My partner and I worked with Rachel Sa to look at a homes to move to the Sacramento area. We were very transparent with Rachel about our move in date of December 13 and the 1 co-signer having a lower credit score of 700. Rachel encouraged us to apply for the home. Because 1 co-signer had a lower credit score of 700, she told us the security deposit would double and it was $2700 to $5400 and they agreed to lower $4100. We did and got accepted and had our friend schedule a viewing for us. They wouldn't prorate the rent since our move in date was December 13 and said if they did prorate it then it would be January rent with the security deposit, which would be almost $8300 in total. She had the audacity to say she was transparent with us but each time we took the next steps, we found out more extra charges with stipulations. If we had known all of these extra charges, we would've never applied. But they also accepted us, so please explain to us why did you accept us with all these stipulations and charges? It would've been nice if she had communicated in the first place. It was such a shame because we did love the property but we were not happy about how they manage it. If you do apply, be very clear about your questions or they will try to milk more money from you! read more

Applied for a house with this company and the process started off okay but went south. My partner and I provided all the documents we needed but Rachel didn't give us the timeline she gave our employers so we didn't know how soon things needed to be responded on their end. The posting also never said rental history couldn't be from family/friends so we ended up paying for an application to a house we weren't fully qualified for in the first place. We called Rachel to get clarification after our denial letter and all we got was her saying she should have/could have done a lot of things differently. Miscommunication, mistakes made on the documents they provided, and unprofessionalism on the rental company's part absolutely steered us away from using this company again. Would not recommend to anyone looking to rent. Too misleading and a waste of money! $90 down the drain for a house we weren't even allowed to see with out an approved application. read more

Be aware this company does not follow it's own application process when reviewing potential applicants. We're well qualified tenants for a potential rental we were interested in while we look for a house to buy in the Sac region. Our credits scores are above 800 and we make significantly more than the required income for the property we applied for. The application process requested 2 years of rental history and a contact. We supplied that information and the landlord provided a good reference. After reviewing our credit report, the person who handled our application, Rachel Sa, mentioned to me she needed *four* years of rental history and to supply another contact. I mentioned to her this was not listed in the rental application nor on the listing of the house that was for rent. She mentioned that she was requiring this for all applicants for this property. To me, this meant only us, as we applied within hours of the listing. The next day we get a text message from Rachel that our application does not pass their review due to them not being able to contact our HR or supervisor. We had let her know the previous day that both of our companies have policies relating to prohibiting divulging information to outside sources, especially internal company contacts, due to the sensitive nature of our work. Both of our companies outsource employment verification to well known third parties that they can call to verify employment duration and income. We let Rachel know that she can call them and get the information from these companies. We provided the corporate code for our companies. She responded that it would cost them $50 to pull the information and it would be best if we pull it ourselves and forward that information to her since it would be free. We did this the same day. The next day she informed us that she still needed contacts from the companies we work for. I mentioned to her strongly that it was a ridiculous request as we have already provided the verified employment and income to her and she could get it herself by paying the fee if she wanted. We told her we will withdrawal our application as its against company policy to reveal that information. Do not rent with these folks. They do not follow their own qualification guidelines and will arbitraily ask for more information that is not stated in their rental process or on any publicly available format. They will request information that you may not be able to disclose and which they can get themselves from a third-party agency. To the property owners: Realtors and brokers have a duty to present all offers to you for your review. Their hidden processes deny you the opportunity to review even the best qualified applicants. I would stay away from this company. read more

On Zillow Rentals, I requested to schedule a tour to see a property to confirm my interest prior to submitting an application. Immediately afterwards, I received a message from Rachel Sa stating that they "do not schedule any showings prior to having an approved application". After researching what the application process looked like for this company, I discovered there would be a non-refundable application fee, which I would have to pay on a property not knowing if I even wanted to rent it in the first place. I responded to Rachel stating why I would like to view the property prior to applying, as well as providing salary, homeowner, and rental history to assure her I would meet the requirements if I did apply. Her response was "Unfortunately, we do not schedule any showings prior to having an approved application. Thank you for understanding." I did not understand... here I am, a more than qualified tenant looking to do this as frugally as possible as I don't have $50 to throw at every house I might be interested in just to see if it would meet MY requirements. My response was: "You're missing out on good candidates, while the monthly rental price of this property had to be reduced by approx 6.9% in one month of it being on the market. Best of luck." This is where it really fell off the rails... I received Rachel's response at 4:46a the next day that read: "Actually, I feel we dodged a bullet with you. Best of luck in your home hunt." If anything, I dodged the bullet by not winding up with this type of unprofessionalism and inflexibility in a property manager. Stay classy and beware of PCH. read more

I started renting from Pch about 3 1/2 years ago and just recently moved out of one their properties. Lloyd showed us the property, and Shanon (think that's her name) helped us sign our lease and etc., We of course looked very young at the time as well as not having very good credit but enough to pay our rent, they asked for a double deposit. We had no problem forking it out hoping we would get it back one day when we decided to move or change course. They give you until the 6'th to pay rent, which always rocked. They pay for water, garbage, and sewer ( in our case!). The yard was maintained by the community, and we never had any maintenance issues ever! Not once! ((But then again I treated that place like it was my own of course!)) As of moving out, we kept track of all of our move in/ out reports and maintained records of getting the carpets cleaned, which we provided to Pch as well. They charged us for basic cleaning and replacement of a couple doors, which we admit guilt to, but they charged us for the replacement of the screen door. We had put in our pre-walk through inspection that it had already been damaged though m. So we called and left Lloyd a message explaining the situation. The following morning a women called from Pch to let us know it was their mistake and that another check will be issued to us immediately! What wonderful service, you always hear about bad property management companies and never know what to expect. PCH has gone above and beyond to make us feel welcome even after we left. I don't write many reviews, but feel compelled to do so after stumbling on these wild reviews. I am a current tenant of PCH and have had nothing but stellar interactions. During the rental process Sandra was an absolute angel. I had applied at 3 properties at the same time. I was approved by another co. (a couple days after PCH) but ultimately chose to rent with PCH due to Sandra's professionalism as she went above and beyond. I scheduled my appointment to view the house with Lloyd. We worked out a time that worked for both of us to meet. He was hilarious and easy going, he brought the documents, I came prepared with cashiers check. Deal was done. No hassles. They have an easy online system to pay rent and request any maintenance. They are professionals and if you are as well, you will appreciate their style. I would rent from them again. I would recommend them to a home owner to manage their property. I would work for or with them. Great group of people and management company. read more

I saw a posting on Craigslist and thought that I would call and inquire about the property. The rent was low and I make well above the 2.5x margin. When I called, the gentleman that answered seemed as though I was bothering him by calling. Right off the bat I was taken back. I was reading through the rental qualifications and criteria before calling. I noticed that they wanted a FICO score of above 600 (which is fair and understandable.) However, when I asked him about student loan debt that has negative marks when I was 18 (I'm 25 now and have been able to make payments as I am employed with a terrific company) he immediately interrupted and rudely stated, "We will not accept anyone for any credit issues". When I tried explaining to him and tried to ask him more questions he abruptly responded with, "No! Doesn't matter we will NOT accept you." Please keep in my mind, I have had positive marks on my credit since then, (over six years ago when most 18 year olds make mistakes). With this brief interaction I had with them, I am beyond grateful I did not waste $30.00 for their application fee. Also, after reading all the tenant instances I dodge a real bullet. Phew! All the responses seemed to have no kind of accountability for their lack of concern for the tenant. My mother has been a property manager for an apartment complex since I was in middle school. I am well aware of the process and the documents that go into account. It's a shame that he wouldn't give me a chance to explain. I would have been accepted, knowing my score now. I read the reviews about the Sandra lady at PCH Property Management and everything they said is TRUE! From the moment she answered the phone (as if she was half sleep or bothered) I knew it wasn't going to be good. I called just for an inquiry and the way she spoke to me was nothing short of rude. I asked her a hypothetical question because I didn't have all the facts for my situation and she basically told me I wouldn't qualify before I could give her all the information. I find this discourteous. With all the complaints regarding this women, why is she still answering phones? Either give her more training or put her in another position. I am totally turned off from doing business with this company as this is small occurrence is indicative of the type of customer service they offer. No thanks!! PCH property management managed my property, so I can give my first hand experience. They were definitely way below par. I had to spend a lot of time every month to get things straight, was very painful experience. Instead of making it easy for me, PCH management property added another set of unwarranted problems or issues of theirs on top. I had many instances, I give few of experiences here. PCH sent a technician for a service call (requested by tenant) to fix issue with microwave, PCH came back that microwave needed to be replaced, costing over 600$, this is on top of charging me close to $100 before I was told microwave needed replacement. I did not believe it as I had similar instances of overstating issues. The same problem was fixed by home warranty technician in $75, which PCH mentioned required replacing microwave.. Similar experience on plumbing issue and others. Different example, On re-renting, potential tenants wanted to see the house and awaiting appointment, when I followed with PCH, Lloyd stated, Client wanted to see property on weekend\evenings and none of this works for him. In fact Lloyd was upset and rude when I spoke to him about it. So no effort done to work out with tenants for common time slot. Interestingly, there was no one else in PCH to do showing so lost tenant after few weeks due to negligence of PCH. I was on international relocation so my hands were tight and was struck with PCH. Did not want to change to another management company as we had plans to come back. So when we moved back to our house, saw bunch of stuff missing from property... House was left in bad condition.. If I could give 0 stars, I would as well. They do not deserve any stars. Let me start by saying that I saw a property online and called to ask about the pet policy. The woman who answered was pleasant and after I explained my pet situation, she said it wouldn't be an issue. So, I quickly submitted a complete application and waited. It was a Thursday morning and by Friday 12 pm, I hadn't heard anything. Called in and was told that the person who did apps (Saundra) was gone and they hadn't started mine yet. By Monday, still nothing and I had to call back and ask them to hurry up basically. Finally, Monday evening I was told that we did not qualify. When I asked why, I was told it was because the owner didn't want a cat there. Keep in mind the property was advertised as pet friendly AND I called before to double check this. Still, it was ok because my mom said she would be happy to take my kitty to her property. We submitted a letter to PCH telling them that the cat wouldn't be an issue anymore and could we continue the process. They wouldn't call me back for a day and when they did, it was tell me that my credit wasn't good enough which is not true. We have medical stuff on our reports, which a landlord is not supposed to use against you. That is the only bad thing on my credit!!! After I explained this, they used another excuse that our rental reference was negative. I have lived at my current residence for over 5 years and never been late on any payments, however, my current landlord sent the wrong info over. As soon as PCH told me this, I called my current landlord and asked wtf. The broker there immediately called PCH to explain that they made a mistake but it was too late. To top it off, the manager Lloyd told my husband we would get a refund for our application and when I asked, he said no and that he only offered a refund because they hadn't run credit yet, which is a straight lie because that was one of the reasons they tried to use the day before to deny me. I had to argue about it with him and remind him that credit was run already and they owed my refund. Finally I got my refund and I'm glad that I was denied because this company is crooked and I will never do business with them. Applicants beware!!! read more

I tried calling PCH Property Management on a Saturday, using the main number provided on their website. Instead of a voice mail, a recorded message came on saying "this mailbox is full and cannot receive further messages." For a property management company, at least a recorded voice mail needs to be provided. Otherwise it's just flat out negligence. What would happen in the event of a tenant emergency? This one star rating will be removed once the company has made it clear that their off hours customer service process has improved. read more

At the end of the lease we asked for a 'preliminary walk-through' so they could point out things things that needed repair before the final walk through. They did the walk through and said everything looked great... then, come to find out- ended up charging us $800 in repairs!???? What was the point of the preliminary walk through. Worst property management ever. I want to give them several of zeros 00000 but it wont allow me to.Lloyd is a complete jerk. Refuses to listen and they take a very long time to complete repairs. They don't give out rental reference unless you give them a 30 notice. The maintenance guys has no idea what he is doing. My AC unit was set up as a gas unit but it was electric and my unit when out in the winter and it took over a week for repairs and it went out during summer and took them over a week for some one to come out and repair it. Come to find out my breaker had melted and it was a fire hazard the entire time. I called and told them that the tree in front of my house was dry and dead that I was worried because kids are always outside playing and I was scared someone would get hurt and they did nothing. I don't recommend them. They are a nightmare to deal with. read more

Linda especially stepped up to the plate and had all the issues taken care of in a timely manner. Lloyd Firshaw was the one that rented the house to me. He found me what I needed. It's very rare that you come across a stellar company in the service industry and PCH Property Management is definitely one of these very few gems. I have been with them for 2 years and I own a premium upmarket home in Folsom (Natoma Station) area. My situation is rather unique that my home was not intended to be a rental home. It was going to be a home that I wanted to live in but my life's circumstances changed. With that said, this home has a lot of premium appliances, well-manicured lawn, top quality paint and such. Now, 2 years later, the house is still in pretty good condition after being utilized as a rental home. To me, this speak volumes to the management team handling the property. Through their applicant-screening process, upkeep of the property, general accounts keeping, and just other general property management services; they have been spectacular. They are an ease to deal with -- very responsive, responsible, and most of all positively ethical. They address any issues that arises with calm and care. I have no qualms or reservations about recommending them for your property management needs. I would even go as far as recommending them for your rental needs as well. From an owner's point of view, they take care of the tenants and the property owner's needs. They strive to keep a well-balanced and harmonious relationship between the two parties. You will be hard-pressed to find another property management company that will perform as wonderful as PCH has. read more

Not thrilled with their service, as most interactions I've had with PCH have been negative. Frankly, from reading the other reviews on Yelp, it is apparent PCH will give anyone a "Yelp Discount" for those tenants that post positive reviews. I've been a commercial tenant at PCH for about 5 years now. Without fail have raised my rent every year, despite the excess supply in the commercial property market in Sacramento. The most recent contract they gave me was delivered over 6 months late and I have been a tenant without a contract for that time, which, to me, is unacceptable for a company that supposedly specializes in property management--in this regard they act more like the absent-minded owner of a single office complex. Furthermore, they seem to delight in bitching and moaning about every little issue. They have gotten on my case for keeping my air condition too low in the summer, keeping my heater on too much during the cold months, and for keeping plants in my office without their express permission. I have dealt with two other property management companies in the local area and know firsthand that there are better places to rent commercial space. I am looking to move out as soon as business slows down and I have the time to do so. read more

I was recommended PCH Property by someone I worked with at Beale AFB. I needed a team to manage my property while I was living literally across the country in DC. These guys were amazing. For 11 years, these guys provided the best service I could have ever asked. They were literally part of my team and family. My house was always kept in amazing condition and was never vacant of renters for more than 2 weeks for 11 straight years! That is not an exaggeration. Brian was out the day I called these guys, taking pictures and professionally marketing my rental property. Lloyd provided excellent management services and cared more about my house than I think I did. Sandra was always awesome to update me on any problems and to locate vendors for any repairs. And when I finally get ready to sell, here comes James who took care of EVERYTHING! He kept me in the loop, gave me top notch advice and took care of all the paperwork. All I had to do was meet someone locally for 30 minutes and sign on closing day. If you need a property management company, I cannot see how there would be a better one out there. These guys were like family to me, and it was sad the day I finally sold my house. I'd use them again in a heartbeat, and I have zero problem recommending them. I'm letting everyone we know that have rental property's and people that want to rent do not go to them. We left our place just 13 days early, moving out so they could get the next renters in immediately (we did them a favor). And they charged us a $750 lease up fee. We could have stayed until our lease was up, but we did them a favor by moving out early so it could be rented right away. And for us doing them that favor they STILL charged us the lease up fee (again, we ONLY HAD 13 days left on our 1 year lease). We always paid on time. We cleaned the house for 8 hours when we left, leaving it spotless. We always did what we signed up for. And they don't care about anything except taking advantage of you and your family. read more

Words can't express how happy I am with PCH. In 2013 I purchased a three-unit rental property in Sacramento and tried to manage it myself for the first year. I made tons of mistakes and the stress took years off my life. So I did my research and came across PCH here on Yelp. I recently had a very illegal action taken against me by PCH Property Management. They gave me an eviction notice because for 2 years of living in this unit, they have fixed nothing. I called code enforcement and they were forced to make the basic repair when the ceiling fan fell on me. They gave me the 3 day notice after they were made to fix it. read more
