Me and my husband rented a property from EPM for a little over six years. I can honestly say that we had an awesome experience with EPM. -The ladies in the office have ALWAYS been extremely nice and helpful... especially Ginger (Not something that you always see in this business) -When you have a work order it does go through a third-party vendor which sometimes can take a few days but gets handled correctly. -EPM does yearly inspections on all properties which again is not something that is always done in the rental business. This ensures that they are getting their eyes on the property to check for damage and any needed repairs. Which in my opinion is a very good preventive step. -EPM recently did switch over to some type of phone system that your call is forwarded to an answering service and then sent to the right person... I personally don't like this feature. It just isn't for me... but that doesn't mean that it doesn't work for EPM. When my hot water tank busted on a weekend I had to call and leave a message with the answering service and someone from EPM called back within an hour or so. Luckly by that time I had already gotten the water turned off at the street. All in all, we had a great experience with EPM. We took care of the house; we paid our rent-on time, and we didn't create any issues. EPM didn't bother us or neglect the house. We gave proper notice upon moving wasn't charged anything "extra" at move out. EPM did NOT charge for every little thing either... just the obvious things that needed repair due to the tenant damage. Ginger was great and got our deposit back to us within the 30-day time period and didn't have any issues at all with the move out process. These people are nothing but a bunch of crooks! My husband and I recently moved out of one of their properties and their walk through inspection was BEYOND exaggerated! Claiming their was holes in the walls (there wasn't) claiming their was pet stains in the carpet (we had it shampooed and the dog was house trained) and then tried to charge us $350 to remove the flower garden in the back yard! When we tried to explain to them it was there before we moved in, they called us liars! And showed us older photos of the house and only one angle of the yard, the garden was right next to the photographer!! If we really did install the garden, I would of ASKED first, and I also would of taken it down before we moved, I'm not the type of person that does that! Then charged us $105 bc two of the light bulbs were out in the chandelier in the dining room. I'm sorry, but if I would of known they were going to charge that, I would of spent the $3 of my own money to replace them! The house was infested with termites before we moved in and we noticed it shortly after (no notification from them at all that it was infested), they covered the price for the exterminator but now we all of the sudden having to pay to have all the walls repainted? That wasn't our fault!! My advise to whoever rent from them, DONT! Or if you already are, take LOTS of photos and possibly even a video tour. I've rented several times and have never been done this way, I was not satisfied at all! read more

EPM has a policy that required me to give the 30 day notice to my current landlord BEFORE I even went through the approval process. This would mean that my landlord could possibly look for another renter to take over my place after 30 days. This meant that if EPM did not approve me, I would be out of a place to stay. When I pointed this out to the secretary, she just shrugged her shoulders and said "well, we would allow tenants to stay in that case, but I can't speak for your landlord". In other words, I would be out of luck. Another thing that raised a red flag was that when I called the secretary earlier and mentioned that I had 4 pets, she said that the maximum I could have is 2 pets for any of their properties. When I told the agent I was working with about this, the agent told be to put in the application anyway because the landlord may reconsider. Why couldn't they ask the landlord first before I put my application in? It would have saved me $80 if he would not allow it in the first place. Definitely not a customer friendly experience. After some more thought of what type of management I may have to be dealing with, I decided not to go through them. I may be out of my $80, but it was worth knowing what type of service I probably would have ended up with if I rented through them. read more

I posted the review below on Google first, but EPM is such a stand out company, I wanted to make sure everyone can get a better understanding of their excellent level of service. So instead of re-writing it, I am posting it here: By far, the best rental company I have worked with for real estate. I have property that I rent/manage out of state, and I know that Enterprise is top tier when it comes to their clients and customers. While my family has been on property for 18 months, Enterprise has been prompt in addressing maintenance and emergency issues (basement flooding, leaking roof, site drainage/runoff, etc.) and does a great job of managing the difficult situation in advocating for the tenant while also working with the homeowner to get an affordable solution for both parties. My lease is set to expire in 6 months and EPM is one of the main reasons I am considering renewing. I hate to think about going back to other rental companies and dealing with the hassle and inattentiveness that can creep into the rental market. Aaron Ivey and his team truly manage properties well and work to find solutions the make renting a house or owning a property a great experience for all. I just wish there was an EPM in Georgia to manage my properties there. read more

Enterprise PM recently took over the management responsibilities for two of my properties that were being neglected by one of their competitors. From the get go, Aaron and crew provide common sense suggestions on how to improve the properties for showing, which would draw more/better applicants. I agreed to his suggestions and made the suggested changes, which immediately garnered more interest from prospective tenants. And within one month of showing/listing the properties, EPM acquired tenants to rent said properties, something the other PM was unable to do for over an 8 month period on one of the properties. But what I liked most about the process was that EPM contacted me every time an application was received and provided input in regards to the applicant's rental qualifications (for lack of a better term). This gave me a ability to also screen the applicants rather than leave it to chance that the PM would do the right thing and refuse those applicants that were not a good fit (based upon past rental history and other obvious factors) just to get it rented. My husband and I rented from Enterprise Property Management after a friend recommended them. We had rented through a private homeowner prior to that and had a horrible experience with maintenance being handled in a timely manner and we actually ended up having to pay for a lot of the routine house maintenance ourselves (HVAC cleanings, fence repair from a dead that we requested be cut back, cutting back said tree, the list goes on). We were nervous about going through a property management company but my friend assured me this company was top notch, and she was right! We only rented for a year because we purchased a home, but any time I called them about an issue, it was taken care of very quickly. We even had to have a new roof while there and the company they hired to do the roof was very polite, on time, and did a great job cleaning up after themselves. The staff there is genuine and helpful. We recommend this Property Management Company to anyone looking to rent in the Memphis area! read more

We rented with EPM after renting fe another management company that let us go an entire VERY HOT TN summer without central air. Our experience with EPM was amazing compared to the hell we were put through at the prior residence. All work orders were done in a timely fashion. They replaced a dishwasher, water heater, microwave, repaired the HVAC, and replaced a window and door. Their vendor is not always reliable, and the employee they send out will definitely affect the "quality" of the work. I would just report their inefficiency to the staff at EPM, or their lack of professionalism, and and the staff made sure it was taken care of. Ginger goes above and beyond for both the residents and homeowners and understands the complexities and legalities of renting. We have referred multiple armed service members to utilize them for their rentals after they have had poor experiences with other management companies in the past. read more

He has great connections, from pest inspection companies to home inspectors; and took the time to ensure I made great investments. I live out of state, so this was critical. When we moved into our rental home it was an absolute mess. They didn't even try to make it appealing to potential renters. There was garbage all over the yard, (front and back) there was dust all over everything, the fridge was gross, the air filters weren't changed, etc. The other big complaint I have is that they charge you a "service fee" for paying rent online. I've never ever heard of that. It is a $25-30 fee which is absurd. Paying online is easier for everyone. How is having to take my check to the bank to cash it easier than having it directly deposited? Definitely would not rent from them again or recommend them to anyone. read more

Enterprise is GREAT! I worked with two other property managers in the Memphis area. And I'll just say they were extremely dissappointing. Until I found Enterprise.
