From what I seen around the city I would have to agree. Lease negotiations went well. Austin Barron is the real estate broker representing Ethan Conrad. My attorney, realtor and I were very satisfied with his response times and his willingness to be flexible as we navigated the terms of the lease agreement. TI improvements done by the EC construction team were professionally completed and on schedule. They even sent me weekly progress updates with photos. The property manager Catherine is very pleasant and she also gets back to me within a reasonable time frame. I receive frequent property updates via email from Catherine and her team. Much appreciated. To date, I have no issues with Ethan Conrad Properties and I will likely work with them on my next project. They have been professional, courteous and attentive. Someone messaged me and asked me to remove my review. A year later, this company is still a pain to deal with. They don't do anything to help tenants with business or increase foot traffic. The location of the unit is hard to see so signage was added without bothering anyone, and it was asked to be removed. There was a rape case on premise, and we installed camera to feel safer, which was also asked to be removed. Never had an issue with Ethan Conrad Properties, until they decided to cut our contract (back in May) and hold on to our deposit. I've been bounced around from Melissa, to Sheena, to Patrick, and now Ross. Left Ross a voice message letting him know that it's been 6 months. Excuses they had: Melissa: Answered my call only once, to let me know that the check was mailed back in June, and that they would issue a new one. After that she never answered my calls, nor emails. Always sent me to voicemail. This was between June and September. Sheena: 09/20/2021: Offered me to pick up the check on a Friday, then called Friday morning that Ethan was out of town and didn't sign the check. That she would give me a call back. Never heard from her again, she sent me straight to voicemail every time I called. (Not to mention, the receptionist was always rude and helpless, when I asked to direct me to someone else she declined because she needed a name of who to transfer me to since they had so many departments and countless employees). 10/27/2021: Finally a receptionist that directs me to a specific person for help. She directed me to Patrick. Patrick directed me to Ross. 11/02/2021: Here I am, currently waiting to hear back from Ross. Dear Ethan, Please sign my check. Stay away. I was a tenant for two years, never paid late, never asked for anything. They asked if I'd consider moving out a few months early since the suite next door wanted to expand. Then they wanted me to surrender my $4000 deposit. We finally settled in a much smaller number. Since they were doing a complete remodel they waived any minor condition concerns. I received the first move out report and it said I owed $18 for damages but 90 days later my refund check arrived with a new report saying I owed $2900. Took them to small claims and they didn't show up. I won back my $2900 but they haven't paid and now they're appealing to stall again. Never received an explanation or return phone call or email. In 35 years of business I've never worked with a less ethical company. STAY AWAY! read more

We had a salon for 21 years at a property Ethan Conrad Purchased. From the moment he came in he lied and took advantage of the tenants. We already had to go through a year of shut downs from covid. Than came back to this bully. He initially told us he would move us to a smaller space within the same complex. To make room for another business coming in. After months of failed promises he then told us they had no room for us within that complex so he gave us two other places we could move. Initially telling us they would pay for our move and our rent would go up minimally. After weeks of the salon owner trying to get in contact with the Ethan Conrad office via email, text and phone calls unsuccessfully, she was finally able to get a hold of someone around May 18th. We were then informed they would no longer cover the cost of the move and our rent would more than double. For a space half the size of our current salon. Given the year we had the owner is unable to pay for the move and higher rent. So we are forced to close our doors. We were told we had to be out by June 4th giving us less than 2 weeks to pack up a thriving business of 21 years, leaving 7 stylists to find new jobs. If it stopped there I would not be leaving this review. Ethan Conrad has proceeded to send emails telling the salon owner she is unable to take the equipment SHE bought!! Also sending her a list of things they will be charging her for. Including broken ceiling tiles and broken lights from construction work THEIR employees have done. Adding up to thousands. On top of all of this, they will be demolishing the unit to put in a dialysis center. He is a horrible landlord, trying to take advantage of a small business. read more

they dont deserve any stars. we lease a spot from these people right now. they have the worst cust service ever. their property mgr will treat you like scum and tell you you are a liar if you complain about anything. they think they are superior than you. including the owner, he will chime in. they will tell you to go pray to god and if they have to fix something that is wrong with their own property they will say they can fix it but it will be at the tenants cost, this would be after they give you every excuse they can. the building we lease was infested with roaches, and the complex with rats, when we confronted the prop mgr she said she dont care about the inside, thats not her problem, we sent her photos of the rats outside she says great our pest control is working. When it rains the roof leaks like a water fall, when we told them about the 1st few times we were called liars. I wouldnt recommend leasing a spot from these people ever. Cannot wait to get out of contract with them. All tenants need to speak up against bully landlords like these. they are the worst. they do not keep up with the complex, they do cheap patch work and charge excessive rental rates and do not inform tenants that the complex will have limited access when the city does their road construction. horrible people, horrible company, horrible landlord.
