JohnHart Real Estate Company was the borker that sold my home in La Crescenta. The agent was good and plesant to work with but the Broker Harout Keuroghlian was not. He also owns One Key Escrow and the customer service was the worst I've experiened in years. Major delays, poor communication, last minute action itmes for me with critical information missing. This caused me to make bad choices that cost me major headachs and long delays. I was the manager between the real estate agent, finacne companies and the Excrow company, not the customer. The final straw that pushed me to write this, I asked Harout to please work with my finance company, the Bank that they used to issue my final check to get the funds release sonner than 7 to 10 days. Had I gotten the account information from One Key Escrow correctly I could have wired the funds and there would have been no delay. Harout was uncooperative and the bank refuesed to release the funds early. This delayed the purchase of our new home by two weeks and caused a lot of problems for my family, the Sellers Family and the real estate agent that was tying to manage all of this. AVOID JohnHart Reality and save your self a lot of frustration and time. read more

She does her video broadcasting as part of selling her listed homes. She's very average. Getting to the point were NOT happy with the outcome results also she couldn't help speak up for her clients behalf. This realtor is not recommended on Yelp at all. Right from the start of working with Nick, he was consistent with keeping in touch and showing us any house that fit our filter, but also not pushy. From the first offer we put in with him, we got it; despite multiple offers. Nick always responded promptly- early in the morning or late at night. Even when he was out of town, he made sure to let us know he was there. He also is very patient and knowledgeable. Grateful for him and I hope to have the chance to work with him again in the future. Let me tell you a story. My kids retained a realtor who worked with JohnHart Real Estate. She knew her market and the bidding process. But 2020-21 Housing went crazy. They looked at and bid on many properties, always bidding well over asking, and still lost them. It became exhausting. Then a house was coming on on the market within the same Realty Group, "JohnHart". Another Realtor within the group had the listing and my kids were very interested. They patiently waited for it to be able to be seen and placed a good faith bid, even before touring the inside. The started at 20,000 over asking. Weeks went by and they were finally allowed to tour the home, (A 2 bed 1.5 bath fixer in South LA) They told their agent they wished to be able to make a final offer after they received all bids. That was agreed upon between their agent and the listing agent. In the end they offered 50,000 over asking price with ZERO contingencies, and seller chooses escrow length. They had their loan pre-approved. They had their down payment and escrow money. All they needed was acceptance. They were so excited. They finally had a place they wished to live and raise their son. They were given the impression they made the best final offer. One week later they were rejected, stating the sellers got a cash offer, but now my kids could have it if they went up another 25,000 making the final price 75,000 over listing. They refused. The Listing agent said he had a cash offer for more. Today it closed. for 45,000 over asking. The kids bid 505,000. it closed for 500,000. They were lied to. Their personal realtor was screwed out of her commission. They were screwed out of a family home. Now some cash investor will flip it. Maybe a friend of the listing agent? Don't know, don't care. Would never do business with them again. read more

Feeling that this agency left on us is dreadful. The agent that worked with us on behalf of the seller was unprofessional, she tried to sabotage the deal, had some weird connection with the One Key Escrow agent, who took sides and was as unprofessional as her. John Hart's agent lied, sent stupid emails, and was trying to do everything to make our experience as bad as possible, although not sure what was her problem, I had a hunch she wasn't getting a commission and needed to fail our deal and start over? I don't know but as far as my opinion, she is one of the worst agents with no manners, not professional at all and if you ever come across this agency stay away from agent Georgina Ghazarian and their escrow of choice One Key agent Aggie Uzunyan. I am a person who likes to see good and positive, but when someone disrespects me or my family and friends this deeply than I am sorry but you will hear my honest opinion. read more

I'm posting this as a question to John Hart Real Estate. Is this how you advertise your business to local home owners? Let me explain. We received a flyer on our front doorstep. It stated the following. "Hello Neighbor My name is Blank Blank, a real estate professional at JohnHart Real Estate and your neighbor. I was entrusted to sell our neighbors home at 1670 W. Sumac, (which is in Anaheim, not on the flyer). I found a buyer and we are in escrow!" I left the realtors name blank out of courtesy. This house is about a mile from where we live and all the homes in our neighborhood are at least 4 bedrooms and 2 baths and at least 1500 sqft, most are larger. This house is 3 bedroom, 1 bath and 1062 sqft. Lookup this property on Google maps, and then look in the backyard. I'm sorry to say this but this house was a dump, look at all the trash in the backyard. look at the neighbor's and neighborhood on W. Sumac. If your business is going advertise in our area of Anaheim, you had better show something better than a junk home, in a dirty neighborhood, backed up against a pot dispensaries on the other side of the backyard wall. I don't think your agent knows this part of Orange County, but then you don't have any offices in this county, do you? I would love a response. read more

I do not recommend JohnHart Real Estate. I was the buyer in the a transaction with Linda Ojeda (the selling agent). She started off okay but as time went on I heard she was demanding to everyone in the process while wanting to close on the property so that the Seller's could close on their next property. Understanding to some degree, so I did everything I could to meet her timeline. After close, she advised the Sellers would need to stay in the house which should have been disclosed prior to the close. In any case, we agreed on a move-out date of that Friday (9/11). Then she stated the sellers needed until Saturday and offered $200 through Venmo, but we accepted thinking it was a gesture for one extra day. We executed a rent-back form (seller-in-possession) with the Saturday (9/12) listed as the end date. Saturday came and I was excited to finally be getting the keys. My realtor called Linda to understand where they were left and she advised the Sellers were moving out the following Saturday (9/19). This was never discussed previously and it was clear she never acted on the form, even after 72 hours had passed. While trying to work out a resolution, Linda became unresponsive. Hanging up on my realtor the few times he called. Worse, my realtor contacted her boss (/broker) who did pick up the phone but was just as unhelpful. Linda and JohnHart simply kept kicking the can down the road. Instead of confronting the situation, the Sellers continued to live in the house they no longer owned. Ultimately the Sellers moved out - a week and a half after close. I have recently been made aware there is no record of the rent-back form in the escrow file. Within that document were protections that should have been afforded to me as the legal owner of the property. I took the high road and let the situation be without disturbing the Sellers (now trespassers), but I feel totally taken advantage of by JohnHart Real Estate and its Agent's lack of transparency and non-responsiveness. Not to mention their unwillingness to problem solve for everyone's benefit. It caused a ton of emotional stress and I had to adjust my family's move date entirely causing wasted time and rebooking fees. read more

I asked if there was going to be one, she asked if I was an agent, I said no, to which she abruptly asked 'Why isn't your agent showing you the house? When I said it is because she was advertising an open house, she just kept repeating have your agent call me. I said never mind and hung up. Several months ago I had the pleasure of working an agent from JohnHart regarding the sale of my property in West LA. After reading about the company on their website, and what they stand for, I decided to contact them to find out what my home could sell for at that time (last winter). I informed the agent that a similar property across the way had just sold for $875,000 and was only on the market for several days. I anticipated the typical realtor response where they just try to push you into listing your property on the market right away and shove contracts at you, however the response I received was quite the opposite. The agent told me that according to his preliminary search the $875k price was attainable but that it was likely a little bit of stretch, despite my property being nicer than the one that I had seen sell. He continued to tell me that something was "fishy" about that other property selling so quickly and at that price, without being condescending at all. He also said that he was going to look into that transaction and see what was going on so that he could better answer my questions. At that point I thought that he was going to blow me off, but instead I received a call back later that day letting me know that he was able to find out that it was an inside sale amongst family members and that the buyer, seller, and realtor were all related and there was definitely something shady going on (as it wasn't even properly listed on MLS!). The agent then suggested he run some analytics on the neighborhood and the market, ultimately providing me with a report on everything I ever wanted to know! While I was absolutely blown away with the service I had received thus far, what he did next impressed me even more. I asked him for advice and he suggested holding out until spring as that is the hottest time of year in real estate, so I said "do you want me to sign a contract now or something and then you just list it when you feel the time is right" and he said no!!! He said that there was no need for that and that he would keep me updated on my property value. Every week since then I have received an update regarding happenings in my area - and more importantly HE WAS RIGHT: Values in my area have risen substantially! We are preparing to list the property now, for which he is making all the arrangements and taking the burden completely off of me, and having purchased and sold many properties previously I was so impressed with this agent that I had to write this review! This review is for agent Ms. Audrey Peters only, with JohnHart Real Estate. The firm (maybe even Ms. Audrey Peters) may be excellent on a deal level. My review is merely to highlight what I find to be a very junior level of communication, professionalism and interpersonal skills. I have only dealt with this firm via the simplest request to unsubscribe from an involuntary generic newsletter email list. Silly, right? But here it goes: I was seemingly added to it on the Wednesday, by requesting information about a specific property on Trulia. I found myself receiving "Friday properties", "Saturday properties", "Sunday properties", and finally clicked the unsubscribe link on Monday. Little did I know someone would take it personal. This email hits me a few minutes later: Ms. Audrey Peters: "You contacted me via Trulia and I've tried to reach you several times in a timely fashion. If you are not interested in real estate, then best not to hit the button on Trulia. Best of luck!" Me: "I'm interested in real estate, but not in receiving untargeted newsletters from individual agents. I use Trulia and other aggregators for personalized real estate leads. I hit the Trulia button out of interest in that specific estate, and you emailed back with information which clarified the situation. If you're unsure of Trulia's web layout, I suggest you check it out for future reference; Any leads you get refer to the specific real estate. If you have a problem communicating cordially and on theme, you probably shouldn't work client facing. Have a great rest of your day." Ms. Audrey Peters: "Thank you for responding. It clearly took something to get a response from you. I have no problem in communicating with clients all over the world and I'm a top performer in my field. I wish you the best in whatever you are searching for. You are completely deleted off my system, but you'll see me pop up everywhere on the web, because I am good at what I do." Me: "I merely asked to be deleted from an email list I never signed up for, and through which I suddenly received daily unrelevant and unrequested emails. I was out of the country for the weekend, and unable to immediately get back on a seemingly complicated purchase process with several offers. This seems to have offended you in some way, so I will apologize for that. I am delighted to hear that you consider yourself a global top performer in your field, and look forward to seeing you take the world with your positive energy! PS. As a global top performer in your field - do you really have time sending charged emails, and chasing tepid leads?" I figured I'd post the actual thread for fair judgement, rather than "my version of the story". Someone might find Ms. Audrey Peter's tone totally reasonable, and should then by all means not be discouraged from using her services. Our experience with Jennifer Ricco from this agency was a very difficult and disappointing experience. I don't like writing reviews like this, but I wouldn't want someone else to have the same problems we did. She was not honest and did not keep her promises. Our home never had an open house as she promised she would every week, she brought maybe a couple of people to see it in months, and lied about home prices going down when they were actually going up. In the end, our home never sold, so we wanted to let her go since she was no help; however, she refused to release us from the VERY LENGTHY contract she had us sign, which by the way, she promised we could cancel at any time. We had to contact a lawyer to get her to back off and cancel the contract. If you don't do your job, you get fired. That's that. read more

Ill change my review once the process is over but as of right now, my husband and I are not happy. Brenda, our realtor was nice when we initially looked at the house and I had one conversation on the phone with her afterwards. Then the process of escrow got started. The day came to meet her at the home inspection and her attitude was a polar opposite. She seemed irritated and edgy the minute we met her in the house. At first I brushed it off thinking maybe her morning had been stressful due to something personal. While the home inspection continued, she made 2 different comments to my husband about how loud he was and told him to calm down and all he was doing was talking. Hes has a loud voice normally but still, there was no reason to even make a comment. I caught her in two lies. The day before, she had texted me telling me she has a renter that was waiting for her house to be built so she would be moving out in April. I told her Id run it past my husband. During the home inspection a random friend of hers came over and come to find out, it was the lady that was interested in renting the house and come to find out, she hadnt even purchased a home. She was still looking. She didnt even ask our permission to have her show up. It was a little rude. Also, she said all the appliances were "new used". New used, but the stove didnt work and the dishwasher air gap wasnt working properly and the microwave didnt work either. Then she slipped and said the microwave she bought at a garage sale and the rest of the appliances were left there from the previous renters. What was appalling was that before they were checked by the home inspector, she mentioned it about 3 different times. Her body language seemed irritated during the whole process. Her demeanor was offputting and she wasn't even trying to hide it. To be honest, during this whole process, it really makes me feel depressed because when your trying to make a purchase like this and your realtor is offputting, it really ruins the experience and its already stressful enough. But what can you do? Cancel in the middle and ask for someone nicer? Hopefully things change and her attitude becomes more appealing. read more

I RARELY GIVE 5 STARS. Look at my history and you will see I COVET 5 star ratings. I am so grateful when I have the opportunity to do a 5 star. YEA ! ! ! I was selling a property that had dramatically lost value and had last minute complications, However, between Harout ( who pulled off a miracle AND a rabbit out of his hat ) and Maral who processed and negotiated, I was able to sell this property and I even walked away with some cash ! Let me say that again. I owed more to the bank than the property was worth and they were able to get me cash from the deal. I am still waiting for the final check from the bank but already received a small part of my procedes. I will update this review once it is received.. The staff at John Hart was incredible. Sona is a queen. Misan is great and Harout and Maral are magicians. This was a very VERY difficult sale for me and yet it worked out OK. One of the girls, a professional who multitasks, ( Sona) said something to me that made a monster shift in my entire approach to what I am doing after this sale. So a RARE RARE RARE 5 stars and 2 thumbs up. Thanks Guys, John K UPDATE: I received the final check and the bank was dragging their feet to get it to me. As you can tell from my stats I am a somewhat avid yelper, and I wanted to share my experience with all of you in a few short bullet points: 1. My Agent was Tina Keuroghlian, and the Transaction Manager was Jenny (no idea how to spell her last name lol) - What a powerhouse team right there! Between the two of them I was regularly updated on my listing, I automatically received copies of all offers submitted, and was expertly advised on every aspect of the sale. 2. Marketing - I had previously listed this property with another brokerage (who I will spare the embarrassment of naming) however after having it listed with them for some time I decided to cancel the listing and give JohnHart/Tina a chance. Tina listed the property AT THE SAME PRICE, and was able to generate 8 offers and close the transaction in a little over a month. This I am assuming is due to the marketing she did: email campaigns, websites, Zillow, trulia, facebook, etc. Really outdid herself! 3. Negotiation - Tina bcc'd me on emails to the agents when she was tactically negotiating with them, for my amusement, and I must say she has finesse! And guess who won because of it? (hint: ME!) I think you get the point: These guys rock (especially Tina and Jenny!). Sidenote: There are several negative reviews on here, but they seem to be from people who were not represented by this company and/or were just leads... That's unfortunate because anyone who has actually used these guys know that they are extrememly involved and unbelievably professional. Anyways, there my 2 cents, hope you enjoyed it! read more

Eddie Minassian posted a house for lease on Zillow. I reached out to him within an hour of the listing being posted. A day later I received an email that said " Open House Saturday 2-4" we showed up on the said day at 2:30pm to find the house locked and no agent. We sent a text to see what's going on and were told the home was no longer available. I'm giving this one star review for their lack of professionalism. I would be very careful when dealing with people who don't respect people's time. I had the pleasure of working with a JohnHart agent on the purchase of a condo in Glendale on Brand, and it was a seamless and smooth process.  There wasn't one second where I felt that my agent didn't have my best interest in mind.  She fought to get our offer accepted, and then fought when the seller tried to throw some expenses on us at the minute in escrow.   One the more unique aspects of working a JohnHart agent, and something that I learned during this process, is that they are all supported by a "back office" which is comprised of a seemingly countless collection of employees whose job is to make my life much simpler. They expedited paperwork and sent me digital copies to e-sign, coordinated my viewings to see the property, followed up with my lender and with escrow to ensure we wouldn't run into issues during closing, and were an all-around joy to work with.   I highly recommend this firm, as they are actively involved in quality controlling the whole process - which means that customers such as myself have less to worry about. read more
