Evander Square is absolutely awful. I experienced domestic violence while living there and the staff could care less. They were absolutely nasty with me on the phone and told me that I was solely responsible for the balance owed regardless of the laws in place for the state of FL. The sheer disrespect and rude behavior from the staff was absolutely appalling and I don't recommend renting from here whatsoever. They only like you if nothing happens during your stay. read more

We have been staying here for a year and the staff are wonderful. Ali is the main reason we decided to rent here. She helped us find the perfect place, and walked us through the best way to get all the paperwork we needed submitted. She has always been so helpful, just a phone call or email away and we love catching up with her and everyone that works in the office here. Maintenance is very quick to respond to requests within the first 24 hours, or next day. Ivan and Robert take the time to explain what they are doing with anything that we need help with. All of the staff are wonderfully friendly and we love that they wave and say hi every time we see each other around the community. There are fun social events like a hot chocolate bar for fall, or Easter egg decorating at the club houses. There are also food trucks that are onsite pretty often too. A very family friendly community and it's nice to be a part of the celebration community events downtown for residents. The pool here is beautiful and perfect on a hot day. The other thing that sold our family on creating a home here are the running trails on the boardwalk through the shade of the trees. Very peaceful and calming. We have loved this past year and will write more about lease renewals/ move out experience when the time comes. (I thought I had posted a review here just after move in, and couldn't find it, sorry! I was one of the first residents to live in Evander Square once they opened and remained a resident for about 7 years before needing to relocate Out of state to take care of my ill mother. I absolutely loved living at Evander Square. As an entrepreneur who happens to be a workaholic of sort; referred to it as my vacation that never ends. I suppose after being a homeowner for many years, I found it relaxing and accommodating for my personal and business needs. I loved the staff ; Zarixa, Pedro and all others and it was far from perfection ; yet a lovely place to live. I listened to many neighbors complaining about various things ; yet I rarely felt as annoyed by things as some others I suppose. I have lived here in Evander Square for three years now and I love it. The office staff, Zarixsa, Lisa and Ali are always helpful. I really appreciate them. Also their maintenance crew is great. Anytime I've had a maintenance issue they respond promptly and always fix the problem. We love the pool area and my boys and lately myself as well use the fitness center a lot. It has everything you need to get a good workout in. I love the location as well with easy access to walking paths that take you throughout Celebration. I'd also like to commend their staff with everything that has happened this past year and a half. Although common areas where closed for a while like everywhere else once opened back up they where always kept clean etc. read more

Just wanted to leave an excellent review for Evander squares finest maintenance crew, they are all awesome although on this particular note, we wanted to give a shout out to Jose for an excellent professional and friendly service. He was polite professional came in on the first day to assess the problem with our dishwasher, gave some solutions about replacing a part for the operations of the dishwasher. I couldn't say if this is a good place or not. But I applied and gave my 200 dollars deposit. That was 3 weeks ago, the deposit is 100% refundable if you don't move in so this should be a quick back ACH back to my account the same way I paid the deposit. First they told me it will take 2 weeks. 2 weeks has passed and now they tell me another 2 weeks. Not only that is going to be a check mailed. So God knows when will I get my check. Is now 20 days after I wrote this review and I still haven't received my deposit. Now by law I should expect interest on my 200 dollars. read more

We just moved out because of relocation but our time at Evander was great. Not sure what all the noise and crime complaints are about but while we lived there it was not only safe but every night you could hear a pin drop outside. Did the upstairs neighbors or side neighbors make noise? Sure but if you have lived in apartments before it is nothing new, they all have some noise, but here it is just nice and quiet the majority of the time. The neighborhood is so safe you see people walking and biking all the time. It is truly a nice place to live. The kitchen cabinets need better shelf's, the ones they have are flimsy. The office staff is great, my only complaint is that you have to buy your own refrigerator water filter at move in, later on I understand but at move in that should be included. Celebration is just a fantastic area to live all around and would gladly return to Evander if I moved to that area again. read more

I lived at Evander Square for 4 years, almost since the complex opened. There are a handful tenants who've lived there longer than I have (and they seem to be fleeing rapidly), but not too many, so I know it pretty well. For most of my time I was a fairly happy tenant -- I probably would have rated it at 3 or even 4 stars. But a very frustrating experience has really soured me, and so it seemed like time for a review... Pros: The complex is very pretty and the apartments are nicely finished. Not luxurious exactly, but there is a nice modern style and some quality touches (stainless, granite, etc). There are plenty of great amenities -- pools, gyms, outdoor kitchen facilities, a little playground and a teeny tiny dog park. The location is pretty good -- you're officially in Celebration but quite close to I4 and 417. The pest situation is also manageable though there is a serious ant problem. I've been attacked a few times by fire ants and when I asked the front office about it they said "oh, we spray every week!" At this point, I think the ants like it.... Cons: The mix of tenants here is kind of odd, and I think that your experience will depend on your luck (or lack thereof) with your immediate neighbors. Thankfully the folks in my building have always been really lovely (and the one weird guy who was always muttering under his breath kept to himself), but there are some real assholes who live here, and I'm sure living below them or next to them is no treat. And even if you don't live near them, you will still suffer from their asshole-ry because they treat the complex like garbage. Almost no one cleans up after their dog and people are routinely damaging the pools, the fire pit, the trash compactors, etc. We lost our recycling privileges because people would just dump piles of putrid garbage on the ground. Unfortunately, little is done about any of this -- every other week an email comes out from the leasing office (usually with the subject "dog feces"-- charming) reminding people to clean up after their pets, but it doesn't change anything and the piles just sit there for weeks and months. It's gross. Parking is incredibly difficult lately -- show up after 8pm and you may have trouble finding a convenient spot. Landscaping has also gone downhill. They used to have a weekly service visit that lasted all day -- it was noisy but the grounds looked great. Now it seems very half-hearted and there are weeds and unruly patches of grass everywhere. Lack of closet space is incredibly annoying (I hope you don't have a vacuum cleaner, or a Christmas tree, or a coat), and the cable and internet providers are limited and disappointing. Also, the complex does not feel particularly connected to the Celebration community. We're far from downtown, and when I moved in I didn't get any information about amenities that are available to Celebration residents like resident IDs, the town intranet, or parking permits. Evander doesn't participate in any of the local events (like the porch and yard sale). Staff used to be FANTASTIC, truly the best I've ever experienced -- so helpful, kind, thoughtful (leasing office and maintenance). In my last few months there was a lot of turnover and suddenly it all went downhill. I'd walk into the leasing office and see every desk empty, not a staff person to be found. Got a random call from an office "temp" about my renter's insurance but had all the wrong info. Maintenance requests taking forever to get fulfilled. Then they announced a change in building ownership, and it all made sense. No idea how it will be going forward, but I suspect things will continue to be rough. Finally, my particular grievance: they decided they didn't want people to be month-to-month anymore (a very normal rental situation, particularly in this area) and instead of charging people an extra $100 for that "convenience", they DOUBLED the rent. Usurious and just insane. They were completely non-negotiable, wouldn't even consider my incredibly reasonable request. Given the increase in housing options in Celebration (new buildings go up nearly every day), I'd strongly consider just about any of the other apartment and townhouse communities. read more

Now that I've finally turned the keys in and don't have to worry about Pedro holding my deposit hostage because he didn't like the review - I can finally say what I've wanted to for months. It all started with the move-in process. They opened late on that Sunday (aug 26) and rushed thru the signing process. I had already sent over all the documents for insurance, electric, dog records, etc... but ... Lisa couldn't find them. So, I sent them again. Come I get over to the apartment and it was laughable. Paint drips on the floor, all over the doorknobs. Obvious water damage to the cabinets, discoloration on the kitchen cabinets, paint on electrical box covers, missing electrical box covers, items from the previous tenants left on the porch, etc. The icing on the cake, though, was the carpet in the master. Not only was it dirty, it had been worn down to the plastic weaving base in two areas (where someone would get out of bed). They wanted to try cleaning the carpets to see if that would revive them. Obviously, that didn't work. Then the manager (Zarixsa) agreed to change the carpets but insisted that I pay for movers or handle moving the furniture out myself. I literally laughed at her and told her she either needed to get maintenance to move everything or hire movers because this all should've been handled before I moved in - especially considering they told me the carpets were new and Lisa refused to walk the apartment with me. When the carpet guy came - the maintenance staff left me and him in the apartment. He spoke no English whatsoever. Staff should never leave 3rd party contractors alone in an apartment with or without a resident - ever. Then we had to cross the bridge of getting a charge removed from my account for electric setup. For whatever reason, duke energy doesn't do connections on the weekend. It's not right for someone to pay for a service for days they can't use. The management team claims they can't control the 3rd party that fines for things like insurance lapses or things like power connection dates. (Sorry, but, if you're paying them for a service, you do have the authority to set their billing / fines guidelines). I won't get into the situation with Pedro and the threats he made - that's all been turned over to Osceola county police to handle and deal with. Moving on... when I moved in, it was made clear that you can get your water and air filters replaced at the office. By October - this had changed. The water filters became just too expensive for them to handle.... too expensive?! Over thanksgiving weekend, Pedro sent out a threatening email to all residents giving 48 hours to comply with a records request or have their vehicles towed. Zarixsa was conveniently on vacation and accepted responsibility for the email but never sent out any form of update to residents regarding the situation or apologizing for Pedro's behavior. Then we have the recurring mold issue. The buildings aren't new but they aren't old, either. Outside the building I lived in, the dryvit was covered in mildew and it was all over the porch doors. On the inside, there were other issues with water damage. The staff would routinely pressure wash the doors - yes - the doors. Water would come inside and the office staff would tell you to deal with it on your own. In the bathroom, it was much worse. The ceiling would get mold come thru the paint and colonize across the ceiling. On more than one occasion the office staff would tell me it was my own problem to deal with. Janine, who no longer works there, told me that they don't test for mold and they don't have the equipment to measure for moisture. She said they had been out to clean it once and wouldn't do it again. Come to find out they do have a moisture reader. But, I actually have my own moisture meter and at the height of the mold issue the reading was 22. Anything above 13 is considered wet (prime for mold). The next day, I was served a notice of non-renewal - which - is retaliation. Adding yet another insult to injury - the pools. The pool by the clubhouse is kept immaculate, because it's their showcase. The south pool (near me) was treated like a 3rd world country. Furniture, which was clearly not maintained, had rips in it, bent, broken, or entirely just missing sections. Memorial Day weekend, there were only a handful of deck chairs but at least 30 standard chairs around tables. Again - just excuses from the office about this. I'm sure Zarixsa will counter back with how much they tried to help and make the situation better, but, she is trying to make the best out of her situation as manager and is stuck with a staff full of people who need to find jobs elsewhere. Just don't waste your time or money on something. I guarantee you you'll regret it. read more

Do NOT rent here!!! I have been here for almost 2 years and have seen the value deteriorate. Way overpriced for the services that are NOT provided. They expect you to buy and change the water filter for THEIR refrigerator! We have been without a cable provider for the past month even though management knew for over a month in advance that Comcast was pulling out. Management refuses to accept any responsibility for any problems or dissatisfaction when you contact them. They just make excuses. And good luck if you need to contact them with a question or concern, I often have to send my emails 2-3 times before anyone even responds. I would break my lease now if possible. But unlike most places that allow you out of a lease with 60-90 days notice; this place requires you pay out he remainder of your lease. read more

I have lived here for almost a year and I have been thoroughly impressed with Evander Square apartments. I am so excited living here! My apartment looks and feels almost brand new, wood floors, brand new kitchen appliances, it just has this good energy feel to it, lovely bedroom and 2-sink bathroom (very fancy looking). I'm so happy living at my apartment. The management have been great to work - any time I have a maintenance issue/ plumbing issue, they come the same day to fix it and they are very efficient. They respond to emails right away. They are very nice and pleasant to talk to - I am impressed with their staff! They have fun block events for the residents at the club house/pool area that are fun and themes, like 'Carnaval', with free food, games, and music. The club house is very nice ! One of the selling points because it looks brand new, very clean, has a luxury looking pool out back (quite long so you can swim laps), bbq, grassy area, a bonfire pit with outdoor patio sofa to sit and relax, a gym inside clubhouse, a yoga/cycling room, and entertainment room. There is valet trash as well for your apt where they come to pick it up Sun- Thurs, so that is great. I am planning to renew my lease with them because I have been very happy living here!
