I lived here from about mid October 2021 to April 2022. The apartment was very nice spacious and dog friendly! I never had any serious troubles while living here but there were a few things that put a bad taste in my mouth while I lived there. When I first moved in the apartment was fairly clean, the carpet in the bedroom was not shampooed before my move in date. When I took the "tour" of the apartment I looked inside of the fridge and noticed that there were tons of dead fruit flies in the bottom of the freezer as well as the fridge. I assumed it would be cleaned out before I moved in, I assumed wrong obviously. I told the staff of the issue and they called their pest control guy and said he would be there next week, he never showed. I called two or three more times and he still never showed. I told them that the bugs were getting worse and were also flying around my sink and in the kitchen. The staff told "Yea we all just kind of deal with it." I advised the staff of the situation and they had someone come out and clean the carpet the next few days. I spoke to the lady that was going to clean my apartment and told her that the oven and window sills were covered in some type of black dust/dirt. I came back the next day and the oven and window sills were still the same, so I just cleaned them myself. No biggie. They claim to be a gated community but there was always one gate left open at all times during the day. There were multiple cars that were broken into while I was living there. Not saying that was the cause but definitely didn't make it any harder. As far as the amenities, the gym was nice but dirty pretty much every time I went, the weights would leave rust marks on your hands. I left a paper towel under one of the weights and it stayed there for over four weeks, so I'm sure they don't clean it regularly. Never used the pool but the seating by the pool looked pretty ragged.     Each time I called to discuss something with office staff, the customer service is horrid…read more Professionalism is lacking. We will not be renewing our contract with them. The apartment was dirty upon move-in. Roommate match-up was not considered. Pests in the apartment, complained several times and nothing was done. Being close to campus is a perk; however, it all rolls back to the customer service and the lack of professionalism. I'm baffled that they are able to hold a job with how they talk to people.

    The BEST apartments in Tuscaloosa, worth every penny and more!!…read more Everyone was so friendly and helpful always. I would give this place 6 stars if possible. If I ever have to come back to Tuscaloosa I would live here again. 2 pools A small gym Laundry Room AND w/d hookups in your apartment AND they rent out W/D if you need to. Everything is well kept, the garbage is NEVER full. Ever! The grass is always green. I was lucky and lived on the end if a cul-de-sac but it was eerily quiet. Like so quiet my neighbors never heard me, nor I them. As a young girl living alone I was always worried if someone murdered me no one would hear my screams. Morbid I know. But you get my point. This place was great!…read moreThe office staff is friendly and helpful, and the maintenance guys are awesome - they get to work orders quickly and always wave when they see you. This place is also really peaceful and quiet - something that as a grad student I really appreciated. It's a little far from UAs campus, but I think it was absolutely worth it. The prices are reasonable and you can't beat having a fireplace when it gets freezing in the winter! And the units (the 2 br/2 ba) are really spacious. I would recommend Palisades to any student that isn't looking for the "undergrad atmosphere" or really anyone looking for a quiet, reasonably priced place to live in Tuscaloosa.

I rented an all inclusive apartment from…read morethis company at this location in 2015/2016 (at the time included furniture/all utilities and cost $1550/month and now is $2500+) and my Fiance from 2023-current which when he started renting was $1050/mo and now $1550 which incudes no furniture or utilizes which mine previously included). The apartment complex is poorly maintained. Pest control is not routinely managed and not addressed when it was brought to the attention of the office.The most newly renovated units (which he has) has drawers coming off of hindges, and completely overpriced now considering the tremendous and outrageous raise in price with less attention to maintenance. (Once you've been locked into a lease, there is little to absolute no attention to any maintenance that's necessary) There were two separate major water/plumbing leaks (to out knowledg this is a common occurrence outside of the experience we had...look at other low reviews to verify this) to the unit above ours that were not addressed by the complex is a timely manner resulting in water damage and us having to discard MANY personal belongings. The heater has not been able to keep the apartment above 62 degrees during the winter, and was never repaired by the company. The screen door is rusted and broken, swinging at any gust of wind and never repaired after notice to the complex. Neighboring units clearly smoke substances that infiltrate the walls although it's a breach of contract. The pools during the summer are closed at any given period of time. There are 3 pools at the complex for which 2 are closed the majority of the time. Maintenance never unlocks them, so the pool behind the office is typically the only pool open. Majority of the time there is so much commotion and too chaotic to even want to go. I would not recommend this complex to families or UA students. There are much nicer complexes with more amenities and much more livable and accommodating than this complex. Lastly when trying to terminate lease with a life changing event with 90 days notice and given above information, the complex denied request. Understandable given it's a contract agreement, but unacceptable given all of the circumstances. If you want to risk your furniture/clothes/sentimental items being permanently damaged by toilet water from another unit (also never properly cleaned afterward), want your family exposed to the odor of marijuana at any time of day, want pests in your unit, and an air conditioning unit/heater that does not work and will not be addressed, I suppose this is the complex for you, otherwise I would suggest to stay away from any sealy managed apartment complex. (Forest trail (also sealy property managed) as well, considering a friend of mine was locked out of her apartment for hours with her dog that requires medication for seizures locked inside due to the emergency maintenance never answering their phone and showing up drunk several hours later and only showing up once we said we needed to break the window to get the dog or they would be liable for veterinary costs once the dog needed emergency medications) I hope this helps any families or friends considering this complex. It should be the last and final resort if nothing else is available, and even then, suggest signing a shorter lease period to find out for yourself.
