consideration the area and the accommodations, this apartment does not come close to being worth the amount they charge for it. We've had multiple maintenance problems and while management eventually responds, the problems have all been resolved with "Mickey Mouse" fixes that don't address the root cause. When we moved in, the bedroom door was missing. We called management to report it and they seemed wholly unsurprised. We've had to report problems with the A/C numerous times during this extremely hot summer, and only after the fourth time alerting management did they agree to install a new one -- which was installed incorrectly. When we called to report that the brackets to the closet rod in the guest bedroom were busting through the drywall, instead of reinforcing the rod and patching the drywall they just threw up a 2x1 hastily painted with one messy coat of white paint to cover the holes. When we reported that the master bathroom sink was leaking under the cabinet and had ruined several of our personal items, it took nearly a week for them to respond. Several other reasonable requests have been either slowly or poorly resolved. If it weren't so expensive to break the lease, we'd be moving out now. read more
