Probably the best in downtown other than getting a private owner. I am so grateful to have happened upon this management company. They cater to slightly higher end rentals around downtown and possibly more. Lived in one of their apartments for almost 3 yrs now. -Very friendly staff. They remember my name and address whenever I call or drop rent off -Immediately responds to maintenance calls with their awesome mainenance man, Dan -Schedules stop-ins to change batteries, offers to light your pilot light -Regular cleaning servies within hallways, etc After living in downtown Sacramento for several years I have realized their worth even more when I hear about the horrors of other rental properties around town and their rude staff, refusing to fix problems, deposit money issues.... Very unprofessional. In order to find out the two apartments I had set up appointments for to look at had both been taken, I had to contact the Office Manager myself. He didn't even bother to tell me himself. He sent his maintenance guy to show me an apartment that had already been leased. I felt so stupid and embarrassed showing up to my appointment with a filled out application and checkbook, ready to apply for the apartment if I liked it enough. What a waste of time and energy. Shame on you, Office Manager. I'm a customer service agent and when we're unable to fulfill a request or appointment for someone, I always call the moment the inconvenience comes up and apologize profusely. Tenant for two plus years in Land Park and have had nothing but a positive experience. The buildings they have are usually older--but thats the charm! I hated the cookie cutter / quickly built apartments in Elk Grove. I love the vintage feel of the two different units I've had here. They respond to any service calls same or next day. Very helpful and went above and beyond with myself, spouse, and previous roomates when we were renting for the first time ever... As well as again when we wanted to switch units in the same building to downsize. Neighborhood itself is worth the rent. Neighbors get to know eachother here. New shopping and grocery options, two blocks from college campus, light rail, bus stops on same street, Jump bike racks, you can have no car and live here be near anything you need. Lived in an 8-plex managed by Heinrich from May 2012 to February of 2013. Never had anything but positive interaction with them. In fact, if it wasn't for my idiot upstairs neighbor, I'd probably still be living in their property right now :) A good company with solid customer service...probably the best property management group I've dealt with in Sacramento. read more

NOT a good place to live.The property itself is in a great location. The building although old is okay in the sense that it protects you from the environments and the size of the apts are okay for one person. The covered and gated parking at good and the fact that they have shopping carts in the lobby to help you move things up and down the floors are good and super useful. The many complaints i have are with the management company and also a few for the tenants that live there. And okay... some with the building itself. Management Company: Heinrich Property Management 1. They are really strict on their policies and don't care who you are or how loyal you've been to them or how you pay always on time. They will not let you get out of their lease a few days early to save you some money. They adhere to their 30 day policy no matter what! So the second you know you're moving out, send in that formal letter they require since your word doesn't matter even though i told them 4 days before they received the letter and charged me accordingly with the 30 days starting the date of the receipt of that letter and not the date i informed them i was moving out. 2. You have to either send in your check by mail or you have to drop it off at their main office in midtown. There is no box in the lobby or any other convenient location to drop off your rent check. Even if 90% of the tenants probably are too old to have a license to drive to their office in midtown. Building: 1. The building is old, really old. Built in the 30's or 40's with no updates. 2. Ceiling on the third floor in front of the elevator leaks and has been leaking for two years and yet no fixes. There is a big yellow/brown stain on the ceiling where it leaks but the only thing done in the last two winters that i've seen is placing a bucket underneath to catch the water. 3. The apartments, if you're not in the front with a balcony, trapped air since there is no air flow and the air gets stale and nasty. It gets SUPER DUPER hot in the summer but i guess pleasantly warm in the winter. AND their claim to In-wall air conditioning and heating! OUTRAGEOUS! I mean, seriously, just because the unit is IN THE WALL doesn't constitute it being a central A/C and heating unit. They literally just cut a hole in the wall and placed a window A/C unit in there and called it a day. So tricky. 4. The gated parking lot floods during rainy season. I mean, floods! I felt like Noah (famous for his Ark and the flood) trying to wade myself over to my car. The water would go up to like 1/4 my wheel which was insano. And there was no way around it. It literally separated the tenants and their cars and you had to cut straight through the middle or else just not drive that day. I asked them to fix it but they blamed it on the city for not clearing out the gutters. I think that was a lie and they just didn't want to pay anyone to do it. 5. The laundry machines were muy expensive. It took $4.00 to do one load of laundry (wash and dry). At least i think that's expensive... right? Other people that live there: 1. They were all elderly which isn't that bad but the fact that they were mostly all caucasian was bad ONLY because i think they've been there since the 30s and 40s so they didn't know the outside world integrated races and cultures. Every time i would walk by or come across another person in the building they would shy away or wait until i walked away to move again as if i was going to rob them or attack them. Once i was walking down the hall and this lady was walking out but when she saw me coming she went back in and closed her door. It felt so uncomfortable and awkward. -- I have to say there was one lady that was super nice though and hilarious. She was old and i think getting a little senile so every time she saw me she called me a different name and thought i was a different person. One day she'd call me Ted, the next day she's call me Donnie and ask me how Ted was... it was hilarity for me. I tried to correct her the first 10 times but i gave up and just went with it. The okay things: 1. The building manager was okay. He was a young guy that was very mild mannered and cool. But he wouldn't go to bat for me with the 30 day notice thing which kind of sucked. 2. They gave me back my entire deposit which was a surprise. I thought they would try to rip me like other landlords have in the past. BUT in my defense, i cleaned like i worked at the Four Seasons. I got on my hands and knees and after i finished i would have been fine dining off any surface of that apartment, even the toilet... maybe. But during the walk-through with my manager i stressed how i really needed as much of the deposit as i could get back since they ripped me with the $255.00 pro-rated 8 day empty apartment because of the 30 day notice thingy. So i had to really fight for it. But when that deposit check came back i was ecstatic. "Phew" i thought. "I don't have to go to People's Court afterall. read more

I rented from Heinrich for a year while living at 36th and J Street. Not only was their property beautiful and well maintained, but they were very easy to work with. They would send some one for repairs the same day if not the next, when I would call. I would highly reccomend them for someone looking to rent in East Sac or midtown. read more

I've lived in a house managed by HPM since August, and all i can say is that they are by far the most professional and helpful property managers i have ever experienced. I was nervous having always lived in complexes before, not having an easily accessable office or person on hand, and they really have been better than any complex i've ever lived in. They routinely respond to any email questions i have within an hour, and are very quick with any help needed. Also they just set up a website where you can pay your rent online, which i think is extremely helpful. Paul and Katy are both extremely friendly and professional. Oh and the property itself is beautiful and very well maintained. Weekly yard service that comes by and blows the leaves is very nice. I HIGHLY reccomend them to you. Dont believe any negative reviews, they seriously are the best! read more

I lived in HPM's Laurel woods apartment complex for nine months. I have to say that this property company is the most professional, caring and tenant friendly company that any future renters could ask for. When we moved in there was a slight issue about the day we expected to move in, and it was all resolved within a day. I would also like to mention that to make up for this ever so slight error, they bought us dinner and credited us a day of rent. I have lived in numerous apartments throughout the Sacramento area for the past six years, and had several property companies during this time. It is rare enough for me to post any type of review for any company no matter the greatness or negativity that comes along with it. This company is not only the best managerial company when it comes to properties, but I have no doubt that they are among the top businesses in the Sacramento. It is unfortunate that we had to move out, and only due to space issues because the current property company I have now is the worst. It makes you realize how important it is have the peace of mind that if something needs a repair, or if you need a quick response about any issue with your dwelling it will be dealt with quickly, efficiently, and professionally. I would recommend HPM to anyone I know, and in fact have, because if you are in the market in the Sacramento area, they are worth every penny. Give them a chance and I know you won't regret it! They were friendly and responsive, and any issue that I had was immediately addressed/solved (and unlike so many other property managers, they didn't screw me on the deposit!) We lived at Laurelwood apartments for seven years. Needless to say, the best thing they had going for them was the neighborhood and proximity to everything. Overall, the units were well maintained, efficient and management by and large was responsive. We did have two cakehole neighbors - one of them left and the other was still there when we left. Mgmt could have been a bit more proactive by asking folks to not make unnecessary noise or driving too fast in the parking lot. That is why I marked 4 instead of 5 stars. read more

All employees form the managing office, to maintenance support to on-site personnel, treated me with respect, charm and a willingness to meet and exceed my expectations. They were constantly professional and gracious in all interactions. I lived in a Heinrich Property in the Land Park area for over two and a half years. I've lived at a heinrich property in East Sacramento for the last 2-1/2 years and have absolutely loved it. I would stay longer if I wasn't buying a house. Everyone that works for Heinrich is great. Any maintenance issues are handled immediately with no push back. THe location is prime and the rent prices are more than fair. I recommend anyone I know looking for a place to rent to check out their vacancies first. It's sad to see such a great property management company become such a bad one, but that is what happened with HPM. I lived in a great spot in midtown for almost 7 years and couldn't have been happier with HMP until they changed from a small community oriented property manager, to just another midtown slumlord. They have grown considerably over the past few years ( new office, multiple large projects, new staff) and they stopped caring about their residents. It seems that they may be having money troubles as well. I found out some of their properties are for sale, including the one I was in. They also started to nickel and dime residents, charging for routine maintenance calls. If you are considering renting from them you may want to check real estate listings to make sure the property you are renting isn't for sale. Most of the staff are really nice, but newer office staff are flat out mean! Karma in the office treated me like crap several times and has said horrible things about her coworkers, her company, and the owner Lou. ( she went on a loud obnoxious rant while her and a coworker were cleaning out the basement in the house I was in. She also was the last person I dealt with at HPM and she flat out told me I was just a dollar sign to her. She is awful!) I had good and bad neighbors while living there and seasoned staff tried to assist with the bad ones. I Loved living in midtown, and loved the property I was in, but HPM has become just another Midtown slumlord. Be careful renting from them! read more

I will caveat my review by saying that it is based off my experiences with HPM more than 10 years ago. Things may have changed with them: maybe they changed ownership or got rid of some bad workers. I don't know. But, I would say by far the worst experiences I have had with property managers was with Heinrich, which is why I would bother writing a review more than a decade later. I have never and would never rent from them again. I guess you could say most of my complaints were with the maintenance side of the house. It started with bugs coming out of my shower. Yes, flying termites coming out from around the shower heads and faucets. When I first called it was maybe 5-10 bugs at a time - it took me a few days to figure they were originating from the shower faucets. By two and a half weeks later, when Heinrich finally made their first action (which was leaving me a can of ant spray), there were maybe 30-40 bugs every night. By three weeks after the ant spray, when I could finally get Heinrich to do anything else, there were hundreds (literally) of bugs to contend with every night, with dozens making a new entrance while I was in the shower at any given time. Their next action was to put some putty in the area around the shower head and faucets. Let's just say that didn't fully solve the problem, and I wasn't surprised to hear that a neighbors shower had fallen through the floor into a downstairs unit. In addition, their crew was simply unprofessional, to say the least. At one point after the putty was put in place, I heard the workers joking amongst themselves how awful the termites in my shower were. And I was like, then why didn't you do something sooner (or better)!?! The crews would show up unannounced early in the morning, but you would answer in your PJs because you knew they wouldn't come back. At one point I came home to find that their crew had gone into my apartment, without my permission, and unplugged my answering machine, so they could plug in their tools to work on a next door apartment! I truly hope they have changed, because no one deserves to live like that or be treated (or ignored) like that! read more

Very unprofessional. the staff is very youthful and inexperienced. They start more projects than they can finish and when they finally half-ass finish a project they actually think they did a great job! When talking with the staff about issues they brush it off like nothing is wrong and just say that "I can move out..." What kind of company encourages people to leave their business?!?! If you "need" a place to live, go for it. Other management company's that at least act like they care. read more
