I myself rarely use agents but know that in certain circumstances they are really important and needed, as this situation was. I can't begin to give high enough praise to Rachel Nussbaum. We listed with her and right away in this COVID lockdown said she could assist us. all of us in the partnership are professionals 2 of us are licensed contractors to busy to take care of our own property issue on this condo...... Think of the shoemakers kids scenario. LOL Any how before you know it she has helped us with a good General contractor a locksmith solving vacating of contents and repairs of the unit to have it ready for sale in under a month. Knowing that expenses are high on a vacant unit needing repairs and no income. There is also the possibility with interest rates going up selling could be an issue or even dropping of prices. Rachel had her people got it repaired and sale ready in about 3 weeks which even as a contractor that was impressive. It needed full paint interior major floor and tile work, some kitchen restoration She had an offer on the 2nd week listed but the buyer the other agent brought wasn't pre qualified. She advised we run and resisted it. If borrower could put their financing together than we would still honor the deal but Money talks BS walks. She advised us do a small price reduction that all of us are sophisticated investors and agreed with. Right away she brought in another offer this time with a qualifying buyer. On the day of walk through for closing the unit upstairs had a minor leak doing another bit of damage and Rachel jumped in and got the ball rolling like so fast it was incredible and in less than 1 week everything was dried out, fixed, repaired, painted and Escrow closed. On a final note, I am not generally a huge fan of most real estate agents. Coming from me high praise on someone I think so highly of really should mean something. RACHEL IS A ROCKSTAR!!
