    Received a letter about earthquake insurance and retrofitting recently, so I decided to find a…read morefoundation and retrofit expert to evaluate our split-level home built in the 1960s. I had noticed some settling happening in one corner of the house near the windows and was concerned that there might be an issue. I also wanted to know if there was anything we could do to strengthen the home in case of earthquake. I sent a message to them on Yelp and received contact back within a day. It was easy to schedule an appointment on the phone. Ryan showed up to do a free evaluation. He took a look at everything in the house, the garage, side yard, and crawlspace. He even let my 7 year old son assist him with some of the process while taking measurements. He explained the settling that we had in the house and had a few recommendations that he said were of no real urgent concern. He told me what to look out for in the future as signs that we might need to take remediation steps. Overall, he came across as extremely honest, detail-oriented, earnest guy. One detail to share that I think illustrates something about Ryan. For context, we are a no shoes in the house family. Over the last 5 years, we've had a decent number of contractors come do work in the house. The no-shoes thing is always something I end up either discussing or (more often than not) temporarily ignoring when people come into the house to work. In this case, Ryan had already noticed the row of shoes by the door and my unshod feet and removed his shoes without a word about it before entering our house. I'm pretty sure that's the first time that's ever happened. That attentiveness alone already put him in the 5 star category!

I hired Casey to perform the foundation repair after he had been recommended by several Realtors in the area. Out of all the craftsmen I hired, Casey was the smartest, most reliable and MVP of the bunch. He inspected the foundation thoroughly and wrote up a well-documented report of "must" fixes and "nice-to-have's". I found his price quotes within reason. What I especially liked was that he took care of managing the permits and dealing with the city, and had lots of experience with that. The work he did seemed complicated to me, but he implemented it all flawlessly. The inspectors approved it and signed the permit in the first visit. Bottom line: Casey did a fantastic job repairing my foundation and I would hire him again for any construction project in a heartbeat.

Instead of explaining their approach constructively, they criticized other bids and ended the conversation abruptly. I'd recommend getting multiple opinions and relying on an independent structural engineer rather than taking any one contractor's claims at face value.

If you have a foundation crack, save yourself the time and trouble and call Avalon Structural first. I got multiple estimates for my fairly extensive ~23' horizontal crack. I found there are three types of companies. The first type will do the minimum to chip out the rusted rebar, throw some fresh rebar in there, patch it up with a "band-aid", and charge you handsomely for a quick in-and-out job. The second will glance at your foundation and immediately tell you it has to be replaced, for an even more handsome price, of course. And then there is Avalon Structural. They will perform a comprehensive and highly structurally sound repair, removing all compromised material, charge a fair price, and stand behind their work with a strong warranty. If you visit their website, read the articles, and watch the videos explaining the right and wrong ways to perform foundation repairs, you will be well-equipped to choose the right company for your foundation job. Or, you can save the time and just call them. We couldn't be happier with our repair. The foundation looks great and feathers in perfectly with the undamaged foundation sections. The repair team was amazing and extremely respectful of our property. The city inspector signed off with zero issues, which speaks volumes about the quality of their work.
