I love living here. I lived here when they first opened, then had to go up north for awhile, and this was the only place I considered when moving back. The office staff is terrific, polite, and knowledgable about the entire campus. Erica is great! Services are terrific as well - Quick, fast, easy. When moving in I asked for some items to be fixed, and Mark was great, took care of the issues right away and knew exactly what needed to be done. Also my dog visited with him. I love the landscaping, the easy access to everything, walking to Starbucks, restaurants, Walgreens, and other amenities. The pool is fantastic - clean, large, palm-tree lined, and the BBQ deck is something most other apartments just don't have. There is even a small dog park (well, small for my large dog) but it fits the bill to let him run around and socialize. Good sidewalks and a path all the way around the lake in front. Highly recommended....That being said, keep in mind this is community living- you can sometimes hear upstairs neighbors when walking around- and some residents can be a bit louder than others. There is more ambient outside noise if you are directly on Seidel, or opposite The Mark plaza, especially near the Starbucks where you can hear the orders being taken, and NYBP which plays music outside in the parking lot. If you want more quiet apartments look at those along the north side of the complex on Woodcrane. Most of the residents are well to do and you don't have any riff-raff for those of you coming from points North or college towns. This is luxury upscale apartment life. read more

Excellent office staff that made the application and move in process easy and understandable!

I've been living here for a few months now, and I really enjoy it! The staff, especially Erica, was extremely helpful when we had some hiccups during our application process. Furthermore, the apartment was super clean when we moved in, and the entire property is well maintained. Our fridge's filter needed to be replaced and maintenance showed up within 30 minutes of our request being submitted to handle it. This is by far the best apartment complex I have lived in. My only complaint is, like most apartments, the walls and floors are thin. I can hear the conversations of my neighbors next to me in the bedroom from time to time, I've heard someone play a guitar and sing in the room next to mine so cleary it was as if they were outside on my balcony, and even though I'm on the top floor, I can hear and feel the vibrations of the neighbors below walking around and playing music. Sometimes, it even makes my decor shake. But that's really the only downside to living here. read more

Some tips if you want to rent here, first when applying, take a photo of the characteristics of the apartment (balcony/patio, premium view, washer and dryer in the unit), the price, and the apartment number. Second, they will make you believe they are helping you to be approved even if you have a high credit record, perfect rental record and adequate income, once approved, you will receive a welcome letter, then they will send you the contract, DO NOT SIGN IT WITHOUT VERIFYING THE ADDRESSES. I applied for an apartment, they sent me the welcome letter for that apartment and when they sent me the contract they changed it to one that did not even meet the characteristics of the apartment I had requested. Obviously, I didn't sign, and I was left without the application money and without an apartment. Ahhh and the extremely unpleasant staff. I consulted with a lawyer and he told me if I wanted I could do something about it, I had the evidence, but honestly I am no longer interested in living in a place where I have to proceed legally to respect my rights and they fulfill their duties. read more

So far, my partner and I have had an awesome experience with Amy at Sonoma Hills. We were moving from out of town, so our move-in process was a bit hectic at first. Amy went above and beyond from day 1 to make sure we felt comfortable and happy every step of the way. We checked out just about every other complex in the area and none of them were as responsive and proactive as Amy at Sonoma Hills. She is really quick in getting us information when we requested it, showing us models, and sending pictures when we could not be in town to see it at the time. We are also really pleased that they have some decent COVID precautions. Some of the other places that we went to were shut down entirely (even if they were twice the price!), so we'd never get to use amenities. And some places had no precautions or restrictions at all so we'd have felt a little uncertain having no guidelines. Sonoma Hills has set up a really cool system to reserve times for amenities to prevent going over a certain capacity of people at once. We were relieved to hear that because we'll actually be able to go to the pool and use the gym without being worried if it's too crowded--who doesn't want that anyways? :D The place is clean, well-kept, and has good amenities as well! We are already excited to live in Sonoma Hills because of Amy and our experience so far. read more

We just moved to the community recently, and already the Leasing team has been extremely helpful in every need of ours. Always friendly and going above and beyond. We definitely appreciate the personal touch of greeting us by our names and always being so kind to our family. The Maintenance team is on point. True hard workers and pays attention to detail. We had a clogged sink, and they came to fix it. While they were here, they asked if there was anything else they could do, possibly a new filter. So, he came back with a filter and smile on his face. :) The Community is very beautiful and they maintain the landscaping very well. I love how clean everything is, no matter where you are on the property. I hate to do this via social media, but since my many, many phone calls and emails are ignored, this might be the only way someone from the IMT management team contacts me and the residents of my building. The office has been closed due to COVID precautions (which I understand - but it just makes it even easier for the office staff to hide behind those locked doors) otherwise I'd be marching in there every day until this would be resolved. Since March 16th, the fire alarm has gone off due to faulty equipment over 12 times, sometimes twice a night. Only in my particular building (this is the original building this complex opened with January 2018 and I have lived here since then). This most recent bout has been the last 4 nights in a row. Twice Friday evening, once Saturday, once Sunday, briefly during the day today and again now on Monday evening. The residents in this building have become desensitized to the fire alarm going off now - I've had this conversation with several neighbors of mine. We don't run outside anymore because we know it's a false alarm. We pay rent to live in a safe space, but this isn't a safe space anymore. I don't understand why now it's been almost 3 months and this still has not been resolved. The fire department has even called the office and told them that this needs to be resolved. They continue to not fix the problem and let their residents suffer since this always happens after hours and they don't have to deal with it. Continually we were rushing our pets/ children/ loved ones out of the apartment in fear but like I said, we don't do that anymore. Today, after calling since March 16th, I was finally called back by our assistant manager. While she was understanding of our frustration, I told her I demanded to speak to the MANAGER because I demand some sort of compensation at this point. She told me she was out to lunch and would call me back (this was at about 12:30). Business day comes and goes and no call and then like clockwork, the alarm goes off AGAIN. It was mentioned on my phone call with her that it was going to be fixed today - obviously didn't happen. Seems like as I write this at nearly midnight it's trying to get fixed - at our expense since now the alarm is sporadically going off and has been for the last 30 minutes. 30 minutes of a fire alarm at almost midnight. (Side note - the maintenance team here is really great and this is not their fault whatsoever, it's their management). On top of ALL of this, what a waste of resources for our fire department to have to keep coming out here for the same stupid problem over and over again that could have been resolved THREE months ago!!!! I've called the corporate office. I've called the local office. The fire department has called and left messages for the office as well. I've left messages on so many answering machines, I've emailed. Nothing has been done to solve this problem. Nothing. This complex doesn't care about the residents. But trust me, at 09:00 this morning I got an email reminding me to pay my rent on time. Hopefully from someone above the property manager since she obviously doesn't want to return phone calls to residents that have their safety compromised. Oh, PS.... while they didn't have time to apparently return my phone call today, they had time to stick some stupid signs in front of this building (and only this building) that has fire alarm issues that say "Hug a Building". Because that's what I want from my office! read more

Our search for a new place ended as soon as we stepped into IMT Sonoma Hills, it felt like this is where we were meant to be for our time here. Jen was great, responsive and informative on the availability, she was transparent regarding the nearby construction and excited to tell us about the new build. She wasn't pushy like most of the places we were inquiring about at the time and we appreciated that. IMT Sonoma Hills has protocols, guidelines, and reservations in place which makes us feel a lot more comfortable when we want to take the necessary measures to take advantage of the amenities here while keeping ourselves safe. The grounds are always well kept and the community is quiet, giving you a sense of Zen. The overall maintenance service is a 5 star white glove service. Lionel and Chris were great. I'm sorry to do this. But I also know how important it is finding a new home and what I would hope for someone to tell me upon moving. I loved living here until construction started last year. It's been 10 months of my apartment constantly shaking like an earthquake every Monday-Saturday starting at 7 am and going until 7 pm. Sometimes starting earlier and/or ending later. It's non stop all day and for someone who works nights and is also in grad school, this has been a complete nightmare. The complex offered to move me to a different unit, on the terms that I sign a brand new year long lease (no, I want to leave when my lease originally ens, Plus I don't want to have to pay movers just to have to move again). They also had the audacity to try and raise my rent if I had decided to stay and renew my lease. Why pay more when I literally feel like I can't even be in my own home? I'm constantly trying to escape my own apartment and that's just really frustrating. I'll say Jen and Amy are nice and time efficient when things need to be done and perhaps if you're away from the construction zone it's a great place to live. I know construction is out of their hands. But I also don't feel safe in an apartment that shakes aggressively from it and it's not worth the stress of living here. read more

They are very courteous and quick to fix any minor issues we have had.
